Visited one of IRN Realty's rental listings in Yorba Linda and had concerns with both the property condition and communication process. The home had several visible maintenance issues during the showing, including damaged screens, missing/unfinished door hardware, electrical switch issues, missing caulking, and general turnover items that did not appear ready for a new tenant. After the showing, I reached out with a professional list of questions regarding repairs, cleaning, and move-in expectations before submitting sensitive application documents. Unfortunately, I did not receive any response by phone, text, or email during business hours. I also attempted to contact the office directly and did not receive a callback. I understand rentals move quickly and no property is perfect, but communication and professionalism matter especially when prospective tenants are expected to provide personal financial documents and application fees. She was "surprised" to tell me the one mark on that we discussed about for five minutes. I told her that if she doesn't pay attention or remember, that could affect me- in response she says some petty shxt that exposes her character. and GOD thank god i don't know her personally. Lin Li asked for my drivers license and told us to send a text when we were there for the door code. We texted an hour before we were set to arrive - nothing. Texted again when we arrived - nothing. We tried calling five times with no response. House has been available for rent for 25 days and it's clear that they aren't in a huge hurry to rent it out. Absolutely disgraceful. We drove all the way from Huntington Beach for Lin Li to waste our time. Over an hour later and still no response. Agent Lin Li was very vague when answering questions, didn't seem to care one bit and seemed very annoyed over the phone and takes forever to respond. My family and I tried renting a house through him and kept us in the dark throughout the entire process and I had to pry updates out of him. I asked him if there were any updates on the process and tells me "The owner has to think about it" and he then sells the place we were trying to get the day after.. I kindly asked him to pass on the MIMO form to his client because the one he prepared is just nonsensical. For some reason it triggered his short fuse and he replied in an unprofessional manner. I called the company on Wednesday to make an appointment to see a house in Ontario California I was directed and given the direct phone number to the realtor showing the house Pam Xan Xu. I called right away she answers the phone says hi I explain why I am calling the phone is silent. I say Hello Hello no answer I hang up try calling back no answer. A few minutes letter I receive a text from her to just text her. That was weird but I thought bad reception. So I texted her to set up an appointment I gave her the option of Saturday at 3 and Friday at 6. She says Friday at 6 is better for her and to please send my ID to her. The next day Thursday I send my photo ID to her and she sends back a text to please text her when I am on my way. Friday comes I get my children ready me and my family are leaving I text her we are on our way. No response. On the way there the roads are blocked off and we are going to be 15 minutes late so I text her again to let her know that we are still coming but have to take a different route. Again no response. We arrive no cars there nothing. I go knock on the door and ring the door bell and wait around for there to be nobody there. I try calling but no answer and not only is the voicemail full but there is no voicemail message stating I am even talking to a realtor or somebody named Pam. I text message her again letting her know we are outside no response. I am a little worried and questioning who did I send my ID too. If they are legit and they did not want to meet with me then don't have me waste my time and gas showing up. They honestly could have told me earlier if she couldn't or did not want to I am old enough to know the reality of the world we live in. Anyways be careful when contacting this company make sure they identify themselves as realtors and you actually can talk to them over the phone. An idiotic IRN agent knocked on my door today. He claimed that #1: IRN is the largest R/E agency with 600+ agents. He said that it'd be a shame to not sell the house now. It should go for 1.85M easily. I am not FOB, so I understand that appraisal is done based on recent transactions, not what my next-door neighbor's selling price more than 1.5 years ago. The going rate for VACANT land in this area is $100/sq ft, which makes it $2.7M. Besides, we have already shut the door on those offers, what makes this moron think $1.85 is going to fly? Additionally, saying that 600+ agents makes it the largest is like a phone maker claiming the largest market share but capturing less than 25% of net profit if the next competitor. Real estate is about $$$, not how many dumb agents there are. By the way, many if the posts are probably written by some of those 600+ agents. read more

The day before I was told to call someone by the name of Jenny because she was the realtor for the property. I left a message and she never returned the call. I called IRN again and another woman different from the first I had spoke with told me she wasn't sure. She was giving me every excuse there was as if she didn't want to help me. I said is there someone who is sure because I'll assume you'd like to get the property sold. She put me on hold. A man comes on the line and says hello I said "hi I'm calling about the property on 13........." I didn't even finish the address and he says " I don't have a property in that city" and hangs up on me!!!!! What kind of customer service is that! Very shody and second rate company now trying to expand into Irvine, CA. If you call their company, the people answering are clueless and try to pawn you off to David Cheng or his son Mark Cheng. If you call David, he has a voicemail saying he doesn't check his voicemails and to text him. WTF. What broker doesn't check voicemails?!! My 12 year old niece and 80 year old grandmother checks voicemails! If you call or text Mark, he may respond, but if he doesn't think he can help you out easily, he will stop taking your calls. He doesn't go the extra mile, and is a shoddy example of a broker. Not a good way to build relationships with clients or agents. If you go to one of their "Residential Purchase Agreement (RPA)" workshops, be prepared to learn nothing. David or Mark are the instructors, and they can't control the class and the audience ends up listening to whatever the loudest attention seeker audience member wants to talk about, so not much of the RPA gets explained. In the past, the whole audience started complaining after David let some psycho chick from Beijing ask a thousand "what if" questions regarding highly unlikely to occur scenarios. A question or two is fine, but David didn't tell the woman "Hey, let's talk after the class so we can keep going through the RPA." Lack of leadership and public speaking skills reared its head and the whole class left the presentation shaking their heads. However , Whitney , the agent there was extremely unprofessional and rude . To be more specific , our credit rating is in a bad way this year because of health troubles . Very frustrating how unprofessional a couple of the agents are. I was told Open House for a specific rental was 9-5 on said date. I show up at 11am; no agent was there. I send an email and I'm told someone is on their way. I wait for almost an hour...no one shows up. I send another email stating my husband will be back at 2:45 and I leave. My husband shows up, no one is there. He sends an email and tries calling the agent...no one answers or responds. He waits for an hour; to no avail. He leaves and goes back right before 5...an agent is there! She lets him tour the house then tells him she ran out of applications (huh???? That's weird! She hasn't been there!) Anyway, he is told to email her and she will send one. I have emailed twice-NO RESPONSE. I have called all numbers listed...no one calls back! I have since given up on the house. read more

This agency is clearly racist against anyone other than Asians and the lack of professionalism is palpable. I've read the experience others have had so I now know mine is not an isolated incident. I was viewing a home with the listing agent, Allen Chen. He didn't keep his original appointment so I had to accommodate him by returning to the property later that evening. He also crossed the line several times in how he conducted himself. Rather than giving me a tour and encouraging me to see the benefits of the home, he simply stood back while my partner and I did a walk through. At the conclusion, he began to grill me as to whether I could afford it and appeared in complete disbelief when I told him my credit score was in the lower 800's. He questioned it twice as though I had just lied to him. He kept repeating himself regarding things about the home that I probably wouldn't like. He then got personal with his questions (and assumptions) which I didn't appreciate. I handled myself professionally and courteously because I was raised and taught respect. When I asked for an application, he said that he ran out. He knew that he had missed the original appointment and had to come back later, but he didn't bring applications? I sent him my email address by text and waited the entire next day, but did not receive an email. When I texted him this evening asking for the application, he sent me photocopies of the application in picture form. I do not recommend nor will I ever deal with this agency. You just lost a potential commission because I do have excellent credit and, yes, I can afford it. read more

My husband and I are looking for a five bedroom home for our family. We found this company through Zillow, and after emailing the office made an appointment to view a home. Before we went I was told that we needed to be there at 8 p.m., and oddly that the agent (Calvin) would not be there but the owners would. Well, when we arrived not only were the owners not expecting us, but they didn't speak English so we couldn't ask any questions. The carpet was absolutely filthy, as were the walls. There were doorknobs missing and the house was just overall dirty. I should say what we could see of the house; most of the doors were locked, we didn't even get to see the master bedroom. As we were walking in another unexpected family was showing up. This was just a bad experience all around, I do not recommend doing business with such an unprofessional establishment. The house we were looking at is not cheap and is in a gorgeous neighborhood (although it's right by a lot of dairy farms so whew did it stink), it's hardly unreasonable to expect professionals when it comes to spending so much money and choosing a home. read more

I contacted Jack Cheng through the zillow app on my phone today. The zillow app has you fill out a renters profile which I did. I accidently mis entered the monthly income and credit score (my mistake). Jack Cheng called me promptly and sarcastically called me out on the mistakes. I explained I did it on my phone in a hurry as I was out (didn't proof read it). Before I could ask the 2 question I had, we got disconnected (he hung up on me). I pulled off the highway to correct the mistakes I made in income and credit score and called him back. He answered and I politely asked my first question and he very rudely said "we don't meet the criteria" and hung up on me once again. I dialed him back right away and it went straight to voicemail. I told her that I thought that were very unprofessional and she left me in a bad spot with my clients. I had to tell them that they dropped everything to get home, put their dog in a secure location, etc... and now no one was going to show their home. Her response? She hung up on me.
