    I would not recommend living here…read more The biggest issue was my air conditioning. It was broken for months, and my bedroom would get up to around 80 degrees. This counts as a "emergency" but no one answered the emergency line after calling multiple times so I was stuck with it for days. During the winter freeze, I also didn't have working heat, so my room was freezing, and this also wasn't resolved for weeks. There was a complete lack of communication. Maintenance would mark requests as "resolved" without actually fixing the problem or explaining what was going on, and it was almost impossible to get in touch with anyone for updates. Because they were constantly trying to work on the AC, maintenance was in and out of my apartment all the time, leaving doors wide open even though I have a pet that I pay rent for that could have easily escaped. Why am I paying so much to have my pet here and it's not respected? They would ask for me to keep my pet locked up but would give no notice of when they are coming, so it's unrealistic for me to lock up my cat for days at a time while I'm at work. On top of that, mold started growing around the AC unit and on my walls. The amenities are decent in theory, but even the clubhouse gets so hot that it's uncomfortable to study there for long periods of time. I also had a roommate whose dog destroyed parts of the apartment, and management didn't seem to do much about it. The dog wasn't on the lease and management did not care. Overall, the lack of communication and the way maintenance issues were handled made living here incredibly stressful. I spent months dealing with problems that should have been fixed quickly, and I never felt like residents' concerns were taken seriously. I wouldn't recommend this place to anyone.

I was told they could they could only come out and spray once a week, but when my mom called, they were spraying twice a week, and the roaches finally went away. I understand this is student living and you get what you pay for, but this is the worst student living apartment ever. I feel very unsafe here for one. There are no cameras in the hallway or elevator. I see people walking around with guns in their hands in the hallway. Another thing they will charge you for everything maybe that is normal but $500 as a lease transfer fee seems like a lot to me. Also, the cleanliness is unexpectable. They have become a "pet free" community (no dogs only), but I'm sure people will still have pets because the management is horrible. Also, I have seen dead rats in the pool with my own two eyes on two different occasions and i hate when people say rats at apartment complexes are normal because it's not. Maybe if the apartment keeps the outside clean...The apartment has mold and they just clean repaint it and the mold comes right back. I understand everything is going up in the world but now renter insurance through the apartments is $20 the base rent is one thing but there is like $120 in fees. We pay water bill, sewer bill, light bill with a add on fee of $5 yes, it is split between all your roommates but sometimes its late so it makes the monthly bill higher. On top of all this the hallways are DISGUSTING. Also, when you move out you will be charged to get the carpet cleaned in your apartment which I feel is weird because if the hallways were clean maybe the carpets would be cleaned and it's not mentioned in the lease at all. Also, your visitors now have to pay for parking. It is $20 to park overnight and the price varies for gamedays and holidays mind you this is student living not a gameday parking lot. I have been very unhappy with my experience and I'm so glad it's almost over. I would never recommend this apartment to anyone. And then they tell you to reach out if you have a concern or problem, you think a solution is reached no. I hate this place so bad.

    Do not ignore the bad reviews like I did!! I had nonstop problems the last two years and it's not…read moreworth the cheap rent. 1. The biggest issue was flooding that took 4 months for maintenance to come look at. Called multiple times, put in countless maintenance requests and it took me emailing corporate to get someone to come look at it. We were put into another unit for a few weeks and once they said it was fixed, within 2 days it flooded again. Over half of my first year I dealt with wet floors that moved when you stepped on them and they were never replaced. 2. I moved into to a different unit and the ceiling leaked the first week we were there -- maintenance said they didn't know where the water was coming from and to "call them back" if it happened again. It happened two more times and they gave me the same answer. Our entire lease the ceiling was soft and mushy with holes in it and it was never repaired. 3. They charged lease violations for everything but wouldn't come and fix any problems -- ex. charged $25 for one pair of shoes and an outdoor mat on my patio, meanwhile my AC was broken and no one came to look at it. 4. AC broke in both units multiple times and maintenance said they didn't know when they'd have time to get to the roof to find the problem. They put a window unit in one room so the rest of the apartment was hot for the last 6 months of my lease. 5. One of our vehicles was broken into and damaged. There are no cameras in the parking lots and the "security" that drives around at night was nowhere to be found. 6. The apartments are old with no upgrades and when things are broken they are rarely fixed. Cabinets were almost falling off when we moved in and a month into us living here it completely fell off. They also forgot to clean the carpet so it delayed our move in. Closet doors were broken when we moved in and were never fixed and it took them 4 days after move in to fix our toilet that was broken. 7. The amenities are basically nonexistent. The "gym" if you can even call it that has one dumbbell, cable machines are all broken and most of the cardio machines are broken and outdated. There's one treadmill that works and nothing else. The pools are almost always closed and when they are open they're dirty and green. The only positive is the leasing agents are extremely nice and attentive, although management isn't the same. If you have a concern the leasing agents will try to get you in contact with management, but it will take multiple phone calls, emails and visits to the office to finally get someone to respond. They also refuse to speak with you when you go in and will only meet by appointment. The leasing agents are professional, but management is not. Overall, just avoid this place. We have had countless issues the last two years, and the apartments look old and outdated with things constantly breaking. The cheap price isn't worth the headache.

The worse of which is water coming into the apartment when it rains. Work was done in 2021, but it's been a recurring issue since that time. In order to get the initial work done, I had to email their corporate office. I usually have to email several times and finally get General Manager involved just to get a response from emails. When asked in person about the service requests, the usual answer is "Well, the apartments are 50 years old, you have to expect some problems." Almost all of my service requests are left open for months and then closed as "resolved" without any work being done. The staff in the office has been polite and helpful when they can be, but management here is just above slum lords as far as I'm concerned. I'm here only because I have to be for another year. I would never, EVER recommend this place to anyone.

Staff is always super welcoming at the community center and works with you to help you out as much as possible. Maintenance here is super quick and they go above and beyond to make sure everything is perfect and you are comfortable. Door Threshold was completely loos and not fasten to the floor. 2. Bath tub drain is stopped up 3. Bedroom floor when vacuumed filled up a vacuum container completly full of hair and dirt. 4. Stairwell banister was fitly and spider web on the end at the wall. 5. Closet door was nasty had black smut on one door. 6. Company that picks up trash dumpsters picked up overfilled dumpsters and left excess trash every where at both dumpsters locations, and management did no even go out there to try and clean it up as best as they could until they brought another empty dumpster. 6. MAIN ISSUE THE AC IS INOP!!! Set temp on 72 and the temp will stay around 80/81 in the apartment. They claim the unit is working fine, and I know there is a problem when its 101 degrees outside and the unit is not even running when the neighbor's units are running constant. Even went to the apartment next to his that is joined to his apartment, and their temp was set on 71 and running nice and cool at 71/72 degrees inside. I have pictures and videos of all this and will share if needed. You walk into the management's office and its nice and cool. My wife has been emailing the main office, and they only say the unit is doing its job! I told management when you have over half of your tenant's using window units that means the units are not doing their jobs to cool the square ft of these apartments. I told him THEN YOU SHOULD GO SLEEP IN THAT APARTMENT!!

Genuinely, from the maintenance workers to the managers, they are all the sweetest apartment staff I have ever met. Every single one of them. They are always willing to help when you communicate with them. This is my senior year, and second year living here and I have loved every bit of it. People don't realize that there are always going to be issues with apartments and maintenance that has to be figured out, it's part of living in an apartment complex. Many of these issues are out of the staffs control. But regardless of the issue, the staff is always more than happy to help. A lot of people write negative reviews but they don't realize just how nice these people are and how hard they try to accommodate to *hundreds* of residents. It's far from an easy job...but they always do it with a smile on their faces. They always try their best. It's easy to complain about issues that are bound to happen, but I'll always give the Arlington employees the credit they deserve. Thank yall for always helping us out.

Dog hair everywhere (none of us had animals), mold in the washer, absolutely disgusting carpets, leaks, rotting food in the fridge, everything you could think of. We asked for our sofa to be cleaned (dog hair and odd stains all over it) , they told us we could do it ourselves. We asked for the carpets to be professionally shampooed (dark stains all over the carpet and what we found out to be dog poop caked in) , they told us it was our problem. When we moved out, we got charged for cleaning all of the issues that we addressed during move in. Documented all of this on their move-in inspection sheet, yet they still opted to charge each roommate a fee for the issues that they were so unwilling to resolve. If you move into a unit that has a tenant who is re-signing, they will not clean the common spaces (they explained this to me personally). One of our roommates re-signed, yet we are getting charged to clean common space areas. Which means, they will be charging a fee for an area that they themselves have admitted will not be cleaned. They are money hungry, they will attempt to take every dollar they can, under the guise of a miscellaneous fee. There are rats all over the property who destroy the bags they provide for their valet trash, only bringing forth more vermin and pests. The managers never directly meet or speak to the residents. They hide in the back office and force the front desk staff to deal with complaints, that way nothing ever really has to get resolved. Whoever runs this company is deplorable and I truly hope that everyone refrains from living here.

    I lived at the Oliver for three years (and so did my two brothers) and experienced many issues…read morewhile I was in residence. The promised amenities were never up to snuff-- the pool was always dirty, the hot tub never hot, the gym was closed for months, and the "high speed wifi" was constantly going out. The wifi was completely down during finals week when people had to study for exams. No other utilities are included, including pest control, which I paid for every month though they never showed up once. This place is definitely a victim of the "landlord special". The management is absolutely predatory for your money-- they were constantly implementing new policies that borderline broke your lease agreement. On move-in every year, you have ONE month to renew your lease in order to "keep your current rate" aka they raise your rent if you don't renew right after you move in. Rent has increased slowly since I've moved in August 2023-- I started with 540 a month and the current rate is now 735 a month. The furniture supplied in the furnished units were cheap and constantly fell apart. Work orders we placed with the maintenance team were marked as completed multiple times with no feedback, even though no one entered our apartment. On move-out, they compounded our utilities for the last two months to make our bill much larger than usual-- and they do not prorate the rent. They "don't accept" deposits, so on move-out they can charge you for the stupidest things. For a cheap living chair in my apartment literally ripping at the seams, ALL THREE people living in the apartment were charged $150 EACH-- even after we had sent in work orders all year to get it replaced. They threatened a charge of an entire month's rent if you weren't out of the apartment by exactly 12pm on move-out day. After 12pm everyone left the office to stop accepting keys, surely increasing their income for that day. Everyone I know who lived at the Oliver came out with MULTIPLE move-out charges. They also "do not accept disputes" which is complete bullshit. One of my neighbors unfortunately struggled to pay bills often, and was never given any grace when it came to the Oliver. Even after paying all late fees, there were multiple errors on her account, which continued charging her even though her balance was $0! She had screenshots and proof, continuously trying to resolve the balance fairly, and one of the leasing managers said to her, and I quote, "If you come to us again, we're gonna charge you another $200." A girl drove her car into the lake when the apartment was flooded and they refused to place any physical barriers to prevent that from happening again. Car break-ins were extremely common on the property and my same neighbor ended up with hers totaled. On top of everything, I experienced a myriad of health issues living at the Oliver due to mold! So that's super fun. Overall, I cannot recommend in good faith anyone to stay there for any period of time. This place was a piece of shit ten years ago when my older brother stayed here and it's even worse now. They take advantage of college students with no experience of living in a place on their own. As soon as I moved into my new place I didn't experience these issues-- I thought they were all "normal". Please do not live here. The Oliver also continuously does promotions for their residents to write good reviews, so I would be wary of any that are overly positive.
