The Villas at Riverbend is the best choice I made!! I have lived here for two years and have enjoyed every moment! Staff and maintenance are super enjoyable and time efficient. Staff is always super welcoming at the community center and works with you to help you out as much as possible. Maintenance here is super quick and they go above and beyond to make sure everything is perfect and you are comfortable. Also super excited about the nee fencing which will allow me to feel even safer than I already do. The houses are also super spacious and allows for me to have super cute decor!! This place is awful. Management is a mess and the property manager even publicly posts about how much she hates her job (not professional at all). You get absolutely no privacy. The pricing is deceptive and ridiculous. A good place if you want to get your car stolen or robbed. Not to mention, they cull reviews on their google and will delete and report honest (bad) reviews. They offer incentives for their residents and guests to leave good reviews. So deceptive! read more

If you like a moldy apartment and a barely working AC, this is the right place for you! Our AC has been patched on multiple times for the past 2 years, but never fully fixed. It can't get below 76. That being said, the AC is having to work overtime, leading to over 100$ bills just for electricity! Glad i'm gone! read more

I had a minor issue with my move-in that could have ended up being major. I was unsure of how things would go. Roo made sure everything was taken care of and helped me tremendously. I moved in with such a smooth transition. Maintenance is so kind & responds quickly. The entire staff is welcoming & makes sure everyone's needs are met. The area is peaceful and has great amenities. They put on resident events that are fun and you get to know your community! I have enjoyed living here, it is the perfect location & the staff is so helpful! 10/10 would recommend, especially if you're an upperclassman looking for a tranquil place that is also close to campus! read more

Rude staff and awful maintenance. Maintenance walked in on my girlfriend NUDE twice even after she yelled for them to not come in. There were several instances of maintenance men driving by on the golf cart and not coming to do work unless my girlfriend was there ALONE or when we were not there at all. They mostly came in our unit to snoop when nothing was even wrong and left the door unlocked most of the time. My girlfriend would lock the privacy lock when she was home alone in fear of them barging in on her again.. they then removed our lock so they could come in whenever. This place is not safe for women to live at. False advertisement with furnished unit and outdated cheap appliances. Stolen packages (at the hands of staff members). And stolen and broken into vehicles. Management does nothing every time. Constant shootings and loud music. Not an ideal place for a college student that are ACTUALLY trying to achieve good grades. Place is highly rated because staff gives gift cards if you give a good review. We were bribed like this by a staff a while back. They also delete bad google reviews... I tried posting twice and it got deleted. They try so hard to cover everything up. Save your money, live somewhere nicer. read more

Me and my roomate had a very nice time at the villas at riverbend with the exception of a couple small inconveniences. At the beginning of the year during hurricane ida, they towed my ex girlfriends car the day after the hurricane, while she was in an "old" visitor spot. Asked to speak with management, and never heard back. Then a couple months later they re-deatiled the lines on the spot and made it a visitor spot again.Thought the first semester, we had a very good time and went un bothered, with the exception of a band that played right across the street from us for several months, loud enough that we could hear them through our walls, until we finally sent in a video demonstrating the absurdity of it all. Then we continued through second semester with no problems, up until summer. They scheduled a painting crew to repaint houses, and fix the fencing around the complex, which they did, for about two weeks and then stopped, leaving all of their equipment taking up the already limited parking. When I left for a vacation mid summer, the painting crew moved my trash can, and replaced it with someone else's trash can full of literal feces, maggots, and broken beer bottles, not realizing this I put a trash bag in, and then went to ask the staff if I could borrow a hose to clean the mess. They redirected me to maintenance, which then maintenance cancelled, and lied and told me they had no hoses on property. So I was forced to use the outside hose faucet and cover myself in disgusting materials for a mess I wasn't responsible for. The hot tub was also broken all year, and we had our washer break down on us three times until a new one was brought in to finally replace it. We also never had our air filters changed throughout the year. Finally, at the end of our lease, we are not blind to the fact that there will be fees. However, after the Assistant Manager several times refused to take a check and said that they did not allow that form of payment, I had to go in on my move out invoice and prove to her that they accepted checks for their own business, conveniently after a month of arguing they "found the check," that day. Additionally, they charged us over invoice price for the carpeting that they decided to charge us for, and told us they were cutting us a break by not also charging us taxes on it. I would recommend this place to anyone that doesn't value money. read more

If I could give a zero star review I would. The Villas are very nice student housing, don't get me wrong. My problem lies with the management staff. I had my vehicle stolen from the complex. Stolen not towed. The management staff has been very unhelpful to the situation. There is video surveillance in the parking lot that could help identify the individual who stole my car. The management staff has come up with excuse after excuse on why they could not pull up surveillance. I was first told I would need to file a police report, which was filed before I had even notified them. Then I was told that I would need an officer to come in to look at it. There is a courtesy officer on site to handle these situations. Neither the complex nor the courtesy officer have reached out to me. I've tried multiple times to schedule a time to view the footage. Now their next excuse is that they have no way to access the footage due to construction at the leasing office. How can anyone confidently send their children to live here during their time in school? This is a gated community where residents are supposed to feel safe. How can anyone feel safe there knowing that they're are at risk of getting their vehicles stolen and the management staff won't do anything to help? read more

I signed here because of the spacious floor plans, and it does not disappoint. The living room and kitchen are some of the biggest I have seen in this city, and me and my roommate love it here. since i'm moving out without risk of being harassed further i can FINALLY speak my truth. the villas at riverbend is an awful complex. when we moved in nothing was clean. the carpets and couch were greasy and stunk. we were completely scammed with the furnished unit. the furniture was cheap and awful and not like the show unit or any photos. we were told that we would receive new furniture and never did. upon asking any questions we were met with rudeness and dismissal. the maintenance men are perverted. they barge into girls apartments (we've experienced this as-well as other girls i've talked to who have lived here) whenever, unannounced with no reason to be there and told me i wasn't allowed to lock my privacy lock or my door would be taken down. as a woman, this is frightening. of course, management did nothing. this happened several times throughout our stay to the point we were scared to contact to have anything fixed. we also have pets and matienence would come in and leave our door open while snooping around with no regard for our pets who could possibly escape. our roommate moved out and a new one moved in, between tenants there was no cleaning done so this directly proved our point that they do not clean between tenants. cars have been broken into and stolen there with no care from management and they claim that the "cameras don't cover certain areas". my package was also stolen and opened BY A STAFF MEMBER (the manager admitted this) and i wish i would've contacted law enforcement to be reimbursed for it since i never was. so, if you like your privacy, your car, your packages and cleanliness DO NOT LIVE HERE!! read more

yeah please live absolutely anywhere else other than take money hungry, POS, poorly built, illegal ass complex. they love being "student living" because they will put you in debt and destroy your credit by falsely manipulating your lease and charging $160 in monthly utilities PER EACH ROOMMATE (it wasn't this much until they started struggling filling up rooms due to covid suspicious right?). also if you call and complain they talk to you like you're a moron because they live in the corporate head's asshole rent free also yeah i won't be "reaching out" bc been there done that y'all fixed nothing just trying to warn others read more

None of this is an exaggeration. In one semester of living here, I have had to call maintenance over 7 times - all for things that SHOULD work, especially for how overpriced this place is for the quality of housing you get. The walls are the thinnest I've ever been around, you can hear everything. The toilets, at least one, will break. The sink will randomly stop draining and start spitting your old food out at you. Your friend who parked in visitors' parking will get TOWED when they let the people sneak in at night to steal cars for money. The maintenance guy will take at least a half week or more to get to you, no matter what the problem is. I can go on forever on why you SHOULD and easily COULD take the large amount of money you are willing to spend on living here, and put it towards absoluely anywhere else. read more
