Example for some of their charges include, replacement of batteries from the smoke detector 25$, replacement of a full sectional for 1430$, without taking into account age, general wear and tear, etc., stove drip pans 25$ each, drywall small nail hole 30$ to fill. Prospective tenants should also understand that this property operates more similarly to student housing or dorm-style living than a traditional apartment complex. The property conducts regular inspections throughout the year, and residents may be charged for damages identified during those inspections. I found the process of disputing damage charges to be frustrating and unclear. I spent considerable time requesting explanations and clarification, but often felt that communication lacked transparency and that I received inconsistent explanations throughout the process. I have lived at lark for 3 years and during my time I experienced many silver fish and when I complained they documented "they were unable to find any during their visit" however it got so bad they would fall from the ceiling onto my bed during the night. After moving out, I received a charge for cleaning and was initially informed the charge was due to a singular dresser drawer that needed to be wiped down. 100 dollars for cleaning a drawer. That is ridiculous. After constant probing and relentless attempts to get an itemized bill for the cleaning including cleaning crew rates, they denied my dispute and instead added more "cleaning items" to justify the cost. It is hard to get a response from lark in general as all disputes must happen over email where they rarely reply. For this specific dispute I have sent over 20 emails and have only received roughly 5. All of which have been dismissive and never addressed the questions raised. The last response from Madeline added extra items to justify the cost of cleaning based on photos uploaded. In her conclusion, she stated they would not discuss this issue further. They are not looking for a resolution. They are overcharging for cleaning and taking advantage of the undergrads living there. This is very predatory behavior. I recently moved out and when they went to do a final check of my apartment, they charged me $100 for a cleaning fee because my roommate who still lived there had 2 dishes in the sink and a personal chair in the living room. They will REFUSE to help you and realize that this is insane and tell you it's "manager's discretion". They have absolutely the worst management and are not looking out for your best interest. In short, avoid renting from Lark unless your only other option is sleeping on the street. Lark keeps increasing their rent and looking for reasons to charge you money. They charged us 950 dollars for a single-time plumbing repair but that issue is a historical issue of that building and has existed before we moved in. The funny part is that plumber gets block again after two weeks, even though they spent 2 days to get them repaired. During the repair, they cut the water supply, so we had nowhere to wash or cook. I have lived at Lark for two years at both the apartments and the townhomes and have truly had an amazing experience living here. I moved out of the apartments last year and into the townhome this summer and had great move-out and move-in experiences that really made the transition seamless for me. The units have been clean upon my arrival, maintenance is timely and addresses all of my concerns, and the office staff has been extremely kind and helpful. Lark West Lafayette is a great place to live and a wonderful community that values their residents and their college living experience. My daughter lives in a 4 unit apartment. For the first two months things seemed fine, however it didn't stay that way. In October she started to notice fleas (one of the other tenants had two cats). The apartment has been "sprayed" three times and now it is four months later and they are still seeing fleas. The two original cats were removed, however another tenant brought in another cat that Lark was made aware of and this has prolonged the flea issue. She is still catching fleas in the trap that she bought. She has spoken to the "onsite manager" about transferring to another unit and asked them about waiving the transfer fee and was told that they didn't think it would be possible to waive the fee and didn't even know if there were any other units available. My daughter pays her rent and utilities on time and has been very patient, but is at her limit. She deserves to live in a flea free apartment. I WOULD NOT RECOMMEND LARK WEST LAFAYETTE to any parent that is looking for an off campus apartment for their college student. The facilities are nice and the staff in the office are kind when they're not ignoring my emails for three weeks straight. Neither apartment I moved into was clean. My bedroom was covered in spiders, there was mold on the ceiling, there were dead bugs in the window sill, and the surfaces were so dusty, they were actually sticky. And yet, they charged me $50 in damages for hair in my sink. Also, don't be fooled by the low rent. I paid 100+ in utilities when I wasn't even living in the apartment. Riddle me that. I'm sure my first four months of being perpetually congested was completely unrelated though. Just the usual summer to winter allergies. I was better by spring when I was living in a different country. Don't move in. Just don't. If you're not a fan of weird smells, crappy internet, fruit flies, spiders, wasps, mold, no warnings about animals in your apartment, and stoves that take a half hour to heat up, you're better off literally anywhere else. I stayed in this complex through two 12-month leases. When my boyfriend and I signed a second lease in October 2020, I asked that we wouldn't be placed with another roommate, if possible. They said it was unlikely we would get a roommate, since my boyfriend and I were a couple, and we have a dog. We also wanted to ensure we were able to get the largest room. They said they would make note of it. (They never did.) Everything seemed fine, so we signed the lease. I paid 2 months' rent in advance to financially qualify for the 2020/21 term. So, when I got charged rent for both of the exempt months, I called the office, and they said they had moved the money over to my next lease term so I could financially qualify again. They never told me this was going to happen, nor did they ask for my consent. I had spent the prior 3 days trying to figure out where the money went because I knew I'd paid it, only to find out they had moved it without telling me. 3 weeks before we moved in, we got an email with our new roommate's information. So, what happened to the previous reassurance that there wouldn't be a roommate? I called and was told that they were filling all the rooms, and we were getting a roommate whether we wanted one or not. Lark should've been honest with us from the beginning and not made promises they couldn't keep. Well now we had a new roommate. The poor guy had no idea he was paired with a couple. He didn't know we had pets. He wasn't told anything that he should've been made aware of, and, as the icing on the cake, they had placed him in the one room we requested. He said that he requested that specific room when he signed. Well so did we, so..? My boyfriend and I started moving our stuff to the second apartment. It took us 4 days to move everything. I still had my old keys and hadn't moved anything out of the kitchen yet. On day 3, I checked online to finish the new move in inspection and found a completed move out inspection for the old apartment. Upon looking at the inspection, red flags immediately popped up. I was charged for trash removal (which was literally a picture of my gecko!) They made more notes about basic cleaning that still needed done (which I hadn't gotten to because we were still moving out). I HAD NOT TURNED IN MY KEYS. So why would they inspect it? After seeing the report, I left that apartment spotless. My mother would be jealous of how well I cleaned everything. I'm not about to get charged for a lack of cleaning when I'm perfectly capable. I got a puppy in October 2021 to train as my service dog. I gave them a doctor's note, but management rejected it. I fought with them for MONTHS about it. They asked me for a new doctor's note confirming that I have a disability and kept prying for more information despite me signing a HIPAA form etc. I got a new note from my primary care doctor, but they rejected that too. I gave them what they asked for, but it was never good enough. At this point, it was ridiculous, so I never responded to them. They got all the information they legally needed. They disregarded my need for a service animal and denied TWO different doctor's notes, so new tenants should expect similar problems. I also reported them to HR, but nothing changed. They don't care about you, just the money. They'll promise anything to get you to sign, and once you're stuck in a lease, they no longer care about your feelings. I've read the entire lease multiple times and Lark doesn't abide by most of it. They make you pay damage fees for things that aren't your fault, and the fees are ridiculously expensive. Nobody should pay for something if it wasn't their fault. Certain staff members were EXTREMELY rude the entirety of our leases. There's nothing that can compensate for such an awful experience at Lark. I can't tell you how disappointing it was to live here. I suffer from severe anxiety, only made worse by living here. I spent so many days crying and having panic attacks, and can't get those days back. I sincerely hope they read this, consider their actions, and do BETTER for future tenants. read more

Had a huge stain on the carpet when I moved in and didn't think anything of it, right when I move out they charge me for the stain and the only thing saying I didn't do it is my word against theirs. This is the 2nd day after I moved in and I have already made an appointment with the legal service department from Purdue about the Avenue North. Although I am still angry, I will try to tell my experience objective and leave the judgement for you. I applied for the Avenue North in Spring 2018. After that, they asked me to deposit two months' rent for the last two months of my lease, which will be June and July in 2019. Besides, I was asked to purchase renter insurance for my apartment. They sent about 5 emails in total for recommending their resident to buy insurance from a company called Multifamily Insurance Partners, and they claimed I just needed to pay "as little as" 129 dollars to meet their $100,000 liability requirement. However, I found a much more comprehensive insurance policy from Progressive with $125. But I do have an auto policy with Progressive also, so maybe without that the insurance from Progressive would be higher. But, I promise that it was huge better in Progressive policy than the one Multifamily Insurance Partners offered! I applied for early move-in in the spring when I applied for them. I was told they put me on the list but they wouldn't promise that. I totally understood that. My early move-in date was Aug. 1st and I was told to ask them about whether is was approved or not one week earlier. I went to the office a week before Aug. 1st, and I was impressed with the white girl at the front office. She just told me I could not early move-in and I could only move in at Aug. 17th, which was the regular move in date. What I heard is there were some other students applied for early move in at Aug. 10 was approved, although I think their application for this was later than mine. I just wondered why they did not even consider a date such as Aug. 10th. As I talked with more residents, I think I figured out. My roommates and I applied through their official website, where there was a discount that we just need to pay half the rent in Sep. However, I found that some other residents applied through third-party website. There were no half-payment discount mentioned in the third party website, but their early move-in request were approved immediately! It's just like they have two baits there to attract people, but the two baits were designed to work separately, Please, just be HONEST!!! My roommates all received an email from The Avenue North on July 25th. It was quite a long email and they used exactly two sentences to remind you for the upcoming payment for August and the relating late fee. However, I did not receive that email. Until August 15th, I logged in the ResidentPortal system of The Avenue, I found that I had been CHARGED LATE FEES for 15 days, EVERYDAY, without a single notice to me in 15 DAYS! I was mad. I went to their office again and talked with the white girl in front office. I was really impressed by here attitude! She listened to me, and just exactly replied " Everything is clear on the contract, and your signature is on it." I tried to talk more with her, but I gave up finally. No mention of the absence of email notice, no at least pretended apology. No smile from here face. Almost no eye contact with me. Even no 'you r welcome' after I said ' thank you' to meet my bottom politeness line. Nothing! But I think there might be a chewing gum in her mouth. Right after I went out the office ,I received the missing email from the Avenue. What was she afraid of, maybe? I made an appointment with Purdue legal service after I went back to my car and my request was approved yesterday. I am supposed to seek for legal help within a few weeks. May I can't take that 90 dollars late fee back. But that's fine, it's not a big money. But we all know what is behind this and what are they trying to do. Just RIPING OFF YOUR MONEY! I lived in other apartments also with the ResidentPortal system. There was automatic notice function after the first time they charged any late fee. Maybe The Avenue just turned that function off with a few clicks? Although I said I will leave the judgement to you, but I really want to judge that white girl in the front office. Personally to me, as a welcoming and helping staff in the front office, her attitude is just a joke. I prefer to interpret her expression that maybe I deserve everything that charged from me! BTW, I think the pronunciation of her name is similar to Cary or something. I personally think that the reputation of the Avenue will improve without such kind of staff. I lived at The Avenue North for two years in a four bedroom apartment. Overall, I loved my time here. The layouts of the apartments are really nice and quite spacious. Any guests we ever had always commented on how big the apartment was. We paid $460 per month with utilities, which was a nice price for the facilities. Occasionally, we would have overages on electricity, but would never pay more than an extra fifteen dollars or so. I would recommend having your own router because the internet they provide can be spotty at best. The staff were always very friendly and willing to help out. If something wasn't working properly, we put in a service request and it was normally taken care of within the next day. During the winter months, the sidewalks and parking lots were kept as nice as possible. The main building contained a lot of nice extras for residents including, a Keruig, printing lab, tanning booth, basketball court, gym, and a swimming pool and hot tub. The gym is pretty small, but I never had a problem with it. They have a few treadmills, elliptical, and stationary bikes for cardio. The remaining of the equipment is mainly free weights, or weight machines. The thing I liked the best was the bus service. Since the Avenue North is pretty far away from campus, I was glad to have the bus, so I didn't have to drive everywhere. The bus ran about every 20 minutes (every 40 later in the evening) and ran from about 7am to 10pm. I never had a problem with this service. You can live here without owning a car, but it's kind of annoying. Overall, I loved living here. I had no complaints (having my own bathroom was amazing). I would definitely recommend checking this place out if your looking for a new apartment. read more

The apartments are very nice inside, don't get me wrong, but there are many problems with living at this facility. 1. The internet never works. If anything, it works at a snail speed. 2. Overages will average $50-60 per person with the extra stipend already added in. 3. Front desk personnel are extremely rude and not helpful. They act as if your question is a joke and laugh it off every time. 4. The shuttle sometimes doesn't come. I have tried to use this "service" four times to get to class, and the shuttle doesn't show up or they feel like combining routes with the later time. 5. The exercise room is a joke. It is dirty and the cleaning wet towelettes are always out of stock. If you want to get the plague you can use this workout facility. 6. Roommate matching is a joke. The people I was matched with have nothing in common with me. They act as if you will be best friends for life after they match you, but this is a serious disappointment. Lark is the best place to live in West Lafayette! The amenities include a beautiful, pool, gym, a private bus, and clubhouse with staff always ready to help in any way possible. Perhaps The Avenue has gone under new management since the time that these previous reviews were written, but I've lived here for a year and have had no issues. Management has ALWAYS gone out of their way to help my roommates and I. If something brakes, they fix it within two days. We have animals, and they still have never made us pay the pet fee. The bus comes every 20 minutes, not 40, and is almost always on time. The rent is reasonably priced and all utilities besides electricity are included. It's not without its flaws (the gym is nothing to write home about, for example, but the pool is nice), but I'm definitely glad I moved here. Don't be afraid to move in, you'll like it. read more

Visa gift card for moving in...5 months later, still not received. Utilities for a 4 bedroom apt. are suspiciously high. Call & email to address issues, no response or long delays. Information about the resolution of their bus issues was not accurate. I finally got some movement when I contacted their parent company, The Scion Group and an attorney. Some update I contacted with them several time asking for provide evidence and breakdown their list. They never did this but sent some blurring pictures several months later. I noticed some of the pictures are the parts I marked as unacceptable at move-in inspection form. I tried best to negotiate them. They always responded very lately, the fastest was around 3 weeks. Then they suddenly sent me an email, said this bill was sent to collection, even though I emphasized the bill was not reasonable several times, but I could pay a part of it. I felt they never care what you said. I collected everything I could in case there is going to be a law suit or a credit issue. I always know it is economy for doing this. But if every one did the same, these complexes will not bully us, students at Purdue! ---------------------------------------------- Awful service, extreme rude staff and always extra charges. If you are a busy student who spends most time on study and has no time to game with the staff, please do not consider the avenue south. If you are in law major, you might make a lot money here. Unfortunately, Purdue does not have a law school. What a shame! The following are some of the moments I had lived here for a year. The first day I moved here, a staff missed a digit my SSN which exactly worten perfectly on my file he hold. I reminded him it was actually on the paper. He suddenly showed his fist to me literally and threatened me to speak my SSN to him in public, otherwise, he would not let move in. To my surprise all the other staff saw it and no one came to help. I admitted I could not be angry any more. I called him a boy and asked if he learnt counting. I thought I was rude but it's unavoidable. I would have picked my roommate's key on the same day. It was fine that they do not allow me to do this. Several days later, my roommate moved in. They asked him to pay $3000 for late move in. My roommate did spend a long time to negotiate. One of my roommate was catched smoking in door. He did give his name and room number. Then the avenue charged another roommate for this. The roommate asked their manager to correct it. Then the manager said all of us need to pay the fine. Later the roommate moved out and went back to China.Even though he left $500 balance to cover his damage in his room, the avenue south charged us for it by the reason like we didn't keep his window clean, which would damage their reputation. We even do not have his key. When I moved in, my lock could not work. So I asked for maintenance. They did respond this fast as removed the lock. Then I asked again. Finally it got repaired after 3 days I moved. During winter, they never clean the snow. I saw many residents fall to the road. It is really dangerous. If you have a car without ESP, please be really carefully while driving in the neighbourhood. If you enjoy skiing or hockey, it might be your dream place in winter. I was in Pennsylvania, my former apartment management not only cleans the snow in the hood but also around the block and roads. Today, my roommates remind me to see the account at the avenue south. One of them is charged extra for over $400, another is over $90. Mine is over $110. I have to doubt if there was a earthquake in the building days ago and why they didn't charge for the ambulance. They charged me cleaning fee 4 times in a day(I had cleaned room before moving out), electric bill twice in July(I had paid) and a damage fee(Unknown). None of charges was explained. read more

Nice apartments with some problems. There is considerable drug use on the property (pot dealers live in the units, lots of users of harsher drugs, etc). The distance from campus can be a problem, especially when the shuttles don't show up. Like a lot of college housing places, they charge absurd things to your security deposit. They charge for basic cleaning and touch up, and apparently I paid to repaint the bathroom which was in great shape when I left. I should have taken photos. My advice - take lots of photos before you move in, and on move out. Or take video...they essentially steal your money when you leave. As for the drug use - it's enough to keep me from ever recommending this place. read more

STAY AWAY FROM THIS PLACE. If I could give Lark 0 stars, I absolutely would. They DO NOT clean the units after residents move out and prior to move-in for new residents. Upon moving in, items were still left in the apartment. I found clothes in the drawers in my room. There were even leftovers in the fridge. The dryer's lint trap will packed with lint and hair. The unit was filthy, and the countertops were not even finished being fixed. They'll charge residents hundreds of dollars for "damages" and cleaning, but they won't do anything about the things they charge residents for. Management does not care about their residents. They are not responsive to noise complaints or other concerns and will ignore important emails from residents. Privacy at this place does not exist. No notice is given to residents before maintenance or management comes in. They will enter your apartment whenever they want without contacting you first, even when you specifically request that they contact you BEFORE entering. I have requested many times that they notify me before entering, and every request has been ignored. However, when they do notify you, they give you a few dates that they may enter....Then they don't come any of those days and enter later with zero notice. They don't care about what you're doing when they enter. They'll come in while you're in the shower or doing something important. I was in the middle of an important Zoom call one time, and management came in to complete their inspection, turning lights on and off and asking me questions while it was very clear I was in the middle of something. I have emailed management about these issues and to my surprise, they responded to one email... With a half-assed apology and basically ignoring my concerns. Maintenance has left lights on in our apartment COUNTLESS times. After doing work in a vacant room in our apartment, they LEFT THE LIGHTS ON AND LOCKED THE ROOM UP. We were unable to enter the room to turn the lights off. Living at this place was a nightmare. If you're planning on signing a lease with this place, don't. The WiFi is wretched (if it works) so do not expect to get any work done or leisurely surf the internet when depending on the WiFi. PROS: 1. Nice apartments 2. Quick Maintenance 3. I have been living in Campus Suites for the past year. The apartments are nice, and they're reasonably priced (if you want roommates). Pros: nice floor plan, rooms are a good size, maintenance comes pretty fast, gym is pretty nice and there is a half court for basketball, and there is tanning (I personally don't tan so I can't tell you how good or bad it is). Cons: MANAGEMENT IS AWFUL. They lost our check for rent, didn't believe that they were the ones at fault, and charged us an extra $80 for "late fees." Also, we always had additional fees for utilities, mind you, that each room gets $30 in utilities ($120 in total) and we would be left with $10-$20 each in overages still. So in reality, you're paying more than advertised every month. Walls are a little thin (had upstairs neighbors that would blast music at ridiculous times such as midnight on a Monday). If you do choose to stay here, make sure you have a receipt when you pay rent or they will accuse you of not paying or even having then money in the first place. read more

MAINTENANCE COMES AND GOES WHENEVER THEY PLEASE, DON'T EVEN KNOCK, JUST WALK IN!!! My daughter has lived at Lark West since August. The maintenance staff come in and out of the apartment without notice. Even though I have spoken with the apartment management twice about this, it continues. My daughter was told I was being overprotective!! REALLY? Does anyone want to rent an apartment which does not even bother to give any notice before the maintenance men just let themselves in? Unacceptable. I have reached out to the Tippecanoe Sheriff and also to an attorney. All we asked is that the girls be given notice when an agent of Lark West needs access to the property. Instead, they come and go as they please. I fear for my daughter's safety as the apartment management cannot be bothered to respect their privacy. This is a requirement in the State of Indiana. I personally feel like the neighborhood has a lot of potential. The problem is management and maintenance. When we first moved in, we had to bleach and wipe down our beds and bathrooms because the "cleaning team" didn't even touch those areas. Management rarely returns calls to residents and, with all the money they get from our rent, there is always a problem with our WiFi/cable not working or power being out. It should not be that hard to pay the bills with the money that they already get from us. I am sure that they tax the hell out of our light bill as there are only 3 of us. We do our best to keep lights off and unused electronics unplugged, yet, our light bill has come out multiple times to 90-180 PER PERSON. How does this add up? Both management and maintenance will just walk into your apartment at any time, day or night. I live with 2 other women and, the other day, a male supervisor walked into our apartment at almost 1:00 IN THE MORNING. We were promised up to date and functional utilities and there is always something wrong with them. On top of this, the emergency maintenance line people are very rude and unresponsive. There is only 1 maintenance man on the day team that I trust because everyone else is rude and doesn't effectively do their jobs. I told them about MOLD in my apartment and it took over a week for them to come. I looked and am pretty sure they only painted over it. They have done multiple painting and paving projects in our neighborhood with no notice to us. One day when they were painting my building, I walked out to get in my car and they had TOWED IT to another parking lot. I am furious with how they handle this complex and am liable, with 1 more issue to take it all to a legal service. read more

Everything about the Avenue North is wonderful! Any problem I've had has been fixed within hours. They sit down and talk to you and explain all of your options. They're always going out of their way to make sure that the residents have a great experience. They have lots of events planned out through the year to make living here as comfortable as possible. This morning they provided donuts, and only two days ago they had a small fall fest. The staff is wonderful to talk to and be around. read more

Finally FINALLY concluded my business with these folks, They may be under new management, but their business tactic of charging for EVERYTHING and more when you move out has certainly not changed. Of the 4 people living in our apartment, I was charged the 2nd LEAST, and I paid $150.00. One of my roommates was charged over $400! And the place was fully working and Clean when we left. They scored a total of almost $1,000 from us and were actually seeking MORE! I will never grace the Door of this place, nor anyplace under their management or ownership, nor will any of my friends, and I'm LOCAL!! This is definitely a place for out of town students because locals all know better! RUN!!! Don't even look at these places. I would give a zero if I can. Moved in about a week ago. When the in-door temp is like 80 high，the AC is out of service. Called for maintainance imediately afterwards，but after a whole week，none has come to check. Went to the leasing office serveral times but the poker face sloth like lady did nothing but keep repeating "they had a long list of work orders" and told us they even had no way to check how long the list was. That's even not the only problem. When I was checking the conditions of furnitures，I found the sink was leaking and molding，called the maintainance and also none has come. That's still not the end. I had some package delivered to the leasing office. The sullen sloth lady again "did her best to help". She left over one of my package and it's after a whole day of searching that I found that package was not given to me by that lady. Do NOT come here if you have other choices. read more

Great place to live! I've lived here for almost 5 years and I don't think I could have picked a better place to live throughout my college experience! I love that we have our own room, bathroom, and it comes fully furnished- leading us residents to not worry about buying a lot of furniture right out of high school and also not worrying about our personal belongings and space at times! Their are plenty of places to live around the campus of Purdue and out of all the places the worst experiences I have heard are at Campus Suites. They are a corporation and nothing more. Their business is all about making money even at the expense of the renters enjoyment. You can say goodbye to your security deposit because they will not return it to you unless you have photographic proof that the apartment you moved into was in that bad of condition. They put on a good show with their apartments and all they have to offer, and give a lot of space, however I would not recommend living there when so many other better options exist. read more

The management is horrible. I lived there for almost 4 years (only because I could not afford the fees that happen when you move) and I had a terrible experience. For example: 1. I had a roommate that they put in randomly who had homicidal thoughts, was actually hospitalized for it for a week, and they would not move me without me paying a $200 transfer fee. Since I do not have an extra $200, I had to live with this person for another 4 months until SHE finally decided to move out. 2. On the topic of roommates, the roommate matching is a total joke. It created a lot of stress that was completely unnecessary. They clearly did not even so much as glance at any of our questionnaires. 3. They say they have to knock or tell you when they're coming, but they really, really don't do that. I had a cleaning crew almost walk in on me in the restroom because they came to clean a room without any warning and without knocking. I was also almost walked in on naked (about to shower) because a cleaning crew brought their young child with them, and he/she attempted to open my bedroom door while they were working. 5. The cleaning crew once stole my mini fridge out of a room I was moving out of and all of the liquor around it. I had to go into the office and demand that they return it. The people in the office were not even going to attempt to help me until I used the word "stealing." When I tried to be nice about it, they completely blew me off. 6. My washer broke and it took them literally 6 months to fix it. I could keep going all night, but I think this gets my point across. The Avenue North is not worth it- 1/10, would not recommend. read more
