If you need a repair though, and log it through the website, it will be taken care of quickly. "gated community" it is not. The front gates are open 24/7/365 and the side entry gate, has been broken for 6+ months. The sidewalks are so uneven (from the old tree roots) that it can be treacherous to walk on. I have never missed a rent payment, never had an outstanding balance, and have always received my deposits back. My experience here has been completely different. The biggest issue was the water/sewer billing. The charges were populated through the Magnolia Estates rental portal, and I paid every bill that was presented to me, on time and in full. I was consistently being charged around $60/month for water/sewer. Then, AFTER I moved out, I was hit with a $1,325.62 water/sewer bill. How is a resident supposed to know there is a billing issue when the management company is the one providing the charges through the resident portal? If I am paying exactly what I am being billed every month, how am I suddenly responsible for over $1,300 after moving out? If the water/sewer was being billed incorrectly, why wasn't this caught and corrected while I was living there? Isn't that exactly what a property management company is supposed to monitor and handle? I have never experienced something like this in 10 years of renting. The lack of communication, accountability, and professionalism has been extremely frustrating. I did everything I was supposed to do as a resident, paid my bills on time and in full, and was still left dealing with a massive charge after moving out. I strongly recommend thinking twice before renting here. DO NOT RENT HERE. My experience has been an absolute nightmare and with Shelia as the property manager I would not recommend this complex to anyone looking for a professional and trustworthy property management experience. She didn't answer me for the first 25 days ignoring me because it wasn't important to her. I hope she got those inspections done for section 8 that she was doing the whole time apparently and couldn't call or email for 25 days.

She set up my time for move out, and when I came in with my keys, she told me that I would have to wait another day. When I asked her how long it would take to get my deposit back, me that IF I get my deposit back, it can take at least 30 days. She was snotty and disgusting. As far as the apartment goes, there was a roach issue. I also found fleas in my apartment, and when I contacted the office to let them know that the carpets needed to be cleaned, they completely I had to hire a professional carpet cleaning company. They either were from the previous tenants or From out in the grass. Constantly, the lawn service was neglected, most of the time the grasp being dry and crusty as they were not watering. I cannot count how many times the pool was shut down and we were not allowed to use it for days if not weeks on end.

I was there one year and this was consistently my experience: The pet area was hardly ever manicured, so it gets infested with flees easily (they'll blame the dogs digging). The gates malfunction basically weekly so you're either trapped in/out or they're just left open. Same with the pedestrian gates. The water feature in the lake stopped working for months (was still broken when I left) so the water just sat there rotting and started to smell. People stopped picking up after their dogs in several areas and nothing was done about it. This past summer the pool was open regardless of several health and safety violations, so the FD showed up midday to shut it down (suspiciously opened like a day later). The amount of bugs I had in my apartment on the THIRD floor was puzzling. Forget 24 hours notice for entering your apartment, several (at least 3 I know of) tenants experienced maintenance men using their key and just walking into their homes while they were home! I was completely disappointed in every aspect of this apartment complex, and they couldn't even separate gracefully. I don't love being 'that person' to leave a negative review, but after I received my bill today (10/27/25) less than one month from move out from COLLECTIONS no less (they didn't even send an original to me?? I have perfect credit?? In this economy?! Plz.) I genuinely feel the need to protect people from this place. There are WAY better less expensive places than this establishment. Absolutely disappointed and happy to be out of there!

They're all wonderful women who are more than happy to help. Maintenance is on top of it, senior maintenance Jamie is very capable and helpful in keeping this place in tiptop shape! Jaylin is a power house of intelligence. All maintenance requests are responded to in a timely manner. This complex was built in 2016. The only downside I could say is some of the infrastructure of the building may make it so that noise from neighbors is not absorbed easily. But if that is a concern, there is another sister complex right next to this one that is more insulated and they are building a third sister building right behind it that I'm sure will be far more advanced.
