Having never lived in an HOA community before I didn't know how strict rules were here. The property owner received notices from the HOA about garbage cans and parking- rules I was unaware of due to their negligence. Spalding Brokers then labeled me as a bad tenant and have harassed me since then. I also received a notice to vacate at the end of my lease term (June 30 2019) in December 2018 because I disagreed with the HOA issues being my fault when I was fully unaware of the rules until October. I have a friend over that I allow to hang up shirts in a closet so he doesnt have to live out of a suitcase and they entered the property, took photos and are trying to use them against me stating I have another person living here and am in default of my lease. A house guest I gave them 2 months+ notice about that they deny receiving....I have all texts and emails saved. This type of property management drives away great tenants and doesn't allow you to have a long term person. I suggest going elsewhere where your tenants will feel safe living in your rental homes and not attacked or harassed. Regarding their response: the "handicapped" space wasn't a handicapped space. It is now that an ADA complaint was made and the complex had to make it a legitimate space and repaved /repainted the entire lot. The offer to call and discuss anything with this company is a joke! I have done this multiple times with no response. Also, they are now demanding a property inspection and it's on a day I work all day and they want to be there at 1:30pm and will not budge on time to be accommodating so I may be there with them to work this out. So, what exactly is there to discuss? You do nothing to properly assist your tenants. You are hands down the WORST management company and I cannot wait to be free from you. I met the stated qualifications with a 600+ credit score, verified income exceeding 4-5x the rent, veteran status, and no criminal history or prior evictions. What was most disappointing was the lack of communication after everything was submitted. I had difficulty getting responses or updates regarding the status of the application after providing payment and highly sensitive personal documents. I understand companies have screening standards and may approve or deny applicants at their discretion. However, professionalism, communication, and transparency should still be expected -- especially when applicants are being asked to provide private personal and financial information. I hope this encourages better communication and professionalism for future applicants.

They take your money you can NEVER get a hold of anyone with authority. Every time you call you must speak to a call rep that barley speaks English. When it comes to repairs on the home, they send out 3rd party contractors to put bandages on major issues. Every single 3rd party contractor that came to the house stated that the leasing company "Invitation Homes," are cheap and my repairs are just that. The front bathroom is filled with mold. They take your money and the repairs are subpar at best. I have chosen to leave the home due to improper treatment as well as the decline of the home. They will just go in and paint and make it look pretty, only to scam another family to move into a home that has mold and foundation issues. They knew that the home has foundation issues and neglected the home as you can see where the walls are breaking apart with the mesh behind the paint. Again just proof of the subpar repairs. I would give this company no stars if I could as I feel like they are just a money hungry company and don't truly care about the tennants and the conditions they provide to live in. My story is just one of thousands of similar experiences: add-on fees, bogus charges levied against security deposits, poor living conditions, and no real recourse for renters. Even after losing a recent FTC class action lawsuit, this company continues its fraudulent practices, relying on renters being too busy or powerless to challenge them. Almost immediately, the plumbing was spurting and knocking. The floor flooded, the tub backed up with dirty water, the place smelled like sewage, and mold was found behind a wall. I put in notice to vacate in early September. The owner, Jawaid Naeem treated me with such disrespect. He treated me like I was his employee, giving my telephone number out to all of his subcontractors to schedule and monitor repairs (I had to even take a day off of work to have the plumber come when it was convenient for him because he didn't want to drive in Atlanta traffic in the evening). He even told me when I was out of town that I "..supposed to be there", when no such arrangement had been made. He claimed I didn't pay for something that I clearly did and had the cashier's check to prove. Even after sending him copies of the cashier's checks and showing him them in person, he still tried to return a substantially lower amount of the security deposit he owed me on move out. It was not because anything was wrong with the house. I barely lived there because he kept a lock box on the side of the house with a code to a key to the house the entire time I lived there. I felt so unsafe, especially when the key got to missing. He blamed me for it. He didn't even remove the listing from Zillow or Trulia until weeks after I moved in (or the blue realtor box on the front door). I videotaped the move out and had a witness there videotaping it as well. He said there was nothing wrong with the property except the yard wasn't done, which would cost about $40. I took time off of work to go and pick up the final check (my security deposit of $1895). His accountant offered me a check of $600 and bogus explanations and balance sheets to excuse why I didn't have my full amount. I called the police and an attorney. After that, the accountant called to offer me another check for $1000. In an attempt to still swindle me, they claim they could charge an administrative fee of $200 at the end, thus exempting me from $200 of the security deposit they owe me. Do not walk, run away from this company. They are unscrupulous!
