He broke multiple items, then claimed that they were broken when he arrived. His recommendations are not code compliant and if the repairs had been made, the town would have issued a fine. Although he claimed to be a licensed engineer, he is NOT. He also refused to look at certain items because "it is not my job". He used the sellers ladder, refused to return it, and left items laying around. He has zero pool knowledge, very little home knowledge, his "special" reports take longer than they should, and they do not include what is needed for each town. When we received his report, it was filled with false information, lack of detail and was virtually useless. I would NEVER hire him again and recommend buyers to look at other licensed engineers.

The report we received was completely unusable in our real estate transaction and provided no substantive value. We raised our questions/concerns in detail to Mr. Polo and requested a refund based on the "100% Satisfaction Guarantee" advertised on his website. In summary Mr. Polo's response was that the guarantee only applied to home inspections (full response below). He did not provide any refund. His answers to our questions were incomplete. Frankly, his responses were rather condescending given that we were trying to give him the benefit of the doubt and the opportunity to rectify the situation. I can also corroborate the other negative reviews below. Specifically, our "satisfaction guarantee" experience matches that of Steven M. and our overall experience was similar to Merina S. Additionally, I completely agree with points #1 (took poor notes), 2 (took few pictures and few were included in the report) & 3 (the report we received was unorganized, unclear and uninformative) made by Tommy Z. Mr. Polo's response to our refund request: "as is clearly states on my website the 100% satisfaction guarantee Pertains to Home Inspections NOT Pool Inspections. It clearly states, if you believe I have not performed a thorough inspection according to the NJ Home Inspection Licensing Act and Standards of Practice then my client would have to say that At The Inspection and therefore you would not receive a report or additional lengthy responses from me." -Aside from this information not clearly being stated on his website and apparently not applying to pool inspections, this response is fundamentally flawed. The product/service we're paying for is the report. How can a consumer make any assessment of satisfaction without first seeing the product/service (i.e. the report)? Finally, I predict that one of Mr. Polo's responses to this review will be that he does not know who I am, as he tried to state this several times in our emails. His "logic" is that my wife set up the appointment. For some reason the concept that my wife and I are a joint entity and are collaborating on this pool inspection is somehow confusing. Oh and of course Mr. Polo and I did meet at the beginning of the inspection and again at the end. I had to step away for the home inspection, but checked in and my wife was present the entire time. It is unfortunate that I had to write this review, but I hope others can avoid having such a negative experience while going through an already stressful major life event like purchasing a home.

He takes his time (despite any pressure he may be receiving from agents) and is meticulous. No question is too basic and no buyer is discouraged from following him around. He wants to make sure you're educated about the house you're buying, which is likely one of the biggest investments you will ever make. All issues, big and small, are noted objectively. Speaking with a friend about him, they noted he likely isn't that popular with real estate agents, as he presents every possible flaw there is in a home, making negotiations more difficult and possibly losing them the sale. He also takes more time to go through a house than most inspectors, which takes up more of the realtor's time. If I ever need another inspection, Joe will be my guy and I will sing his praises to anyone who is buying. Nobody wants to purchase a home and then find out all the costly issues later. Joe is the best line of defense against that scenario.

Owner of the inspection company asked me for a review so I brought all this to his attention including the fact that no one ever answers the phone when I call. Commenced with closing and moved in and found 1) 3fl tub was never connected to a drain after opening ceiling 2) 2nd floor tub doesn't drain, completely blocked 3) 3rd floor radiator valve leaking at valve. 4) 1st floor tub draining very slow but draining 5) The Y on sewer drain pipe leaking and lastly Found waste sitting idly in the sump not draining to outside to the sewer. Yes, a home inspector absolutely must check that sinks, tubs, showers, and toilets are draining properly, as slow or backed-up drains indicate potential clogs, venting issues, or problems with the main sewer line, which can be costly repairs. They run water, flush toilets, and check for adequate water pressure and flow to identify these issues, along with leaks, cracks, and proper fixture securement, ensuring the drainage, waste, and vent (DWV) system functions as expected. It's my belief that this company was negligent and also I forgot to mention the owner's response to his guy coming in inebriated 8:00am in the morning was that they have a side business making wine SMH. I asked the guy for a refund because they obviously didn't do the job in which he explained that he would have to go to his insurance. This guy came here inebriated didn't do his job, charged me for a radon test which they never came back to pickup. The cost of the repairs for these plumbing issues are going to be in the thousands and I asked this guy for a simple refund and he basically said no. This was my fist purchase and I definitely don't recommend this business to anyone and in addition I would suggest carefully familiarizing yourself with the process for a successful home inspection. Words can't express how disappointed I am. None of this even includes the price of dry wall, labor and paint do your research before settling and don't end up like me.
