We purchased a home that had a pre-listing inspection done. For the uninitiated to the current market, this generally solidifies that you're going to have to buy the house as-is, with no wiggle room whatsoever. But the pre-listing inspection wasn't done by Heartland Home Inspections. Ed Novak was thorough, meticulous, and cut zero corners. He found issues that were missed by the previous inspector- giving us the opportunity to either wiggle out of our contract, or push forward. For a variety of reasons, we pushed forward- but Ed's work gave us over $12,000 in completed work and cash at closing. Need I repeat that, in this market, with a pre-listing inspection, that is beyond unheard of. As a homebuyer, the unknown can be daunting. But Ed (aka Columbo) provided us with as much information as possible, making us feel prepared and ready for what's coming next as we assume ownership of the property. Why wouldn't you want to know everything that needs to be taken care of in your new home? It's like having a mini to-do list that we can cross off as we go. When he arrived, he really took the time to listen to our concerns and even asked to see some photos to get a better idea of what we were dealing with. After taking a look, he explained that the issue was actually outside the scope of what he usually inspects. But instead of just walking away, he stuck around, explained everything clearly, and gave us some super helpful advice. You can tell John really knows his stuff. He was professional, honest, and didn't try to sell us on anything unnecessary. In fact, he insisted on not charging us, saying he likes to "sleep peacefully at night." That says a lot about his character. He even sent us detailed suggestions on how to handle the problem--what kind of work would be needed, the materials to use, and even what kind of handyman to look for. He also gave us a few referrals to get started. We were originally planning a much more expensive fix, but thanks to his knowledgeable advice, we are able to switch to a more practical option and hence cut the cost in half. Despite having completed our home inspection many months ago, as we settled into our home, we realized small things here and there that we didn't notice earlier. Every time we encountered something new, we thought any one of these questions - What can be causing this? How did this happen? How can we fix this? Will this cost much? Is this a small or big problem? The bottom line was where do we go from there?! ... JOHN to the rescue! Every time we had a question, not often, but the few times we did, we took John up on his generous offer of reaching out to him and, NOT ONCE, did John fail to respond within 1 day! Not only has John been extremely cordial and professional with every communication we had with him, but he takes the time to write out detailed, technical and specific instructions on how we could resolve our home issues. Dave Polo is the worst inspector I have ever used and his reports are useless. He walked into the…read morehome and was combative from the start. He broke multiple items, then claimed that they were broken when he arrived. His recommendations are not code compliant and if the repairs had been made, the town would have issued a fine. Although he claimed to be a licensed engineer, he is NOT. He also refused to look at certain items because "it is not my job". He used the sellers ladder, refused to return it, and left items laying around. He has zero pool knowledge, very little home knowledge, his "special" reports take longer than they should, and they do not include what is needed for each town. When we received his report, it was filled with false information, lack of detail and was virtually useless. I would NEVER hire him again and recommend buyers to look at other licensed engineers.

The report we received was completely unusable in our real estate transaction and provided no substantive value. We raised our questions/concerns in detail to Mr. Polo and requested a refund based on the "100% Satisfaction Guarantee" advertised on his website. In summary Mr. Polo's response was that the guarantee only applied to home inspections (full response below). He did not provide any refund. His answers to our questions were incomplete. Frankly, his responses were rather condescending given that we were trying to give him the benefit of the doubt and the opportunity to rectify the situation. I can also corroborate the other negative reviews below. Specifically, our "satisfaction guarantee" experience matches that of Steven M. and our overall experience was similar to Merina S. Additionally, I completely agree with points #1 (took poor notes), 2 (took few pictures and few were included in the report) & 3 (the report we received was unorganized, unclear and uninformative) made by Tommy Z. Mr. Polo's response to our refund request: "as is clearly states on my website the 100% satisfaction guarantee Pertains to Home Inspections NOT Pool Inspections. It clearly states, if you believe I have not performed a thorough inspection according to the NJ Home Inspection Licensing Act and Standards of Practice then my client would have to say that At The Inspection and therefore you would not receive a report or additional lengthy responses from me." -Aside from this information not clearly being stated on his website and apparently not applying to pool inspections, this response is fundamentally flawed. The product/service we're paying for is the report. How can a consumer make any assessment of satisfaction without first seeing the product/service (i.e. the report)? Finally, I predict that one of Mr. Polo's responses to this review will be that he does not know who I am, as he tried to state this several times in our emails. His "logic" is that my wife set up the appointment. For some reason the concept that my wife and I are a joint entity and are collaborating on this pool inspection is somehow confusing. Oh and of course Mr. Polo and I did meet at the beginning of the inspection and again at the end. I had to step away for the home inspection, but checked in and my wife was present the entire time. It is unfortunate that I had to write this review, but I hope others can avoid having such a negative experience while going through an already stressful major life event like purchasing a home.

Choose a different inspector. First, our entire basement ceiling/floor system was contaminated with a light fluffy mold. It was discovered by another specialist after our home purchase. My husband remembers asking Simao what it was during the inspection, and he said the basement was so dry it must be dust. The remediation cost us $16,000. Today, we had an HVAC company come out to service our boiler. Simao had told us during the inspection that it was old, however we could expect to get at least 1-2 years out of it. Our HVAC company immediately told us our unit is not even safe to use and needs to be completely replaced. This will cost us at least $10,000. After purchasing a home, these types of surprises are the last thing you need. Do yourself a favor and go elsewhere - please.

For example, the water heater in the house we were buying was a direct vent. Even though I knew what it was, I asked the inspector anyway because I knew he didn't know what that device on top of the water heater was, the inspector told me the device makes this a "high efficiency water heater" which was complete bullshit. When we were in the attic, he admitted to me he didn't know a lot of the stuff I was asking him. They couldn't get the scope into the sewer line. He didn't want to open the crawl space and go inside. Do yourself a favor and use another company.
