I've never written a review for a landlord, let alone a positive one, but Pure has earned it. I've been renting from Pure for over a year and unlike every other landlord I've rented from all across this great state, they respond to maintenance requests in a timely manner and they actually resolve repair issues instead of cheap temporary fixes. I feel like the reviews by people who've never actually had them as landlords should be removed, I can't figure out why their score is so low on here. Very disappointed, the right hand does not know what the left hand is doing. Called for a replacement of a refrigerator many times, maintanice man said it had to be replaced, I did not hear back. I finally had to go to the office. Excuse after excuse. When you call I think it is an answering service, they said make a ticket, I asked him to make a ticket he said make a ticket on and on. Be careful giving them your personal information. Untrustworthy for the renters. If you're renting and your property management company automatically enrolls you in an RBP (Renter Benefits Package) -- push back immediately. Be very persistent, get everything in writing, and clearly state that you do not want it. In my opinion, it's not beneficial at all. Everything included in the RBP can be obtained for free elsewhere. I genuinely believe it's a scam. My experience with Pure Property Management has been, quite literally, the worst. I feel they crossed serious boundaries by using my personal information to report to credit bureaus without my permission. Even though I don't have any negative marks, I never authorized this, and they act like it's completely normal and legal. They have repeatedly refused to meet with me in person to go over their policies, and they won't clearly send them either. Instead, they hide behind emails and generic responses, clearly drafted with help from their legal team. In my experience, their policies change often, and renters are not informed when they do. It's somehow on the renter to constantly follow up and keep track of changes -- which is unreasonable. They do not work with their renters. In my opinion, they don't care, they aren't transparent, and they make things intentionally confusing. I believe they rely on sneaky practices to make quick money -- like automatically enrolling renters in the RBP and charging for it. They later changed the policy to allow renters to opt out, but never properly informed anyone that this was an option. Personally, I call it the "scam package." Based on my experience, I would avoid Pure Property Management at all costs. read more

PURE Property Management is a poorly manage firm. They rarely answer their phone and the people who work there offer conflicting information once you do get to speak to someone. Their application fee is steep at more than $50, plus they require a pet background check which was a joke for an additional $30 fee. Then if you have young adults living with you, anyone over age 18, they must also pay the steep application fee on a per person basis. If I could give them a -10 rating I would! I can't tell you how many new associates/agents we have had since our other rental company retired. They keep raising the rent plus have now added rental insurance of their choosing and some other fee for $50. Not to mention if there is an issue it takes multiple calls and weeks to get anything done if you're lucky. Very dissatisfied in this company. Filled out application to co-sign for my daughter for a home to rent in Rohnert Park. Application was submitted and reviewed and they said all was good. Just waiting for pet screening. Many calls and emails were unanswered on the status of our applications. Maila said they were just waiting for the pet screening and we could finalize everything. Well no answer so today a WEEK later we called 3 times and the last phone call we were told we are declined. I am furious we waited a week to be told when the results were in last Tuesday. As a property owner, I have found Pure to hide behind a lot of "procedures" and to be unable to adapt to either my needs or the needs of tenants. I think I have more experience, as a renter and landlord, than everyone at Pure combined (I know that is a stretch, but that is sure how it feels!). Anyway, I have a lot of experience, on both sides. We also had a terrible experience with Pure Property management. They failed to bill the first tenant for most of the damages as they were litigation paranoid. They did find us a great second tenant which we had to give notice to after 15 months as we were moving back. It took 3 months to repair the items that had needed to be taken care of despite having a 5 month notice and full access to an unoccupied rental for two months. The repairs, including cleaning were done after we complained and inconveniently in the process of moving in. The management team changed hands about 5 times in 2.5 years and no one took care of us as owners or took care of the great tenants, which I discovered from our neighbors. Also the team they use for repairs is excessively expensive. They also never notified the gardener or pool service that their service was no longer needed when we moved back. read more

We rent from Alliance and then Pure Property when it changed hands. Both Friendly and Professional. Smart. At all levels of management, Pure Property has been great. The online portal for payment & maintenance are also well done. I see some mixed reviews as is not uncommon. I think once communicating on phone or in person the issues, things, etc... get done. Realize there are people with different responsibilities dealing with lots of people. It may take a little work and time to get the right person and agreement. Remember we are all dealing with our issues. Be extra kind. All in all, fixes needed are done very quickly and professionally. They accommodated a change in our contract to add a Section 8 which was Fantastic. Now Crossing fingers for the owners selling this rental so that we can keep our place. These people are crooks. They will blatantly steal from you. DO NOT do business with them in any shape or form. For reference, I have perfect rental history with zero late payments and have always left the units in the same condition as move-in. Where to begin? We had a drug addict, psychotic squatter living in the unit across from our front door at the Brush Creek Rd apartments. He would bang on our door and scream and would threaten anyone that approached our front door with knives and various weapons. We made several calls to the police and filed formal police reports. He also shattered the laundry room window. We called PURE property several times and provided all of our video evidence and they did absolutely nothing to remove the squatter. Meanwhile he's threatening all the other residents and vandalizing property and smoking on the property. Then upon our move out, PURE property is refusing to return my deposit (big surprise). Their claims are unfounded, and they are yet to provide any documentation or evidence or explanation for why they are stealing my deposit. Meanwhile, I have provided photo evidence of the condition I left the unit as well as documentation of the garbage being picked up by Recology. I beg you to please not rent from this management company. BRIANA S. is as vile, crooked, and corrupt as they come. They are stealing from low-income families because they know they are usually in a desperate situation for housing and do not have the resources to do anything about the theft. Please Please do not hire this company to rent or to manage your investment home. The operations manager is horrible (Mike) and they will steal your money. I hired them in March of 2025, and I had nothing but problems with their staff since day one. They never call you and they do everything by text, and you always talk to a different person. Most of them do not talk to each other, so you are always having to explain the entire issue all over again. I kept telling them that I need them to communicate with me and they never did. Instead, Mike cancelled my contract and basically stole my monthly rent that was owed to me because it was money that my tenants had paid Pure for the month of June 2025. When I talked to Mike about the money, he told me that the whole rent for the month of June 2025 was for fees for them cancelling my service. I am now suing Mike and Pure for refusing to pay me the money that is owed to me. I ask anyone to be aware of this company (Pure Management Company), they are everywhere and the one that I hired is in Temecula, California. Please check out the company's reviews for yourself and you will they have really bad reviews. I am happy to share the experience that I have had with Pure, so you know what kind of Company they are. Do not rent with this agency, they're greedy backhanded snakes who just want their application fees. They don't care about their clients or applicants one iota. They lost the keys for the first property we applied for only to have somebody else get approved before us. And when we did finally get approved for the house of our dreams, the landlord changed her mind because of their mistake in the ad saying "dogs were okay" just to end up getting the rug pulled out from under us at the last minute and having somebody else with an even bigger dog get approved. The whole process left such a bad taste in our mouths that we will never do business with Pure again. They're shady, they're disorganized and totally unprofessional. Pure took over my property management company in January and their presence was immediately known... Or should I say lack of presence. We had no employee on site for 5 months. Regular maintenance of common areas came to a dead halt if it weren't for Tennants (paying $2,100/month) picking up the slack. There was one week of heavy storming that caused the electrical pannels housing 2 buildings fire alarms to malfunction for 4 days (as indicated by a constant beeping noise) several of us reported the issue as an emergency but were ignored by the call center in Ohio who seemingly didn't have a button on their computer for "emergency electrical problem". When we finally got a "property manager" she sat in her apartment collecting her check because the grounds continued to be ignored. The one time I spoke to Jaidene James about some bad neighbors who I had caught peeping on me; her response was to tell me "it's in the courts"... Little did I know that meant Pure would systematically clear 4 building Totalling 32 units with an unlawful 60 day notice claiming to do work even though they hadn't even pulled permits! including some work they called 'etc' whatever that means. The pitiful amount of money they offered us to relocate wouldn't cover security deposit at a new place, we didn't see it until long after it would have helped us relocate, and we would not recieve it without signing away our right to return at the same rent after the work was complete. In addition they charged me a prorated rent on a building they themselves declared unlivable. Landlord's have a right to renovate their property but in one fel swoop these people displaced AT LEAST 32 families who are facing homelessness and relocation out of the County and state. This complex was considered affordable mostly housed low income families, section 8 and seniors. If pure comes sniffing around your home, expect them to kick you out so they can hang new lights, paint the walls and upcharge 30% on the rent. Absolute slumlords, I hope anyone who works for PURE struggles to sleep at night because they absolutely deserve it. It's companies like this is that cause and perpetuate the housing crisis in California. If you are a property owner considering PURE, DON'T DO IT. These people are arrogant and their lack of regard for Tennant law is going to catch up to them. read more

My latest experience with this company has been horrible. I've been talking to Jaidene and Giselle to help resolve the issue but it's been almost 4 months already. It started off in mid December where there was a minor leak in my bathroom. It took them two weeks to get a plumber to take a look, and in that time a huge bubble formed in my bathroom and mold everywhere. This turned into them having to close off my bathroom to tear down the walls, which they found more mold in my kitchen. They ended up closing off my bathroom and kitchen, and in the meantime gave me a different unit to use which would've been fine if the other units bathroom and kitchen worked properly! The sink was dirty and had hair in it and wouldn't drain and I found mold in the fridge! I told them about the issue and 3 months later still has not been fixed. Also during this whole process my electricity went out and they told me they can't fix it until the repairs are done so I've been living with no bathroom no kitchen to use and no electricity. Also keep in mind the unit they gave me is across the whole complex so December-March they expected me to walk in the pouring rain for my basic needs. I tried calling them, no answer. I tried emailing them for help, which either they would ignore me or take a week to reply. I've mentioned meeting in person multiple times which they won't answer me. Finally tried to go into the office to talk but surprisingly they weren't there and was told the best way to get ahold of them was through email... which at the time had emailed them already and a week had passed by with no reply. I even talked to the 3rd party that's been doing the repairs for my apartment and even they said they sometimes don't get a reply so no wonder why it's taking so long to fix everything because they tend to not be on top of things. read more

I would not recommend Pure Property Management to anyone that's an owner or going to rent . I was not informed about anything on the lease and wasn't given a lease until last minute which is incorrect I had no one explain things to me about their resident benefit package which is not good and their concierge they charge you for and they're moving fees they charge you for . Internet they charge you for that and I am still trying to get it off my bill I've opted out of everything except they won't let you get away with opting out the whole package we shall see when I get an attorney . People have been rude to my daughter I got put in the hospital the second day I moved in because of pot smell coming through the vents and it makes me swell up I have respiratory problems and my fridge was out it by the time I got back from hospital I reported the fridge two days later they finally turn to work order in and under their RBP there's 24/7 maintenance that didn't happen it took till the 14th of July from the 1st of July to get it fixed and I'm still waiting on another repair guy to come out and replace the seals I've lost all my food . And they won't replace it and I just replaced my food . I don't need filters I use my own I have my own insurance I don't need your $1 million coverage I have that already I don't need a boost in my credit cuz you would report it anyway one time of year maybe I don't need rewards like a little $10 gift card no thank you and they want $25.99 a month just for those three little things and you don't use them they're double dipping they have hidden charges and they've been rude to me rude to my daughter and they communicate not at all not at all read more

If you're out-of-area, don't even consider this company. They take applications first-come-first serve, and don't consider an application complete untill you've viewed the property. So if you're unable to tour a property the day it goes up, you're shit out of luck and will never be able to rent from this company. If you're out-of-area, this company will not rent to you. They don't state this of course, and let you figure it out in your own. I've tried waiting untill the weekend to tour, no luck. I've tried sending in an application first, they won't even look at it. Don't rent with them. They will do the absolute bare minimum. They don't care about you or anyone who rents through them. Imagine paying rent to live somewhere with no working heater, and their solution is one space heater. Most mornings it is 53 degrees inside. A space heater isn't going to heat an entire ouse to 70 degrees (per CA rental law). You might get lucky it you have multiple or have the space heater on for hours; which will then raise your electric bill tremendously and is also a fire hazard. Also, offering a space heater isn't then an excuse to leave your renters with a broken heater for 22 days. read more

Warning to both tenants and landlords DO NOT USE PURE PROPERTY MANAGEMENT!! - March 2023 we rented this beautiful house, upon moving in the fridge was broken, dishwasher was broken and full of mold the house had fleas( for the fleas they sent an exterminator) . We had to use ice chests for 2 months while waiting for a new fridge. - On April 2024 we got a letter to move out because the landlord was moving back in town, we called pure property management multiple times, they refused to give us references so it was almost impossible getting a house we were literally almost homeless. - On May 20 I messaged them saying that we have officially moved out and would like a walk through once again no one responded back to me until a week later but they refused to do a walk through with me and asked that I drop the keys to the office. - August 18th I received a letter in the mail saying, counters and bathroom were not clean and some other minor issues like the light fixture and air filter need replacing. They have sent me a bill of 560 that I have to pay in 15 days or they will take me to collections and take legal actions. The email was from the legal team. read more

LkI applied as a co signer for my son on a rental. I have no issues with my credit and debt to income is not an issue. They denied the application,Sent a form letter with the decision was based on report from Trans union. I have a excellent credit rating, and I reached out to Trans union,they saw no problem. The staff at PURE couldn't explain when I asked about my income. They don't communicate well when pressed for details. I feel that they really don't do anything to help and just pass the buck. read more

They can take more than six months and multiple follow-ups and even after that will not bill tennants correctly and continue to charge their fee to landlords. Possibly the worst company I have ever dealt with. Put drug growers and dealers in my home as renters, when asked to check on they said they went in and all was great. Then charged me above and beyond any profits for the year to clean up the mess left by their choice of renters. When the property was vacant the company had two people look at it over the course of 4-6 weeks. Once I fired them, I was able to rent at a fair market price within a week. UPDATE: Since writing my original review I have established acceptable correspondence with Jenny at Pure PM. She is dedicated to resolving this issue quickly. She has made more than one attempt to contact the unauthorized tenants and lease holder. Jenny is doing everything within her legal authority to remedy the situation and support her aging clients. Jenny is the reason I am changing my 1 star rating to a 4 star rating. When a final solution is achieved I will find great pleasure in again changing my YELP review to a 5 star rating. Original Review: This property "management" office has allowed unauthorized tenants (a construction crew of 8 men NOT on the lease) to move into the property of an elderly couple. The couple in their 80's have paid Pure Property Management to vet and manage their nest egg. The home is currently inhabited by 8 unauthorized tenants while the qualifying lease holder lives off premises. They have moved trailers, construction grade equipment, damaged vehicles, trash, work vans and large compressors onto both the driveway, street and adjoining cross street. This "management" company has not handled the situation causing great stress to our former neighbors who need to rent this home in order to have the income they need to survive. I have contacted Pure Property Management's North Bay office and upon a successful solution to this egregious conduct I will update my review. Until then, this accurate review remains. read more

I used them for close to a year after they acquired or merged with Hills and Homes. My experience was night and day after the switch and I recently took the management of two properties away from them. I found them unresponsive to emails and phone calls and very slow in handling tenant move-outs, including coordinating repairs that were needed to prepare the houses for new tenants. I now manage my three rental houses myself and use the property listing service on Zillow, which has worked great for finding and screening prospective tenants. read more

Very happy and satisfied at Pullman lofts! Chris, the property manager and Jerry from maintenance at Pullman lofts are incredibly helpful from a-z. They are quick to fix things and always respond right away. I've had issues from the a/c not working and plumbing issues and they worked on it as soon as possible. Even the process to rent was extremely easy, Chris took the time to facetime me as I come from out of state! If I could rate them 0 I would. Do not try to rent from Pure Property Management if you are a Moor or refer to yourself as Black. I tried renting 2 homes on Mark West Springs Road since November 2023 and keep getting the run around despite being more than qualified. After advocating for myself they finally approved me for the home the last week of March 2024. The email and phone conversation with Erika told me congratulations on being approved and that Conchetta Flemings would be contacting me with the final steps. This was on a Friday. I waited the entire weekend to hear from Conchetta, no contact. The Monday came and went still no contact. The Tuesday morning I called Erika H again to let her know that I still haven't heard from Conchetta. I was told that she should be contacting me soon. The following Wednesday I received an email saying the home is no longer available, mind you, I was told that my application was the only application they had received for the home on Mark West Springs Road during the 2 final weeks in March. I called Erika and ask why did I receive such email after they had already informed me that I was approved for the home. She said that when she inquired with Conchetta she was told that they are removing the home from their website and it's no longer available. I needed a home for my daughters and I after months without a home so I had to settle for another home through a different property Management. My intuition told me they are being discrimatory towards me so I check their website daily to see if they would put the home back up for rent. I received a call from Erika on April 4th asking me if I got approved for a home yet through the other property management I mentioned to her I had also applied to. I told her yes despite them being my 2nd choice and the pure property home being my 1st choice. She said ok and hung up after I ask her to refund my application fee. It is now 830 am on April 5th and I look on Pure Property Management's website and they have now put back the home I was approved for and was told is no longer available on their website. What I gather from this is that either Conchetta or the landlord for the homes on Mark West Springs Road are racist and biased. It is not right what they have done to me! read more

She's was very helpful with my move in and move out for a rental property with the company , super responsive in all my emails, and any questions I've had were answered so promptly and professionally. Really bad honestly. We rented with the company for multiple years and had a very hard time getting a hold of anybody. We live downtown and a lot of homeless people frequently walk by and our bush in the front yard Had rats and so we asked that they take a look at that. They ripped out the bushes and found human feces in it and rat poop and tons of cockroaches. When we found cockroaches a week later inside of our laundry Room they had someone come out and then denied to pay the $300 charge because they said it was our fault. Our home has been clean and spotless and we did not have any problem with bugs until the front was ripped out. They are incredibly unprofessional when trying to get a hold of somebody , I have called today over seven times trying to get a hold of anybody who can answer some questions. We are moving out and would never rent from pure property management again. I will also note that we paid rent early if not on time every month of living here and only requested Maintenance twice. We also asked that our toilet be fixed because it was constantly running. It took the same maintenance person coming out three times and the problems still occurred. They did not offer to look at our water bill or Assist in anyway monetarily. Again, I would never rent from them again. read more
