What became obvious is that we were dealing with a person who has no problem telling a "little lie", who has little regard for the buyer and is quite comfortable violating FHA, FANNIE or FREDDIE policies if it benefits her seller. She will even reveal her "plans" to your lender if they are willing to let her do her thing. In our case it was quite simple; she put in an addendum for "rent back" that exceeded the timeline for taking possession, never discussed it with any of the buyers and then lied when she said she had discussed with one of the buyers and got their ok. That never happened and we walked away from making an offer accompanied by a deposit. Just for the record, the mortgage was already approved at the underwriter level and the LTV was to be less than 50%. We can't help but wonder what kind of "story" she spun for the Sellers who had verbally agreed to a price $13K over the listing price. They may never know the TRUTH!
