After all of this had happened. I felt like it was some kind of unconditioned with sibling such as metaphorical kind of way. After a while, I started to see Dan, he showed up and showed him around. He explained how it work between with any Property Management and the owner while requesting for any work repair. There was one lady whom suppose to work with me named Stephanie (long story, but let me make it short simplifying thing), she mentioned she talking with owner for the past approximately 4-5 months , therefore no result. That how I was about to get Dan which I finally meet him. He fired that lady, Stephanie, then got another person. That all good. I rather reach out to Dan for any quicker responses. He is the main person. So, things happened, got things settle, and made a good deal for me for one month. It wasn't a bad deal and got most of the thing fix like ceiling fan in living room, replacement 2 fans/light upstairs, fix heather, eh, it was all taken care off. Alright then, that my simply journey story. I end up staying another year but more likely stay here 3 more year for the kids school. All that thing being happening, henceforth one I recommend go through it, however always get Dan or each out to him. Someone might help, but he is the one you actually need to take things care of. Scammers be scamming. They took over $800 from the security deposit even though I did everything on the list that they wanted me to do before handing the house back. I even vacuumed and mopped the floors, cleaned the countertops, cleaned the baseboards. I even patched all of the holes that were left by previous tenants and painted over them. I have applied for a property to rent through this company and the person helping me, Zachary is not a person that wants to help at all. We have sent all he asked for since 08/14 and everytime i email him, he never answers. When I call all he says is that my application is pending, that he has to review it and then sends me another email a few days later saying that he is missing some things which we have sent to him since the past week. We have checked and triple checked everything and we have proof of what and when we have sent all the info required. So far we have no answer on our status. It's absurd!! It's like he is stalling on our application on purpose, but why ?!! Is it because my husband is Latino??!!!! I have emailed him a few times asking if he has everything he needs from us, or if he needs anything else and he never answers. I've called 4 times today to his extension and he never answered me. What's going on ??!! Even he said it takes 1 to 2 days to review everything. It has been 4 days, not counting weekend. Very disappointed and frustrating!!! And knowing that the owners of the homes trust these people to rent these homes for them and yet it seems like they are not wanting to have it rented. This is my first time using a property manager, and it has been great so far. They were much more timely and responsive than others I had reached out to, which is what prompted my initial decision to go with this company. The responsiveness has not changed one bit since I started working with them. Dan came out the same week to take pictures and put the property on the market. They screen candidates thoroughly, and kept me updated on the timing and process. To me, it was definitely within a reasonable amount of time to find a renter, but even then Dan made sure I understood that thorough screening may take longer, and it's more important to find a good paying tenant. Everything is really easy and clear, and statements are online and emailed, direct deposit into the account. Boom, easy. The times where the tenant had any concerns, they emailed me and was able to take care of things quickly with my approval. I opted for the more expensive service that includes eviction protection, and Dan has not charged me for it since the eviction memorandum is still in place and it wouldn't make sense to charge me for a service I am not using. So he's definitely got your best interest at hand. I would 100% recommend Ferguson Property Management for any renting needs. Worry free, hassle free, just a great experience all around. read more

It went good for a while. A tenant stopped paying during pandemic. I understand things were complicated at that time. But this property management's handling was totally a disaster. They wouldn't follow up with the tenants for update, and mislead us on when we can start the eviction process and it started few months late. The law firm they worked with was un cooperative and they filed the papers wrong which added another 3 months time before eviction notice was served. We found that the tenant had caused a lot of damage to the property, and Ferguson PM charged a lot of money to get it fixed. Finally we moved to a different property manager and found some of the repairs we were charged was not completely fixed. read more

Worst property management I have ever had the displeasure of dealing with. I have had major issues with the unit I am renting for months now. Windows and doors are cracked and are not secure. (Cannot close properly) The hot and cold valve in bathtub is switched and the walls in the bathroom are coming apart from the tub causing gross soap scum. Kitchen, bathroom and tub are constantly clogged. The outlets are so bad and the electricity output is so outdated that we can't use the coffee maker and the toaster at the same time. A plumber came out and told me that nothing is in proper working condition and it needs to be fixed before things get worse. Who are they going to blame? I have called Dan from Ferguson multiple times, written a formal letter, and left messages and still to this day..... I have received no response or communication. Not just rude and disrespectful, but downright unprofessional! However, this company seems to find enough time to cash my rent checks that are mailed and paid on time. In my opinion, landlord and renters: Stay away from this slumlord property management!!!!!! Edit: This will be my last attempt at a reasonable resolution before I file a formal complaint with BBB, California housing and Wheatland code enforcement. read more

I wrote and left voice mail inquiring about the fees and terms for a rental property. The only response I received was via a text message advising me to take a tour in order to obtain an answer. I responded the text and indicated in a voice mail that I live 2.5 hrs drive away. If I cannot obtain a response to questions that could help rent the property, how could ANY renter expect professional and expedient responses from them when something goes wrong with the rental property? The worst experience ever. My wife and I filled an application for a potential residence we were interested in renting considering our lease is coming up. We submitted all the proper documents and meet all of the asking criteria. Apparently they go through a third party firm (Check Point) to verify credit history, employment, and rental history. Apparently they were unable to verify our rental history although we've been with the same property management company (Invitation Homes) for the last 7 years. Now I find it odd that we paid $100 for the application fee for The Ferguson Group to provide a service that their 3rd party vendor was unable to provide. So we received a letter stating that we were disqualified for the property because the vendor was unable to perform the task asked of them correctly. I called The Ferguson Group to express my concern and the rep and the supervisor were rude and kept saying it's not their fault and hung up on me. I beg to differ. If you hire a company or work with a company who is suppose to work on your behalf they also represent you. If this company is unable to perform or obtain a simple rental history then what are they there for. This place is a joke. So not only were we disqualified no error to ourselves, but were out $100 bucks for a service that was not properly provided for the rental history. I have never been so shocked on how a property management treats people, first we applied for a house and my grandson is 19 yrs old and lives with me as I take care of him. Rule is anyone over 18 has to do an application and every application is 45.00 so we did that only to be told that since my 19 year old grandson will be dropped due to not having any rental history. I admit I was taken back with how she approached this and I was a little upset I asked her how many 19 yr olds she knows with rental history she asked if I was his mom I advised I am the grandparent that cares for him and does she know how many grandparents raise their grandkids these days. she said she would talk to the property manager I thanked her and advised we would go to the bank and turn in bank statements . we turned in 6 months of bank statements and I emailed her asking if she received everything and my daughter called her and left a message and she never responded to either of us. couple of days later I get a email saying the property is no longer available with no calls or emails to let us know that passed us by. I have never had a rental company treat people this way . As a grandparent that has raised her grandson I speak for all of the grandparents that are doing their best raising these kids and helping them succeed in life and no rental company should not acknowledge that. read more

Please do not rent from this company. I rent a very nice condo in Folsom and pay a premium rent. But Ferguson has been in violation of code twice in the 7 months I have lived here. I have had to contact lawyers, Renter's Helpline and the Folsom Code Enforcement agency for basics like heat and hot water. When I ask for urgent repairs they say, "The owner insists we use a home warranty company." And those companies have been slow, difficult to schedule, unresponsive, and usually unable to fix the problem. So, Ferguson is just passing the buck. In the meantime I'm on day 9 of no heat or hot water with the Code Enforcer on speed dial. Go anywhere else. read more

Very bad experience...I am not a tenant or a property owner. However, I recently applied for a property listed for rent by Ferguson Management. The staff member who showed the house (I did not ask her name) was very rude. I believe in always being friendly and making sure to smile when asking questions or working with someone. So I know that my approach was gentle and professional. She would not look up from her phone when conversing with me and seemed very annoyed. I wrote it off as her having a bad day. After, when I was attempting to contact Ferguson Property Management in regards to my application, it was very difficult to get anyone on the phone. Long story short my application was denied as I did not have any previous rental history. No big deal, however, I did reach out to them to explain my lack of rental history and to inquire if my other strong assets (credit, stable job, savings) would suffice for lack of rental history. I was not aware of the Federal Fair Housing Act and that it would not allow for them to accept the assists in lieu of rental history. Again, no big deal, these things happen. However, when I was attempting to contact them regarding the inquiry, I again could not get anyone on the phone. I had called three times on Monday morning (with an allotted amount of time in between calls) when I decided to try something. I called again from my work cell (different phone number) and the admin assistant I had been working with befanswered right away... I have no choice but to assume that she recognized my number the first times I called and ignored my calls. Very very unprofessional and disheartening. I'm new to the rental market and it's disappointing to think that this is how potential tenants are handled. **Update** Please see below for the owners response to my review of my experience with this company. I've been a renter from the Ferguson group for the last 6 years! I'm happy to say that they have always been prompt on any resolving any issues that I've had. I have rented from other agencies in the past and I've never, ever, had this level of service! Did I say ever?! I do treat this home as if it were my own and likewise any small repairs that I can handle I do so. I've sent in receipts for parts and not charged for labor and they happily credit my account. I do have to disclose that I am also a vendor for TFG. I supply and install flooring. Mind you this relationship did not start until approximately year 4 of me renting here. So for the past 2 years I have been servicing their customers in the same manner as which they have serviced me. I would expect that their clients and tenants would demand the same service as I expect. I have also referred my friends and customers to TFG. I had a friend that had a rental property. It sat vacant for 3 months with the current property managers telling them "it wasn't a hot market". I finally told them to call Dan. They did and Dan had their property rented within 4 days!! Back to me: I had my air conditioner fail on Thursday morning 7/26 and let TFG know about it. I got a same day response from not only Corina at the office, but also the Howes company to schedule the appointment. They were able to come out next day 7/27 and completely inspect and address the issues. They not only sent a completely qualified contractor, they sent an awesome contractor. So I'm sorry, (really not sorry) that this review is long winded. I hope you can understand that this a personal and professional review of TFG. Dan does not reply to tenants emails or voicemails and just leaves people hanging, which is very unprofessional! The staff is friendly when you can catch them on the phone, but several of my emails/phone calls have gone unanswered or are just ignored by Dan, Aislinn, and Kaya. The impression I've gotten from Ferguson Property Management is that they are doing the bare minimum for tenants. My feedback to Dan and his staff is, DO YOUR JOB and reply back!
