I'd much rather support a small business than give my money to a big corporation. The customer service was definitely way better than dealing with a big company. We had one question when we got to the house and we had our own specific contact at Deja Blue who responded immediately. We also let them know that we had a baby and they made sure the house had a pack and play for us to use there. I would highly recommend this company and we will be booking through them again the next time we are in the Palm Springs area.

    Avoid this company at all costs…read more They "managed" two of my Palm Springs condos. In one instance, they allowed my condo to be sublet by someone whom I did not know and who did not have a lease agreement with me. The debacle ended in a nasty eviction and the loss of thousands of dollars. There was never any apologies for this disaster and they refused to take responsibility for it. I was baffled by their lack of accountability. Surely someone could have noticed that they had been receiving payments from "Tom" and suddenly "Harry," who is not on the lease, is making payments. But their "over promise and under deliver" motto disallowed them from noticing such things. In another instance, my condo became vacant and needed to be listed. It sat unoccupied with no interest in it for a month. When they sent an email to me stating that I needed to lower the price by $500 (a 25% reduction) for lack of interest, I became curious because Palm Springs is a fairly strong market right now and "no interest" in my condo sounded very suspicious. After a few clicks on my Mac I discovered that no one at Utopia bothered to take any interior pictures of my condo to accompany the listing. When I brought this to their attention, instead of being embarrassed by the sloppiness, Nicole, the manager, argued, talked over me, made excuses, challenged EVERYTHING I said. For example, when I said, "My condo has no pictures attached to the listing," she would bark, "It does, too, have pictures attached to the listing. Don't lie." So yes, it did have pictures....OF THE EXTERIOR. But no one is going to inquire about a property if they can't see pictures of where they will be living. But she dug in her heels and could not concede that a lack of inside photos was critical to a successful listing. Also, It was simply lost on her that, because my property sat vacant for that moth, I lost thousands of dollars. She wanted to argue that "technically" there were photos attached to the condo even though none of them were of the interior rather than say, "That is not how we like to do business, let me take care of it and we will all put in extra effort to get it rented." It was the polar opposite of a professional way to handle their blunder. If you are a property owner, be advised that Utopia does not understand they are handling an investment of yours. They do not appreciate that you have time, sweat, and money invested in your property. Go elsewhere. You will regret listing your property with Utopia.

I wanted to hire the best and decided on Ryson. Jason and Ryan are incredibly hard working. Sometimes I send emails in the middle of the night and feel bad because I know they will still respond quickly. Yes, they have a pre-set onboarding process, but I found it to be very professional. I wanted to open at lighting speed because I had been delayed so long with the pool construction. I bought a lot of things that just weren't needed like duvet covers that weren't white or pillow cases that were special and only in a set of two and those had to go. That was disappointing, but we didn't want sheets in the photos that were impossible to replace. It's better to have things done perfectly so your first guests will be 10 star happy and ours were. The consistent comments I get from guests are that the management company is quick to respond and resolve problems. From their website identify their properties and look at the reviews there and on Airbnb. Many of the comments will not only compliment the house, but also Ryson typically it's related to communication, problem resolution or cleanliness. I've had pool issues and after many months of dead ends, they helped me get to the bottom of the problem. With our city getting serious about neighbor complaints, I'm not worried because I know Ryson will be on top of it. We had one group during Cochella that was playing meditation music so loud that I got a call from the neighbors in the middle of the night. Ryan let them know that they would be out there right away and if he could hear the music from the exterior of the home he would immediately terminate the stay if the guests didn't comply. They were also protective to ensure the safety of their cleaning staff. It cost me money, but I respect that. If staff are treated well, they will take care of the home well. No management company is perfect. It's a demanding job with lot of surprises every day. We look at the house as a business. It doesn't have to be my way, it just needs to be safe, beautiful, professionally managed and provide our guests with a great experience. Adam is the broker, Josh and his team--who act as property managers, selling agents, and investors--sold us a property for over $800,000 that, after purchase, turned out to have a significant amount of unpermitted work. Shockingly, the property's value prior to renovations was under $300,000, and none of the extensive, unpermitted modifications were disclosed during the sale. Even more concerning, this was the agent's own property, got work done with unlicensed agents and denied ownership. The unpermitted work is not just a minor issue--it will cost over $100,000 to bring the home up to code. When we raised these serious concerns, neither Josh nor anyone from The Firm Brokerage took responsibility or even responded. As licensed real estate professionals, we expected transparency, accountability, and ethical conduct--especially when an agent is selling a home they personally own. Unfortunately, that was not the case here. Based on our experience, we cannot recommend Josh Rudin or The Firm Brokerage. I would highly recommend to not do any business with them.

Everything was clear, convenient, and efficient, no stress at all, which made a big difference during a very busy time. When it came time to pick up my keys, there was a small miscommunication on my part, but the property management team was incredibly understanding and gracious, allowing me to pick the keys up a couple of days later without any issue. After moving in, I noticed quite a few repairs that needed to be addressed, the kind of things you only notice once you start living in a place. I was a bit nervous about how the property management company would respond, but they completely exceeded my expectations. Every request I made was handled quickly and professionally. The maintenance team was friendly, respectful, and made the whole process incredibly easy. Now that I'm settled in, I couldn't be happier. They have guided our boards to do what is best for all homeowners, keeping the property in good condition and responding to unexpected challenges. I have recommended The Gaffney Group to other owners of other condos for the best group to manage their HOA and have given prospective new condos owners a thumbs up if they are purchasing an HOA managed by TGG. The staff has always been courteous and helpful. No challenge is solved in one day, however the staff has always been committed to finding a solution for me as an owner and for what is best for the HOA though the Board of Directors. The commitment to owners and the governing boards by The Gaffney Group is exceptional.

Forced to file bankruptcy and may lose condo, despite present ability to pay. My arreared fees are being paid to an attorney. Quite a bit of equity in great unit. Still plan to die here. Oh and that lawsuit: MCC HOA lost. Part - ongoing. Increased HOA dues. Same management Co., Gaffney Group. Can you believe this? Bob at 310-452-5687 texts.

They did not do a move- in walk-through. They did not take pictures before I moved in. They tried to charge me for two days rent when the property wasn't ready. When I moved out two of them showed up to do the pre-inspection. The property is only 400 ft.². There was no need for that. It was clearly an intimidation attempt. They checked inside the cabinets where my personal lingerie was kept in addition, checking things like the garbage disposal. Of course they had no idea if it worked or not when I moved in because like I said there was no move-in. When I moved out, they came and took all these pictures. But they had no previous pictures to compare it to. I had asked writing several times for move-in pictures. And I was informed that the Broker didn't want to give them to me. That's not really an option that's an obligation. Dave asked me what I needed the pictures for. Which was a complete idiotic question. Obviously I needed the pictures to compare what you want the unit to look like when I leave. Was never given any pictures. And never did they own up to the fact that there were no pictures. I have a good relationship with all of my previous landlords, including the homeowner of this particular property. They also, put in the lease, a $250 nonrefundable cleaning fee. Which is illegal. You can only charge what it actually cost and then you must show receipts. I made them take that out of the lease. This is the most unprofessional uneducated company I have ever worked with. I asked for the Broker phone number and left him three messages and was never returned a single phone call. An absolute nightmare of a company for a renter. I was also informed by the landlord that they were having a difficult time receiving their rent that I had paid early. My advice is stay far far away. Just read the response from the Broker. Which I'm not able to respond to. They're absolutely was not a walk-through with the move-in. I requested pictures several times and was told that you didn't want to provide them. I knew that you didn't have them because when I moved in the apartment wasn't clean and I had to wait six hours in my car for it to be ready at which point there was nobody there to do a move-in or take pictures. If pictures would've been taken prior to that that was not move-in pictures. As they were still food in the refrigerator and the place was filthy. You didn't do me any favors. The place was left spotless therefore there was nothing to charge me for is a cleaning fee goes. That was legally what you were obligated to do was to return my cleaning deposit. As it was completely clean. The owner was there to verify that. I stand by my original post. This is a horrible, horrible management company. And I reached out to you three times and you never responded once to me. At no time did anyone bend over backwards to do me any favors whatsoever. Let's get it straight.

    Rental Fees on Appliances???…read more We thought we'd seen it all in unprofessional property management, but these people give a whole new meaning to the words. We found a property we wanted to tour on Zillow and reached out numerous times to get it arranged. We could reach NO ONE in the Palm Desert office live no matter how many times we tried. Finally, a week later on a Saturday after hitting redial a dozen times, someone picked up. They told us they needed a rental app first *before* we could see it AND a fee up front. Never heard of that one before. We reluctantly paid and submitted the app, did a self guided tour (they wouldn't even come out to show us the property) and then when we had questions, they told us we didn't qualify via their monthly income requirement even though we had ample proceeds from the sale of a home in the bank, let alone enough income. We never heard back after that, so we demanded our app fee back and our bank returned it right away. Fast forward a couple weeks and I decided to reach out to the owner in the Palm Springs office. He said there must be a mistake and within a day we got a call from the PD office that we had been accepted no issue and received lease paperwork via email. We were perplexed. We asked to see the property again to be sure we still wanted it (also self guided), decided to take it and called the owner back with questions. He then explained that the person who "handled" that particular property was out of town and would be back in a week, but told us we'd be "renting the appliances" (refrigerator, stove, dishwasher, etc) for $30 PER MONTH and that if we chose to get a dog, we'd pay $50 PER MONTH in pet fees. Has anyone ever heard of RENTING APPLIANCES or paying MONTHLY for a pet instead of a pet deposit??? Still, we waited for the person responsible for the property to get back to go over it all with us, but we didn't process paperwork because we didn't agree with these random fees. Needless to say, we got one phone call from her (which we missed due to being on work calls/in meetings) and were never contacted again, even though we called back and requested to set a time to talk or meet at the property. The next week we were told the property was rented. Total scam and beyond a total waste of our time. We've been warned about these guys and now we know why! Be very cautious if you are considering one of their places. They don't pick up the phone and if you are lucky enough to finally reach them after repeated calls and emails, the story changes multiple times. We wonder if the owners of the properties know these guys are charging rental fees on appliances. Is that even legal??? Would NOT recommend!

We own property, but rent for convenience. We found a listing on Zillow that Xepco had so we tried 5 times to reach the office for a showing. No calls just a text 4 days later to go to the property and see the home they provide a combo #. We visited the home, liked it and began the chase to reach an actual person so we could put in an application. This is horrific, as 2 offices are listed and we went to each one but no one is there. They are ghost spaces and why, no idea. A text told us to go to a website, give all of our sensitive data, bank statements, background search ect for $140.00-They even contacted our partners in business. Seems legit so far, they must should have discovered we have no dogs, kids, clean as a whistle and a score of 800+, then they ghosted us. Then more wasted time chasing them for answers (2 weeks) they had us dangling. They don't call you...you chase them relentlessly hoping someone is there. Then today....a full 3 weeks later a text (of course) because calling people back is so difficult and time wasting just to tell us we were passed up. This is bogus, every one of my senses confirms this is one shady company. I'm lucky, because from what I have read XEPCO has a very bad name and should be avoided. John Xepoleas is the supposed owner. He should be ashamed of himself and treating people like this.
