I have no problem with PPM here at Vista Montana. We elected a HOA board to take care of decisions and problems so we residents don't have to think about it. If the board is satisfied with PPM then so am I. I enjoy Rebecca we talk about our families,the weather, our health and everyday ups and downs. Each day she has to listen to residents problems,questions and concerns..She is very knowledgeable and takes care of everything she can. However, sometimes she can't. It may be out of her jurisdiction or behaps most likely a problem for the state county or city. Very often it is our own rules and regulations . She is not picking on you. Over the past two years, I have submitted more than 35 written requests for HOA records, including financial records, contracts, election records, governing documents, and other association records. Many required repeated follow-up, and some requests remain unresolved. There is currently an ongoing dispute concerning HOA election records and election procedures. California law gives homeowners important rights to inspect many association records. I encourage every homeowner to exercise those rights and verify information independently. Public records indicate that the management company's business information has changed. Before hiring or renewing a contract with any management company, HOA boards and homeowners should independently verify the company's current business registration, licensing, and business address. An active complaint regarding alleged inappropriate accounting practices has been submitted to the Riverside County District Attorney's Office. I agree, the quality of service is poor. I buy my condo, the plant directly outside my door, not in the common area pathway, when I purchased it over year ago, is the same plant and same location. It's even still in the Zillow photos. Now it's a violation with no picture as proof its in the common area blocking the path and my message requesting proof is still not responded to since August and they charged me $100. From the very beginning, this has been a poor experience. I was provided with illegible HOA documents during escrow. I called the PPM office three times during escrow with no response. After moving in, I had all of these gottcha's because I could not assess the viability of the rules and regulations. Just after moving in, I began the process to replace the landscaping and aged irrigation which required HOA approval. I went into the office with my plans. Rather than help me, they sent me to a web site. The site was very confusing so I called the office for help. Again, I called PPM multiple times with no response. It took 8 months to get a response to simple questions regarding the approval process. I went in person and paid my fees every month for the first 6 months. They deposited the checks incorrectly and charged late fees when nothing was ever late. I had to call their accounting department multiple times to get it fixed. I received an email about trash receptacles and all the community rules regarding trash. Clearly, they can send notices. Yet, when they were pruning Palm trees over my back fence, no notice was given. After reaching out to the landscape crew, they did come clean up the mess they made of palm fronds in my yard and flotsam in my pool. The community landscapers cut down one of my shrubs without my permission. After many emails they replaced it with a small shrub to replace a mature one. In 5 years, I will have a similar shrub to the one they removed. On a regular basis, the gardening crew is very efficient. Gabriel is very responsive to issues. Despite the snags with landscaping, that has been the best part. Even with mowing down my bougainvillea. My neighbor has informed me that the management is very vicious about negative reviews. I have included the positive. Not very much was positive. 8 phone calls without a single response does not reflect well. As long as you just send them money and ask for no service, they are fine. If you expect service, you may be disappointed. read more

Heidi Grasl, Gates and Maintenance, helped us replace a neighbor's gate key, replaced the battery and reset our gate key, as well as helped us with our gate codes. Heidi was personable and professional answering all of our questions and addressing all of our concerns. Heidi is exceptional at costumer service. Also, Nick Evans, Community Associate Manager Administrator addressed my email less than an hour even during a holiday. Whatever he could not answer he forwarded our questions over to Heidi. Have contractors in and out of our unit without our knowledge, large holes cut in the wall in our unit with out our knowledge, and unable to rent because of this. Terrible Accounting Department! According to PPM they received my payment 9 days after Wells Fargo sent it. Not just for one payment but for two separate accounts/payments due by the 15th of the month. This is the only company that I've ever had this problem. Of course this means a late fee of $10 per the billing statement. But it turns out that they not only charge you the $10, but also an additional undisclosed late fee for the "additional work" required. Outrageous!! Hidden fees!! This company does whatever it feels without regard for their customers. Poor communication. It took almost two weeks and several requests to get an answer to why they were charging two separate late fees. read more

I owned a home that was a part of an HOA managed by PPM, and it was such a horrible experience that I ultimately sold my home because of how unprofessional and downright rude the relationship was. One example is that my automated payments stopped being sent from my bank without my awareness, and rather than just simply calling me to give me the courtesy of knowing what was going on, PPM put a lien on my house. It was expensive, exhausting and completely unnecessary. (I see others' reviews sharing similar experiences, so clearly this is a company practice. What a culture to be a part of.) The owner was very much in bed with the board of the HOA, and I attended a meeting hoping to experience neutral moderating, but it was truly 'whatever the board president wants' instead. It's 2022, time to offer paperless invoices (they still send everything in the mail) and a small dose of human dignity and care. read more

If I could leave 0 stars I would. I never understood why people hated hoa's til I became a owner in one of PPM managed properties. I guess hoa is good for people that have enough time on they're hands to work on they're houses every weekend and bully they're neighbors. We had a storm that took a beautiful big tree out in my front yard. They told me I would have violations if I didn't trim it so I did. Thinking we were good I had been to my house in 2 months and come to find out the trim wasn't good enough they started charging me weekly $100. I contacted nick he told me if i jump on it the hoa he would see if hoa would drop my fees. Of course that didn't happen they actually charged me for the week i spent cutting it into pieces/ hauling it off and two weeks more after I sent pictures of the yard being perfectly cleaned up. My payments are $120 after waiting for hoa to decide on reductions or not lates fees, "violations" and monthly dues I have a $1900 bill in 3 months. They're system has been down so I'll probably get more fees shortly. Nick doesnt return my calls and talks to me like he could care less nothing I say matters hoa is in control and I need to pay up. I need a good lawyer if anyone has a recommendation I'd love to pay for justice that's a sweet investment. read more

The drain in front of our home clogged yesterday during the hard rain and the water was coming up onto our lawn. I called Personalized Property Management and immediately got through to the manager of our HOA. She said that she would contact their source for handling such problems and would get back to me. Within a few minutes she said that she had contacted her source and he would drive by and check the status of the water. The manager gave me her personal phone number so that I could text her with any concerns or updates even if it was after her normal working hours. The water stopped rising and all is well.
