    Once you have rented a property and sign lease...its great.... But after... Not so much... Very poor customer/client service.

It's not the individual service and responsiveness that it started working directly with Heather. I'm sure she's too busy but her staff isn't filling the shoes. Serious Issue - On 7/14/2026 I discovered that a lease was set to expire on 7/31/26 and no contact had been made with me or the tenant. First this shouldn't happen and second I shouldn't discover it. Since then it's continued to be poor communication and me pushing. Not what I want from my property management company. Oh and they do the Residential Benefits Package which lines their pockets and effectively jacks up the rent without a true benefit to the owner in my opinion. This alone wouldn't be the issue but the above and the communication style since is not working. No phone call, no assurances, no proactively keeping me posted on progress after I brought the issue to their attention. I had to give direction and ping for follow-up. That's their job, not mine. Turn it around group!

    First off they're so very "up to date" and "transparent" but then their website recommends sending…read moreVERY SENSITIVE PERSONAL INFO VIA UNSECURE EMAIL THAT IT IS WELL-DOCUMENTED THAT ALMOST ALL "FREE" EMAIL LIKE GOOGLE ETC. (WHICH MOST PEOPLE HAVE) SCAN FOR INFO THEY CAN SELL TO ADVERTISERS. I could never recommend them just for this one policy/ recommendation/ requirement. People have managed to accurately verify others' identities and histories without predatory and risky personal info practices for DECADES, and still can if they actually care about their neighbors and not just themselves and the owners. And are background checks done on owners? They can have violent histories as well, even if they have money or property, and be a security risk to their clients, and they have access to their HOMES AND BEDROOMS. And just because you CAN raise the rent hundreds of dollars upon lease renewal on a long-time years long tenant (that long because they pay on time and are good tenants) and up to the "market rate," and just because it is good for the owners' pockets and yours, doesn't mean its best for OUR COMMUNITY/ COMMUNITIES. You'd know if you spoke to even a couple of the single people, single parent families, other families, and elders, who I personally know, let alone the stories I just hear about over the last 5-8 years, who have been made homeless for months or even a few days or weeks because there's no concern for raising the rent in more reasonable increments that people might possibly be able to absorb over time... and keep being good and happy tenants! And boasting about 50,000 per year increase for landlords who don't actually care about their neighbors as themselves isn't a good look, especially when rents have TRIPLED in some cases in just 5 years... before that they were pretty stable/ rose maybe 5% a year on average for many years prior to that. But then at least you seem to actually repair things that aren't legally mandated, like the A/C when it goes out in mid-summer, unlike other common property owners I know of, so I gave another star. It's disheartening and downright infuriating to see so many people have moved here in droves from elsewhere, CLAIMING to embrace "conservative" values and then go on to clearly be ecstatic to just "get theirs" like almost every other "liberal" ever (I put both in quotes because apparently neither means anything such as truly caring what our Creator wants or what our fellow humans need and what benefits us ALL to build one another UP and to bear with ONE ANOTHER'S burdens so we're all stronger and more capable and resilient). I've been in multiple positions so I recognize comeuppance, the eagerness to gentrify and "make better" while actually pillaging (hello Garden City and Eagle and Kuna most recently) what used to be a state and communities that were a TINY bit affordable, especially for single moms and elders In particular. Regular people (also made in God's image though!) Could be your aunt or cousin, if not your child or parent. or do you think you and yours will never experience health or government problems or that your savings will never be drained or stolen by a desperate health challenge or divorce or abandonment or death or other person or a desperate government that's run up trillions in debt for us all while claiming they're needed and even doing God's will?

I add the perspective, here, that I do not come from Boise, and my previous renting/PM engagements have been in both MUCH larger, AND much smaller cities. It's worth reading on to see why I feel so strongly about IPPM's excellence, but if you see all the text below and your eyes glaze over, at least catch this: */"You are in excellent hands with these people - their aim is true, their consistency and quality of service is absolute, and there's only one name that I even consider raising when it comes to people asking for a referral for a PM company or landlords, in Boise - that's Idaho Premiere Property Management, and Sheryl Stans./* It's an unfortunate byproduct of today's "review first, ask questions later" norm that good work oft goes unrecognized. It's even more characteristic of the times renters live in - precarious times, as I write this in mid-2020, at the near-peak of COVID-19, with record unemployment and uneasy/uncertain living situations for those in the position of renting - to let great work - meaningful, empathetic, wonderful work - go unnoticed or unheralded.
