It's not the individual service and responsiveness that it started working directly with Heather. I'm sure she's too busy but her staff isn't filling the shoes. Serious Issue - On 7/14/2026 I discovered that a lease was set to expire on 7/31/26 and no contact had been made with me or the tenant. First this shouldn't happen and second I shouldn't discover it. Since then it's continued to be poor communication and me pushing. Not what I want from my property management company. Oh and they do the Residential Benefits Package which lines their pockets and effectively jacks up the rent without a true benefit to the owner in my opinion. This alone wouldn't be the issue but the above and the communication style since is not working. No phone call, no assurances, no proactively keeping me posted on progress after I brought the issue to their attention. I had to give direction and ping for follow-up. That's their job, not mine. Turn it around group!

    RUN AWAY from renting from these folks!…read more Our experience with this property management company was, by far, one of the worst experiences we have had with a property management company. I have worked with many property management companies over the years, and I have never experienced this level of poor communication, lack of follow-through, and what felt like excessive and unreasonable charges. Communication was a recurring problem throughout our tenancy. On multiple occasions, we specifically asked to be copied as co-signers on property notices and communications. Those requests were never properly addressed. It was only after a fine was incurred that there was any apparent attention to the issue. We repeatedly tried to be proactive and make sure we were receiving important property communications, but our requests were not taken seriously. The maintenance experience was equally disappointing. For two years, we repeatedly reported problems with the HVAC system and specifically noted that the upstairs portion of the unit was either too hot or too cold. Despite repeated requests, the HVAC issue was never properly fixed. Then came the move-out charges. We were charged $600 in move-out costs. The charges were for carpet cleaning, replacing a bedroom blind, replacing an HVAC filter, and removing a wasp trap. The charges felt excessive and disproportionate. $325 was charged for carpet cleaning. A significant portion of the remaining charge was for replacing a bedroom blind that was approximately a $20 item. We had already replaced the HVAC filter ourselves three days before moving out, yet were charged for another filter replacement (and we left extra filters on site). We were also charged for removing a wasp trap that was readily reachable and could have simply been cut down in less than two minutes. What is particularly frustrating is that we spent two years asking them to address an HVAC problem that was never properly fixed, yet at move-out we were charged for replacing an HVAC filter that we had already replaced three days earlier. None of this is about avoiding legitimate charges. We understand that tenants should be responsible for reasonable costs when warranted. Our issue is with charges that appear excessive, disproportionate, or duplicative, particularly when compared with the actual cost or effort involved. I have worked with numerous property management companies, and this company stands out for all the wrong reasons. From repeatedly failing to communicate with co-signers, to allowing a fine to be incurred without addressing the underlying communication problem, to ignoring a documented HVAC problem for two years, to imposing questionable move-out charges for relatively minor items, the entire experience was unnecessarily difficult. RUN AWAY from renting from these folks. There are plenty of professional property management companies that communicate, follow through, address maintenance issues, and treat tenants fairly. Based on our experience, this was not one of them.

    First off they're so very "up to date" and "transparent" but then their website recommends sending…read moreVERY SENSITIVE PERSONAL INFO VIA UNSECURE EMAIL THAT IT IS WELL-DOCUMENTED THAT ALMOST ALL "FREE" EMAIL LIKE GOOGLE ETC. (WHICH MOST PEOPLE HAVE) SCAN FOR INFO THEY CAN SELL TO ADVERTISERS. I could never recommend them just for this one policy/ recommendation/ requirement. People have managed to accurately verify others' identities and histories without predatory and risky personal info practices for DECADES, and still can if they actually care about their neighbors and not just themselves and the owners. And are background checks done on owners? They can have violent histories as well, even if they have money or property, and be a security risk to their clients, and they have access to their HOMES AND BEDROOMS. And just because you CAN raise the rent hundreds of dollars upon lease renewal on a long-time years long tenant (that long because they pay on time and are good tenants) and up to the "market rate," and just because it is good for the owners' pockets and yours, doesn't mean its best for OUR COMMUNITY/ COMMUNITIES. You'd know if you spoke to even a couple of the single people, single parent families, other families, and elders, who I personally know, let alone the stories I just hear about over the last 5-8 years, who have been made homeless for months or even a few days or weeks because there's no concern for raising the rent in more reasonable increments that people might possibly be able to absorb over time... and keep being good and happy tenants! And boasting about 50,000 per year increase for landlords who don't actually care about their neighbors as themselves isn't a good look, especially when rents have TRIPLED in some cases in just 5 years... before that they were pretty stable/ rose maybe 5% a year on average for many years prior to that. But then at least you seem to actually repair things that aren't legally mandated, like the A/C when it goes out in mid-summer, unlike other common property owners I know of, so I gave another star. It's disheartening and downright infuriating to see so many people have moved here in droves from elsewhere, CLAIMING to embrace "conservative" values and then go on to clearly be ecstatic to just "get theirs" like almost every other "liberal" ever (I put both in quotes because apparently neither means anything such as truly caring what our Creator wants or what our fellow humans need and what benefits us ALL to build one another UP and to bear with ONE ANOTHER'S burdens so we're all stronger and more capable and resilient). I've been in multiple positions so I recognize comeuppance, the eagerness to gentrify and "make better" while actually pillaging (hello Garden City and Eagle and Kuna most recently) what used to be a state and communities that were a TINY bit affordable, especially for single moms and elders In particular. Regular people (also made in God's image though!) Could be your aunt or cousin, if not your child or parent. or do you think you and yours will never experience health or government problems or that your savings will never be drained or stolen by a desperate health challenge or divorce or abandonment or death or other person or a desperate government that's run up trillions in debt for us all while claiming they're needed and even doing God's will?

This year in 2020 they changed their late rent policy…read morefrom the industry-standard fixed fee to charging 18% of your rent for being a single day late. Consider that on a $1500 a month rent you will pay a $270 late fee for being a single day late. We have rented from this company for over 3.5 years and only been a couple of days late once or twice and they refused to waive the fee even though it is a brand new policy. Consider for a moment what type of company and management/owners you would have to be to 1) think an 18% late fee is fair, ethical, or reasonable 2) refuse to give a long time excellent tenants a one-time waiver to continue a good relationship You can make your own conclusions but ask yourself if you really want to do business with this company. There are lots of property management companies out there, consider your options.

They are a smaller property management company so it feels like your working with people who care and are there for you. If I had property that needed to be managed, I would be working with them! I'm looking forward to our renter to management relationship with them.
