Updated Review - After 3 Years Living Here…read more After living here for 3 years, here's my honest experience. Pros: * Large large RV lots compared to most parks. * When you pay the whole yearly rent, it's cheaper. * Some staff work very hard, especially the maintenance lady who is regularly trimming trees, clearing brush, edging, and cleaning the grounds. Cons: * Management plays favorites. Rules are enforced differently depending on who you are. Some residents are limited to 2-3 pets while others are allowed to have several animals. * The park seems to come alive only when the owners visit. Suddenly everyone is wearing matching shirts and doing work that should have been done all along. * The lawn maintenance is comically done. The mower spends weeks mowing random sections instead of finishing whole yards. * They continue removing lots of landscaping. Yes, the sites look bigger, but all the privacy, shade, and wildlife are disappearing. * The volleyball court has maybe used once in 3 years. It's basically a litter box for strays. * Mail security has been an issue. I had mail disappear early on, and during my last 6 months someone repeatedly opened my magazines and advertising mail before it reached me. Management was notified, but didn't attempt to solve the problems. * They've been saying a swimming pool is coming for 4 years now. At this point, I don't believe it's ever happening. * The park keeps expanding by adding more RV sites (around 190 more planned) instead of improving amenities for current residents. * Activities are very very limited outside of a few holidays. * One office employee was often rude to residents, making negative comments about how people dressed and creating unnecessary conflict with people she didn't seem to like. * There's a $25 monthly utility charge added to the electric bill. Management says it's because people flush blankets down RV toilets, which doesn't make much sense considering RV waste first goes into holding tanks and the plumbing is only a few inches wide. * One thing to know, 85% of residents use the neighboring Cypress Cove family nudist resort for amenities because it offers pools, restaurants, activities, and recreation that this park doesn't have. This park has become more of a place to park your RV while spending time next door. Bottom line: This park has potential because of its large lots and location, but inconsistent rule enforcement, broken promises, questionable fees, and lack of meaningful improvements make it difficult for me to recommend after living here for three years. It was livable because we left on a bunch of trips yearly and did not stay home.

I'm comparing this location with the Sarasota location, which has many amenities and is well kept…read more The not so good: We were put in a spot that didn't seem to be completed. It was on shells rather than pavers. We didn't have a picnic table at our site. I've never been to a camp resort that didn't provide picnic tables at the sites. The pool was being renovated, which was not indicated on their website. We visited during spring break, so this is a terrible time to renovate the pool. The comfort station by our site did not have benches or hooks in the showers for your toiletries. There was construction being done near the entrance, and there weren't any signs providing a detour to get in. The clubhouse seems like it's a cleared out church space, full of tables and nothing else. The traffic in this area is horrible, but it is close to the theme park area. The good: the landscaping that is done is beautiful. The staff are very friendly and helpful. A picnic table was brought out after we complained. (I'm just surprised they're not already on the sites. ) The bathrooms are cleaned. The dog park, although small, is a great amenity for dog owners. There are several dog waste stations. They have planned monthly activities. It's doubtful we'll return to this one unless they make significant changes.

The latest instance was during this past week when hurricane Milton was threatening to be the worst hurricane to ever hit Florida. Many residents, including me, were outside preparing their trailers and other property for the storm when Dave rode up to my site on his golf cart and immediately started yelling at me. All Because I was parked on the grass and apparently "it's against the rules" only for me and my family though. His mannerisms were aggressive and he was extremely belligerent. Noticing the aggression from Dave from across the street, a short-term visitor of the park walked over to try to settle things down. Dave immediately turned his aggression toward him, and upon realizing he was not going to be able to bully this person, he immediately got in his golf cart and drove away. This behavior has gone on for months with this manager targeting me with so-called rule violations for things that other tenants are not being held to - so, essentially discrimination coupled with months of harassment. Keep in mind that in this particular instance there was a giant hurricane coming - which ended up causing lots of damage throughout the RV park - and instead of working to prepare the park for it, Dave was out driving around looking for violations and yelling at people. I'd like to add that myself and another spent our time going through the park flipping picnic tables and/or strapping them down to help prepare the park for high winds. If you like getting yelled at and harassed, this RV park is right for you. Me and my family are loved throughout the community and have made friends with just about everyone... and in doing so we have yet to hear anything positive about Dave. Most if not all the residents dislike him and complain about his lack of respect and tendency to "be in charge" We have complained about this manager for months, and so have others. I applied to live at the campground. The property manager called me and informed me that I did not…read moresign the bottom line so she could not authorize my background check. I asked her if I could authorize it over the phone she said no. I asked her if I could authorize it over email, she told me no. It was planned that I would come in later at the end of the week after my trip was over to come and sign the paperwork. Then she informed my boyfriend that he did not get approved to live there. So I called and I wanted my electric deposit back and to make sure I was not going to get charged for the upcoming month (since we never technically moved in, we were just paying rent to save our spot) and to get my $50 for my background check back because she told me they could not run it without my signature. She then informed me that she already ran my background check. I said that's really weird and shady because you told me you couldn't do it without my signature. And she was just standing on that she is not giving back my money because they already ran it. I don't even care about getting the money back at the principal is you told me that you could not run my background check and then you hung up the phone and proceeded to do it anyways. That is so unprofessional and the way the property manager handled it (I know if I say her name it's easier for her to take this review down but it starts with a K) I said, proceeded to ask the corporate number and she flat out told me no. Refused to give me a corporate number and then she gave me an email that is her work email. I think it's really shady that you're gonna act that way and then refuse to let anybody report it. I was about to stay at this campground for the next 1 to 5 years. And honestly, this must be a blessing in disguise that I don't need to be near that woman because even when I stayed her the previous year, she had a nasty attitude. I just hope this review helps other people protect themselves in the future because this company will dance along the line of doing illegal things behind your back. I had no problem if they had run the background check, the principal of this is that you told me you could not, hung up the phone, and then we ended it anyway without my knowledge. Update 7.12.26 According to their investigation and according to their " proper procedure" they " did not do anything wrong". If calling someone to let her know that you could NOT run the background check, informing her she HAS to come in to sign the bottom line, hanging up the phone and then proceeding to do the background check anyways is what this company calls "proper procedure", then I'm taking it as a blessing that my name will not be associated with a company that has such sketchy "proper procedure". An halfway apology does not seem genuine when you only respond through an online platform when I have complained. I asked for the corporate number and I was denied. I asked for a corporate email and I was denied. I'm glad to know you guys pay attention to your online reviews, and I hope you do better in the future when it comes to your "proper procedure"

Citrus Valley is a unique property…read more This is an all-ages, gated community located in the Clermont / Orlando area just off of route 27. Convenient location to all of the Orlando attractions. All of the lots are deeded and owned by the residents. There is no rental office. You can reach out to the lot owners directly that are renting their spots. We stayed on lot 135, it was super clean and featured a large shed and oversized gazebo. The landscaping was very nice. Our lot rental included water, sewer, cable and wifi. The property owner was super accommodating and did everything to make sure that we had a pleasant stay. The residents at Citrus Valley make this place very special. Everyone we met was really friendly. We were sorry to leave and we are already thinking about when we would like to return on our next trip to the Orlando area. While there we also asked for the MH to be waxed. Fast forward to pick up day. We paid, had the mh brought out and did an inspection of the wash/wax. Since it rains so often here I was expecting water spots everywhere but what I saw was no evidence of washing nor waxing. I went back inside to question the service dept. Jesse immediately brought someone from the detail staff who not only owned up to the fact that they had made a mistake but apologized! I completely understand - stuff happens; sometimes things fall thru the cracks. No one is perfect. But to have CW be so gracious, admit they made a mistake, apologize and refund our money was a breath of fresh air. I would recommend their service dept!

Medium and big breed dog runs are helpful if you have an anti-social big breed who needs to gallop, and water taps are inside the fence. Excellent sidewalks are everywhere, and if golf carting's your thing you can bring it or rent it by the day, and there's parking RV sites outside Pioneer Hall and the Magic Kingdom boats. Being rainy there helpfully are clean bathhouses and laundry in many loops, with five washers per laundry, but a large family may or may not have just loaded all 5, so may the odds be ever in your favor! Vending machines with laundry goods are there if you need. Multiple dining spots an shopping spots are in Fort Wilderness. Meadows, the middle, has a snack stand and pool that is in no way the scale of Blizzard Beach, but is otherwise large and with a good waterslide and conveniently right here with bike parking. The Florida-in-July temps kept us away from the nightly marshmallow roasts with Chip and Dale (on that note, every campsite has a grill but no campfire ring. A fan's your bug deterrent). Trail's End made it easy to grab breakfast before heading to the parks, has a Disney-fied Cracker Barrel interior, and we kept coming back for the fried chicken and cornbread (order ahead!). You can buy drinks at Crockett's Tavern at the bar or at the window before heading out to Clementine Beach for the nightly fireworks and water pageant. Part campground, part resort, there are horseback rides and carriage rides available We watched the carriage ride go through our camp loop many times our week, a novelty our usual state park never had. Clementine Beach is half the size it used to be with a new resort being built right on the beach, but in summer it's the place to be with the water pageant nightly at 9:30 and fireworks at 10. People even decorate their campsite with Disney decor and inflatables, the works! Bring a t all. Other resort guests actually come here to take the boat to Fort Wilderness for The Hoop-Dee-Doo Review dinner show at Pioneer Hall, something not to be missed. The boat dock and easy proximity to the Magic Kingdom is also one of the neat parts of camping here. Camp sundries are available at the trading posts but beware the markup. Woodsy smells, I swear, are piped in to Pioneer Hall and Settlers Trading post, and rose scents at the comfort station. There is no shortage of hotels in Orlando but staying in the park means you can take the bus (depot at Wilderness Lodge next door) or boat to get everywhere in the magic kingdom and not worry about I-4 traffic, definitely a magical feature of this campground.
