This was my third 1031 exchange in recent years,…read moreand I've also worked with many other escrow companies -- but this was by far the worst experience I've ever had. Despite providing detailed information multiple times throughout the process, I discovered just one day before closing that they had no clear understanding of the transaction. They never reached out to the seller (later claiming the seller was supposed to contact them -- something they never mentioned in advance). The fee they quoted initially turned out to be misleading; the final cost was about 30% higher due to undisclosed add-on charges. I decided to move forward just to get it over with -- only to face an even bigger issue afterward. They mailed my large check to the wrong address. I had to personally go, wait and retrieve the envelope, and when I informed them, they issued a stop-payment on the check without even asking whether I had already deposited it. Now I'm dealing with a banking mess. It's been 2 weeks since closing, I still haven't received the check we urgently need. I usually try to give companies the benefit of the doubt, but the level of incompetence and lack of professionalism here was astonishing. I would strongly caution anyone from using this company for a 1031 exchange.
