ABM Property Management is The Best out there. They have the highest level of integrity, fiscal…read moreresponsibility, and exceptional excellence, consistently. They care about people and their residents. With other property managements, the dollar is more important than people. I saw another property management continuously mismanage their finances and also take advantage of their (1) senior citizens, (2) the young who work tirelessly, and (3) families who suffered constantly, but it was the older citizens that they especially and constantly took advantage. ABM Property Management, however, has shown to be the most amazing in every way toward all those who take good care of their properties and are good neighbors too. They have a consistent level of integrity that shows they care about their community, people in general and the residents here. They also make decisions that make sense, every time and over time. I have lived in this community for the length of time and I have seen how they make decisions at acute levels. This place is truly a paradise on earth -- at deep levels, inside and out. I am so thankful to be here. Thank you, ABM, for having us. More to rave about this place: This community has 24/7 security and with a low HOA! It is rare to have a 24/7 live security guard, but to also have a low HOA requires a lot of expertise and experience on the board member level and the property management group itself, too, in order to accomplish that acute level of fiscal responsibility to constantly pull that off. The landscaping is conscientiously and beautifully done. The high level of maintenance is regular and highly responsive. There are a lot of amenities: Play grounds. Pickle Ball courts. Tennis courts. Volleyball courts. Basketball courts. Picnic areas. Heated pools. Spas. All beautifully designed and maintained. And there was even fantastic recent remodeling. The neighbors are quiet and wonderful. We have been extremely happy with her service, her communication style, her urgency when needed and her overall professional approach to us. She never pushed us on any of the properties that we visited with her, but always provided a very balanced opinion when solicited. All these attention to details and taking care of client's interests are rare things in today's housing market. We would highly recommend her services and we definitely would use her when the time comes for our next transaction.

She was friendly, but based on our experience, either not very knowledgeable or sold us a line just…read moreto get the listing. The Woodland Hills home did eventually sell, but for much, much, MUCH less than she originally listed for. After an initial open house, she emailed us that brokers told her "The feedback I have received is : Back yard needs too much work!! maybe you can have someone come clean out and remove some trees, the deck needs work!! that will fall under the termite work! The ceilings in the two bedrooms, need to be scraped and textured, ( it shows age of house) The house needs painting on the outside." Okay, I understand that, but wasn't she in the same business as the brokers? Wouldn't or shouldn't she have already known that we needed to do that, and advised us up front? After my parents passed, my brother chose her. I wasn't thrilled because she didn't seem knowledgeable about the area, and as a salesperson myself, just got a feeling she was blowing smoke up him. But, it was his first time having responsibility like this and I knew I had to let him do it on his own to learn anything. Let's just say he learned exactly what I hoped he would: if a nice smile is only saying everything you want to hear, and it seems too good to be true, it probably is. This was just our experience, not sure about anyone else's.
