    Every large building will have negative aspects but so far everything's been great. Whatever issues in the past they had with packages has been taken care of as we've had no issues with close to $2000 in packages being delivered by Amazon. Area nearby is filled with homeless but not much different than anywhere else in downtown. Alx always have security patrolling outside and inside throughout the day so other than 24 hour security not sure what else they could improve on. Additionally, every gate, elevator, and essentially door requires a key fob to enter so that in addition to a security presence makes one feel quite safe. Overall, the security have all been very helpful as well as office staff, in particular Nicolas. We'd definitely recommend to our friends and can't wait until the amnesties open fully without restrictions.

    I'm not sure where to start. Don't let the amenities fool you. Living here has been an utter nightmare to date. The maintenance crew is incompetent. Yesterday, I sent in a third request to have the dishwasher fixed. They have come out twice saying they fixed the leak. Yet, water continues to run from under the dishwasher. Oh, btw, they've entered my unit without my consent on two different occasions. Maintenance supervisor Gave me an excuse that he misunderstood the maintenance order. Ummm yeah sure. It clearly stated in more than two orders to call and schedule a time to enter my unit. I have a pup that gets super anxious and wanted to make sure she wasn't in the unit while they entered. Yet, they entered both times without notice and left my door unlocked on both occasions. It's been about 3 months now and I'm still waiting to hear back as to what they plan on doing with my dryer vent. Heat from the dryer gets pushed into the unit. Particularly, the closet. Breathing in the fumes is always a breath of fresh air around here. The control panel and lights in fridge is yet to be fixed. Been at least 2 months on that. The trash rooms. Omg!! I don't even know where to begin with this. The shoots never work. The trash rooms are disgusting. Guest Parking: So, this property offers guest parking for a small fee. Which is great. But, what they don't tell you is is that these spots are on a first come first serve basis. I paid for a guest spot back in February. Yet, there was no available spots. My guest had to park in the street. Fine no problem. I then called Reliant parking to notify them of the issue and to request a refund. I was told that they do not issue refunds. The spaces are on a first come first serves basis. They sell guest parking spots even after the spots allotted are taken. Scammers!!!! And then there are the residents that have recently been leasing here. As you can see in the video (link below) they are upstanding people that care about their neighbors and the people around them.     RUN AWAY! ELAINE may be the worst manager I've ever met. Rude, dishonest, will lie to your face just like the rest of the staff. Issues/Concerns: Constant, ongoing challenges getting hot water. According to state laws, landlords are legally required to maintain livable premises for tenants. Zero hot water for two weeks is considered unhabitable. For a "luxury" community, this is 100% unacceptable with little to no communication from Alexan management. Airbnb guests and other visitors who trash the hallway, vibrating the walls at all hours and requiring us to call the police as recently as two weeks ago. We heard multiple voices singing along to the blaring music next door (508), clearly violating city stay-at-home orders. The next day, we heard maintenance discussing units that were booked for Stay Alfred guests. Who at Alexan ALX is doing the decision making here? Allowing units to be booked during the pandemic is not only putting the lives of residents at risk, but it also seems downright illegal. Furthermore, there were two shootings within the last two weeks at Airbnb parties at Pinnacle and IDEA1 - why are buildings allowing these gatherings to happen at all? The 2nd-floor courtyard is not secure. It provides easy access for any person to be inside our community. One morning, a random homeless person jumped the gate in-between the dog run and 2nd-floor gate. We immediately alerted the front desk, yet the same person has been spotted inside of Alexan multiple times... I have had multiple packages gone missing. We have had to spend hours disputing with credit card, shipping, and retail companies to resolve a very preventable issue. The resolution for all shippers to leave packages in B1 is far from ideal, as this didn't solve anything. If anything, more packages have gone missing and been unretrievable since this change. Management puts the entire fault on Luxer who incidentally puts all the blame on Alexan, providing zero resolution.   Response to maintenance tickets with "completed" when zero action was taken. Second-floor dog run, cigarette butts in the stairwells, unanswered repeatedly, and after two years of living at Alexan, not a priority. It is hard to see such a beautiful building be destroyed as rents are increased and service/ value declines. Al & James have been two of the best employees and very helpful.  Amenities have been closed for two-plus months. This has saved Alexan significantly in terms of cleaning, labor, depreciation, and significantly reduced the value of our experience at Alexan. Lied to during the leasing process about the construction next door which began within months of our initial lease with Alexan and continues to this day with endless banging and blaring noises from 7 am - 5 pm, 6 days per week. I was told the neighborhood was "revitalizing" as the homeless issue outside our building has significantly worsened, leading to Alexan neighbors being attacked & robbed without a single notice from your management team.  There was a positive COVID-19 resident, and you took days to alert the building, risking the lives of residents and staff.

    Just wow! Beautiful luxurious apartments! The staff on sight amazing as well! The complex has multiple lounge places for residents to have a get together or a small party. My personal favorite was the onsite speakeasy. The pool and jacuzzi were amazing with the San Diego views and BBQ area. The apartment models that I saw were a 3 bedroom penthouse and 1 bedroom. The penthouse was 2 stories with the kitchen, 1 bedroom and balcony being upstairs and the rest downstairs. The 1 bedroom was small (hotel room size), but had a roomy bathroom. I would love to live here, but pricing is definitely a factor. That's not say something in the future it won't happen.

    Ok ok, time for another review now that I'm 6 months into my Lease, things always seem perfect day of move in as the Leasing Office has not had time to jack things up yet. Happy to share that the team and building has surpassed my already 5 star review given earlier. Cleaners are on point, DAILY scrubbing of elevators, lobby and doors. Office staff are crushing the service and communication. Couldn't be happier with Elaine the Comm. Mgr, Al the Asst. Mgr and leasing fellas. Maintenance team is awesome. Do I wish I was living in Little Italy, yeah maybe, do I wish I could pick up ALX and transport the building and every employee here and take them with me...yep!

    shower problems

    Where do I start? The building looks great and is a great place to tour. Unfortunately, my stay there was not was I was expecting. The management service is not what a luxury building should have been. I had issues with the apartment for the first 5 months: from shower not draining, to shower door falling couple times, to not having hot water from May to September. I have had the maintenance team in my apartment for about 25 times in the first 5 months for pretty much the same issues over and over: hot water issues. I have paid my bills every month (including how water for these months) and when it came have them do anything for us they hemmed and hawed and offered $300 for the inconvenience. We asked them to revise this and they scrambled for another month to offer a decent $2000 concession for the inconvenience (that, when you pay a $4000 a month rent and don't have hot water for almost 5 months). Pest control. We had ants over the summer coming from the balcony in. First time I addressed it I was told the pest control will come in next week. Next week when nobody came in, I checked again with management. I am told now that the pest control will come in the following week. Next week again, I still have the ants coming in the apartment. 3 weeks later I am told my apartment was sprayed but when I share the photos and the videos I just took for them the front desk checked the logs for me, it showed that our apartment was never sprayed. So, for 3 weeks I had ants coming in from the balcony that they did not address. Moving out, I cleaned the apartment. Move out fee: I am told that if you clean your place; you will still pay partial cleaning. My final bill included: $170 cleaning (when before the move out I am told a $145 cleaning fee if you don't clean at all) +$55 carpet cleaning (no damage or stains on the carpet as we had no pets and would take our shoes off in the house, or had any stains on the carpet) + $225 painting prorated for the stay. A total of $455 move out fee. I reached out to management as this is not what we discussed before my moving out. A week later and my third email to them and the same answer - I will get back to you by the end of the day or tomorrow - with nothing more. I called 3 times and left 3 messages with no call back. I had to remind management via email that per CA law I should not be charged for normal "wear and tear" and that we need to discuss these charges and that they need to adjust the bill for that; to finally get a very formal email answer that my lease states that I need to leave the apartment in the same condition I found it. If I would like to discuss further, to let them know. Well, I've been asking via email 3 times this past week and called 3 times, left messages with the team and still no return to my calls. Once again, here is again how management handles things here. I was holding off adding any review, but the way we were treated by the management just left me no choice then to share my negative experience at Alexan. Bottom line: This management does not understand what their job entitles. Most of the time, they ignored my requests so I had to ask the same thing multiple time, and when they responded, their responses were along the line: "I will get back to you by the end of the day", and no follow up, or "this is the contract you signed" or "I don't know". If you have any issues or need management for anything, they are not helpful at all, and rather dismissive. It is unfortunate that a luxury building doesn't understand what luxury service is.

After the initial week, I had a list of about 7-8 items that needed to be addressed maintenance-wise. Some were simple fixes like outlets not working, and a broken cabinet hinge in the bathroom. Others were more intensive - changing the lock on the storage closet/room outisde (house key wouldn't work), fixing a fridge that wouldn't chill appropriately, and a washer that had worn bearings (EXTREMELY LOUD during spin cycle). I was surprised that the NEXT DAY Guillermo(memo), and Carlos showed up at 10:00 am with a cart of tools. These guys were kind, professional, transparent, and smooth like Sade - Within 1.5 hours they were able to fix essentially every issue - from changing the lock, to a cleaning/maintenance service on the fridge, and diagnosing the washer and getting it on its way to health. I NEVER thought that apartment support teams here would be so accessible, transparent, available, and super helpful - Its my first time in an apartment, and they have blown my expectations away already. Thanks so much Westpark Sales/Maintenance team - you guys are awesome!

Before I get to that, Urbana has had many issues since May 2024 when new managers (not management company) came on site. In September of 2024, the fire alarm went off five times. All of them were a false alarm, except for one, and everyone thought it was a false alarm because we were so used to them. This continued on in the months ahead where they would have to do fire alarm testing, which happened at least 3 times in December. There was also a hot water problem. It went on for more than 24 hours, and technically that's considered inhabitable, but they brought us some food from Becca di Beppo to make up for it?! I didn't have hot water for 3 days!! Thank god I was a member at FIT because I went there to shower, but they didn't even give us a rent discount or anything for that month. The "events" were very lackluster compared to what they used to be like Poker Night where they would bring in different casino tables, or a Zoo/carnival day on the rooftop where they actually brought in exotic animals, but those days are gone and now it's a continuous happy hour at a brewery down the street. Their sister property Vici seems to have a lot more events that are akin to what Urbana used to have. I got $11 back from my deposit. My $500 deposit, and I only got back $11. I never painted anything, never even hung up or mounted anything. Everything was in working order. I asked for a breakdown and they said cleaning and "painting the walls." I asked how that's reflected on me since I never even made any holes or nails in the walls and they never got back to me. Also, they used to have bike racks in between cars. They got rid of those because bikes were getting stolen and offered to put some in storage. Well, new management denied my bike was ever in there and when I showed them the email that it was with a picture of my bike, they said that they're not responsible. So, yeah my bike got stolen out of their storage. I really didn't want to leave this review because I had great times at Urbana, but I feel it's warranted.

    Absolutely the Worst Living Experience I've Had in 7+ Years…read more I moved into Urbana over seven years ago after calling to ask if the building allowed smoking. The leasing agent said, "Yeah, it's a smoking building. Come on over. You want to check out an apartment? Want a beer?" -- at 11 a.m. That should've been the first red flag. But hey, it's San Diego. People party. And at Urbana, that's what most residents seem to do: drink heavily, act entitled, and leave trash everywhere. Things went from bad to worse. During the pandemic, management showed no concern for resident safety. I had to escalate to upper management just to get hand sanitizer stations installed and basic mask guidelines posted. I was physically attacked in the elevator during COVID -- management's response? Indifference. It gets darker. During the pandemic, there were meth-addicted sex workers living in the building under a stolen identity. It took management forever to do anything about it -- even after repeated complaints. There was also visible gang activity on the sixth floor, because apparently Urbana doesn't really vet who rents there. I was attacked in the lobby by a gang member trying to force his way in, and still, they dragged their feet in taking any meaningful action. More recently, a friend of mine died in his unit from alcohol poisoning. What doesn't help is the 24-hour self-serve beer keg on the rooftop -- yes, really. No ID checks, no oversight. If my kid lived here and got in an accident after drinking at home, I'd be furious. It feels negligent, if not outright illegal. The building is now "autonomous," which means: no front desk, no supervision, and zero accountability. The current property manager, Isaac Stermer, is one of the most inept people I've ever dealt with. He cannot communicate, he delays action until you pester him multiple times, and he clearly doesn't care. When a neighbor left open bags of dog feces in the hallway, it took me three complaints and photo evidence to get a response. There are no security cameras in the elevators. The cameras in the lobby don't even face the front desk. They want to spend money on turning an old office into a "community lounge" instead of improving safety. Priorities are completely backward. Worst of all, when someone dies in the building, they say nothing. No notice, no compassion, no acknowledgment. They'll tell you "we're family," but in reality, they only care about one thing: profit. If you're still thinking of moving here, lock your doors. And don't be surprised if the party never stops, the trash piles up, and management turns a blind eye -- every time.

I rented the one bedroom loft style apartment and it was perfect for my dog and me. Very clean building with good appliances. This building is so dog friendly and have socials with the dogs including treats, photographer, toys and bandanas for the pups and drinks for the adults. They even have a dog park on the top floor with an area to bathe your dog. Loved all the socials and amenities. Frequently have food trucks, opportunities to meet your neighbors and celebrate the holidays. My favorite amenity was the cold brew on tap. They also have beer on tap, gym, jacuzzi and lots of decks which is nice if you work from home and want a change of scenery. The staff is very kind and responsive. They make an effort to get to know the residents which is so appreciative.

My partner and I loved everything about this complex, the gym got additional equipment, maintenance was immediate with any repairs we ever asked for, and the unit itself was perfect for the price range. Our rent didn't go up too much our second year which we really appreciated. I hold the staff at blvd in such high regard for just how well they took care of us our whole time here. Toni, Dale, Danica, Ulysses, and Francisco are an elite team and their attention to providing a quality living space for the residents here did not go unnoticed. The fun events they plan for the residents were always super fun as well! Don't have anything but great things to say about this place, if you have a chance to live here do it!

If you're wanting peace of mind, reliable staff, security, community, and comfort, I highly recommend Del Oro on Broadway Apartments. Alba has been with us from the start, she's always on top of communication answering all of our questions and concerns. Pete and Ruben are the friendliest grounds keepers and always will help with anything. These apartments are very well maintained, professionally cleaned and sanitized before move in and move out. It's very modern and roomy. Should anything need immediate maintenance they have onsite maintenance there 24/7. That also means if someone trips an alarm or something by accident you won't hear it for hours. Its a very nice gated community with surveillance cameras everywhere and on site patrol at night. The heating and a/c are top notch as well as all the other appliances. We rarely ran into issues but if we did it was fixed super fast. The staff have special events every so often for children as well as free pizza or raffles to win things like full thanksgiving meals, etc. Parking is great theres plenty for cars needing charging stations or cover. The amazon package hub and mail are very secure, easy to use. We had two dogs and it was easy to get them to the designated dog pen. Its all kept very clean! There are so many amazing places nearby to eat and the bay is just up the street! If you're nervous to apply like we were because we had a lot going on at the time that sounded complicated to explain, just try! The staff are very understanding and will try to help you succeed. We are very thankful for the chance we had. There really isn't anything negative to report, we loved this apartment and they were always fair never asking for large increases in rent renewals. They also give plenty of advance notice for fire alarm testing, main hallway carpet cleaning, elevator maintenance, and any in unit quick inspections for yearly fire sprinkler upkeep that is just fast in and out look. Again, I highly recommend living here, it was an easy 3 yrs and we were very comfortable here.

They are all very friendly, professional, and hardworking; they have also gone out of their way to help me a few times which was so nice! The grounds are always kept clean, it's secure and quiet. There is also roaming security at night which is a bonus. The apartments are beautiful and it's really nice to be able to enjoy a pool, jacuzzi, gym, and clubhouse. I'm so happy to have chosen Del Oro. Highly recommend!
