We went to see a 2 story house in south sac and she showed me around. I liked it. Wasnt sure what to look for as this was my 1st time buying a home. She asured me it was not a rental and more i asked about house she answered me. I asked is roof premited and she said YES. Next door told me that a boy his girl and 2 kids live there so i asked her again is this a rental and she said NO! NO! again she asured me. Last owner did inspection of house and Nikki said she dont trust it and let do our own(about only good thing she did) she usex her inspector and it was sugar coat to sell house and make money for her as im a Veteran with a V.A loan. She got wood distorying organisms and found a leak. They been at this leak for 6 month now and they fixed it 2x already and i got mold and a very nasty smell now. You can see all pic. Little more on it later. So she convinced me all is good and buy house so i did. Soon as i moved 1st box i saw water damage so i ask what i should do to my family and they said get new inspection. One i pick not her. Man they found leaks mold furnace amd a.c hooked up wrong and sucking in CO and wasnt even model for my house. Its for 1k sq ft house. I got 2.3k plus. So much stuff that when i showed him last report he laughed. Told next door and they said because realtor and inspector are in it together sometime to make money of you. Inspector sugar coat report realtor get sell and realtir use them again and again. So i found out i need new a.c, furnace, condenser,gutter,roof attic insulation because squirrel been there for many years meesed it up and they never didnt know how to get rid of them. All my sprinkler joints was not glued right to where qhen i was using water and pressure went up 4 joint popped off and flooded that area.. thing wrong on report she got me a 2.5k credit i should of gotten over 12k. She took me to a house she was having remodel on Jenna way and i can say it was not to code or standards.. she knew so i know she knows about thing that look not right or out of place. So while she is on vaction i tell her all these problem and she said its ok warranry will cover it. Im just stressing. Next day call warranty and they do not cover damage that been there and thing installed wrong. Talk to her like week later because hard to get hold of her on vacation and she said i was wrong and they would handle it when she gets back. Well i had to pay for it. She lied about everything. Didnt say sorry and say its not her fault. She had a inspection done. Bring couple other realtor friend and not to see how they would go about it if thwy had a buyer and said roof inspection is free so inwould of done that. FREE. REALLY FREE. Why Nikki didnt do that. There are free Hvac inspector come look at it free. Yes free. Take like couple days for any of those. She said the roof had premit when i ask and when i had it inspected it was done all wrong with NO premit. Why she say it did. I had nothing but problems from this house and lot of it could have been AVOID by the inspectors she used or didnt use. Her inspector missed where kitchen drain was worked on by old pipe being white and new one shiny black had a bad leak if you turned sink water o for just 1 minute. Mold in kitchen ,upstairs bathroom and now because of that leak that her inspector company couldnt fix in my masterbath. It really smells. She got me 2.5k credit to buy new microwave and dish washer and she should of ask for more money for gutters and they were rusted thru not dirty and need to be clean. So rust that it buated thru and see pic. 6 windows were very bad and condensate and to replace those are almost 15k. Last owner had replace all windows but those because its big and window cost 800 a piece. Costing me so much money. She apologized yesterday when she saw my foundation in mud and everything wet down there. Little late on the sorry as she thought she did everything she could have done. If you would like to avoid this kind of headache, stress, and lose of funds use Nikki.
