Horrible place to live at. The walls are thin and you can hear your neighbors throw parties that last till 4 -5am. Manager can't do nothing about it. The place is old and not updated. Dishwasher does not function properly to clean your dishes. Water pressure is low. We ran out of hot water when showering because their water heater is tiny as hell and you gotta share it with 4 other neighbors. The washer/dryer units were never cleaned. There would be a pile of dust and lint behind the dryers-can start a fire. The washer water was always dirty so we would never have clean clothes to wear because the inside washer itself was super grimey and oily. A waste of our money to be spending on using the unit down there when you could use the super clean laundromat down the street. These people only care about luring you in by making the landscape look nice and clean, the units to look nice and clean in photos. In reality it's not a great place to live comfortably. They need to update their carpets too they stink no matter how deep cleaned it is. read more

The boiler has been on the fritz in our building for over 2 years. i have kids and have been without heat on and off for this time. I was told the boiler was getting replaced last year and it never did as this winter rolled around for 2024-2025 and having the same issues with the heat. They speak to you in a way to tell you things that may make it sound like they care when they are really just parroting what they know to say to keep you from escalating especially when escalating a concern is valid. I am actually disgusted with this company. They charge you for heat year-round regardless of whether you have it or not. I asked for a reimbursement or deduction from my rent to make up for the heat I have paid for but did not have due to boiler going out and I was told "we truly sympathize with you" however we will not be providing such compensation for your troubles, cold nights and mornings or inconvenience. I think it is also important to note the floors are made out of a plastic material in the kitchen, they break down easy. They are also put into the bathroom and when they get wet, they come up. When you ask them to come fix it, they are going to tell you, "Don't get it wet". The laundry rooms and storage room floors are never cleaned. I have lived here for 6 years and I have never seen them come to clean them; new management even lied to me and told me they have. I am sharing this because you need to be informed in your decision to come to this particular property understanding the exchange of what your rent is going towards and whom it is paying. They do not, absolutely, do not care for or about their tenants. Yes, it is a business, and when you take off the fake consideration and the pretty pool, that is exactly what it feels like in the intention of benefiting Kaftan Communities. Wow! I wish I could give his place a 0 star review. I have lived here since June and am filled with nothing but regret when it comes to living here. Let me go down the laundry list of reasons why this is the worst place to live: 1. There is a major bug problem. We've called many times about ants and other bugs in our apartment and have been passed off or ignored until I went in there to the office and had to be very assertive and demand that someone come spray. Bugs in the kitchen is a hard pass for me when I'm trying to cook. 2. I have called 5 times about our dishwasher being broken. It gets hot but doesn't actually clean. They first told us to just change our soap- I've tried 4 soaps and can now conclude that it's NOT the soap. It's the dish washer. They came out and apparently "fixed it" they didn't. They came back again and did nothing. Then I had to finally call and request a new dishwasher. They gave us one from another apartment and said it works- the drying element is broken and the top rack literally fell off on me today. All they do here is put a band aid on problems. 3. The door to the laundry room that leads outside was broken and anyone could just walk into the building. What's the point of a background check if strangers off the street can just walk in. Again I had to be the bad guy and call multiple times about this. Being a young woman I don't feel comfortable knowing strangers can just walk into my building. Asking for security is that a big request when I'm paying you rent. 4. Our oven was broken when we moved in. Not surprised. Everything is broken. Oh our fridge was broken too, the crisper drawer wouldn't close and kept falling off the shelf. 5. One washer for about 10 units? What a joke. 6. The woman who sold us on our apt in the office is a liar. She spoke soooo highly of the apartments and how well maintained they were when we were viewing them. She said "they're better than somerset park!" What a f***ing joke. I lived there for 2 years and never had an issue. She just wanted her commission. Now whenever we call her to address an issue she acts fake and like she's going to solve the issue but it doesn't get resolved until I call about 3 more times. 7. How are there now sidewalks??! This is a community of people who likes to walk at all hours of the day but at night this is simply not safe. I have pulled in and have almost missed pedestrians (they should be in reflective gear) but a sidewalk would fix this issue. 8. Lastly- when I did live at somerset someone would come and clean the door ways and such. No one has come to vacuum the entrance since moving in- I can tell because the guy that lives above us tracks in mud everyday and it's just gotten worse and worse each day. Bottom line- don't move here. The management sucks. The apartments are falling apart. The red roof inn just outside the complex is creepy. Gables of Troy - The 900th time the dishwasher has fallen off the hinge when I simply open it. - Apartments Near Me - Troy, Michigan

This is by far the absolute worst place in Troy to live. They will get you in by offering a rent "special". Then they will start tacking on fees until your rent is $1,800 per month. If you are 3 days late, they give you a $50 late fee. Another $50 late fee after 8 days of being late. After 11 days of being late they give you a 7 day notice and get their crooked attorney Sydney Sweeney to add another $250 to your rent or face eviction. I have been here for three years. This year they decided not to let me renew my lease because I was late a couple of times on the rent. There is black mold in the building that I live in. The basement floods every other day, so they have to call a plumber and charge the residents of the building for the costs. Upon move in, the walls were never painted and the carpet was not replaced. I work in construction, and I know there is a big problem when nails are coming through your floor from the joists as you walk on the carpet. There have been shootings here, one that I personally witnessed. Constant car break ins seems every night there are 10 cars broken into. The management is incompetent and does not care about its tenants. There is literally 5-10 people moving out every weekend. If you are looking for an apartment in the Troy area, go ANYWHERE but here. The washer and dryer are disgusting and do not work properly. Leak from my gutter onto my balcony has been going on for three years yet has never been fixed although I have called about it several times. The doors to the front of the building are always left wide open so anybody can walk in. Nobody cleans the stairs or hallways so there is a constant stench throughout the whole building. They are not nice or even civil to their tenants. If you have a flat tire, they will tow your car immediately and not give you a change to fix it or call your own tow truck. Squirrels everywhere, you can't grow any plants. There is a pack of homeless cats that hang out and they have never done anything to help these cats. Basements are unfinished and disgusting. Always flooded from the sewer backing up. There is black mold in my apartment. I called and nothing has been done to fix it. Intercoms don't work. And the list goes on and on. Even the pool is a mess because people break the door and you have thugs coming that don't even live here and hang out there. There is a 80 year old pervert that rides around on his bike hitting on teenage girls every day. He rides a bike with his shirt off. Very creepy guy. Several teenage girls have made complaints, but staff does nothing about it. He frequents the pool and will be inappropriate with your kids if he sees them. If you're going to listen to anybody, take it from somebody that has been in the hellhole for 3 years. It may look nice when driving in, but you DO NOT want to live here. Don't regret not taking my advice and move in and experience what I have. There are plenty of places to rent in Troy. This should not be one that you even think about moving into. Also, every time it comes time to renew your lease, they tack on about $200 extra. But fresh move ins get the special. Apartments are small, not set up well, and with 2 wall unit air conditioning units it is impossible to stay comfortable in this place. Also, they use an old school heating system so impossible to stay warm in the winter. I always had to use a heater just to stay warm. Staff is rude, incompetent, and treat their tenants as if they are their enemies. I'm going to say this one last time, the rest is up to you. ABSOLUTELY DO NOT MOVE HERE. I'd honestly rather live at the red roof in across the street than here. If you don't take my advice, you will regret it. Btw, there is a red roof inn across the street with a whole lot of junkies and prostitutes living there and they are responsible for alot of the crime that goes on here. You can look up the car break ins and the shooting that took place here at Google. You are not safe here. Your family is not safe here.. Move in at your own risk. Just remember when you're looking back at my review, kicking yourself in the butt wishing you would have took my advice, I tried. Buildings are not even safe to live in, black mold everywhere. .. You will freeze in the winter and sweat constantly in the summertime. For the price of this place, you are not getting anything that you should be. Btw, maintenence will walk into your house without any notice and roam around to check things out. No telling if they are stealing peoples belongings. Well, the choice is yours now. Could be worse. Not the nicest staff, but the area is nice.

First, they don't really explain to you how the water bill works when you first sign your paperwork. We live with four families in our complex and it split between all of us and for two people water is $60 a month. On top of that they will promise you a lot and they will work hard to fix them but it will take months. our hallway took about five months to do even though they promised us it would be done within the first month of moving in. Also, the gates in the front do not work and we signed because they were One of the things were looking for in an apartment complex was a gated community. Update: it's currently 50 degrees in my apartment and I'm awake because I'm freezing. Apparently the neighbor who has lived here for 2 years says they have to pay a larger heat bill because the complex doesn't heat until December. It's now October 1st. Help. read more

I've lived here with my boyfriend and his son since April and I'm not going to lie to you, there's been a few issues! BUT of all the posts I've read about the issues residents have had, I 100% cannot agree with them! Yes, every apartment complex you go to WILL have maintenance issues, no matter where you go! Whether you own a house or condo or what have you, things will break! Issues will arise! So especially living in an older apartment complex you have to take into consideration that things will go wrong! It's an older building! I have put in a few work orders for my apartment dealing with seeing a few ants, my toilet chain broken, my kitchen sink clogged, my front door entrance lock jammed, my dishwasher overfills, all normal easy to fix maintenance issues! And I kid you not, the next day someone is out here fixing all my issues and leaving a signed note visible on the kitchen table! I told my boyfriend that it SHOCKED me how QUICKLY they respond to apartment issues! It's INCREDIBLE!! And just as I was writing this, I'm in the middle of doing laundry downstairs and the drain and sink had gotten clogged and it flooded the basement, so as I'm outside smoking a cigarette burning time before I put some heavy duty shoes on to finish my laundry a maintenance guy pulls up and I tell him about the issue, I show him, he leaves to grab the tools to fix it and comes back and fixed it! The workers here are so nice and courteous and caring about the residents! 99% of yelp reviews are negative because what do humans do when they have ONE bad experience? They yelp it. Not taking into consideration all of the GOOD experiences they've had with the apartment, they yelp about the one bad experience they had and make people second think about looking at these apartments! It's such a shame! These apartments are very nice for the price point, the location, and everything that they offer! I'm glad I live here, I love it here! The soul reason why I picked these apartments was because of my leasing agent, Trinity. Out of all the apartments I had looked at, she wasn't a salesperson, she wasn't looking just for commission on the apartment, she was genuinely caring and open to what my needs were and what I wanted and she truly cares about these apartments and it showed when I met her! And every time I went into the leasing office she'd ask me how work was going and remembered little things that we discussed when we first met! Don't let a few bad yelp reviews detour you from looking at these apartments, go in and see them for yourself and you'll see that these are AMAZING apartments with caring, genuine staff! read more

I sadly, would not refer anyone to live here. We have lived here less then a month and the list of problems is EXTENSIVE. When we received our keys, our apartment had not been cleaned. In fact, it seemed as if no one had even done a walk through of it. There was trash all over, dead bugs, missing window screens, a broken toilet, and broken lights. We moved in A WEEK after we began paying for the apartment because the staff would not address the problems. After I went into the office and cried about how disgusting the apartment was, they sent someone to clean the carpet and fix the toilet. The bathroom counter was disgusting and they replaced it AFTER we moved in, which required us to leave the apartment for 48 hours and find care for our animals. We were not offered any reduction in rent for this, which should have been done prior to our move in. We also had to email back and forth because we were supposed to receive an "upgraded" oven prior to moving in, which obviously didn't happen. The "upgraded" oven was not new and is outdated. Since then, we have found our apartment is infested with bugs. There are cockroaches, house centipede, earwigs and ants. The office said they have a bug man who can spray but that is all they can do about that. We have found 3 cockroaches in the dishwasher. Our screen was never replaced on the window, because hey stated we would be getting new windows soon. The only person I spoke to in the office who was remotely helpful was the new property manager. Hopefully she will make our time here a little better. There are signs about how they are putting new windows, kitchens, and bathrooms in each apartment but no one had contacted us about when this will occur. The buildings are not maintained. The carpet in them is not cleaned, many lights are out and the stairs are loose and poorly done. There is no landscaping done whatsoever. The grass is all dying, and there are dead branches hanging down from all the trees, dead bushes not removed, and dog poop everywhere. For now, this is one star. Hopefully with the new management and the changes that are supposedly occurring, I will be able to update this review before we move out. Update: It took over a month of this "pest expert" to make sure our apartment was clear before we were allowed to move but it happened. The apartment we moved to is nicer and the new property manager made sure we were happy. Things seemed ok for a while, we were getting email updates, signs were posted explaining things, etc. Since we have moved though, it seems the new property manager is gone or just not following through. When we moved she told us we would get a new kitchen and bathroom "long before December". Well, that has come and still not update even though we have asked multiple times. We get letters about people accessing our apartment and then THEY NEVER SHOW!!! We have to board our dog so it is a huge inconvenience when that happens. Men access our balcony to do work unannounced (twice that we know of) and men are always working on the building on ladders outside our windows! If I had children, I would feel SO nervous. There are pot holes everywhere, the staff never answers the phone, every time the people above us shower you can hear it, there is dog poop everywhere, and the complex is just falling apart. Huge waste of time and money. If you want to live somewhere without a hassle please don't pick here. When our lease is up, we are moving out and not looking back. Wouldn't recommend. read more

Cost of living monthly for a one bedroom apartment for those that are curious: $975 - Rent $89 - Electricity $59 - Water and sewage $50 - Renter's insurance (or buy your own with $300,000 of asset coverage for the apartment at $300 per year depending on the company you go with.) $30 - Internet $1203 - total per month at the least. Plus fees. Plus security deposit. Plus admin costs. They amended my review where bugs were eating food in the weight room and deleted the photo. They charged me random $5.00 fees where they said they would reimburse me. The office staff doesn't have an interest in solving the issues I had. I had to walk in there and tell them I'm not leaving until they resolve it, and they finally reimbursed me for one of the weird fees. They told me Kaftan Corporate would call me to discuss the problems the next day but they never called. As you read in other reviews, they never answer their phone when they are open. If you need something you must physically go down there. I still reduced my review because the work out facility is way to small. There is 1 treadmill and it's always used. The first day we went to work out we waited 20 minutes to use it. The weight machines are broken and they seem very slow to repair. I am not impressed with 1 treadmill for 700+ residents. There were bugs eating leftover food in the workout room. The office ladies and extremely nice. They do their job well. It's an issue with property management being cheap and not staying up to par with their advertising; misleading. You're required to purchase your own renters insurance. Expect to pay an extra $300 per year for your renters insurance. They require at the minimum $300,000 of liability. I got nagged after signing my lease because they never received the documents. I would like to shout out to Julie and thank her for the move in process. Our couch was delivered the same day we were moving and we were running late. She let the delivery service drop off the couch in the apartment. Very impressed with her service and commitment. Thank you! "After setting everything straight with the surprise check, I was able to use a money order instead. I'm happy with J and Vera, who both made our move in experience exceptional. First off...I have lived in LA, etc...I know luxury living. I wanted to move to the " safest city in MI" (according to recent data) and landed here...Trinity welcomed me with open arms. She and her staff made the application process seemless. Uber professional. She showed me all the amenities (which are almost too much for a single guy) from Yoga, to gym, business center, pool, tennis courts...etc) i felt like i was back in LA...it's not cheap..so get a good job...but that being said...totally worth it. (No riff raff here...is that a word? Lol) they respond to maintenance concerns with true care and execute. I see some bad reviews, it's bs. If I could leave zero stars for the behavior of this property manager, I would. When my husband and I went to tour the apartment complex, Matt was super short and cold with us, as if we were inconveniencing him and he just wanted us to leave. Not even a remote smile. Karen, whose name truly suits her, was extremely rude to me when I just called to ask for more information as to why our application was denied. She acted like I was a nuisance, accused me of "disputing" her and "talking over" her, when she was just berating me for no reason. I calmly explained to her several times that I just wanted to know the reasons and was not trying to dispute anything. She repeatedly and rudely told me "well, it's denied. You're denied. Because of YOUR credit." It sounded like it brought her much joy to deny us, and she felt she was better than us. Luckily we had an apartment elsewhere lined up before we applied at this god awful place, and I think we really dodged a bullet by being denied so we wouldn't have to deal with the that actual demon from hell. I've been here nearly a year. The good: Easy access to 75 and shopping. Nice neighbors. It's reasonably quiet other than the highway noise. Parking is plentiful. They respond promptly to service calls and the office and maintenance staff are professional and friendly. The new carpet and paint in the hallways made a huge improvement. The bad: The gate is always broken, mostly due to idiot residents breaking it because they dont have their access cards. I've had to call several times to fix my AC but they are now replacing the entire unit, so that's good. My unit is too close to I-75. The highway noise is obnoxious. I can feel the floor shake when trucks go by. We had some car break-ins, gated cage break-ins, and other thefts. The painters (not direct employees of Kaftan) are suspected. There's always some shady drug activity going on at the Red Roof Inn nearby but it fortunately doesnt appear to seep into the complex. It's not spectacular but really not bad at all. Avoid a unit too close to the highway and you'll find it to be reasonably peaceful. read more

I lived here for 2 years and the management office is a joke. I had black mold growing above my bathroom ceiling that took them multiple weeks to fix. Always miscommunication from one person to the next in that office. I still paid my rent on time, until I unfortunately lost my job the only 2 months that I paid late were due to losing my job. I begged & pleaded with them to terminate the last month of my lease as it was going to be up and I still hadn't found unemployment and they REFUSED to work with me told me that isn't how they do things. So with 2 months unpaid rent equaling 1800$ they sent me a piece of mail equaling to over 4200$ for the late fees. Biggest joke ever. Good luck to anyone currently locked in a lease but I would NEVER recommend this complex to anyone. read more

Unlivable Environment in the Apartment They don't deserve any star. Management is terrible and awful. I survived in this apartment for a year with many problems 1) you cannot control the heat it shot up to 90+F and then maintenance guy came to the apartment and suggested that open the window if you feel overheat as they have boilers and you can't control it. I asked many time same question over the email and they did not reply. 2) Their regular maintenance time is 3-4 months if they remember or else they can close the request without fixing it 3) AC is in the kitchen/ Dining room so doesn't expect your room will be cool in the summer. 4) There were some open electrical wires in the bathroom and they said why you want to touch it. It will not harm you and then they put some board on it after 3 months. I have all the proofs if anyone wants I can share the emails. Once you vacate the house they will charge you hugely for nothing. Shameless management and the people sitting in the leasing office are the worst people I ever met. read more

I have been at the Gables now for just over 4 months and I love it here! I have great neighbors and we have a hot tub AND a pool! The best part is that my entire apartment is newly refurnished. I am 5 minuets from Rochester, Royal Oak, Troy, Clawsson and the list goes on! My Uber rides are cheap!!!! I called for my plumber to come check my leaky tub and he replace the part in under 15 minuets also replaced a few other things when he was here. Super nice staff and always eager to help. Just as an update- we have lived here now for 11 months and things have not gotten better. They decided to replace all of the windows in our apartment, giving us less than 24 hours notice about this. My fiancé got home mid day for lunch and noticed all the windows were out. I got home around 5pm and the windows were still out, our apartment unlocked and no one to be found inside the apartment. Furthermore, my fiancé's bike was stolen from the "secured" lockers in the basement. Someone is always leaning rocks or taping the doors to keep them open. They most recently gave us 16 hours notice to move our cars from the parking lot so they could fix the lot; however, they stayed in the email that if we did not move our cars, they would "unfortunately" have them towed at the owners expense. We were on vacation at the time. This apartment complex has HORRIBLE management. If maintenance actually does come by to fix an issue, they most likely will leave your apartment unlocked. There have been police at the complex/our building at least once every 2-3 weeks. I do not feel safe here. I highly recommend to find another apartment complex if you are planning to move to the Troy/metro Detroit area. read more

Currently have an infestation of fruit flies. Not just a small amount here and there but hundreds upon hundreds swarming around my bedroom, bathroom and kitchen. I can't sleep without them buzzing around my head near my ears, I can't cook in my kitchen because they land and fly away and fly up my nose and in my hair. I'm not leaving fruit or food out on my counters, I'm a very clean person so my sink is always clean and clear of debris. I called the apartment complex to be told that it's not an emergency and a pest control agent will be out on Monday-- mind you I called on a Thursday. I called back and explained that the living situation is inhabitable and I'll have to stay somewhere temporarily. I was told that if I were in a home and this happened I'd have to stick it out. NO, I wouldn't because a. I wouldn't have an infestation to begin with and b. I would have had a pest control technician out immediately to handle the issue. I'm renting from THEM... this isn't property that I own so I'm unable to have my own tech come out to handle it. They have zero accountability for the issue and want me to just deal with it. I put out my own traps to help get the swarms controlled which didn't work. They came in the first time and sprayed RAID all over my bathroom, which had my toothbrush, body soap and other belongings out in the open for the raid to adhere to. After raising yet another stink I went down to the office the second day after more seemed to appear and demanded someone take care of it. The maintenance manager came in and added drano to the drains upon my request, and said he could bug bomb until pest control could come out. Why the hell wasn't this an option the very first day???? Why was it that I had to cry and show pictures and video that this was taken seriously??? I live alone, and have rented from multiple complexes all over the country and have never been treated this way or have had such an issue. No one wanted to create a solve for this, no one called to check in to see if the raid helped or what could help make things somewhat livable until pest control could come. The blame was put on me, the renter, and I was treated as if I created the issue. Fruit flies don't just go away, it takes time, but I was able to get advice from multiple sources to help keep them at bay and or rid the issue. Hello! Avoid building 342 at all costs! ROACHES! Yes, I said ROACHES! I killed 3 in my apartment in one week, and that was just in December of 2018! A resident on the 2nd floor had a severe infestation and they didn't discover it until they were moving out. The occupants never reported it! They are ALL OVER THE BUILDING NOW!! They sprayed for a period of time but then discontinued. I stopped using the laundry facilities because they were all in the washing machines and crawling all over the floor! I also started spraying my own apartment and taking extra precautions to keep them out because I wasn't confident that the pest control services employed were efficient and consistent. The building is also not the cleanest. They NEVER thoroughly clean the laundry facilities and the first floor carpeting and walls are ALWAYS filthy! You have to look at this every time you enter the building! There are STILL dead roaches lying on the floor throughout the basement, especially in the laundry facilities. They wouldn't even sweep them up! When I have to go to my storage unit, I always do an abrupt sweep through. Still the same. I do love my apartment. However, the only reason that I didn't leave after this last year is because of my back and not being fully packed and prepared to leave! They charge an additional $200 a month to go month to month! Two hundred dollars! I now understand that I need to give myself 6 months to a year of preparation to move. AVOID BUILDING 342! However, building 354 is connected to it so you might want to avoid building 354 as well! ROACHES TRAVEL! Get a house instead. IT IS VERY IMPORTANT TO LISTEN TO REVIEWS!! read more

Aside from the location this is the worst place that I have ever lived. Rude and disorganized management, huge potholes in driveway, and shady maintenance staff just about sums it up. Do yourself a favor and look elsewhere. read more

Updated review: this place stull sucks and staff is now quitting. Heat in my building is out again. The staff is rude about everything and very combative and act like everything is your fault. And when the heat doesnt work, the WiFi doesnt work, and neither does the gate that your paying for (all in the lease agreement) they dont even consider giving you a credit for some of your lease... If ever a reply it will say " im nichole the new manager at the gables of troy, i can assure you its turning around and will be great" which is false. Its gotten shittier since new mgmt took over.... Didnt know they could make it worse. This place is a shithole and will be shutdown soon. People are leaving here quicker than they are leaving Syria. Dont know what is shittier, the leasing office staff or the actually shitty apartment complex. Either way, my countdown is only a few more months until i can leave and never return! Live in your car instead alot less hassle. read more
