On a positive note, the team was very responsive prior to move-in, answering phone calls and text messages in a timely manner. Unfortunately, that level of service dropped significantly once I was in the home. Post-move-in communication was exceptionally poor. I often had to call multiple times without receiving a response, despite the company expecting immediate replies whenever they reached out to me. We also experienced recurring issues with the home's water heater, losing hot water on at least three separate occasions. When we submitted maintenance requests, we were advised to turn up the temperature on the unit. While this provided a temporary fix, the underlying issue kept happening. It was only after sending a stern email and copying the property manager that the problem was finally addressed properly. To make matters worse, upon move-out, we were improperly charged a cleaning fee despite having hired professional cleaners and submitting the receipts directly to Joshua Garza. Joshua was unresponsive regarding the charge, and even after CCing Melisa Day, I still received no reply or resolution to this day. The lack of accountability and communication has been extremely frustrating. If you want to avoid a headache, I recommend to NOT lease through this company.

Brown grout and chicken bones under the dishwasher. Total mess. While they were managing, they had no problem hitting me with big bills -- $403 for a lock change, $350 for a thermostat, $280 for AC work, $297 for dryer repairs, $223 for smoke detectors. Premium prices for everything. But when it came time to cover repairs after move-out? They offered an amount that won't even cover a service call, let alone a new fan from Costco and installation. So now I'm paying hundreds out of pocket while they pocketed all their management fees. Their communication? Awful. My tenants went over a week without a working fridge before CloverLeaf even told me -- I had to order the replacement myself. When the property was vacated, the electricity got disconnected with zero coordination, leaving me scrambling while my son was trying to move his things in. Their response? "We sent an email." If I have to chase you for updates and still end up in emergencies, your communication is worthless. They're happy to take your money at premium rates. After moving out, I was charged against my $1,695 security deposit and an additional $800 on top of that for several items they claimed were "excessive," despite leaving the home in good condition and documenting everything with photos and videos. The biggest issue was the carpet. I followed their move out instructions exactly and scheduled their preferred carpet cleaning vendor two weeks in advance for the last day of my lease. When the technician arrived, he refused to clean the carpet, saying it was "too excessive." I immediately hired another professional carpet cleaning company that same day, paid for the service, and provided Birdy Properties with the invoice. Even after complying with my lease requirements, they still charged me a $500 carpet replacement fee. I was also charged for pest control because they claimed there was a wasp nest near the roof and animal feces in the yard. I have video of the property's exterior before turning it over, and I could not find a visible wasp nest. I also do not own any animals, and my videos do not show animal feces on the property. What concerns me even more is that, to the best of my understanding, Greg Birdy is both the owner of the home I rented and the owner of Birdy Properties. That means the property management company making these determinations also appears to have a direct financial interest in many of the charges being assessed. As a tenant, that raises concerns about the fairness and objectivity of the move out process. To make matters even more stressful, I was given only 10 days to pay the disputed charges while preparing for official military obligations. I am formally disputing these charges because I do not believe they accurately reflect the condition in which I left the property or the efforts I made to comply with my lease.
