To make a long story short.... lady down the street asked some teenagers at the pool show proper ID or leave... a kid stabbed her in the chest with his car keys. Now mind you I live in a VERY quiet area in Live Oak on the NE side of town. Crystal, our property manager, listened to my long list of complaints and acted immediately.(lawn maintenance was terrible around the park and entrance) Within days the pool access pads were changed and charges filed against the family that let the thugs into the pool and even revoked pool privileges to that family. She even rebid our lawn service and went with a higher paid company to better maintain the grounds. Crystal was patient and reactive. She even requested Live Oak police attend our HOA meetings and monitor the pool area.

Emails go unanswered, calls are not returned, and getting a straight answer is nearly impossible. There are ongoing concerns about missing or delayed financial reporting, unexplained or questionable late fees, and a general lack of transparency. Instead of resolving issues, they seem to rely on delays, passing responsibility around, and hoping homeowners eventually give up. A few things I've learned: - Document every interaction -- emails, calls, dates, and names. - Read your HOA bylaws and financial disclosure requirements carefully. - Ask for one dedicated point of contact instead of getting bounced between "assistants." - Escalate early and involve the HOA board directly when responses stall. - Bring awareness to unresolved issues by sharing factual experiences and documented concerns publicly on community forums and social media so other homeowners stay informed. - If financial or compliance concerns continue unresolved, homeowners should familiarize themselves with consumer protection resources, state HOA regulations, and the appropriate oversight agencies available in Texas. The most frustrating part is not even the issues themselves -- it's the complete lack of accountability and communication. Homeowners deserve transparency, professionalism, and timely responses, especially when fees, reporting, and compliance obligations are involved.

    This was the worst rental experience we've had in years. We only lived in this house for 5 months…read more(we had to break our lease after my husband's job moved us across the country, non-military). Communication is poor and is strictly email. If you call the office, they pretty much always say they'll leave someone a message, but hardly ever helped us directly with issues. Even when it came to the move-out process, there was constantly gaps. Originally we were told end of December asking about our security deposit that it would take 30 days to get that back (which it hadn't been yet), but then 45 days after move-out I reached out again (after being told I would get an update) that they keep the deposit until a new tenant was found. Okay, makes sense, but this wasn't communicated well the first time. After a few months of paying rent on two houses, I was denied my request of any sort of payment plan. We had to start taking out loans when a tenant wasn't found after 3 months. Finally, by month 4, a new tenant was secured. WELL, we were sent the move-out inspection and final bill, and were shocked to see how much was charged. They kept our security deposit and pro-rate rent to cover costs, and we still owed $1400. When looking at the breakdown, about $2300 was charged for paint "touch up". I have never seen a move out bill this incredibly high. We then filed for a dispute, and didn't hear anything for a week afterwards. When I reached out, I was told we didn't have proof that the price was wrong and that I had 10 days to submit some evidence. I submitted it same day, and then got no response again for 2 weeks. We now had to pay the bill to avoid collections. We have left feeling completely scammed. When we moved in, there was a massive hole in the fence that wasn't repaired for 1.5 weeks, and all we got was a $150 credit. We also had very old appliances that caused our CPS bill to skyrocket, and had to get those replaced. On top of the move-out fees, we feel so financially shot after this house (we've also been trying to save up for baby boy to arrive soon, but now hardly have savings thanks to this situation). I will not be recommending this company to anyone, as they have basically squeezed every penny out of us and were so unwilling to work with us in any way.

A couple of months later, the rats came back and chewed up everything. I had to call the city because It's been 19 days since I've been able to use my kitchen water.     We live next to a GSG managed property that is in the process of changing tenants. The previous…read moretenants did nothing to take care of their yard. The grass was dead, trees were not trimmed, and weeds were flourishing. There is a very large tree in the backyard that overhangs our property, and we asked the tenants to have the owner trim the tree. They said they would put in a maintenance request with the property management company to trim the tree, but nothing ever came of it. We live in a nice neighborhood and when my neighbor asked if he could trim my tree hanging over his property, I told him that I would take care of it. This is the norm. It's MY tree, right? Well, not everyone feels that way. Jump forward and there is now a sign in the front of the property that the house is up for rent again. I called the property management number listed and cited the address of the house. I told them I was the neighbor and that they had a tree hanging 3-4 meters over our common fence and asked them if they couldn't get the tree trimmed while they were switching tenants. They said they would look at it. Nothing happened. Over the next 1-2 weeks, I called, left messages, and sent emails which were all ignored and nothing happened. Then, we saw a tree service out trimming trees along the perimeter of the house that overhangs the sidewalk and the street. We thought, "Great! They will get all the trees." Wrong. They stopped there. After being ignored so many times, I got the address of the GSG office and went there on my break. Cortney, the owner, answered the door. I introduced myself and she was familiar with my complaint. We had a nice chat and she told me that they had a lot of turnovers at the time, that they took care of the outer perimeter because they received an official letter from the City, and that the team was now prioritizing work based on move in dates but that she would get the team back out there as early as the following week. Great, right? Wrong. No one ever came out. I now had Cortney's direct email and continued to make enquiries. The responses started out along the lines of "I will be out there looking at the property tonight/tomorrow and I will get back to you." But nothing ever happened. Then the response became, "The city signed off on the trimming we just did. That is why I'm not understand the issue still. The tree company the city and the residents all said it was resolved. I will look at it Monday." I am not sure what residents she was talking about as we were never asked. I told this resident didn't sign anything as they didn't trim the tree that is encroaching on our property, and I waited. And then, I enquired again. She responded, "I was there Monday and there is nothing touching the house we could see and I have had two separate tree folks go. Also - anything over the fence line you are welcome to cut as per our general counsel recommendation." So, basically, "FU, our lawyer says we don't have to do it." I checked with the City and there is no ordnance that says that property owners have to maintain their trees and not encroach on neighboring properties. There is one for city property, but not private property. So, at this point, we were pretty much screwed, and I paid $400 out of pocket to trim the neighbor's tree, that had been neglected for years, and get their branches out of my property. Had I found these reviews beforehand, I would not have been surprised by how poorly GSG communicates, how they say one thing and do another, and I wouldn't have expected them to be a good neighbor. If I were ever renting again, I would NEVER rent a property managed by this company. Other reviews say they don't care about the tenants. I can tell you they don't care about the neighbors. When we met Danny, we took a weekend trip to Texas. We wanted to meet our new realtor and visit some houses in San Antonio and the surrounding area, and we realized during this weekend to Texas we would need more time to find just the right home. The weekend we spent with Danny was a fun time getting to learn about him, and he learned about us so that we knew we were on the right track to find the right home. We needed to find a place to stay quickly once we move to Texas and during the weekend visit luck was on our side, Danny has a fully furnished Airbnb that we decided to rent while we search for our new home. Once we moved to Texas, we rented the Airbnb. We did find a house quickly (thanks to Danny listening to what we were looking for in a home) and we rented the Airbnb for four months while our new home was in the process of completion. Danny is very knowledgeable, professional and listens to his clients. During the closing process, Danny made sure we felt at ease during this process and took all our many questions and all were answered in detail. Danny was with us every step of the way. We cannot express the thanks to Danny Charbel for being the person he is, he made us feel very comfortable in finding a home. On a side note, Danny has great contacts with different trades, that is how we have great plantation shutters, electrician, painters, etc. This is also a great feature with a realtor that has many great connections for his clients.

The house was well insulated, complete rock, and 90% shaded by trees. It should not have been any where near that high. Had an electrician come look at it and he said the main AC unit is pulling 27amps when on. Which was EXTREMELY inefficient. Average for the unit size is supposed to be 7amps to 12amps. They would not fix it. The window unit in the back guest house kept tripping the inline breaker. They would not fix it. Said to just use the back guest room as a storage area. The back guest room was one of the main reasons I rented the place. I moved out and iHeartRealty deducted almost half the deposit with extremely inflated fees. I can not empathize enough to stay away from this company. There is a reason their reviews have tanked since ownership changed.
