    Response for the owner's comments:…read more In my experience, concessions are not granted without cause; they directly result from Cloverleaf's accounting failures, contract violations, and poor communication on pertinent matters. About the water heater - After more than five months since completion of the work--and only after repeated follow-ups with both you and your vendor, and with the timely support of our new property manager--we finally learned that this work was likely performed by a licensed plumber and a permit was not required in that area. Based on the information I checked, the water heater serial number you provided does not appear to belong to a Rheem unit as claimed in your email. In my opinion, this delay and the incorrect information speak volumes about the lack of professionalism shown by both the property manager and the vendor and the accuracy of the claim (using a licensed plumber). The extensive time and effort I spent sending repeated emails and follow-ups represent lost time that I should not have to bear. I did not agree to this level of inefficiency and unprofessional conduct when I selected your company as my property manager. To this day, it remains unclear whether the emergency situation was handled promptly. Due to what I view as poor recordkeeping and unprofessional practices by you and your vendor, there is no clear documentation. So the issue which triggered contract termination still remains unaddressed - was the subsequent problem in water heater caused by initial incorrect work. This is my honest review based on documented interactions.

And, in all those travels, I have never dealt with a more knowledgeable, professional or persistent investment sales group. In my opinion, the standard bearer for CBRE San Antonio is Bradley Suttle. First, he has comprehensive "local property knowledge" (he knows what is on every street corner by heart), Brad is extremely well connected with San Antonio property owners located across the country. If a San Antonio shopping center is owner by an investment group in Los Angeles, he knows who they are. If a large industrial complex in San Antonio is owned by a group in New York, he knows who they are. If a major office building is owned by a group in Houston, he knows who they are. Second, he takes marketing very seriously. The package he produced for the shopping center we put up for sale was second to none. The detail on the center was comprehensive. The detail on the market was comprehensive. And, the financial information was both comprehensive and easy to follow. Third, Brad is a doer. He simply does not let anything fall through a crack. He keeps meticulous notes about every contact, every follow up and every "overcome-able objection." He then follows up to make sure all communications with potential buyers are detailed, complete and focused on the information they have asked for. Brad does not overwhelm buyers with the volume of information. He listens carefully and tailors what he provides to exactly what the buyer requested. There were times during the transaction where I felt Brad might just know these 34 leases better than I do. And fourth, Brad is a consummate professional. His real estate knowledge, his appearance, his courtesy, his straight forward communication style and his follow through combine to inspire the confidence of Buyer and Seller alike. Do you want to know the best thing about CBRE San Antonio? It is that everyone that I have met there is of extremely high caliber... While I personally think that Brad is "Best of the Best"... never forget that you can't be the "Best of the Best" unless everyone around you is the "Best". That in a nut shell is CBRE San Antonio!

We provide on demand pest control, and HVAC air filters for all of our properties, at no cost to you. Rent is collected electronically through a PM software called Appfolio which allows tenants to submit maintenance requests and communicate with us through the software. Owners also have access to the software so they can submit requests, download monthly and annual statements, and communicate with us as well. We try to keep our fees simple and all inclusive, without any of the junk fees that some management companies charge. Our in-house maintenance team can handle most repairs, and at a cost usually significantly less than hiring a third party vendor. But we do have relationships with area vendors if the issue is something our team is not licensed or trained to complete. There are many choices when it comes to choosing a property management company, so we appreciate you considering ours. It's a great compliment when someone trusts us to look after such a valuable asset, and we don't take that responsibility lightly.

Week one- mold found in pantry, bathroom downstairs over flowed. Week 2- bathrooms upstairs got stopped. Causing backup and leaking to kitchen ceiling. Ceiling fell down. We're 3 months in and still have issues. Electical , plumbing, etc. No one responds. I have to call everyday to get update. Property manager Ashley makes excuses and doesn't follow through like she says she will. It's been a nightmare. It's affected my work as when you call Customer Service all they tell you is "I am so sorry, my deepest apologies... " but have no way of helping you because all they can do is take on your message and pass it on to the property manager that doesn't do anything. When I have asked repeatedly for a supervisor of the property manager to call me it has been over a month and no one has responded to me. I keep having to be at home for these contractors that have no idea what the last contractor did because they keep changing who is coming over to do the work. Most unprofessional and incompetent company to date. BEWARE. DO NOT RENT from them. They don't care this house was not ready to be moved in and now we are stuck. AGAIN DARWIN PROPERTIES WORST EXPERIENCE EVER. IF I COULD GIVE THEM ZERO STARS I WOULD'VE, BUT THERE IS NO SUCH THING THEY DON'T EVEN DESERVE ONE STAR.
