Although we identified multiple agents through our search, we immediately decided to work with Laura after our initial video call because we were impressed by her knowledge of the local housing market and all aspects of real estate transaction. We are so grateful that we did! We were buying a condo in a very competitive area. Every time when we made an offer, we had a competing offer and had to act very quickly to make our offer more competitive. Laura worked around the clock to prepare the comparative market analysis, tour the units with us, crafted and advised us on compelling offer terms and negotiated with the seller agents. Our closing had some extra complexities due to the condo building's financing approval being expired. Laura skillfully helped us navigate this issue. She proactively included relevant language in our offer to protect us from such financing issue before we even knew there was an issue with the condo building. After we discovered the issue, Laura was in constant communication with the seller's agent, condo building and mortgage broker to speedily resolve the issue and ensure we could close on time within 3 weeks. Laura's price prediction and recommendations were spot on when we submitted our offer. She recommended us to adjust our offer to a certain price to increase our chance of sealing the deal at our offer price (instead of activating the price escalation clause and resulting in us paying a higher price). We were able to be the winning offer because of Laura's excellent communication skills and expert advice. We followed Laura's recommendation and did not have to pay more than our offer price for the condo. The appraisal ended up being higher than our purchase price. We are grateful that Laura helped us secure our dream home at a great price. Laura was extremely responsive and patient. We had a lot of questions as first-time home buyers. Laura patiently answered all of our questions at any time of the day. Despite her busy schedule, she accommodated our challenging schedules and requests under short notice every single time, which enabled us to close our home with great success.     Our experience working with this mortgage broker was one long, expensive headache. They asked for…read moreoutrageous amounts of paperwork and then kept adding new requirements, their office was disorganized and procrastinated until the end, and finally, they changed the terms of the loan at the last minute, costing us $7,000. Mr. Zell began well, quoting a reasonable rate, but it was downhill from there. Once we agreed to do business, we were asked to provide tons of paperwork. They asked for college transcripts,W-2s, all pages of all asset statements for three plus months, notarized statements from the bank regarding transfers, paycheck stubs, etc. We immediately collected this information, and when it was more than the fax could handle, I drove it to the office. Together, we went through all of my files to make sure that they had everything they needed. Unfortunately, for the next few weeks, they kept finding things that they forgot to ask for, or that they hadn't copied, or that they lost. Each time, I drove to their office to give them the forgotten copy. This frustration was exacerbated by the fact that we didn't have a single point of contact within the office. We started working with one person, and then when we called back, she told us that someone else was now in charge of our account, and the new person was on vacation, so no one could help us. And good luck finding someone in the office to drop off paperwork after 5 p.m. While the paperwork was extremely frustrating, it got worse. Although we were assured that there was plenty of time before closing to set up the loan, the day before we were supposed to close, Sun Trust still hadn't approved the loan, and they were still looking for last minute paperwork. We bent over backwards to make sure that they got everything the same day that they requested it, but they couldn't seem to get their act together to ask for everything all at once. The worst part of the experience happened at the end. We were to close at 10:00 a.m. on Friday morning. We got a good faith estimate on Thursday afternoon, and everything looked good. Then on Thursday evening at 6:05 p.m., Mr. Zell emailed me to tell me that due to some credits from the seller, our interest rate was going to be lowered by .19 percent which would increase our closing costs by about $7,000! We had turned down that option when we locked in our rate, but without any discussion and so last minute that we had no time to change it, Mr. Zell made this change to our terms. We would NEVER have agreed to pay $7,000 for a .19 percent rate drop, and Mr. Zell knew it. He knew that we had committed to tenants and repair people to close on Friday, and changed the terms last minute, knowing that we would be forced to accept the change. Furthermore, rather than calling to discuss, he emailed me after closing time so that I would have no way of dealing with it until the next day at closing. SunTrust was so late in finalizing their paperwork that closing didn't happen until close of business on Friday, and when our closing attorney tried to discuss the last-minute change with Sun Trust, they were done working for the day and told us that if we didn't accept their changed terms, we wouldn't be able to close for at least 4 or 5 days. What Mr. Zell did was probably illegal, but we had to close to meet our own obligations to our tenants, and he knew it. Bottom line: Do not do business with Mike Zell! He is disorganized, dishonest and manipulative. The clerks in his office are incompetent and unresponsive. In order to get a mortgage, you have to give the bank all of your private financial information. Mr. Zell will use and abuse that information to his own advantage.
