    VETERANS: BEWARE of John Csoka and the American Financial Network…read more My dealings with Mr. Csoka began in April of 2021 with an ad he had on Facebook to help Veterans obtain home loans with 500+ credit scores to overcome mortgage broker overlays. We kept close contact and Mr. Csoka explained that I needed to pay off 2 credit cards to a specific point to secure a VA loan with AFN. I explained I could garner the funds upon obtaining a ratified contract. He agreed and explained that I should find a home and contact him when I was ready to make a deal. So my home search began. I interacted with 3 different real estate agents who showed me various homes and due to the tough market for buyer's I often made offers that were refused for other offers until I found a wonderful home in Waldorf Maryland in August of 2021. The seller's had already relocated and were extremely motivated to sell. I contacted Mr Csoka who had previously refused to offer a pre approval letter for other properties I was considering. With this property the real estate agent I was working with insisted that a preapproval letter be provided. Mr. Csoka finally did so. We communicated with the sellers and made an offer for the home, they accepted. In the preapproval letter it SPECIFICALLY details a VA Home Loan for the home purchase. The contract arrived from Mr. Csoka's office was for a CONVENTIONAL LOAN at 5.125% resulting in a mortgage that would be $3000. There were broker fees, mortgage insurance and other associated fees that would NOT be on a VA loan. I was completely in awe of what was going on and called Mr. Csoka with my concerns, he stated something to the effect of "You don't have much time to close this deal" and "With your credit score this was the best I could do." He went on to say that I shoul;d sign the contract and simply "refinance through IRRRL (Interest Rate Reduction Refinancing Loan) in six months and that would reduce my rate to the standard VA rate of 2.75%. I said I would have to think about it and we will discuss it the next day. Well over night I researched IRRRL and discovered that it YOU ONLY QUALIFY FOR AN IRRRL IF YOUR INITIAL LOAN IS A VA LOAN. So yes, he lied. If I had trusted him and signed I would be on the hook for $3000 a month and NO POSSIBLE RELIEF IN SIGHT. (Short of litigation because I do have all the paperwork to support my case). So the next day, Mr . Csoka called and asked if I would sign the contract. I stated that I would not as I was being deceived about the entire transaction. Mr. Csoka got irritated and stated that the sellers would sue me for taking the home off the market for 6 weeks. (I hadn't done that and had no idea where he got the idea that I asked them to take it off the market for 6 weeks when the entire transaction was over the course of 8 days.) I explained that I would NOT be doing business with him because of his unscrupulous behavior. Even after I had expressed that I had absolutely no desire to do business with him, he recently (5 days ago from the time of this writing) called me and asked "Didn't you say you would have some money next year?" I explained to Mr. Csoka after his dishonest and unethical behavior, "We have no relationship" . He was silent for a few seconds ( the exact same thing happened when I refused to sign the contract), Then said goodbye and hung up. The bottom line is John Csoka is a liar and an unethical charlatan. If you elect to do business with him and American Financial Network,( AND I STRONGLY RECOMMEND AGAINST DOING SO) retain legal counsel AND READ EVERYTHING BEFORE YOU SIGN ANYTHING. He WILL LIE TO YOU, and completely disregard anything previously mentioned so get EVERYTHING in writing. I have no idea how many fellow vets have fallen for his scam but PLEASE don't it's extremely stressful and costly.

I had read reviews that were all over the spectrum of satisfaction. I noticed most of the low reviews came from the veterans so I decided to take a chance with them. Our main point of contact was very friendly and informative. The title company (Creative Title Service Inc) and appraiser were great! As the process developed, they were very reactive with their requests and there were a few things that appeared they didn't know. I would advise them to better commmunicate in regards to things to come and pay more attention to details. Also, their fees were not competitive even though they were selling the loan to a different lender on the backside. I know that times are unpredictable but a bit more transparency creates trust in the customer. Our experience sometimes felt like the blind leading the blind.

    This is a horrible company. I've had two bad experiences with this company, one with a new purchase…read moreand most recently with a attempt to refinance my home. The lender came referred by my realtor but that didn't matter much when it came to the horrible customer service I received. I "worked" with Tan, if you want to call my experienced working with someone. Tan was horrible at communication. It would take him days to respond to my inquiries and most times he pushed me off to his assistant who had limited ability to provide much assistance herself. I've been waiting almost 3 weeks for a response from Tan or anyone in his office regarding the process of my refinance application and have not heard anything. Tan asked for all of my personal information such as tax returns, bank statements, etc, things that any company would for such a business transaction-Howver, when you give over such important information to someone and never hear back you start to fear for the risk of potential cyber crime, fraud, or identity theft. I am sending in a complaint to the attorney generals office of Virginia, the better business bureau, as well as the 3 credit bureaus. If you want to work with a company you can trust during one of the most important purchases of your life whether it be for a first time homebuyer, refinance, investment acquisition, etc, do yourself a favor and bypass this company. There are plenty of options out there, take your business where you will be treated with respect and professionalism. Patrick
