The basement apartment is self sufficient, so we did not have the "bed and breakfast" experience of sharing, but that's OK for us.. We had our own full bath, our own exterior entrance, etc. Rates vary, but this was such a better deal than any hotel room, how can you go wrong?

The bed was amazingly comfortable -- one of those adjustable tempurpedic mattresses. I'm not sure if every room has one or if it was just our room, but it sure made it hard to want to get out of bed. There is free wi-fi and continental breakfast downstairs in the morning. This place is a great alternative to the pricey hotels around DC -- it has a private, relaxing feel and yet is close enough to the Metro that it is also pretty convenient. When the Woodley Park Guest House livingsocial deal came up, we did a bit of research on the place and then decided that it sounded like a greta place to stay. This B&B is ranked #2 in DC on tripadvisor's website (#1 is owned by the same company) and I can totally see why they have such excellent ratings. The B&B is exactly what I was looking for. Right on a metro line (red about a block away, unless you take the elevator which is even closer) and had a number of things to do within walking distance. We arrived around 3pm on a Thursday and checked in and was given a quick tour of the place. Our room was the bay window room on the second floor. It was quite nice. After we checked in we went for a stroll around the zoo (three blocks up the road on the right). Then headed down towards Dupont Circle and got some great coffee (Filter) and some gelato! Then took the metro back. Everything was extremely clean and the staff was super helpful. We spent every night out on the porch drinking some wine (part of the livingsocial deal) and people watching. This is in a very safe part of town and all around nice. I would highly recommend staying here if you are in the area! My only complaint is that the boy and I like to sleep in and the walls are pretty thin so we could hear other guests knocking on the doors and talking, but that was a very minor issue.

Stayed here during a upper nineties weekend and found myself having a difficult time sleeping each night. There's an air conditioner but the cool air immediately falls to the lower floors. The loft has no doors and is open to the staircase and below, so there's never a time when the room becomes cool. Get used to sleeping in your sweat if you're staying here during the summer. Also, because it's a 6 person dorm, people leave and come at their desire and you may be awoken from not only the heat, but other guests as well. I was glad to say that the amenities were nice, they supplied sheets and towels, something I thought they weren't going to do because their photos show the bed without bedding so I brought my own and ended up using them instead. The bathrooms are nice and the shower was top notch. The bathrooms were the best part of this hostel, but it seems as if, and I could be wrong, there's locals who also rent this place out (staying in other private rooms?) and also use our restrooms, which should, in my judgment, be reserved for the 6 who are staying in the loft. Multiple times I was waiting for the residents who weren't sleeping on our floor to leave the guest restroom. Also, the bathrooms ought to have seat covers since they're more of public bathrooms than private ones. They provide a cooking space for you to use and provide coffee and tea, but the refrigerator doesn't dish out cold water and the ice maker doesn't seem to be working either--when it's in the upper nineties that would have been helpful. Also, don't yip if you see mice, I saw them twice. While I stayed here for the weekend, the power dropped twice in the loft. They did fix it immediately. I think for the summer they can probably invest in making it more cooler for the guests with better cooling units--may I suggest central air units? Also, another suggestion, please do not turn off the air conditioner and fan and begin cleaning the dorm/loft while guests are still sleeping in it. And if you do, you ought to turn the air back on please. The price was right. If you're staying here be prepared to adjust to the heat and sharing a bedroom with 6 if you're not used to it like me.

Comparing the value, quality, and location across other Georgetown properties - this place is a hand's down winner! Few points: 1. Comfortable bed, clean room. Locks 10 and 11 seem like they would be the best choice, other locks have common doors just outside your door, so you hear everyone coming / going and getting coffee, etc. 2. Nice little two-person outdoor patio set outside lock #10, very nice for sharing a night cap. 3. Others have commented about the absence of staff, I do agree this is off putting but everything seemed to work with a little 'figuring out'. 4. For example, checking in at the ATM like machine, which takes a $100 deposit - and provides a numerical key code to your room. It was unclear to me that code ALSO opens the front door just to the right of the ATM, and whether that door was the common entrance. 4a. Another reviewer also mentioned their deposit took longer than they expected to be refunded, I was surprised to see the deposit move to a charge vice dropping from 'pending charges', took the full 5 days to credit after I called - expect a delay, the refund is not instant. 5. On the coffee machine, it defaults to a 6oz pour. Override that and select 10oz - that fills the cup entirely and doesn't waste the Keurig grounds in the capsule. 6. Location could not be better, don't miss dinner at Clyde's or a dessert to go from Filomena's (Turtle and Strawberry cheesecakes are spectacular, all made in house). 7. Common area kitchen has a full size refrigerator with 11 labeled bins, each for a lock - nice to be able to chill a bottle of wine or other items as needed. It is smack in the middle of Georgetown. You can literally walk everywhere your heart desires. Make sure you read all the info on the website, the only TV is in the common area (though there was good WiFi access in the rooms), the only parking is street parking which is free overnight until 9am but $15 for a permit during the day, but this is all made clear on the website, I had no surprises. In fact the owner was very helpful when we had our rental car a night longer than expected and he let us park in his personal driveway for a short time so we could have a leisurely breakfast and not rush to move it. Breakfast is simple but filling and well-cooked, when the pot of coffee is done after breakfast you can always make yourself a cup of keurig, there is always a bottle of wine and a plate of cookies to welcome guests when they return (my only complaint is the cookies are cooked crisp... And, most importantly, the queen sized bed was extremely comfortable, so I got a good night's sleep throughout my stay. The location is excellent--close to the Metro, so there's no need to have a car. Proprietor Jack was friendly and tremendously helpful and attentive to my needs--most especially after I sprained my ankle while out for a jog after my second night's stay! He personally provided ice packs and arranged for his staff to do my laundry--gratis! I am very happy that I was staying at his place when that injury occurred.
