Walter fit us in the very day we called. They were extremely thorough and willing to answer any questions we had. Walter even informed us about various plants in the yard and gave us recommendations regarding how to care for them. This, I would assume, is outside the scope of a traditional inspection but nonetheless was exceptionally valuable for us. We felt very comfortable moving ahead with the home purchase knowing Ace looked at every aspect of the house with a fine-tooth comb so to speak. They found a few electrical outlets that had reverse polarity, no wire covering over the chimney, talked about the obvious crack in the cooktop but that's about it. Once we moved in, the nightmare started. The first thing we found was a wire coming out of the wall of the garage. On the inside of the garage it was plugged into a wall outlet where one of the outlets was burnt. The wire then ran into the ground and came up in the middle of the driveway of the shop. It then ran onto a 4x4 that wasn't even in the ground. From there to an electrical box with no cover and the wire nuts and electrical tape not even covering the wires. This power ran the entire shop (over 10 outlets and 6 fluorescent lights. Inside the house when we opened one of the kitchen cabinets we saw wires that didn't have wire nuts and the wire was still hot. Under the sink we had something going on that I wouldn't even expect a junior plumber would do let alone something that would pass an inspection. And to top all of this off, he sent a copy of the report to the sellers realtor. I was the one that paid for the inspection. When I msged him about it, I was ghosted and have never received a call or msg back. I'm pretty sure if this review doesn't get deleted, we will probably here something like the people that did the inspection were new or something like that. How do you explain not calling a customer back after they tell you that you screwed up... Beware

The inspectors failed to tell me that there was visible…read moremold growing around the air ducts ($2,000 to clean air ducts), and still dealing with the problem. I did not notice until we moved in, but it was definitely visible without needing to move anything. The airflow in one of the bedrooms is almost nonexistent, which should have been noted in the inspection. They also failed to recognize a dip in the roof near the chimney ($2500) which was visible to me the first week we moved in. These would have been deal breakers for us as home buyers.

He seemed in a rush, but we thought he was just efficient. We were wrong. There is a large gap in the roof where it meets a portion of the house that he did not catch. It is glaringly obvious when I saw it putting up my Christmas lights. Now we have a huge yellow jacket nest in our attic because of that gap. It should have been caught in the inspection 5 months ago. He only inspected a small portion of the attic near the ladder or else he probably would have found the nest like I did, or if the nest wasn't there he still would have seen the LARGE gap in the roof and we could have had the builder fix the issue before it became a problem. There was a considerable amount of light coming through the gap from the inside of the attic. I don't believe he used the thermal camera in every room in the house because one of the rooms has absolutely no insulation in the attic above the room. Now I have to fight with the builder because I am one month out of my warranty after finding these issues on my own. In the google listing photos he uses the camera in the plumbing. I told him an issue of concern was the plumbing since we had already had issues with it. Even if it was extra I would have paid for it but at his price I thought it might have been included. He didn't even give me the option or mention using a camera to inspect the main drain pipes. He was $100 more than the competitors and I thought I was getting a better service. I was wrong unfortunately and have to spend hundreds if not thousands of dollars to fix these issues that should have been caught by this inspector. EDIT: The gap is clearly visible from the outside. You do not have to be in the attic to see the gap. Even if you didn't feel like walking around in the attic, which is crazy you don't look at more of the attic than what visible from the ladder, the gap is clearly visible. It's visible outside from the ground, but I never inspected it closely until I was putting up lights. The builder is at fault for the defect but this should have been caught in an inspection.

He said he did but left 2 deadbolts unlocked and a slider slightly open not locked . The home alarm set however at 5:00am went off and police were dispatched to my home and went inside to check. Oversprayed paint on our concrete, brick, roof, roof shingles, and solar panels. Our new gate…read morewon't close after one week, fence is completely coming apart after one week, no show April 24, 2025 to come fix fence, gate, and clean up overspray on concrete, brick, and white dog door in back. Altered invoices AFTER paid in full to include $150 to remove one screw and a corner board from carport while having the ladder nearby, would have gladly paid $25 or $50 but not $150 but Leslie did this. Added another line item of paint $220. They still owe us $1150 for the overpayment which we thought was for fencing but was for the discount they gave us due to the job being around $12,000. Even though they advertise on Yelp, Nextdoor, and HOUZZ and other apps that they are a General Contractor, they are not and in Okaloosa County and the state of Florida they are NOT licensed to do siding and failed to put flashing on our new siding so insurance will not take off the "red flag" until it is done correctly. Exterior doors, structural repairs, roofing, new electrical, is not allowed in Okaloosa County. They are a nice couple at first, they want the job and the money but if you tell them something is potentially wrong or even ask questions about your project, they go into defense mode despite the evidence. We even asked Leslie if a permit was required for the fence she said no and that is correct, but a permit is required for the siding they put in and they did not pull the permit. Mr Ortiz cut a pipe in the back by the back master bedroom and bathroom and it flooded the next day for nearly one full week. We did not blame them only asked if they knew where the water might be coming from inside since the pipe in the middle of the house was disturbed. The overspray on our roof shingles and solars panels is something TIMMERMAN ROOFING, who came out to inspect, has never seen in their many years of business. A total disregard for protecting our roof and we had no idea until our neighbors brought it to our attention. Leslie refused us 3x to come clean up the overspray; they charged us for pressure washing $200 and as you can see in the photos they never did the tops of them, they are still filthy but the guys who did it before just used a ladder but Leslie charged us anyway. And they DO NOT GUARANTEE THEIR WORK/labor AS ADVERTISED and are NOT GENERAL CONTRACTORS as shown in their company photos and titled Advertisements. We do not recommend using them at all.
