After experiencing the insensitivity of the management during the pandemic I would have a very hard time recommending moving here. Last year a project was started to repair the concrete decks and windowsills in each unit. Building 118, where the management offices are, was completed prior to the pandemic. Despite the fact that everyone is stuck at home, many of us working from home, the decision was made to proceed with work on Building 4 at the beginning of the pandemic. I was told it had to be done because of budgets, blah blah. But there was zero thought put into how disruptive this would be to people's lives and well-being, or the fact that working from home would be next to impossible for tenants. Building 4 is 14 (I think) stories and around 140 units I would guess. Since near the beginning of the pandemic, the building has been surrounded by scaffolding and noise and vibrations from jackhammers, grinders and hammers has permeated the units from multiple sides all day long. I work from home and have only been able to do calls and web meetings on rainy days when construction halts. Otherwise I have to sit in my car for calls and meetings. Many units, like mine, also have to have temporary walls built which jut into the living space by 5 feet and block out all of the light and 3 of 6 vents for AC. I understand the need to move forward because of budgets, blah blah. But that doesn't explain the lack of thought about where residents would be able to work or how the noise would impact people already isolated and stressed from the pandemic. Their advice to me was to rent office space nearby to do work. They eventually made a room in the basement available for sign up. Without cell or internet reception it's of little use to me and I'm sure others. Why didn't they think all of this through? I think plenty of other places with better management would have had a plan. On top of that, so many of the residents here are elderly and can't easily leave the building. The thought of them sitting in dark windowless cramped apartments with noise and vibration all day is heartbreaking to me. Prior to this situation I was content here. It's an older building with the occasional broken elevator but the apartments are large and the building in a great area. There is a small but modern gym. Thankfully, there are plenty of nicer options for slightly more rent. After 3+ months of noise and learning they plan to build a temporary wal blocking out the light for a few months, I decided to move out. I can't recommend this place because of the management and I am very very excited to leave. . read more

3/7/21 I was here last night wonder where to begin?  Today I know where to begin.  The main picture of the residency shows an empty storage unit...for now.  I had written a review about Catwoman comics few days ago.  All of my Catwoman comics from number 1 to 100 something were lost.  Lost in the a storage unit that Americana Center throughout along with other belongings of mine.  This was decades ago so I don't care now... well maybe I do. I could have made some money of those comics. Americana Center is where my parents picked to live when they were staying in the United States  for a few months at a time. When they were not there the place was run by me.  It was after they left  to go back to Switzerland that I noticed little black dots on the kitchen counters.   The apartment section I stayed in was on the ground floor. I had next door neighbors but I seldom spoke to them or saw them.  Not long afterwards I woke up at night and wanted some to eat. It was to my horror that I came across German Cockroach.   If you see one, it's bad enough.  These pests as us humans consider them to be generally travel in packs.  It is what I saw at night when turned on the lights and saw them scatter. As Herbert Lom aka Colonel Bockner (from the 1985 movie King Solomon's Mines) would say "The German Army will not stand for it." Well in my appartment, neither will I.  The fight began that instant  on eradicating this creatures from my appartment.  The battle might have been won that night, but not the war.   It's simple numbers. They have more. And every day I had to make decisions that send hundreds of cockroaches to their deaths.    This kept up for nearly a year where I would contact Americana Center, post control and not damn things was done to get rid of them. The German cockroaches stopped hiding during the day time and ventured out whenever they pleased.  They only seemed to hide when the exterminator/pest control showed up. The coaches lived in the walls of the whole apartments. I ended up moving out, because the war could not be won. I moved into a townhouse and things were much better. Not a single one of those German cockroaches followed me.    This townhouse was wonderful. There were spiders in this house, but they built their homes by the sides of the front door to the garden area.  I would find a collection of dead pests that found their way in.  I did not bother the tiny spiders because they helped me out a great deal. Parking wasn't a very big problem for me, because I didn't have many visitors.  Still, if you park in a legal or illegal space, you car will be towed pretty quickly. Repairs on your house could be done, but it could take days to weeks for that to happen. It was appreciated when a handyman named Jim Palmer quit his job at Americana Center and started his own Business called General Improvements.  For over a decade his business grew from just working at Americana Center as his own boss.   I and others stopped calling America Center for any repairs.  Palmer would get things done a lot quicker than anything they could do.  From what I saw yesterday, a lot of work needs to be done. It also reduces parking for guest.   If you do stay here, I recommend getting a parking space under the rooftop coverings. It's better than dealing with parking underground. read more

Thankfully I'm no longer living there the buildings HOA tried to charge me a non refundable $350 move out fee since I was leaving in a Saturday.... It's like a prison every move must be approved, every package must be logged every visitor must register their car with exact hours they will be visiting... terrible... do yourself a favor and RUNNNN ... the last week I was there the management decided it was a good idea to shut down electricity and water for the entire community when I informed them I was working from home and could not go without internet from 8-5:30 I was told to go to a Starbucks to work for the entire day... obviously that is not possible due to Covid rules...even library's are still closed... they didn't Care. read more

I'm a current tenant at Americana Center. I rented the apartment from a owner. Ever since I moved to this apartment I have had multiple issues and I have lived in this community for only five months. I moved here in December and within couple of months a pipe broke down in a building above mine and flooded my entire kitchen with water. The flooding broke the ceiling and the Americana Center office took forever to fix the damage. I had to live in the filth for days. Then after few days the kitchen sink got clogged and flooded the kitchen with water when I turned on the dish washer. Yesterday to top it all the Americana Center management threw out all my belongings from my storage unit into trash in a mix up and now they claim innocence as it was an honest mistake and say they are not responsible as the storage unit doesn't belong to the tenant. This is the worst community in this neighborhood. I can share all photos and the police report I filled for my missing belonging from my storage for proof. I would recommend any prospective tenant or buyers to avoid this community altogether. read more

I've lived here for a little over 2 years now. I rent from an individual condo owner. I've seen a couple of the apartments in the building. Some are really nice and some are really crappy. Mine is nice. I'm in the studio. It's fairly small and has a galley kitchen which gets annoying, but it does the job. The surrounding area is pretty noisy (especially traffic and sirens), but that's what you get for picking a location that's near everything. The rockville town center is within walking distance and so is the metro. Anything else you could probably want is within a minute's drive. They're under construction for the last like year or a little more so that's super noisy. Guest spaces are back which is nice to have. The office can be a bit annoying. I got a warning that i will be towed next time just because i backed into my parking space. That's weird. But the front desk is super nice. They receive packages and you get a phone call from them. You get calls about anything interesting information going on in the complex. My number one reason for living here is it's a limited access building. You need a key to get in. Now it's a keyless entry system so you have a key fob which is awesome. The system for buzzing guests in is pretty cool. It goes to your cell phone so you can be anywhere to let someone in. I'm 24 and i'm fairly certain I'm one of the youngest people in this building. If you're young and expect to see other young people, it's not very likely. Most people are 50+, but that's cool with me, keeps things relatively quiet. Obviously, it's expensive too. My studio runs around 1000 a month, but you have location and it includes all ultilities. To sum up, there are some huge benefits, but a few downfalls which is why i gave it 3 stars. read more

I've lived here for four months. It's all privately-owned units, so you don't rent from the main office or a central company. I found my condo through Craigslist and dealt with a realtor, and the one I looked at prior to this was being leased directly by the owner. It's huge, in great shape, and the cheapest you could find for this location. I can walk to the Metro, to everything going on in and around Rockville Town Center, and in my case, I can even walk to work in a pinch. It takes me less than five minutes to be on the Beltway and everything I need to do and buy on Rockville Pike. The building is aging and the current construction drives me crazy because my apartment is located right on the courtyard where all of the work is being done, so it's super loud from 7 a.m. to 5 p.m. on weekdays and occasional Saturdays. I work full-time though, so it's not like that is a huge problem other than it being a terrible way to wake up every day. The front office isn't awesome but they've been nice to me, and all of the people who work the 24-hour front desk have been terribly nice and helpful with the construction-related parking confusion. I think when this is all over I won't have any complaints. There is a car wash on the premises and a fitness center, neither of which I've tried. They take in packages with no problem at the front desk. The building is cleaned every day and always looks and smells nice inside. The laundry rooms are free. I just don't think you will find better than this for this price in downtown Rockville. read more

If you are planning to rent/buy any apartment in this condominium then you must be a fool! Without having any concern or regard for people currently staying in the apartment, they decided to do renovations and these are not any simple renovation my friend, its a one plus year project where they will continuously drill and hammer non-stop from 8:00 to 5:00. No noise cancellation headphone can help. I am finally moving out after getting terrible headache from the construction. Worst part is they decided to do this during COVID-19 when people are home and doing work from home. 60% of the people have moved out due to the same reason and no heads up was given about the project atleast to the tenants renting from owners. I cannot even express in writing how horrible this place is. Between the last time I updated my review and now there have been DOZENS of issues. What was supposed to be a "two week" parking lot job turned into a year, and we had to park far from our building, which is a major inconvenience when having to carry in heavy things and groceries... in a walk-up (no elevator). There's currently a never-ending balcony project, which makes the roads treacherous, as we can't see around bends and cars are always getting into near-accidents, because of all the work vehicles and roped off areas. "Emergency" water, A/C and heat shut-offs make our lives HELL. Today, there was a planned "emergency" water shut-off. How can an emergency be planned?! To top it off, when they turned off the water this summer they closed the pool, too. One of the hottest days of the year! Speaking of the pool, they only kept it open 5 days a week this year! They closed it on Tuesdays and Wednesdays, despite A/C and water shut-offs. After promising to give us a make-up day for shutting down the pool during the water shut-off they didn't. I wish the people who worked here would experience half the hardships they inflict on us. I think they get off on this insanity. I'd love to have the stats on how many times our water, A/C, heat and parking have been affected. I'd publish the report at my expense so nobody buys here again. It would be worth it to me to see these inept, ignorant, scumbags lose their jobs, and hopefully, they'd be without water, heat, A/C and parking. So here I start with my story... we went to see a garden condo which was a 2bd/2bth. The condo was in good condition, hardwood floor. We were impressed that all utilities were included in the rent which is a good steal for a condo in that location. Having made up our mind that we wanted to move in, we filled our application and paid $90. While we went to see the apartment, we had asked our agent to confirm about parking policies as we have 2 cars.(americana center only rents out through agents). Our agent followed up with the management and they informed him that one car has a reserved parking spot right in front of the condo and for the 2nd car they can give us one more spot FREE. what else would you like in Rockville! Here we started looking for movers, started packing our stuff. Two days later our agent informed us that it is always good to get things in writing about parking so he went to the condo management in person to confirm about the 2nd car. And here I introduce you to a lady who was SO RUDE! She was so arrogant and said there is no spot for the second car. You have to park it on the street or get parking spot at Rockville Town Square. SERIOUSLY?!?!?!?! Our agent told her that it could be a deal breaker for us, as one of our categories of finding the apartment was 2 car spots. This was almost on day 5 of filling out the application when our application was accepted. Day 6, I called to see why was there a change in what we were told earlier. I believe the same lady from the office received my call. She said the same thing again. When I asked her why was there a change in what they promised before and now, she said she does not know who gave us false information, but there is only one spot per condo and for the second one we need to wait for at least 1 year. Again, this lady was so rude that I had become negative about moving into this condo. Day 8, my husband called to ask if they had paid parking within the condos. The lady again received the call and was just not willing to answer any questions. She said when you move in , we can talk about parking and add you to the waiting list and just hung up. We decided we are not going to move into this Condo. We just have 2 weeks in hand before we have to move out and we are in a situation where we are disappointed with this management. If they cannot welcome their tenants, how will they maintain them? Basically, for the rent this is a good condo, but if you have more than 1 car it is not a good place to stay....you might end up paying extra for parking on the street every night and paying the meters or take a spot in Rockville town center garage.... read more

I truly like this place. The location is super convenient. You can walk everywhere, restaurants, shops, library, entertainment, and Metro is just across the street. Saturdays there's a farmers market. Washer/dryers are free. The staff (especially front desk and maintenance) is friendly and helpful. My unit is light and a great deal (via CL). I lived in the Americana Center for 10 years. I started in a 1 bedroom and later moved to a 2 bedroom. Loved living there because it was a block away from the metro, but at that distance we did not hear the metro or the Marc train passing by. The Americana is an older building but it was built very well. You can not hear your neighbors on the sides of you, you can not hear the people above or below you. There are many things that I love about living there. They are as follows: 1. It is steps to the Rockville Town Center 2. There are 2 FREE washers and 2 FREE dryers on every floor 3. There is a concierge in the 118 building that takes your packages and alerts you 4. The gym is small, but adequate. If you don't feel like going to the gym there are various machines you can use to do a complete workout. Hardly anyone uses the gym, and it is cleaned daily 5. The parking is included and it is assigned 6. The pool is awesome. Most of the time there is no one there. It is also very clean 7. It's a small community, and if you want to make friends it is possible, but if you want to keep to yourself you can. 8. There is a maintenance staff that will help you with general issues. Their hourly rate is WELL BELOW the going rate for a handyman. While this is an older building and from time to time things have to get replaced or fixed, but it is truly a diamond. I sincerely believe it is the best bang for your buck. read more

I think "Anonymous" is a troll. The Americana Centre has outstanding pest control. I've been an owner for over 20 years, and have rented my place out for 17. Only one time was there a roach issue, and that was caused by my tenant. I didn't discover it until he moved out. I informed the front office, and they wiped out the roaches 100%. This was about 10 years ago, and I haven't seen even one roach there, or had a complaint, in all the years since then. So "Anonymous" is either just a troll, or else he/she just enjoys the company of roaches, since he/she obviously hasn't asked the front desk to step in and get rid of them. I would love to live there again if I were single. You walk out the front door and cross the street, and you're at the Metro. You're also just a 3-5-minute walk to Rockville Town Center, with every kind of restaurant and lots of interesting small shops, plus the move theater. It's a beautiful area. And you really can do well without a car. Also, no matter where you live, you need a landlord who understands that it's in his/her own interest to keep the place well-maintained and clean. My place is nice - updated kitchen, carpeting like new (thanks to no-shoes policy and outstanding carpet-cleaning service), and nice clean walls. The on-site maintenance staff can get in and do work while I'm not there (with tenant's OK, of course), which speeds things up a lot. I just had a thermostat replaced today while I was off in my office working. Amenities: Pool, exercise room, sauna, front desk (they have spare key to your apartment in case you get locked out, and they can receive packages for you), extra storage, party room, car wash, reserved underground parking, and free laundry on every floor (high-rise buildings; I don't know about the garden apartments). It's truly a wonderful place to live. read more

WORST PLACE EVER!!! DO NOT STAY HERE I REPEAT....DO NOT STAY HERE. Soooo many cockroaches, rude neighbors. Someone in my building smokes and the cigarette smoke comes into my unit and makes my place smell like an ash tray! Absolutely not worth a dime!! I have called the management office of the building and front desk several times to discuss the amount of bugs. I have seen 14 cockroaches within 30 days and this place has been recently renovated. All of my things are new because I moved here from another state. The front desk had the nerve to ask me if I brought the cockroaches with me because they hadn't had complaints recently. The owners of the unit could care less they just tell you to contact the management office. Old, Dirty, Disgusting place, I wish I never signed my lease...now I'm stuck here until my lease ends! I can't believe how great it is to live here. I can walk to the movies and tons of wonderful restaurants and stores. The metro is right across the street from me and so are all the buses! I can take a bus to Montgomery College or Montgomery Mall on any given day. Also, Rockville Town Center is such a great place to be with great farmer's markets and shows. The neighbors are really nice and I can't wait for the pool to open in a few days. This place has exceeded my expectations and then some. Check out the cool history around here too. read more

I love the location as it is walking distance to the metro and Rockville Towne Center. The building I live in is quiet and the few people I have met is frienldy. I am very fortunate to have carport parking so I don't have to deal with scraping frost, ice or snow off my car. I agree with the reviewer who mentioned the outside noise from 355/28 but was expecting to deal with it at this particuIar location and have gotten used to it. I would give more stars but am not impressed with the front desk staff and the management office so far. There is one person in the management office I like but her assistant is slow. I called a couple of times about getting my mailbox set-up and the name on my door changed from the previous owner to my name. After it was not done in a week, I called to follow-up and she had no record of my request. She took my info again and told me that they were having some emergencies and it would be done by the end of that particular week. When I called the following week after it still was not done, I spoke to her supervisor who could not find my request so she again took my information. Within 24 hours it was done. I can understand some delay but having lost my request order is unacceptable. As far as the front desk, I had to have my mailbox key sent to me which was fine. The realtor dropped it off at the front desk. My name, building number and unit were all there. Now the front desk is suppose to notify owners based on whatever number is on file whenever they have recieved a package. No notification from the front desk. However, since my realtor had indicated he dropped them off I decided to go check. So, I told the front desk person my realtor had dropped off some keys for me. I gave her my name, building and unit number. The front desk person had no record of recieving the keys and told me to go back to my real estate agent. I asked my real estate agent who he talked too and a description of the package and from the description he gave me it appeared that the person he dropped the keys off with and the person I spoke to were the same person. Realtor called and told me the situation was straigthened out so I went back again. The person I spoke to again indicated no record of the keys. Lost my cool and made her look. Eventually, she found them. Overall a great place to live other than having to deal with a mostly incompetent management office and front desk. read more

I purchased my condo 3 years ago this month, and absolutely love this place! Convenience is very important to me and being able to step out of my front door, walk one block to get to the gym, restaurants, CVS, banks, etc., is wonderful! Finding this amazingly spacious condo in the heart of downtown Rockville, directly across the street from the Metro, and having parking available to me at no cost...I couldn't be happier. BTW - I've never seen a roach here. read more
