    I don't believe I've ever left a yelp review before, but feel it is needed when you spend the time and money for a custom home, and the fact that it is your actual home that you will be living in. Let me start by saying that our house is gorgeous. We love about 90-95% of the finished product. Guests would more than likely not notice the flaws. However, as the homeowner that is paying for it, we definitely have issues with some of the finished work. The designing stage was smooth and easy, and anything we could think of, they were able to do for us. We even had to customize our living room ceiling to fit our Christmas tree, and they were able to do that with no problem. If you're interested in going with AHP for your house, I would recommend not paying the additional fee to have them coordinate the land management portion of your build. We decided that it would overall be worth it to not have to battle with the contractors and in reality, we just had those battles with AHP instead of the actual contractors, so it was just a waste of money for the same, if not worse, outcome. The first day we met the first project manager on site, we were informed that we would need a septic pump for our system. We explained that we didn't want to go that route, but would be willing to move the build site (we had enough land to do so) to allow the septic field to sit where it needed to for it to be gravity fed. We were told that it wouldn't be a big deal and they'd be able to make it work. After clearing an additional section on the property, I was then told that they would need to do even more clearing and still need to install a pump. Only once I said that I refused to pay for that, due to my documented objections early on, they finally call DHEC back out to test another area. This new location was presented as a solution a month prior, but was never checked into although I was told that they did and that it wouldn't work. This new location was only tested and approved once I personally called the DHEC inspector and asked to be explained directly. He told me that he hadn't been back to our property since the initial inspection months before the build. We're still cleaning our basement from when the grader backfilled the dirt once construction had begun, they ran the waterproofing pipe to the basement door, and sloped the terrain so that it also ran towards the basement floor. After a really hard rain over half of the basement was covered in mud. They sent someone out to get most of the mud out and we were told that it would be cleaned further before we moved in. As we were about to move in I was told that their guy would be pressure washing the garage, parking pad, side walk, and basement. When I asked why the basement was still muddy I was told, there's no drain so they can't wash it out. I have spent days with a shovel scooping clumps of mud out and a mop cleaning the entire basement floor. The final grading also created a swell forcing all flowing water towards the lower part of our house where the basement door is located. We have since had to hire a new grader to come out and fix the area to avoid any future nightmares. A month and a half before we moved in I noticed one of our living room windows had cracked. I notified the building manager and he said he'd order a replacement. Once the replacement came in, it wasn't correct. We put the incorrect replacement in to pass final inspection and to be able to move into the house. We have now been in the house a week short of 2 months and the wrong window is still in place. I have followed up 3 times since we have moved in and my answers have gone from he hasn't heard anything from the supplier to, they had it in the warehouse and now it's missing, so they'll need to order a new replacement that will now take a few more weeks. Prior to moving in we noticed one of the front facing steps on our front porch had a large crack through it. We pointed it out and it was replaced. It appears that the replacement was done however with untreated wood. Since we have moved in we have noticed: The stairwell center post sticks nearly a quarter of an inch off of the base. The front facing boards on our front porch have knots and splinters. One of the support posts on our back porch is crooked to the eye. There's no need to even get a level to check it. It really makes me question how safe that will be over time. Multiple gaps in the framing on the back porch. We have still yet to have our initial check list completed. The last time we were asked if the punch list guy could come and work on a few items was Christmas Eve. Yes, you read that correctly, Christmas Eve. It is now Jan 25th and there hasn't been a single mention of him returning since that day. I'm actually not pursuing that just to see how long it will take. If anyone doubts any statement that I have made here, I have everything in email and took pictures along the way.
