SK built a home for me in a new subdivision. The home is largely what I wished for, but the process left a lot to be desired. Good luck EVER getting a real back lawn from them. The backyard lot was left with trash, rocks wood and no real application of grass seed. Will they do anything about it? NO!!! Trying to get some of the finishing "blue" tape walk through items completed took 6 months and many, many phone calls to get them done. There is no actual follow through once they have your money after closing. It leaves a big feeling of frustration for something that should be a joyful occasion. Requested service for construction trucks driving through our yard. Braden, the new site manager, read my text (yes, he has his "read" messages on) and never responded. This isn't the first time our service requests have gone either unanswered or denied due to some bogus claim. SK Builders charge 350-500k for some of their homes and they are the bottom of the barrel builders! Would NEVER recommend SK to anyone building or buying a home. Not even my worst enemy. Dear Mr. Kalliainen, After multiple attempts to have your workers pass along my request for you to contact me, it seems the message has either not been delivered or ignored. As a result, I'm turning to this letter in the hopes of finally getting a response and establishing an understanding between us. Let me explain why I feel cheated and disappointed with my experience. I've worked hard for everything I have--I wasn't handed it for free, nor did I purchase my home for a symbolic $1. When I was told by my real estate agent that carpeting was the standard flooring for my home plan, I trusted that information. I've now discovered, through speaking with a neighbor who has the exact same home plan, that vinyl was originally the standard flooring in those same areas. To add to my frustration, they even had documentation to prove this. To me, "standard" means something consistent, reliable, and uniform across all homes of the same plan in the same neighborhood. When I was told carpeting was standard, I naturally assumed that all homes with my plan had carpeting unless upgraded. I now realize that isn't the case, and it feels like the definition of "standard" has been conveniently altered to suit your company's benefit. Your workers have brushed this off by saying, "We change our standards all the time." If that's true, I strongly recommend replacing the word "standard" with something like "current variable" and creating a system to track these changes by neighborhood and timeframe. This way, both your team and your clients can clearly understand what to expect at any given time. Additionally, I can't ignore the impression that corners are being cut to save costs. I've heard from others that homes in this area are being built "as cheaply as possible" because "nobody wants to live here." If this is the approach, it explains why standards are being lowered, but it doesn't excuse the lack of transparency or fairness in how these changes are communicated. On top of that, I found several alcohol bottles on-site during the construction of my home. This not only reflects poorly on your company but also raises serious safety concerns. While trying to keep my property clean from overflowing dumpsters during neighboring home construction, I encountered further evidence of carelessness and negligence. If communication with your workers is an issue, I hope you have a translator to ensure proper standards and expectations are conveyed, as I've personally found tools like Google Translate to be ineffective in such situations. To be candid, I don't expect you to contact me after this letter. Based on my experience so far, I've come to anticipate resistance and dismissal rather than collaboration. However, I do expect my concerns to be acknowledged and addressed, not just brushed aside. I shouldn't have to fight at every turn to get things resolved, yet that has been the reality of this process. All I've ever wanted is fairness, honesty, and professionalism from a company I trusted to build my home. I hope this letter encourages some reflection and improvement in how your business handles customer concerns. We contracted with SK in February 1922. House completed in May 1923. That was not really an issue for us because we were told upfront it would take about that long. The house building process was not great. I was literally on site a couple times a week to check things over and found multiple things that had to be corrected in our home. Eventually, we got there and are pretty satisfied with The home. The best part of the entire experience was working with a young man named Gabe who has been fantastic at resolving issues that lingered for quite some time. He deserves a raise. read more

We love our house in Pine Valley. Live here part time as well as DE. The 12th was our one year walk through. I've been in touch with Brandon the project manager and have not heard back from him. My thinking is he is too busy, I know he went on vacation. But his helper Gabe was to fix items that were reported outside right from the beginning. We found on our visit nothing was done. Excuses prevail. Today I am reporting the issues to SK builders to see what the heck! They have been very responsive in the past. In fact I texted the realtor Nate Herb how great Brandon was in response to showing up and getting some things done in the past. We moved into a small SK community. About 60 homes. Every single neighbor regrets purchasing from SK. So many issues. They higher unskilled workers. Most of all the driveways Have had to be torn up and redone. They redid our driveway, and yet managed to crack the concrete again. But they won't do anything about it. Our garage concrete has cracks, our patio slab has large cracks. The finish work on the concrete looks like that would be a 10 year old doing the work. Now we are discovering the bathroom floor seems to have a crack. We are on a slab foundation. I would not be surprised if there are cracks all under my home. Don't pay extra for their interior molding, no one knows how to do that either. Pay someone after the close date. They don't use caulking on baseboards. We have separation everywhere. We have purchased many homes from new build. This SK is the worst. We were house #3, you would at least think the first couple of homes would have been put together correctly. We had so many issues with our home when we moved in. It's been 3 years now, and we still have not signed off on our final walk. They still have not asked us to. You get to a point of not wanting to deal with all of SK people. So many reviews, we are all warning you, don't do it.!!!! read more

Since moving into O'Neal Village in November, 2024, I have had significant problems with requests to meet warranty items. There was a site manager (Ivan) who was let go as he could not manage the volume of requests and was rude every chance he got. Since they brought in a new site manager, Brayden, things were slightly better but Brayden has no authority on the warranty issues and goes silent when he can't support a request. This is unacceptable. SK Builders know where complaints come from: poor drainage on ALL the homes, major scratches in windows, incomplete final touch ups, sloppy workers. I purchased my home with a front lawn that was laid from sod that NEVER took off. No help in my request to add new sod or remediate the lawn. While it is a lovely place to live, I would never purchase another SK home again. They have horrible customer service. Also, their warranty line is an automated line whereby no one calls you back. These delays work on their behalf to say you're outside of the warranty window. They are currently in many law suits for a number of reasons. They also DO NOT like home buyers that know what to look for because it's a red flag that they will have to do a job well done. Really disappointed. read more

SK is the worst builder we have ever dealt with! New neighborhood in Wellford, no entrance way sign, no fencing around retention pond, no signs of the builder giving a sh*t! The homeowners had to work with Duke to get streetlights installed. Warranty Dept doesn't show up when scheduled, communication is non-existent! They make all kinds of promises prior to closing, afterwards they are done with you! Simply the worst home buying experience I've ever dealt with. read more

We recently won a default judgement in small claims court against SK Builders and their subcontractor for $3,733 after suing them for defective countertops and shoddy workmanship. They never responded to the court and a lien was put on their business prohibiting them from doing closings. That was the only reason we got paid. In essence, they never even took the time to defend themselves and by implication admitted their guilt. As a general overview, SK Builders recently completed a moderate sized subdivision, and at least nearly a dozen homes (and common sense would suggest probably even more) had moderate to serious problems. On top of that, the warranty department, as reported by many residents, was nothing short of a nightmare to deal with. While we could itemize several pages of problems and complaints, including our own lengthy list, some of which are hard to believe, literally there would not be enough space to do so. To the point, we authored a lengthy letter to the owner and warranty department three months after move in identifying sixteen interior problems and complaints and ten exterior problems and complaints. And you guessed it, not only was there no response, it took months upon months to get some of the issues fixed. In several cases, we fixed things at our own expense just to avoid having the same people, who made the initial mess, come back into our home. Suffice to say, a clear pattern, compilation and profile had emerged regarding SK Builders and we would rate them 1/2 star on a scale of 0-5. The 1 star forced designation at the top of the page is over-rated. In sum, very simply, be smart and do yourself a huge favor ~ stay away at all costs. read more

It started with the person dare I say lady that represents our development. She is a nasty, rude, & condescending person. we should have taken that as a sign to stay away. Next we have the pathetic warranty people. They do NOT make repairs. we have a bump in our kitchen floor, a contractor looked at it. His response, I will be back I don't have the material to repair it. that was 3 mo ago mmmmm. I wonder how far he had to go to get it. The hardy board is warped on the sides of the house, we've had cracked concrete in the garage, junk wood wife visible to the naked eye. the list goes on. Once they have your $$$ all bets are off. I have had a few experiences over the course of my life with home builders. To-date, my experience with SK Builders ranks as the worst! Since the closing of our home purchase, we have found SK Builders to be substantially unresponsive, unprofessional, and disrespectful. Our calls to SK's offices during business hours have gone unanswered, we have received no responses to messages we've left, and even certified letters we sent requesting meetings have been ignored. Our buying process was mostly uneventful, although we were glad to have hired our own realtor to help us navigate the process and protect our interests. At closing, items that needed repair were acknowledged by the SK Superintendent, some were fixed immediately and promises were made for repair other items in the near-future - and certainly by our "60-day" warranty meeting. Throughout our buying process, and by several SK representatives, repeated promises were made about an initial warranty meeting "60-days" after closing to identify and address needed repairs. This "60-day" meeting was promised in supplement, and as a bridge, to the contractual one-year warranty period. We are now coming on 120-days since our closing, and no response yet! And we have heard from many of our neighbors in our new community about similar unresponsive and unprofessional behavior by SK Builders! Buyers beware! read more

From the moment we went in to reserve a lot (we had an appointment), Joy Pate (new home sales agent for SK) treated us like we were just someone walking in off the street. We were interested in getting started and purchasing a home. We reserved a lot that day and gave her a check. She handed us a brochure and told us it would be about 2 weeks before the next step. It was 5 weeks before we could get back in touch with her. From there, it was downhill, fast. Me and my husband were selecting preferences, like a floor plan, colors, etc. Joy only communicated thru email, for months.  She made the process very difficult. This is supposed to be a fun and exciting experience. Within about 40 emails of going back and forth to decide what types of upgrades we wanted, Joy made mistakes and we lost out on preferences that we should have been included with our house. At this point, I asked if we could work with someone else, we were told that was not possible. My realtor had to take over and be involved in every step for the next 10 months, because of mistakes that Joy would make. Joy was the person who had to do the work for us, but she not responsive at all. It would take a week or longer to get a response from her to get the next step started. This happened many times in the year it took to build our house. In those times, me and my husband had no idea what was going on with our new house and the progress (or lack of progress). There were also issues with the building of the house. When we would have inspections, there were pages and pages of lists with errors. There were holes in the walls of the house, that did not get fixed for months. We had a meeting with the superintendent about building a deck and putting down a concrete slab in the backyard. They made notes of sizing and placement. The deck that fully built and the stairs led into a wall... we got no answer as to how this happened, as we specifically had a meeting about this. Many areas of the home were rushed and put off to the last minute. The day we closed, the cleaners were still in the house for an additional 5 hours. I don't understand why that could not have been done, at least the day before? A few weeks before closing, we were getting a little frustrated with all the mistakes and last-minute errors. Joy let our realtor know that we could be released from the contract... this would have made us homeless. 2 weeks before we closed on the house, we met to have a walk-thru. There was a LONG list of things that still had to be done or errors that needed to be fixed/ finished up. Then when we closed, NOTHING had been done in that 2 weeks. We then were told, "There is going to be a 2-week follow-up, and within those 2 weeks, workers will come by and fix this/finish this list." Nothing happened. We have been living in the home for over 3 weeks now, we have not had a 2 week follow up. Joy Pate has ignored us completely. Recently, I was at the home and noticed that workers had a machine plugged into an outlet on the side of our house. This worker was working on a home next door to us and stealing our power to use this machine to build the house next door. We reached out to Joy with photographic evidence. Joy responded with one sentence, "I'll forward this to the superintendent." That was it. That was a week ago, and we have not received word as to why that was happening. It is very clear that there is someone living in this house. My husband and I park our vehicles in the driveway and we have plants on the front porch. The only contact information, for SK we were given, was Joys email. She ignores us. read more

We have been living in our home since September. We have been going back and forth with SK about getting our Warrenty issues fixed. Most people in our neighborhood have had consistent issues. The houses have shotty work when we move in and then SK says they will fix issues, but they never fix them. We have Warrenty requests that have not been answered for months. Not to mention the rudeness of the Warrenty people that we end up talking to. These are issues that we are contracted to have fixed and they just don't do them. Some of them are: granite separating from wall, garage door broken, laundry room door broken (this they have "fixed" 3 times), among others. There are people in our neighborhood talking to lawyers and we are thinking of doing the same. Stay away from this company. read more

I give them a ZERO One of many complaints with them is that they use the cheapest materials that they can get by with. when I mentioned this to their warranty guy Shawn all he could tell me was that "things aren't made as good as they used to be". This company has so many issues that I cant began to explain them all . What I can say is that Shawn is the only person you will get on the phone or any response from. I had a plumber to come out today and the plumber told me that our hot water pipe should be cooper and it was not up to code. This is just one of many concerns With these contractors. Before buying one of SK's homes I strongly suggest going into the neighborhoods they built and ask the home owners how many issues they had to be corrected Or if they corrected them. They make promises they cant live up to after your closing. Ask anyone that has bought homes from SK . I wish I could leave negative stars for SK. All of the bad reviews that you have read are true, and are happening to me as we speak. My home is currently under construction with SK and there has not been a single thing that has gone smoothly with them. They throw trash all over your property and then just bring in fill dirt to bury it. My 70 year old uncle had to spend hours in the summer heat, while I was at work, cleaning up the mess that the builders had made just so they wouldn't bury it. I found beer bottles and beer cans all over my property where the subs had been drinking on the job. I am not talking about 1 or 2 cans either...I am talking like cases of beer. Also I found cigarette butts inside my house and marks on the subfloor where the workers were smoking inside and then putting their cigarettes out on the floor. You also better make sure you inspect every board that they put up, because they will throw up garbage lumber and not think twice about it. They framed in my house and now that the drywall is up, I notice that there are multiple crooked walls. I have reported this to them and they just blow me off and don't even respond. I had to coordinate with the power company to come out and install power, because the builder was dragging his feet and not following up. It took me 2 phone calls to get this set up and within 2 weeks they came out to run power. The builder was just too lazy and out of touch with the project to pick up the phone and do some work. They delivered the wrong color cabinets to my house also, and I immediately reported it to the builder, because they obviously had no idea that the color was wrong because they are never onsite to inspect anything. The next day I come out to the house and they are installing the cabinets that I had just told them were the wrong color! It is mind blowing how incompetent these people truly are. I have tried yelling and screaming at them, and I have tried being as nice and understanding as I can, but nothing works. They simply do not care about you or the house that they are building. I have numerous examples that I can give of why I would not even let this builder construct a bird house for me again. Crooked walls, holes in my patio roof, cracked lumber on my stairs, paint peeling off of my columns, litter on my property, etc...the list is seemingly never ending and we are not even done yet. The best part of this whole process has been working with Long Electric. Those guys were true professionals and I would highly recommend them. Lastly, SK will act like you are their number 1 priority, until the day you sign then contract with them. Once sign that dotted line, the communication rapidly deteriorates and you are treated as more of a nuisance than a customer. They partner up with Mcalister Realty, who are the ones that you communicate with the most, and they are terrible too. I really hope that none of you decide to choose this builder because they truly are terrible, but if you are considering them and want to talk about my experience more then feel free to message me on here and I will be happy to talk to you about how horrible the last 7 months have been. Yaaaaallllll. Do NOT use these people to build your house. I could write a laundry list of reasons but most recently my air conditioner broke in my NEW house. Called their "emergency" line only to have them tell me it'd be tomorrow between 11-2. I contacted the warranty guy, Shawn, who did nothing. He just reiterated what the lady on the phone said to me and encouraged me that I would be first on the list of someone canceled. That's not an emergency service. It's July and my 18 month old son is sweating while he's trying to eat his dinner, let alone the rest of us. I called a real emergency heating and cooling company, they'll be here in an hour. Here's the list of mishaps since we started building: Multiple building errors resulting in delayed closing: Wrong carpet, grout, spindles, missing loft, Back splash messed up, window leak, missing outlet, I'm sure there's more Septic tank not wired to the house causing a major back up Roof leak Ground not graded properly for flow of water leaving us with almost no grass in the back Multiple electrical issues. We've had the electrical company out 4 times or more Not completely finished at closing or near closing (I had to post a google review to get that done and talk to Tim, the owner) Now the air conditioning is messed up and it hasn't been a year... read more

SK Builders made our yard a LANDFILL of construction debris. They buried all of the construction trash in the back yard at the end of construction. They refused to haul it away. Five days after closing a rain storm uncovered tons of CONCRETE, BROKEN GLASS, PLYWOOD, WIRE, METAL SCRAPS, BRICKS, BOTTLES, PLASTIC, AND SO ON. The SEPTIC TANK is even EXPOSED! Now they will not return our phone calls. They sent a letter stating that they will not return to clean up the debris because they call it a result of an "act of God". If you are reading this the problem is still not resolved. They were difficult throughout the entire building process, but for them to leave tons of construction debris in this yard is absolutely beyond comprehension. read more

We purchased our new home this past May, this inventory home was about 90% complete when we became involved and put a contract on the house. We couldn't be happier or more pleased with the process. Coming in so late in the building process, we were unable to choose many of the colors or fixtures. However, Mark, the super for the construction of our house designed and finished this home beautifully. We wouldn't have changed anything. The process went smoothly from the contract signing to closing day. The warranties were a nice unexpected surprise and the process for warranty calls is simple and efficient.
