Now that some time has settled and we're in our home I'd like to say don't do what we did and use the realtors recommended inspector. This company missed something huge with no mention in there so called findings. We had or have a mouse infestation. Actually I'm convinced he didn't write it down on purpose since you literally couldn't miss some of the damage. What do I know tho I'm just home buyer. We absolutely over paid and the amount of mice damage is unbelievable. There is no way they didn't see this and now of course the new home owners are stuck removing panels and Sheetrock to rid the old mice droppings and urine. Stay away! Make an informed decision on your home inspector someone who cares about your 30 year investment any good inspector would have noticed this. Once we had a pest control company out the evidence was very obvious and clear that Amerispec missed this. Below I'll attach my finding so far full disclosure it's not very pleasant. My experience with your inspector was nice he was polite but lacking the know how to see something like this. Another thing I did not have to remove the walls to find out I had a mouse problem so before amerispec says it's just an inspection and they can't always see underlying issues this was literally in plain sight to the right eyes. read more

If I could give a lower star rating I would. The inspector missed so many things. The small things I can excuse but he missed that the water heater was missing the TPR valve drain line, the electrical panel was not grounded correctly, and furnace had issues. And none of them had been inspected by the city. All of these things are major safety issues that now have to be addressed by me now that I'm selling the house. I could have had it taken care of by the previous owner that did a crappy job of remodeling the house. Just as an example, when I moved in 3 years ago, I had to change out all the indoor door knobs because all but one didn't have the the actual latches. read more

I am a Realtor who contracted with a buyer to purchase a 400K home in RR. The inspection report had already been done and in the Purchase Agreement I asked for a "walk-thru" of 30 minutes with the inspector as my buyer clients were out of town. The inspector (Will) gabbed more than he inspected. He told me that he doesn't normally do this and it was going to cost an extra $100. I was not on the payee side of that--the listing broker was. On the walk thru I caught things that were not even on the report and unknown to me or my buyer he missed lots of things. I did not know that this company DOES NOT INSPECT appliances so please beware. I have worked with tons of other companies over my 14-year career and just cannot believe this when the appliances are coming with the home. I set up an appointment for a RE-INSPECTION after the repairs were supposedly completed. The inspector (Will) forgot about it, said he was too busy that week and blah, blah, blah. The re-inspection was supposed to be on a Wed with closing on a Friday (before 4th of July weekend) and I had gone out of town on Thursday. I kept sending messages to the Listing Broker and to the inspection company asking for the re-inspection report but no one answered. I had no idea that it had not been done. When my buyer moved in, the washing machine flooded the home on the first use. The dishwasher didn't work at all. The stove had not been repaired (which the re-inspection would have caught), there were roof tiles still missing (re-inspection would have seen), the refrigerator was leaking all over the floor,(re-inspection would have seen) a ceiling fan didn't work at all, one of the bedrooms has no A/C coming into it and on and on and on. When I told the Jennifer Lowry, the woman who answers the phone that we were going to make a claim, she told me, "you can't, we have no process for that." WHAT?? You have E & O insurance just like all of us, right? BUYER BEWARE! This company does not do a thorough inspection, takes no responsibility for their errors and has no integrity. We had our home inspected by Amerispec before purchasing. The inspector did not notice any issues with the house. Upon moving in we noticed that the drain for the washing machine was clogged. We also learned that some of our outdoor lights did not work. The next issue we had was multiple leaks in our roof. This was most concerning as our inspector had said: "we have a 100-year roof". This company refuses to offer any assistance with these issues that they did not notice. I would advise not using them for any reason and if you did have them inspect your home, have it done again. I have now had to get a plumber, electrician, and roofer all within 9 months all because the inspector was inadequate at his job. read more

My low star rating isn't for the inspection itself but for the back office support & payment process. We contracted with AmeriSpec to have the home we are purchasing inspected and they did a great job with the inspection - no complaints there. I have an issue with the cost and the payment process. We were sent an inspection agreement to sign off on which gave us a price for the inspection and a link to their online payment site. Early on Monday morning I signed the agreement and made payment online via credit card. The inspection was done on Tuesday, all went well. Wednesday I get a phone call telling me I didn't pay them for the inspection. I said I did pay online, I have an email confirming payment and I gave the amount. I was then told that amount isn't correct and they have no record of the payment - it seems from Monday to Wednesday they changed the price and did not tell us. The cost increase was not huge but it was not communicate - it feels like bait and switch. They are steadfast in their claim that they did not receive payment (I confirmed the charge went through on the credit card) so now I need to pay them a second time and dispute the first charge with my credit card company. Needless to say we will not use AmeriSpec again and would not recommend to others. Update: I received an email response from AmeriSpec that my payment has been received ("The inspection has been paid for but we are have a problem with finalizing a paid receipt for you...should have the glitch fix tomorrow") a welcome change from 'you didn't pay us'. They are honoring the price I signed-off on as well. For these reasons I have bumped up the rating by one star. The inspection was well done, no complaints there. AmeriSpec stumbled on the service/payment aspect. If the price changes, explain it to me and I'm fine. Don't explain it to me, just tell me to pay and I challenge you. And get your house in order with the tracking of payments. Don't ever tell a customer you have not received their payment unless you are more than 100% sure you have not. AmeriSpec will do a great job on your inspection but don't be surprised if they change the price and you have a challenge proving you paid them. read more

Buying a home is always such an anxiety producing experience. Your house looks good - and you are in love... But... you don't want to be stuck with a money pit either. AmeriSpec Inspection Service did a horrible job and never told us about issues regarding the home we purchase. We lived out of state and hired them because of our realtor's recommendation. When we moved into the home, there wasn't hot water in the bath along with other issues. In contract to purchase a flipped house and was feeling unsure what was behind the freshly painted walls. Then Lance and his team enter the house with care and due diligence. I was informed of the quality of materials used and a forecast of when particular areas will need to be addressed. It was refreshing to have someone patiently explain the bones of the house in plain language & courtesy. If I was a realtor, I would recommend this group of highly qualified individuals to inspect every house. As a buyer, I'm pleasantly surprised with the professionalism displayed by Lance and his team. We just finished a year of home warranty with Lance Ellis, the president of Buyers Certification Policy. It was an awful experience. 1.) Lance and his team performed a very poor inspection of our property. Here is a list of the big things that they missed: - Broken hood downdraft vent - Broken heating element in oven - Malfunctioning burner on cook top - Door lock broken on sliding glass door They did however find a GFCI that supposedly wasn't working that I have still not been able to locate. 2.) He and his team were very unprofessional - Did not return phone calls - Did not return texts (when I was told to use texts) - Rude and misogynistic attitude 3.) Use questionable service providers - Judging by the people that he sent out initially, the service providers probably cost Lance less than the $63 mandatory service fee (similar to a deductible) the home owner is required to pay. 4.) He includes the $63 service fee in the coverage limit for each system and appliance. - For example, on an appliance that has a $500 coverage limit, the parts and labor to repair is $600. You pay the $63 service fee. BCP will write you a check in the amount of $437 only. - This is not detailed anywhere in the contract. I called AmeriSpec Inspection Services to complain, as Buyers Certification Policy is supposedly a franchisee of theirs. They told me that Lance has his own business, is not really associated with them, and does his own thing. I asked why he was able to use their name on everything he does, they did not have an answer for this. They did not care that he was providing a poor product and service. Overall, this is a very small and very poorly run company that appears to operate falsely under that name of Amerispec Inspection Services. I highly recommend that you find another home warranty company. read more

Unfortunately, this was a very perfunctory inspection and many things have turned out to need fixing that could have been noted in the inspection and saved us some money. We were just quoted $32,000 for a leaky roof, for example. The owner was also impolite (this is a kinder word than I could use) in an email after we asked for follow-up. I don't think this means that the company is never the right one (they may have gotten better or we may have gotten them on a bad day), but I went for them based on the five-star Yelp review and I hope others will do some research (i.e., explain what you're looking for to the company) beforehand. read more

Lance was very professional during the inspection. He was very helpful and explained how systems worked and the longevity of the items that he inspected. He followed up with phone calls and emails about the property and the completion of the discrepancies that he found. Only one issue that I was concerned about was that the company did not offer septic tank inspections, but he did show me the septic tank and the longevity of it.
