    I cannot recommend this company. They inspected my home in end of May 2016. Said in the report that…read morethe central A/C was working. When I moved in the middle of June, after driving across country, it was 100degrees in Rio Rancho and the A/C did not work from the moment I stepped into the home. The fan worked but NO COOL AIR! It took seven days for the A/C to finally get serviced and for me to find out that there was no freon in the A/C. Not only that but they missed reporting a very important issue with the home. The master shower plumbing did not connect to the drain pipe. Looking down, you could see that there was a good inch gap in which water was not being funneled into the drain but was running down onto the foundation. I had several quotes from contractors who wanted to pull apart the shower and charge thousand of dollars to fix. How could a home inspector miss such a thing? For me, I found it very easy to spot. The very first time I stepped into the shower, I found a plug in the shower drain - not a tub, mind you, but a free standing shower. Instead of the normal shower cover that attaches to the proper plumbing, there was a metal ring in the opening where there should have been the usual shower drain cover (see attached photos). In my opinion, this should have been a clue to ANY home inspection that something was amiss but somehow, in the home inspection report, there was no mention of a plug covering an open drain or a missing shower cover or that upon inspection, water was running around the drain onto the foundation under the master shower, I called Mike and also sent an email. I wanted him to show up, see the problem and explain exactly how they missed this. He called back once to say that he was on his way over and would be there in 15 min. I was not home and missed that call. I emailed him after that including photos of the shower drain. No response ever again. Not an email in response to my email, not another phone call, nada. Had he gotten back to me and at least tried to offer proof that the A/C had been working at the time of inspection (other than just his statement in the report) or an explanation about the shower situation, I probably would not be writing this review. But, he didn't.

A&R squeezes in 6-7 inspections a day where Mike only books 2!! This assured us that we would receive a thorough and appropriate length inspection instead of a rushed one (A thorough inspection should be at least 3 hours). I had done some research on A&R and read some horrible reviews. Mike was referred to us by a coworker of mine and it was by far the best decision to change inspectors and go with Enchantment Home Inspections! Mike's inspections last about 3 hours if not more. He thoroughly checks everything, takes pictures and creates a binder containing pictures and descriptions of your home. Additionally he will provide you with a homeowners manual so you can learn proper care for your home. This is our first home and I wanted to feel secure in the decision of purchasing it. Mike was able to provide that sense of security! Thank you so much Mike!!

This company missed something huge with no mention in there so called findings. We had or have a mouse infestation. Actually I'm convinced he didn't write it down on purpose since you literally couldn't miss some of the damage. What do I know tho I'm just home buyer. We absolutely over paid and the amount of mice damage is unbelievable. There is no way they didn't see this and now of course the new home owners are stuck removing panels and Sheetrock to rid the old mice droppings and urine. Stay away! Make an informed decision on your home inspector someone who cares about your 30 year investment any good inspector would have noticed this. Once we had a pest control company out the evidence was very obvious and clear that Amerispec missed this. Below I'll attach my finding so far full disclosure it's not very pleasant. My experience with your inspector was nice he was polite but lacking the know how to see something like this. Another thing I did not have to remove the walls to find out I had a mouse problem so before amerispec says it's just an inspection and they can't always see underlying issues this was literally in plain sight to the right eyes.

But our rule of thumb is to do our due diligence anytime we are buying or selling, regardless of age or condition of the property. We decided to go with Beyond Home Inspection. And we are so glad we did! Their prices were very reasonable and they offered a discount as the home was a new build. Our Inspector, Ken, showed up early and was extremely kind, professional and knowledgeable. He explained his inspection process, answered all questions and addressed the handful of concerns we had. Ken began the inspection on the exterior then moved to the interior. Ken diligently and throughly inspected every inch of our home. I was onsite during the inspection and as items surfaced, Ken explained in detail and in words I could understand potential issues and items that required attention. He provided us with a detailed analysis of our property the same day the inspection was completed with at included detailed information and multiple images, electronically. Ken is even drone trained and if he was unable to throughly inspect the roof, would have used a drone. Luckily, he was able to access all points thus it was not needed. Ken is extremely insightful and I could tell that he truly cared about our interests! I cannot say enough great things. We 100% recommend Ken of Beyond Home Inspection! Can't speak to any other inspectors but I definitely vouch for Ken! Money well spent!

The pool was never opened and they did not actually inspect it, the gas was not on to the heater so that was not checked. The inspector even verified that he did not fully inspect the pool since it was closed, now they will not return calls or emails.

They missed multiple issues including a sealant missing on…read morea gas line that led to a gas leak and another seal that was completely missing on a bath tub drain that led to a water leak. The inspector, Danny, was in a rush and also missed a lot of other obvious things that were clearly visible including a crack on the roof above our patio. Now, our daughter's nursery is quarantined off and we live in constant fear of what else they missed. So much for their "120 day guarantee" that they will give you peace of mind and fix what they didn't catch the first time. The owner is retired from his previous line of work and is just trying to make extra money at something he clearly doesn't know how to do. They are terrible. I can't stress that enough. All they know how to do is tell you if a light switch turns on or off. Literally. They don't know anything that you don't know already. Anything more than telling you if a faucet turns on is apparently too much for them to handle and out of the scope, they say, of what they do. Don't work with them ever under any circumstance. It's $800 or more down the drain. Awful, awful, awful company and terrible service. They never take responsibility for anything and don't accept fault when they messed up multiple times in a major, life-threatening way.

He went very quickly and missed some BIG plumbing issues, and electrical issues. I'm glad I got a home warranty or I would be starving. The inspector, himself, is nice enough. He just seems to not like people or be very fond of being educational. He kept his mask on, that's a plus! If you're a 1st time homebuyer then you need someone who will slow down and go over things with you. This is not that guy/company. You cannot show up early to a home inspection to find the inspector has started without you, and he did this both times. I don't know if he was having a bad day or what, but he saved me from the 1st house with a thorough inspection, but for this 2nd house he FLEW through the inspection-- leaving me buying a home with a broken garbage disposal, water shut off valve that did not work, hot water heater malfunctioning, and MULTIPLE electrical outlets either did not work or were broken in full. While the report just states "slow draining" the problems were FAR WORSE. Add to it that pest control goes through the company, and the pest control folks will NOT release the findings to you directly-- you have to go through A-Pro to get them. So when this family ran company (the mother) decides she will "get back to you" when she is ready... and that "ready" never comes, it can negatively affect your purchase of a home. It's sad that my 1st inspection & communication with this company was an A+ and then the 2nd time around they totally dropped the ball. That lack of sound customer service is too dangerous in the housing market. Rushing through an inspection on hundreds of thousands of dollars of investment is not good business practice. If you go with A-Pro be sure to get a home warranty.

    HORRIBLE ! Ashley Fort (Estevan Madrid), was our inspector and was COMPLETELY INCOMPETENT. Yes, I…read moream a seller, so naturally (like the other reviewer said), we might have more negative things to say but truly this inspector is INCOMPETENT. For one, she slammed open a door and put a hole in the wall! And then promptly put it in the inspection that we needed to fix it! Excuse me?! To add insult to injury she broke off one of our kitchen cabinet drawer faces too! That too, was added to the list of items sellers should fix! The nerve! And when all agreed-upon items were fixed, she went over and re-inspected (I didn't think that was actually her job), but she said nothing was fixed! Luckily, the day before she was there, we VIDEO TAPED EVERY FIXED ITEM and threw it in her face. When I asked my realtor why she would say that nothing was fixed when everything was fixed, his reply was, "This woman is completely incompetent." I couldn't agree more. DO NOT USE THIS INSPECTOR. And if you have no choice, then be sure to be in the house WITH her during her inspection. AND I would suggest video taping her every move. If If you're not allowed at the inspection, put up hidden cameras--seriously--it will save you a bucket of money.
