The quality of the inspection was complete and they caught a list of items that we will be asking for money for our client before the contingency time is up. Colleen Brand was expert at what she was able to do and found everything. Their price was very fair and they spent a lot of time on this mansion. Never buy a house without an inspection and a termite inspection--not after close--before and demand contingency time. The report was just what we wanted and needed. We are actually getting two inspections because the sellers want millions for the house and it clearly has issues. The inspector was on time which is a huge deal to us as we are on the clock. The seller's realtor told me she'd charge me more for the pocket-listing home I'd seen if I decide to buy it through my own agent. Upon entering escrow, she suggested I use her inspector, Colleen Brand, and I decided a woman inspector seemed someone worth supporting. The home is less than 1000 sq ft, so it should have been a fairly simple inspection. Colleen failed to call out (either on purpose as a favor to the seller's agent or, negligence): The home was missing air vents in the "attic"; the electrical panel against code (3 rooms were put on one breaker and the kitchen island lighting was also on the wrong breaker); and, she failed to call out that had been previous floods in the basement (I had to put in a sub pump after the first rains). read more

I can confirm the positive reviews before me. They are true. I will also defend the fact Colleen was trying her best to schedule appointment. My case was untypical. As purchasing the condo I've been renting for a while, I needed an inspection to get me insights on the issues that I was unaware of, or any false worries I had. Some would say "Well, you've been there for so long, you should be aware of all problems already". Turned out I was right and there were problems I did not know about. Two of them more specifically, and one was hidden from the eyes and dangerous for health. Maybe her inspection services are good, but communication skills are deeply lacking, and with short timeframe, it's probably better to go with someone more responsive. Colleen Brand is amazing! Buying a home is not an easy task. There is so much involved and its so important to have a good inspection. My husband and I were so pleased with the thorough inspection she did, her professionalism, her vast knowledge of every area, and her friendly and personable character. She inspected every little thing and provided a thorough and comprehensive report very quickly. Our agent even told us that some inspectors don't do the things she did. For example, she didn't just test the outlets with her device, she actually opened them to see how they were connected. She discovered that our outlets were bootleg wired so when tested with the device, it would appear to be 3-prong, but in reality its 2-prong. That's just one example. She really does a fantastic job. Even after our inspection, she still responded to our e-mails about questions we had about the property. She responds quickly and is just so pleasant to work with. Colleen Brand was referred to us by a friend. My friend was referred to Colleen by one of his Realtors and liked her so much he used her on two houses he was considering buying and then referred her to my husband and I. We loved her. We were in a rush to get the inspection done because we were going out of town and she was able to squeeze us in on a Saturday morning. The house we ended up buying was 50 years old and definitely had its problems. In addition to pointing out everything we might want to think about she would give us an idea over whether things needed to be fixed right away and whether we could probably live with things the way they were although they weren't ideal. She is very thorough. She climbed on the roof and squeezed into our attic. She arrived early and gave us a short description of what she was going to do that day and encouraged us to tag along and ask questions as we went about. I think she spent about 4 hours conducting the inspection. The final report was delivered in a day or two and had pictures of everything in it. I definitely recommend her work. read more

We recently bought a home and used Amerispec to inspect it before buying. A lady named Colleen came, inspected our house, and gave her report. She reported nothing drastic- roof needs to be fixed and the plumbing underneath the house too. Okay, no big deal- we bought the house and are now living in it. After three weeks of living in it and remodeling we started to encounter electrical problems. Turns out all the wiring in the house is screwed. Its old, shoddily repaired, and basically everything is a fire hazard (a light switch actually caught on fire and we had to call 911). So long story short, we asked our contractor who is working on our kitchen to check on the rest of the wiring since everything seemed to be short circuiting. He gets up in the attic and found very thin wires incorrectly run to our ceiling fans and a lot other alarming things. Surprising right? we never heard of any of these problems when we got our 40 page inspection report from Colleen who also went into the attic to inspect the wiring. No mention about old wiring that needed to be replaced yesterday, no mention of all the extension cords used in lieu of properly run wires, and no mention that our house could probably catch fire any second. Thanks Amerispec, your inspection is basically costing us extra $$$ and stress that we could have addressed from the start. Needless to say we will not be recommending this company and will be warning our realtor and his company to not recommend them ever again. read more
