I am a Real Estate Broker and have used many residential and commercial inspection vendors in the past. Tony and his team just completed an inspection for a house on a hillside in LA. I am amazed by the amount of time he spent on the property inside and out. In addition to his attention to details, he appears to have extensive knowledges of the structure, foundation and electrical/plumbing system. There is an operational sump pump on property and Tony pointed out a leak on the tank and suggested the buyer to hire a plumber to further identify the issue. It turned to be a $6,000 repair job. Ordered two inspections. Tony is very pleasant on the phone and sounds professional. Instead of conducting the inspections himself, he sent a young inexperienced guy, a relative of his. The report was full of speculations and practically empty of factual observations. For example, the report states: that only a partial inspection limited to one room was conducted. One would think that it's critical to state that the tenant is the one who declined access to the rest of the house, not the property owner. Failed to include in the report the reason the tenant stated reason: year after cleaning last year the tenant was taking recommended steps airing the rooms and removing all loose clothing that was stuffed between the furniture and the walls, she did not observe any black spots on the wall anywhere in the house, but in one room that has a bathroom with a shower that was inspected. After many unfulfilled promises to amend the report and include this and other important facts .. he got angry with me for reminding him again and again to correct the deficient incomplete report and keep his promises read more

CALL TONY‼ We needed a thorough and detailed written home inspection for an investment property built in 1918; not an easy task. Our decision to purchase the home would hinge on the home inspection report. Given the age of the home, there would be absolutely no room for mistakes or guessing. Complicating matters was the surprise that the prior owner, a very nice and loving neighbor, was a hoarder, thus limiting access to parts of the home. I thought surely that any hope of obtaining an accurate home inspection report would be dashed not only by the restricted access, but also by a home inspector's unwillingness to enter and evaluate. It was a very daunting task, to say the least. Fortunately however, we hired Tony! I wasn't aware until after he submitted his report that he used to be a general contractor. That alone would have been more than enough reason to choose Villa Home Inspections. The final report reflected his vast experience as a GC. Tony's report provided an in depth, top-to-bottom review that allowed us to make the right decision. Sharing it with the home owner confirmed several suspicions about the structural integrity, the roof, electrical and plumbing, which in turn assisted the parties during negotiations. Our realtor was also impressed, commenting that home inspectors are usually a real estate agent's worse nightmare--since they can derail negotiations. However, she added that Tony's report was so painstakingly detailed that it "actually assisted in bringing the parties together" to reach a reasonable and amicable consensus on the price. We purchased the home! Now comes the hard part of gutting and restoring a 98-year-old home back to its glory days. I had Tony's team come out to perform my home inspection and I can confidently say I would not recommend his services to anyone. Firstly, his team gives you an estimated 24-48 hour turn around time but I did not receive the report until almost 4 days later. I was told numerous times by him (and the inspector he sent out) that the report would be submitted timely, but it was received super late and without notice. As a result I completely ran out of time during my inspection contingency period. I selected to receive Tony's service based on the premise I would receive my report on time but as a result I was forced to make an uninformed decision on the home. Secondly, the report the team provides is completely lacking in quality and attention. It's somewhat understandable if a report is submitted late as long as the quality is there, but it is completely unacceptable if what's submitted gives the impression no effort was made in preparing the report. As mentioned previously, I did not receive the report until after reaching out again days later. During the morning in which I reached out to his team I was given a response that it was in progress and would be completed and sent over in about 1-2 hours. Perhaps I should have just told Tony to take his time because I was completely in shock by what was received. It was as if his team was completely unaware that they performed a home inspection and began putting it together as quickly as they could knowing they were super late in reporting their findings. There is honestly too many issues with the report to name. Throughout the report there were numerous photos that seemed to not have any comments mentioned. For many of these photos Tony added arrows as if to indicate something of concern, but in reality the arrows were pointing to absolutely nothing. It leads you to wonder why was this photo uploaded and what are you trying to indicate (especially when there are no comments provided)? There were also many instances of comments listed but with no photo provided to show an example. In addition, there were a couple photos posted in the wrong section perhaps highlighting how they were unable to recall exactly what was captured since they were preparing the report almost four full days after the inspection. Moreover, many of the photos posted were completely blurry making it hard to tell what exactly was captured and being discussed. Perhaps what was most egregious was the page where the same photo was posted multiple times, one that was blurry and one that was not, obviously showing they had rushed to prepare the report because a simple glance would have clearly shown that they were the same exact photo. These reports are the evidence you use to request your repairs but when the information provided is lacking or absent then it becomes a big issue. I have tried getting a hold of Tony to discuss (and receive clarification on) some of the open items from the report but unfortunately have been unable to contact him. It seems that his team is content with their quality of service and could care less about their customers now that the report has been provided and payment received. Honestly, I'm completely in shock by the poor quality of service received and cannot recommend any future home buyer utilize Tony and his team for their home inspection. read more

Update: The heater was not working and it was not mentioned in the inspection either!!! We used them twice for our home purchase inspections. The first time was fine. The second time was not so great. The inspector missed an entire wall that has mold and it ended up costing us $8000 to fix, and we haven't put on dry walls yet after removing them, which could cost another couple thousand dollars.
