The first message is very welcoming and they already tell you what packages they have with the prices and even extra services like termites and general pool inspection. No need for back and forth messaging asking for prices or your number for them to call. I checked their reviews and that's it, I decided I want their services. I messaged back and her reply is almost immediate at a very strange time. I think I messaged her late at night. I just copied and pasted their message to my agent and there, appointment is set. We chose the platinum so the sewer inspection will be included and additional pool and termites. During the inspections, the 2 inspectors came on time. Home inspections took about 2 and a half hours which is really good coz it means they check every detail. They delivered the findings verbally and the written report was sent to my agent and me the next day. I don't even know how to share to you the result because there's a lot. After the Palisades fire, I hired Haztek to address light smoke and asbestos dust in two areas of…read moremy home. The owner, Ami, presented himself as highly experienced with wildfire remediation and repeatedly warned me that other companies--and even my insurance--would not protect my family. I have two very young children, and I relied on what he told me. Only later did I realize that most online reviews were from people who had phone consultations, not verified wildfire remediation customers. During the project, Ami also told me he was receiving many referrals from my then-State Farm adjuster after I introduced them. Without my knowledge, he brought a public adjuster to my home and was seen on my doorbell camera discussing all the work he received since that introduction. I never consented to my home being used in this way. Haztek initially sent my insurance an estimate over $160,000. After they learned my policy limit was $100,000, the estimate dropped to $84,000, and I was asked for a 50% deposit. I later learned this deposit structure is not allowed for this type of work in California. After work began, contamination increased dramatically. - Initial asbestos levels around 1,000 structures/cm² rose to over 100,000 structures/cm² in the same areas. - Lead levels that were originally within safe EPA limits (one area at 3 µg/ft²) increased to as high as 69 µg/ft² after a chimney sweep. Visible ash remained around the fireplace, in a room labeled as a clean area for furniture. When I asked about the visible ash and the results, I did not receive clear explanations. We failed two clearance tests over two months, each showing higher contamination. While this was happening, extensive demolition occurred, without permits or testing for lead/asbestos despite our home being built in 1974. This included drywall, hardwood floors, cabinetry, tile, and bathroom fixtures. I only discovered it when my doorbell camera showed my toilet sitting on my doorstep causing me to drive home and find total destruction. When I asked why I hadn't been notified, the explanation I received didn't match the dates shown on camera. I was told demolition was due to mold. Two licensed mold companies later performed moisture testing and confirmed there was no moisture problem. The demolition caused major damage to my home. I also have footage of appliances being moved in ways that damaged surrounding floors * Dust/Ash remained on multiple surfaces after work was marked complete. * When I asked what justified their costs being so much higher than companies like Servpro, no specific differences were provided. * PPE usage was inconsistent. When I was present, it was used; camera footage on other days I wasn't showed workers didn't. * Several items labeled "keep" went missing, including irreplaceable baby keepsakes. Smart devices they claimed were non-cleanable later appeared active and used at a different location, with streaming accounts still logged into and used. * Reported work hours didn't match what was captured on camera. Haztek demolished our HVAC closet, which contained popcorn material. No containment was used. I have photos of this material falling into the HVAC system and return ducts. Afterward, asbestos levels in nearby areas tested extremely high. This demolition was not part of the original wildfire or asbestos dust scope. By the time I understood what was happening, our insurance benefits were nearly exhausted, and our home was left with higher contamination and heavy damage. We ultimately discarded nearly all belongings. The impact on our family has been significant. Haztek advertises expertise in asbestos, lead, fire, and mold remediation. When I checked the CSLB website, the listed license showed a general contractor license. I was not able to locate: * A C-22 asbestos abatement license * CDPH lead abatement certification * IICRC fire or mold remediation certification If you are dealing with wildfire or hazardous cleanup, I strongly recommend verifying all licenses with the appropriate agencies, using independent third-party testing, avoiding large upfront deposits, and confirming all scope details in writing. I hope sharing my experience helps someone else avoid what we went through.

I hired Elite Group for home inspection, termite inspection and sewage camera inspection. The inspectors were very nice. I really liked both of them. But, unfortunately, both the home inspector and termite inspector could not find the crawl space so they were not able to inspect the foundation nor inspect for termite. I was really stressing out since I had property contingencies and I didn't want to buy the house without examining the foundation. I spent days looking for someone that can give me a report without going into crawl space. I found one inspector who had a Ziplevel system and could give me some insight regarding the foundation. I hired this inspector with an understanding that he first check to see if he can find the crawl space. If he can find it, then he will inspect the crawl space. If he can not find it, then he will do a Ziplevel test. Thankfully, it didn't take him long to find the crawl space. It was boarded up with boards (probably to prevent animals from getting in). It was next to the area that the Elite Home Inspector said was a craw space that was sealed with a cement. Up to this point, even though it cost me extra for an extra inspector to come by, I was going to accept the situation. Here is what got me really upset. I was getting ready to schedule to tent the house per termite inspector's recommendation. Before I schedule this, I wanted them to come back and inspect the crawl space for termite. They told me they need to charge me re-inspection fee. REALLY??? Now I'm upset. If they found the crawl space in the first space, I would not have paid extra for another inspector to come by. If it was easy for that inspector to find the crawl space, why couldn't the other inspectors find it? I am thoroughly disappointed at their customer service. I have used them in multiple transactions. This is how they treat returning customers? No thank you. No more Elite Group Inspectors. read more

I rarely write reviews, but I felt compelled to share my disappointment with Elite Group Inspection. After reaching out to over 20 highly-rated inspectors in my area, I chose Elite Group based on their numerous positive reviews and competitive pricing. I later found out that our real estate agent's company also uses and recommends them. The reason for my 2-star rating is that they missed several obvious issues with the home--issues that should have been easily caught. The first was the furnace. After moving in during December, we turned on the heater, only to find it wasn't warming up. An experienced inspector should have identified such a basic problem, but they didn't. We ended up paying over $800 for repairs. Another major oversight occurred when our washer was delivered. The installation technician couldn't turn the hot water valve, which resulted in a $200 plumbing bill to replace the stuck valve. Again, this was a simple issue that should have been noted during the inspection. Additionally, we paid extra for a sewer inspection. While they did find a clog in the main sewer line, they couldn't provide any details because they aren't plumbers. This service cost us $275. In contrast, we later hired a professional plumber using a mailer coupon, and for less than $60, he not only identified the issue but also ran a snake through the line--something Elite Group couldn't do. We also purchased a termite inspection since they offer that service as well. Ultimately, we chose Elite Group for their strong reviews and the convenience of bundling multiple inspections under one company. Unfortunately, they didn't live up to their reputation, and their oversights ended up costing us significantly. We had a very frustrating experience with Elite Group Home Inspectors. Their report flagged multiple major issues in our home -- including structural concerns and pest damage -- in an extremely alarming tone, which caused our buyer to cancel escrow. We brought in licensed professionals (structural engineer, pest company, Gas and HVAC technicians) to verify the findings. Those professionals determined that several of the concerns were either unsupported or significantly overstated. The structural items were within normal construction tolerances, and the pest-related repairs ended up being minor and far less costly than suggested. We attempted to contact the company multiple times to discuss these discrepancies, including providing documentation from licensed professionals, but were unable to reach a meaningful resolution. We later learned that other customers have raised similar concerns. Unfortunately, the damage was already done. The report created lasting doubt about the home and directly contributed to our escrow falling through, costing us significant time and money. Inspections are supposed to inform -- not alarm buyers with conclusions that aren't backed by specialist evaluation. Based on our experience, we would not recommend using this company. read more

Initially, I wanted to work with Jeff directly for my home inspection, but his schedule didn't align, so he assured me he'd send one of his best guys instead. My husband and I recently signed a lease on a beautiful (but very old) property in the Hollywood Hills. We selected "Elite" to inspect a home before buying because they seemed good. However there is Nothing elite about these people. The inspector missed notating a non-working fixture that cost us $750 out-of-pocket (after the sale of the home). Another bad taste was the back office staff MARIEL who has behavioral issues (petty, low-class, spiteful attitude when brought to her attention), followed by her non-reply after trying to have her correct her errors. NOT WORTH IT. read more

We had a great experience with Robert Brown during our home inspection last month. The house we're buying is pretty big, but he was incredibly thorough and really went above and beyond. He took the time to walk us through the key points on-site, which made everything much easier to understand. His report was also one of the most detailed we've seen--super helpful and clear. Buying a house can be super stressful. We had to order an inspection and found Elite Group. Chris Gilstrap came out and was just wonderful. He took his time to make sure he caught everything that would possibly be caught. We got super lucky and the house was in reasonably good shape, and I am glad we had Elite out to confirm that. Foot 50-year-old inherited home in South Orange County. We are currently performing our due diligence in preparing the property for sale, and investing in this type of specialized inspection is simply the smart thing to do. From start to finish, Tim was fantastic. He was on time, friendly, and highly knowledgeable. What we appreciated most was his communication style--he handled all of our questions with absolute ease, explaining the technical details in a way that was clear and easily understood. When we received the final report, we were blown away by how comprehensive yet easily understandable it is. Rather than a simple pass/fail summary, their reports are incredibly detailed and leave no stone unturned. They include: An room-by-room physical and visual assessment breakdown. We did not have every single room tested, but we tested any suspect areas where we could see there had been prior leaks. Moreover, their thermal imaging equipment can spot leaks that we could not see. Detailed ambient indoor air sampling alongside localized outdoor baseline controls. Advanced wall cavity core sampling to actively look for hidden moisture issues. Direct surface swab testing of several suspect areas. Exact diagnostic tracking data, including localized relative humidity levels and digital moisture-meter readings. Yes, humidity over 5k or 60 percent makes mold grow. You need good air circulation as well as good dehumidifiers when you live close to the ocean. Clear photographic documentation with matching room diagrams and structural descriptions. We knew of several areas that absolutely needed testing. And Tim was great in suggesting what areas we might want to test for hidden leaks based on his thermal image readings. He also pointed out where such tests were not needed. What makes this company unique is that they are true, dedicated environmental specialists. Because they literally have the inspection process down to a science and utilize top-notch, highly calibrated equipment, their operation is streamlined. As a result, their pricing was extremely fair and competitive--in fact, their rates were actually lower than some generic, non-specialized home inspectors we looked into. While initially we planned to have 1 company do all the environmental testing, we found it was less costly and better testing to go with specialists rather than "we do it all companies". It was a super-smart decision. We went with Mold Sci (Tim) for the mold testing and a 2nd specialty company for the asbestos and lead testing (Enviro Diagnostics, Costa Mesa). If you are buying a home, selling your home, or managing an estate property, we highly recommend both companies we worked with and would hire them both again. Tim and Mold Inspection Sciences were top-notch... professional, friendly, scientifically thorough, and excellent value.
