I set up a project here in Yelp for pre-purchase Home inspections. I received about 4 answers within a day and this Home Inspection Experts is the one that got my attention and trust right off the bat. The first message is very welcoming and they already tell you what packages they have with the prices and even extra services like termites and general pool inspection. No need for back and forth messaging asking for prices or your number for them to call. I checked their reviews and that's it, I decided I want their services. I messaged back and her reply is almost immediate at a very strange time. I think I messaged her late at night. I just copied and pasted their message to my agent and there, appointment is set. We chose the platinum so the sewer inspection will be included and additional pool and termites. During the inspections, the 2 inspectors came on time. Home inspections took about 2 and a half hours which is really good coz it means they check every detail. Incredible service! I called Home Inspection Experts desperate to get a same day inspection and they were able to accommodate me. I was purchasing an older home in Long Beach and I was worried that I was making a bad decision but there just isn't that many homes for sale in the area where I want to live. These guys were fast and efficient and totally professional and the inspector showed up early, gave an amazing summary at the end of the inspection and explained every little detail including significant findings I needed to be aware of right away. I received a very detailed report loaded with pictures and recommendations that clearly laid out everything I needed to know from basic maintenance to urgent safety issues. That's because there was a strainer on top of the bathtub... if one removes the strainer, there's a huge rust ring. Sad day when an inspection company can't even remove a strainer to double-check for rust around a drain and miss something so obvious, but call out little things like the fireplace not having doors. I highly recommend using Home Inspection Experts. First, Jeannine was quick with getting in contact with me and answering all of my questions. Second, Matthew did a great job with the inspections. Very professional. It probably took him about 2-3 hours to go through the whole property. But the number one reason as to why I truly think Matthew is the best is because he kept to his word, he told us he would have the report ready by a specific day and time of day and sure enough it was sent to my email right on time. We had Eric do our home inspection back in November 2024. He noted only issue with water heater was missing drain pan; however, a few months later it started leaking and when plumber came to fix it they said it wasn't up to code due to tp line not properly installed as well as a few other issues, including being inside a closet that it shouldn't have been. Ending up costing a lot more money to correct these issues later instead of during home buying process and having seller pay for it! Do not recommend! read more

I used Home Inspection Experts for a home inspection and they were so great, I used them again a few weeks later! I was in escrow to buy a townhouse and I got their most comprehensive inspection that includes a sewer line inspection because I had a friend whose sewer line backed up into his home. The inspection was done by Matthew, and he found a leak in the garage. After some investigating, he concluded it was coming from the bathroom on the 3rd floor. There was also mold under the kitchen sink, and copper pipes used below grade which is not a good thing. Based on his very thorough inspection, I hired an inspection from a plumber and a mold remediation company. I asked the seller for credit to make these repairs, but the seller refused! I happily walked away from the deal knowing I saved myself a bunch of headaches from a problematic home. Luckily, a condo I had previously been looking at was back on the market. When my offer was accepted, I got another inspection. Jeannine was so helpful in getting me set up with an inspection on very short notice. This time the inspection was done by Bret, and it went smoothly with no issues with the property. I can move forward with peace of mind knowing the home is safe and free from any major problems. Also, both times I emailed the inspectors days after they did the inspection to ask follow up questions, and they were both really quick to respond. I absolutely recommend them with no hesitation. I can't enough good things about our experience with Home Inspection Experts. From the initial inquiry, through the inspection itself, and through to receiving our final report, the entire process was smooth and very professional! Jeannine, who handled our initial inquiry, was very prompt with her response and very politely and professionally handled the scheduling of our service. I searched for several home inspection companies on Yelp and finally chose 'Home Inspection Experts,' paying an extra $200 for the added sewer camera feature. However, the outcome was disappointing. Firstly, the duration was very brief, only 90 seconds; secondly, the footage was so blurry that it was nearly impossible to see the condition inside the sewer. My agent, after watching this 90-second video, felt it was not worth it and requested a refund of the $200 from the company, but they refused. Their response was that although the footage was blurry, they had completed the project and could not guarantee the results. I had no choice but to find another company to do it, which cost $150, and the results were much better, with clear visibility inside the sewer. Additionally, this company arranged a termite inspection for me, and the report revealed multiple termite infestations in the house, quoting over $4000 for treatment. However, the seller's disclosure report from a few days ago indicated that they had just treated for termites a few months prior and received a 5-year warranty. This raises the question: regarding the termite issue, who is lying? Is it the seller's termite company that took the money but did not perform the treatment properly, or is this company fabricating termite reports to deceive homeowners? It's unclear, but I hope this review helps others. Sometimes I wonder if the reviews on Yelp are genuine. After all, this company has a 5-star rating. read more
