On the day of our inspection, Aaron showed up on time, and was very thorough. The seller had his handyman on site for the inspection as well, and was able to correct a few minor items while the inspector was still there. The inspector checked everything from the electrical panel, every light switch in the house, the stove and fireplace, he ran the heater, the AC, he inspected the water heater and suggested some adjustments to the grounding, he spent time on the roof where the AC unit is located, the crawl space....everything. Joe provided us the inspection report in an easy, emailed file that was typed and professional in every way. Also, I should note, we got our report back from Amerispec so quickly! On the day, my home inspector, Aaron Tibbs arrived early and started the inspection already when I arrived. He is very professional and meticulous. He systematically checked the whole house electrical, AC, pipes, water heater, plumbing, in-house utilities, floor, ceiling, stairs, and wall. He communicated the problems and issues even beyond their responsibility with the customers, which was very helpful for me to get better understanding on the house current condition, and future maintenance. He is very polite, and explained the questions I have patiently and clearly. He climbed into the attic which is limited in space to check the AC and pipes. Instead of doing basic inspection, he conducted a detailed inspection on the house I recently purchased. He paid attention to every detail and used high tech to assist his inspections. For example, he skillfully operated the drone to inspect the roof. He also used infrared thermal camera to inspect the electrical system and HVAC.I am impressed by his amazing inspection and his hardworking. It was an extremely hot day when he did the inspection. I shopped around for a home inspector a "single individual" since that's what you get when you need a home inspection. It's one actual person that reps the company out. I found "Will Smith" yep his name is like the actors. Wills attitude was freakin awesome! Will has over 20 years of experience and I can't say enough good things about him. I got to interview him over the phone before I made my decision and I felt good about him before I hung up the phone. "I tried to interview 2 others and got zero feed back from another company!" I showed up after Will had already been at my new home for about an hour. He spent literally an hour maybe longer showing me where everything was at! At the end of my lesson I almost had a degree in home inspection. lol. Electrical, water, roof, outside, inside, garage, sprinklers, etc etc!!! He was as thorough as I expected a inspector to be. I was able to schedule an inspection with AmeriSpec for within 24 hours of our home escrow opening. We pre-paid via CC online, but they also offer payment by check. All paperwork was handled electronically, which for me was a bonus. Ed was there promptly, did a thorough inspection, and had a PDF report with photos and descriptions emailed to us by the end of that day. I did have some follow-up questions, and I was able to connect with Joe via email and phone during that weekend. He was very eager to address my concerns. Both men were very knowledgeable and professional, but they also offered insight into the realistic severity of some of the problems so my husband and I knew what needed to be addressed right away and what could wait. Ed, the actual inspector, caught quite a few things in the house that weren't necessarily against code but were against "best practices," which leads me to believe he really knows his way around a variety of areas. He even took the time to mess with the fireplace ignitor to see if he could get that working, unfortunately to no avail, but the guy did try! He also, along with our realtor, flushed and cleaned a toilet that had sat, soiled, for quite some time in the bank-owned property we were considering purchasing. Joe did a great job inspecting a home in Thousand Oaks for me in June 2013. He climbed up into the attic and out on the tile roof. Using his high-tech infrared camera, he found a leak that even the owners didn't know was there. After he had completed his inspection, Joe walked around the house with me and explained what he had found and how problems might be addressed. A few hours after the inspection, Joe emailed me a 24-page home inspection report. The report detailed what he had found and included lots of pictures that documented his findings. It's hard to argue with a photo showing missing roof tiles or an improperly installed water heater. AmeriSpec was recommended by a friend of ours, and Chris Burgess was available for our inspection in Ventura, CA. His office was able to schedule it with very little notice, and he showed up promptly and cheerfully. When it was over, he carefully walked us through the property, noting issues he would include in his report. He also took detailed pictures, which allowed us to see things we would not normally be able to--like in the crawlspace under the house and the skylights on the roof. He gave honest opinions, was very thorough, and provided us with the right amount of information (both verbally and in the final report) to feel comfortable moving forward with our home purchase. Our inspector really watched our back & provided us with a 10 pages inspection report that pointed out so many things that I would of never known by just by walking the property. Joe was very responsive in setting up the appointment, and was available at the the day and time I requested. His inspector Aaron who conducted the inspection was very professional, diligent and really took the time to answer my questions. Joe initially said that will take 3 to 31/2 hours to inspect a 3,000 sq. ft., 50 year old house, built in 1965, but Aaron started before 9am and left at 2:30pm. I've used Amerispec Inspection on 3 different homes. The system employed is thorough and ensures that the entire home systems, and then each individual room is throughly checked for all applicable systems. The inspectors are very well trained and Aaron discovered as much as can possibly be found in a home - even our latest which was very well maintained.
