I used AmeriSpec to perform an inspection on a home I was trying to purchase. I was impressed with their professionalism and thoroughness of their work. The inspector took his time to walk us through the "major" findings, showing us pictures of what he was describing, and explaining why or why not something should be done. The report was extremely detailed, which I appreciated, and it was a useful tool when negotiating repair costs with the sellers. My husband and I are buying our first home and were looking for someone to do a home inspection. We used Yelp to look up home inspectors and found AmeriSpec. We HIGHLY recommend this company if you need a home inspection done. They were amazing. I called and left a message and Joe called me back within 10 minutes. When Joe called back the first thing he did was congratulate us on buying a new home which was very nice. I needed a home inspection done 2 days from when I called so that the seller's realtor could be there. He was very flexible for us and we were able to schedule an appointment right away. I had called other home inspectors and not all of them wanted the buyers around while they were doing the inspection but Joe said "Of course you can be there! We are doing this for you!" When we got to the house we met Aaron who was there to do our inspection. He was very friendly and helpful and told us to ask any question we think of. The service was excellent and he answered every question we had and kept us informed throughout the process. He showed us the pictures afterward and gave us recommendations for repair. Aaron was excellent from start to finish, very professional and explained every detail of what he has checked on. He met with our realtor on site and started without us, we joined later to get the details of what issues have to fixed sooner or later and what should be inspected by specialists like HVAC and Roof. The price was they charged us $585 is on the higher side, but who would skimp on a Home inspection when we purchase prices are so high in this market. This service is definitely more expensive than other inspectors. But with over $1 million in purchase, we thought was worth it. Aaron Tibbs was our inspector. For 1pm appointment, he arrived 20 minutes early, and started working right away. He must be the best inspector I have dealt with. (I am a realtor). He worked really hard, checked everything thoroughly, took bunch of pictures so he could show us at the end. He was there for four and half hours! And all sweaty from climbing to roof, to attic, to everywhere. He sent us a 53 page report detailing everything big and small, safety issues or not, plus his suggestions. I am currently in escrow on a new home and needed to get a home inspection done as soon as possible. I received several referrals from my realtor but I also decided to check YELP for the home inspection services in my area. One of the home inspection services suggested by by realtor, which I found here on YELP, was Amerispec Inspection Services. After reading YELP reviews and making several calls to 3 different companies. I decided on AmeriSpec even though they were not the least expensive. During my decision process, I spoke with Joe Nernberg twice, and he gave some really helpful tips on what to look for in finding a home inspector and he sounded very knowledgeable and made me feel like I could trust him and his company. One of his guys, Aaron Tibbs, was available for an inspection the very next day. The house was built in 1941 and Aaron did an amazing job of inspecting every nook, cranny, crack and crevice and he took a ton of pictures. I followed him everywhere as he patiently explained, all the good and bad, and what he was looking for and what he would be documenting in his final report. Aaron definitely had no fear of crawling into the roof and under the house in a very small, dirty and dark crawl space. The inspection took 4 hours, (I'm sure I made it last longer by tagging along and asking a bunch of questions) which ended at 1:30pm. By 5:30pm (only 4 hours later!!) I received an email of a very professional Home Inspection Report detailing every thing that needed to be fixed along with full color pictures. We called amerispec last minute because there was a mix up with the first inspector I had booked. The first guy couldn't come and we needed the inspection done the next morning at 9:00 AM. The owner of Amerispec, Joe, was very helpful. He explained everything that they would do and was able to get Ed out there the next morning to inspect for us. Ed was terrific, the inspection took over two hours, he crawled through the dirt into a tiny opening under our house to look at all that was under there. As a second-time home-buyer, I've been lucky with my inspectors. The first one I used was highly-recommended from friends, and Joe here at Amerispec was recommended by my realtor (along with 2 others whom I'd contacted but decided to go with Joe based on our conversation--a tiny bit more money (really tiny) but very glad I went the way I did!) Joe is efficient, affable, extremely competent--you know, we just knew we were in good hands. ONE KEY THING: Joe uses and infrared device to see into walls--none of the others do--and this helped us determine some very helpful things throughout the inspection. First of all, I do not write reviews - I'm just too busy as a mom. If Joe Nernberg was not the absolute best I have ever dealt with believe me I would not be taking the time to write. I don't want to think about where I would be if I had not had him do our home inspection. He found things the other inspector did not - I mean major things. He knows all California building codes and will take time to make sure you understand his report and answer any and all questions. Joe uses up to date equipment during his inspection and you will very promptly receive a written report. The report itself was extremely detailed yet easy to understand. We selected this inspector based on the reviews on Yelp. My first impression was a good one, the inspector and owner were very professional and kind. But it quickly changed as soon as we had a problem with damage that was missed in the inspection. In the inspection report, the inspector mentioned some items that needed to be repaired. However, he missed a major problem (which will cause us hundreds of dollars to repair). There was water damage in the foundation where the AC and the water heater sit. He failed to mention this in the inspection report. As soon as we noticed this, we contacted the owner (Joe) and he asked for documentation from our walk-through document, pest/WDO inspection report and Realtor AVID. Instead of taking responsibility for something his company missed. He didn't refer back to the report, where it shows pictures around the area, but still no mention of the water damage. Now that we have to pay over $1,000 out of our pocket to repair. This has been extremely difficult on my husband and I, who are first time home buyers. We trusted the inspector to do his job but what made the whole experience even worse was the lack of caring on behalf of the owner. He claimed not be legally responsible in California standard practice according to him but he was very insulting and hurtful in his emails. My husband asked him this question, "If you have no legal obligation, you have a moral obligation to do your job right, unless that means nothing to you?." And clearly by him not answering it, provided his position and lack of care for his customers. Needless to say, this was the worst part of our home buying experience. I am very disappointed in this company. read more

Joe just did a general inspection for a house that I am interested in buying. Joe is very friendly, patient and demonstrated remarkable work ethic throughout the inspection. Scientist by training, I found that Joe is exceptionally observant, subjective, accurate and knowledgable. He proactively checked every single inch of the house, not omitting even the smallest details (BTW, I believe it is important for home owner to know every single thing, big or small). After his thorough inspection, Joe also took the time to answer all my questions, and to explain the identified issues in details. He made sure that I understood the problems, and their possible solutions. Because of his due diligence, I was not scared about these issues as the 1st time home buyer. Knowledge is power, which was provided to me by this rigorous inspection. He is subjective, firm, and not to be dissuaded by people who are trying to make a sale (yet with no credential in home inspection). On that day there had been numerous occasions in which efforts were made to influence him, or even asked him "not to put" certain things on his report... As his customer, I really appreciate and respect that he concealed nothing in his report, which was returned to me in great details on the same day. All in all, Joe demonstrated high caliber work and professional integrity. I highly recommend Joe to any home buyer or seller.
