I've been a resident at Amli535 for around 3-4 years, lived in 2 separate units before and after the renovations and it is arguably one of the best apartment complexes I have lived in. The construction is solid, the units are nice, the renovations brought actual practical value, and the bang for your buck is reasonable as far as Seattle goes. I say this with an attempt to move out after my my first unit went up for renovations and I just couldn't find something that didn't have a glaringly red flag in one way or another, especially since not EVERYONE is on that tech salary. Another huge call out is the staff. There is an onsite maintenance team, the leasing office is accessible and easy to reach and Jon Hart, who is the Community Experience Manager not only goes above and beyond, but is also a genuine pleasure to chat with. In my one issue during my residence at Amli, he has been beyond helpful and resolved my issue with such ease that we ended up talking casually for an extra hour. He is genuinely invested in making sure people like being here as he also lived in one of the same units as I did and we chatted at length about the good and bad of apartment living. Additional call out to Casey who is always a pleasure to see and interact with in and out of the office. You know its a solid company when the same people who work in the leasing office live in the same building as you. It has its drawbacks, but as far as apartments go, they are the same as anywhere else. But the gyms are great, the 2 rooftops and solarium are super nice, the sauna is an unexpected benefit, and the garages have more space per spot than most complexes out here. The price is as expected for Seattle and arguably you get peace of mind and then some for it. Other residents are polite if not sociable and easy going and the location is insanely convenient. The staff are reliable and the maintenance crews work super fast. Will probably be here as long as I'm in Seattle. read more

I have been living here since the middle of August. Who knew coming from out of state that not all apartment buildings in Seattle have AC! Out of state renters take note! My neighbors seem to think it's ok to leave burning candles outside their door unattended or to leave a fire pit on the roof top blazing away on a very windy night! Now as I go to pay my $3200 a month rent, it makes me stop as the 2 resident elevators are not working. One hasn't been functioning since before I moved in and the other one decided to fall 2 floors with me in it! Since that night it too hasn't been working and that was 8 days ago. They have assured us that they understand the frustration and they are getting the contractor to repair. My question is, have you thought about changing the contractor? I'm seriously worried about my safety. I will be paying my rent but it does cause me to pause... read more

Single females beware!!!! I have an apartment with a very lovely patio and it faces an alley (I'm used to that, I love the city). Unfortunately the short cement barrier in place is not tall enough and does not allow for any protection against the mentally ill or addicted from trespassing onto the property. I have show pictures to management countless times. I even went so far as to get a bid from Rent-a-fence for $600 as a temporary solution while they waited for bids from contractors. However my safety, confer, and my suggestion fell on deaf ears when they explained they were choosing esthetics over safety. They said the temporary fence was not an option because of curb appeal. I continue to send photos showing the gentleman who is jumping the fence. They said my only solution is to call security. That won't help if he enters my apartment. My unit is the Only unit that windows don't open, and when I moved in they verbally promised that they would vent an air conditioner out of the windows, so I assumed it was possible. They now tell me it's not, so in order to vent my AC I have to have my door open and my space unsecured. I am so incredibly disappointed that such a small thing as a rented fence could not be implemented. It has been 6 months they have been making promises and nothing has been done. read more

Been living here for a month now and I guess I qualify to write a review now. Mostly the home I was looking for purely because of the super nice management. I had been living with pinnacle before this and those guys were a nightmare. Amli is such a relief. Simple things done right by management. 1. I had a welcome packet with coupons, area guide and some other stuff when I moved in. 2. They gave me an extra pair of keys themselves without asking because they know that my wife is coming here in December. Any other apartment would have scammed 100-150$ for an extra key and fob. Here I got it for free. 3. The management does little favors for you, like my friend was arriving to Seattle and I wasn't gonna be home when he was coming. Guess what the management swooped in and held a pair of keys for my friend and took care of it. 4. They are super awesome when it comes to sound management in the building. Subwoofers are an issue due to thin walls in this building, but the management is pro actively working to ensure that people are having a peaceful life by reaching out to people whenever there is a noise complaint or even when they hear loud music. My patio is amazing and I love sitting there working and relaxing. Photo attached. Cons:- The walls are thin and all bass travels. I mostly disconnected my subwoofers and just living off speakers with pretty low volume. But I stay outdoors a lot and don't care much. read more

Do you like moving into a dump? Are you excited to live across from section 8 rehab housing? Do you enjoy maintenance workers hitting on you and the sound of your neighbors fighting? Well then Amli 535 is perfect for you! With their cramped living quarters you can't beat this deal! It's only almost two thousand dollars a month you can have your very own 700 square foot "apartment". You don't quite get a full wall, but that's the joy of living here. You can constantly stare out of the back window at homeless people digging through your trash and doing drugs. Sometimes the show comes right to you and one of the friendly neighborhood greeters will just shout obscenities at you or stare directly into your back window! If you ask Amli they tell you to call the cops yourself because safety is their priority! You'll see this in a slew of passive aggressive emails, allowing fights in the front entry, and inability to fix damaged things on the property. They're really good at saving money, that's why most things on the property are "vintage". It's a look. If you're lucky like me you get to move into a sight unseen apartment with torn up carpeting, destroyed bubbling plastic countertops, burn holes in the flooring, and my personal favorite MOLD! Boy, I really loved the giant bubble next to the toilet we got to live with for a year. I even asked the office to come look at how beautiful my floor bubble was and they said it was just grand! The maintenance was so nice to superglue the front of one of my many "vintage" kitchen drawers on for me instead of replacing it because I know they really care about the environment. One of the guys was so beyond friendly that he asked me where I worked and liked to tell me I was pretty...a lot. They were so great when we moved out that in order to cut costs they charged US for existing damage that was already there when we moved in. I loved cleaning up trash spills in the garbage room for them because I know the football games are very important to watch in the breakroom instead. Truly a hidden gem here on yelp. If I could it would be ZERO STARS! I WAS STUCK IN THE ELEVATOR! Having one working elevator has been a PERSISTENT issue with this complex. My husband at one point has gone to management asking for an ETA on how long the apt community would be out an elevator and literally the woman at the front was deer-in-headlights. Like, she had no clue what was going on. When fire crews arrived they were having a hard time getting in BECAUSE THE FOB AND KEYS DID NOT WORK! The complex gave them a dud! This is a safety hazard! Thank god I had the butterfly app on my phone to let them in! BUT, just imagine the scenario if it was someone else that was stuck and didn't have the butterfly app to get emergency crews through the front door because of dud fobs? SAFETY HAZARD! But, at least they let us know when remodeling crews are on site a week out. Priorities. read more

Such an amazing place to stay! I immediately fell in love with this my unit during the tour, the patio was a cherry on the top . What I love the most about the management is their warm welcome (I still have the note they left me) and print responses. Casey was my leasing agent and I had to move to a new place within 2 days and he accommodated my request promptly with ease. I love their gym and Java cafe - it's got a cool pool table as well. They also have security at night. I would highly recommend this complex for the price and area(SLU is one of the safest neighborhoods in Seattle). read more

I lived in AMLI for 3 years and it was my first apartment when I moved to Seattle. I spent about 3 days in Seattle searching for an apartment and based on price comparison, AMLI 535 was the most bang for your buck. The studios are larger than most 1 bedroom apartments in SLU (ranging anywhere between 650 min - 700 sq ft). What makes this apartment spectacular is its management. Megan had done a really good job training the employees and she brings the "AMLI culture", which makes you feel as you are part of the family. She knows your name, abides by her word, and wants to make sure your comfort at the apt can be maximized. For example, AMLI has a 48 hour service completion guarantee, otherwise you live rent free until the service has been completed. I submitted 2 service requests and 1 of them was overlooked. Unfortunately due to a snow storm, the office was closed on Friday, and my service request couldn't be completed until Tuesday. Regardless of the snow storm, Megan still credited me for 2 days worth of rent. They don't try to get out of anything through technicality. Here are the other pros: 1. Convenience to work: Took me less than 10 minutes to walk to work everyday. 2. Common area that can be reserved (for free), and free coffee. 3. Events throughout the year (plant day = free succulents, national donut day = free donuts, wine and paint night; limited seating, gift wrapping station during the holidays, etc.). They also do a 1x a year community celebration which is held on Pontius where they invite a food truck and other AMLI partners to showcase their services. 4. Rooftop deck for the summers + pet area 5. Secure mailroom (I've never gotten a package stolen). 6. Gym - While it is a little outdated, it does the job. I also like that not a lot of residents use the gym so it never gets crowded. 7. Computer area - I used their printer from time-to-time. Very convenient! Cons: 1. You can hear the neighbor above you, but not the neighbor next to you. My neighbor upstairs held several parties after quiet hours I've literally complained about this person 5x, and this person has not changed their habit. Unfortunately I'm unsure what AMLI can do other than kick this person out. As such, the person below you can also hear you if you walk really loudly (the kitchen area does not have carpet). 2. Outside noise is an issue (cars driving, dumpster truck, late party goers). I also lived at AMLI through the construction of the apartment next door (the small studio sized rooms less than 400 sq feet) with Murphy beds. 3. Parking security - Be careful of leaving your items in your car. I've never had an issue but others have had windows broken or bikes stolen. Because of this issue however, AMLI hired security personnel at night to patrol the parking garages. Some of the security personnel were good (one guy was in the parking garage patrolling on his bicycle), others were bad (e.g. one guy just sat in the lobby all night on his phone. I did not feel very secure at all). 4. Move-out-notice - If you need flexibility, this place is not for you as they require a 2 month move out notice before your lease end date. This notice is much longer than other apartments (some only require 15 days or 30 days). Overall, I would recommend this place if you are looking for bang for your buck and are not sensitive to noise. read more

The staff is friendly, I had an issue with a reserved parking space and they were able to solve the problem in less than 5 minutes. The gym also matches the photos online that are a couple years old, all the equipment is in working order as well. I'm into my second year here and I plan on sticking around. Rent: It's one of the lower priced AMLI properties in the area and I'd say it's good value for the money spent. Facilities: there's a well stocked gym, a nice common cafe area with some indoor games and parking is plentiful although like in most places in SLU, it's expensive. Staff: The staff at the leasing office are pretty great and very quick to respond. I've had most issues taken care of the same day with no fuss. There are also regular events organized with happy hour, snacks, etc. Security: This is probably the only aspect that has seen a bit of a downturn recently. There's been a couple of recent incidents such as theft from the garage, but this isn't something I've seen happen often in my time here over the last year. For now I'm chalking it down to a couple of unfortunate coincidences so I'm happy to stay here. On the whole, I'm happy living here and will probably renew my lease come October. read more

I have only lived in 2 apartment complexes in my life, so I don't have a lot to compare it to. But I have worked in customer service my whole life and have been a recipient of extremely good and extremely bad service. I cannot say enough good things about the customer service here. Not only is the service exceptional, the crew (shout out to Taylor)at the front desk always make me feel valued and listened to. They legitimately care and it shows! Plus they throw great parties!! My maintenance is always done in less than 24 hours, the elevators always work and the roof is always open. The last place I lived at, I paid a lot for the roof view, it was stunning.. but closed more often than not for repairs...elevators always broken... so I love it here. I was not happy with the service here. I was very excited to look for a new place to live and was very turned off by the customer service representatives. I was passive aggressively told that I should have buzzed the agent through the door rather than making her walk over to the entrance to let me in. The distance the agent (Naomi) had to walk to let me in was about 10 feet. She then passive aggressively told me it was "ok" that she had to walk he 10 extra feet. I did not get a pleasant vibe from her even as she was showing me properties. She seemed like I was inconveniencing her by looking at properties even though I was the only one in the office. I was interested in the "loft" apartments which, when I called 7 months ago, were about $2100 a month. Now they are $2700 a month. I told her this was a steep price increase and she told me there was no increase and that it was always $2700 (a lie). After this experience I'm not going back to any AMLI properties. read more

My Husband and I just moved in. I am relocating from New York which is a big deal for me, And has me ridden with anxiety but they have been so helpful in making this process easier for me. There were some electrical issues the first week and I kid you not when I say that practically the WHOLE team worked to try and figure it out! There are always bumps when moving into a new home but they have been so kind and helpful. Also, people in the building are pretty friendly! Apartments at AMLI 535 look pretty good, price is good per square foot and most have a nice floorplan. The gym equipment is a bit older than many other places I've seen, and there is definitely a musty "dog" smell in all the hallways and elevators. But the really bad (and this is why I didn't sign a lease): the lease agreement they give you is really non-standard. If you want to break your lease, in simple terms it basically requires you to give 2 months of notice, in addition to paying 2 months of rent extra as a re-letting fee. This re-letting fee is in addition to the rent you would already be paying. Oh also if you found a new tenant to replace you: you still get charged the re-letting fee if you want out of the lease: otherwise both you and the new tenant stay on the lease. Read the lease agreement carefully as statements like this made me pause and realize it isn't worth it to give up one of the major benefits of renting: mobility. With that much notice required and the fees it would take less time and be cheaper to sell a condo. Most leases I've seen (including the one I am in now) require only 30 days notice, and a 1 month's worth of re-letting fee. This is standard and (relatively) balanced. Other than that, I was a bit taken aback by the overly pushy and cheesy sales tactics: things like "I have a lot of people looking at this unit". Ugh no you don't, I've seen it sit not rented for weeks. Stuff like that is off putting. Don't lie to potential tenants. Don't be pushy like a used car salesman. Be honest and fair, and treat your potential tenants with respect. Both in your sales tactics and in the terms of your lease agreements. read more

See review for AMLI in Houston, Austin, Denver, Atlanta or several other cities, tenants in all cities report the same problems. Management rude and very slow to fix things, dog shit everywhere, thin walls (these places are mostly new construction, it isn't much more expensive to sound proof with rents $300 above the market value, that is basic quality), and major security problems. The Seattle AMLI had horrible Yelp reviews, 7 of them, but now all are magically missing. Some of the AMLIs in other cities have magically, no reviews when they previously did. I relocated to the Seattle area from NY after I accepted a project management position at Fred Hutchinson Cancer Research Center. At the time, I had a friend who lived in the building who recommended AMLI 535 (primarily because of the amenities and extremely close walking proximity to FHCRC campus). I signed a lease and all before I actually relocated based on the strength of my friends recommendation, and reviews I saw about the property (and from other friends experience with AMLI in other cities). After living here for a year and a half, I have to say that I am so in love with this property and it has made my transition almost 3000 miles to Seattle a great experience. The neighborhood can be a bit noisy at times, but I can forgive it. The rooftop deck offers an impressive view of the downtown area and Lake Union. The gym is great, and I use it often (usually at night). The computer room, though I don't use it often, is also a great amenity (and will be even nicer when they upgrade the pc systems in there to Apple products- yes, I love Apple!). My commute to work is about 10-12 minutes walking, which is amazing, and that in and of itself almost makes up for the pricey cost of rental. I have had some tech issues with Comcast (honestly I've never cared for them as a company even before moving to Seattle), and they have had to come in at least 7 times during my stay to address wireless internet connectivity and signal strength issues. Property management staff is always pleasant and engaging and helpful. David was the staff person that worked with me to get me setup while I was in NY, and has been a constant blessing. Stephanie, Kenneth and Megan are awesome staff as well, and always go above and beyond to help out when they can. I remember coming into the leasing office one day to find Stephanie mentioning that she was going to order lunch from Jimmy Johns (being new to the area, I was unfamiliar with the establishment) and based on that convo I decided to try them out, and was glad that I did. The controlled access is another great feature of the property, and I have never felt unsafe going in the parking garage or even walking around the building at any point day or night. I only have two critiques of the property, and that is that the call box could accept out of state numbers (so I don't have to deal with having multiple phone numbers because I refuse to change my personal cell phone number), and that the increases in rent would not happen so dramatically (I think I saw a 12% jump in rent when I renewed). I assume its because of all of the development in the neighborhood, and market competition. I have not had any of the issues that I have read others have had with other AMLI properties. The management team here is very nice, respectful and always willing to help. The maintenance staff are super quick. The property is well maintained, and its so QUIET in the building (which I love). I moved into the AMLI 535 units approx. 7 months ago from Tennessee. I had an opportunity to visit 7 other apartment buildings in the area prior to my move and felt most at home here at the AMLI 535. I love the location and I've been happy every since. They even have several great amenities like a Java Room with a free Starbucks coffee and hot chocolate machine. The individuals in the leasing department (Megan, Kenneth, and David) have been nothing short of amazing, welcoming, kind and accommodating. They are super friendly and know everyone's name. They are truly an asset and the reason I chose to call AMLI 535 home. The grounds staff here also does a great job of keeping the interior, exterior and roof top in pristine condition. They are very friendly and even carry dog treats in their pockets for our furry little friends. This building is very diverse. It houses smart, young professionals from different walks of life. I find that very refreshing. The residents here are friendly, courteous and respectful too. I have never been bothered by loud music or rowdy tenants. The neighborhood in close proximity is growing and it's exciting to see the changes happening. Although its still a 5-10 min. walk to the grocery store (Whole Foods), there will soon be other shopping options 1-3 blocks away. There is construction finishing up across the street and other projects nearby, which can affect local vehicle traffic, but this building has probably the easiest freeway access in all of Seattle. But most, myself included, appreciate that you're steps away from South Lake Union, a short walk to Downtown, close to Capitol Hill and easy access to Lake Union if you're into running. If you're considering a new place to live, I wouldn't hesitate to visit AMLI 535. You won't be disappointed. read more

Here is a review of my stay at Amli 535. I stayed here for 2 years from 2013 to 2015 and this review is based on my experience over the 2 years. Pros: Management Team: The biggest pro of living in Amli was the management team. David, Meghan, Ken and Stephanie are really great people and make living in Amli 535 a pleasurable experience! They are extremely helpful, cheerful and accommodative and I have innumerable examples of that. If any appliance is faulty, they are usually very quick to have that taken care of. They are always on top of tracking your packages, collecting your laundry etc. In fact, even after I have moved out, they have been kind enough to hold packages for me! Move Out Process: I always believe that the real test of a lease is at the time the lease expires. I have heard innumerable horror stories from my friends about being charged exorbitant amounts by other apartment complexes in the name of damages, cleaning fees, wear and tear etc. This is not the case with Amli 535. They have a hassle free cleaning option available - you pay $75 and they take care of the cleaning. You are off the hook unless of course you have broken an appliance. Alternatively, you can clean the apartment yourself. I chose the hassle free cleaning and it turned out to be hassle free indeed. At the time of moving out, David and team even went above and beyond by providing me with a trolley, being very flexible with reserving the large elevator etc. Conveniences: The Starbucks coffee machine in the game room, ability to reserve the game room, laundry pick up and drop off, package room, gym etc. offer great convenience. It is hard to switch to brewing your own coffee after you've moved out. :) Location: It is pretty obvious that the location is fantastic. It is right by the lake, close to Amazon, close to the freeway entry and Exit 167. Cons: I can't really call these things "cons". I would say these are 'good to know' items. Rent hikes: I did see the rent go up around 7-8% year on year. To be clear, it isn't just an Amli thing - it is the increasing demand for rental properties in SLU that is driving the rents higher y/y. Car Parking: Again, you might find it helpful to know that if you add the car parking to your rental agreement, it is going to stay on it through the period of the agreement. You can't give up your parking spot in the middle of your rental period because you choose to avail the Zone 24 RPZ parking. Of course, the management team is reasonable and under exceptional circumstances such as you totaling your car or selling it, they might create an exception. Summary: I really enjoyed living in Amli 535 and a lot of the credit goes to David and team for that. I recommend this place to anyone who wants to live in SLU. read more

I have lived here for about a year and a half. I first lived on the west-facing 5th floor but found it to get a little too warm for my comfort and the comfort of my pets. I then moved down to the west-facing 2nd floor... I gave up my view of the Seattle skyline, but picked up a balcony and a much cooler apartment. Compared to other pet-friendly apartments that I have lived in, I find that the AMLI apartments are much more spacious for the cost and I therefore don't feel bad having a larger dog in an apartment. I love the neighborhood... a culture of its own yet also part of the downtown culture that is just a few blocks away. My dogs love to walk down to Lake Union and take a swim at one of the many unofficial banks. There is indeed a pet waste problem in this area, but I would not call this an AMLI problem (in response to another review). There are several pet-friendly apartment buildings in the area and it is of course the residents that are responsible for picking up after their own pets. The AMLI staff does a wonderful job picking up after their less-than-responsible residents and pets... although they should not have to. It is appreciated! The sky deck is beautiful... there is a big BBQ for all to use. If someone is already using the BBQ, you can still get your food going... most residents are happy to share. I have found that the roof-top pet potty-turf is convenient in the middle of the night when my dogs wake me up for a quick pee break. Overall, a great place to live! read more

Amli 535 was our first home in Seattle. We lived there for a year and have only good things to say about. The location was great. The price was better than everyone else (as of 2015). And the amenities were as good as any of the other properties in the area. But by far the best thing about this property is the staff. Megan, Ken, David and Leigh Ann were always friendly, welcoming and accommodating. I've heard some horror stories about the nice looking property up the street having nightmare personnel. Without a doubt, the AMLI 535 folks care about making your home life easy and enjoyable. My favorites were the wine tastings and Seahawks viewing parties with free food and beverages. Definitely helped us to get to know neighbors and build a sense of community. Oh and the package room is a huuuuge bonus. You don't have to worry about rushing back before they close to pick up a package at the leasing office. There is a dedicated, secure room that houses your packages. It is code accessed and monitored which gave me a lot of confidence about the security of my items. In the end we were sad to leave the AMLI but my girlfriend's new job was outside the city and the commute comparison would have been quite lopsided in my favor. I moved in 4 months ago, after relocating from Minneapolis/St Paul. I have been a homeowner for 7 years, and going back into the rental market was pretty overwhelming. When I was in town for my 3 day "house hunting trip", I looked at over 20 apartments- primarily in South Lake Union, Capitol Hill, Belltown, Lower Queen Anne, and Ballard. For the neighborhood (SLU), I felt that Amli was by far the best value in terms of price for the space/amenities/inclusions. I needed minimally 900 sq feet (I had a loft back home, so a lot of loft-sized furniture), hard-surface floors (I have a dog that is a shedding machine), and I wanted an open floorplan or loft if possible - all of these features were found in Amli 535. The parking fee was on average if not lower than other places I looked at, pent rent/deposit was lower, and the storage unit was pretty inexpensive as an add-on. Since living here, I have been more than happy with the management (David and Katy are always super helpful, responsive, and have known me & my dog by name since my first weekend here). I have had a few service requests and they were all taken care of within 1 day. Everyone I've met around the building/on the rooftop has been very friendly. I have had very few issues with noise (I almost never hear my neighbors on either side or above me), and the building/grounds have always been very well-kept and clean. I signed a 1 year lease, and if I had to make the call today, I'd most likely renew again next year. read more

Specifically Ryan in the leasing office, he was / is SO MUCH help. Even after moving in, the office staff continue to amaze me with how much great they are..they go above and beyond. Moving across the country is very scary but we got lucky finding an apartment that is not only everything we wanted but also has great management / maintenance. The amenities with this property are also great and very well kept (sky deck is beautiful, gym is updated, Starbucks coffee machine, and the package room is very useful). I have lived at AMLI 535 for 3 months and it has been an excellent experience! The management staff, including Taylor and Ryan, are excellent and go out of their way for residents. It feels like a community rather than just an apartment complex largely due to their efforts. The location is fantastic and unbeatable, within walking distance to so many cool places. The property itself is very nicely designed and maintained, moreso than many brand new buildings I've toured. The apartments are also better designed and more spacious for the money in comparison to over a dozen others I looked at nearby, all of which were more expensive. The building also has great amenities and beautiful views from the rooftop. Responsive management, nice apartments, good location, nice neighbors..what more could you ask for? We are just coming up on our 1 year mark and in reviewing the past year, we can see no reason not to renew our lease. The management has always been responsive to any issues, when they say "welcome home" you feel they mean it! :) Maintenance is prompt and efficient as well. I love that you can request these kinds of things online and they are responded to quickly. The just installed active building which makes many things easier as well. This is an up-and-coming area with a lot of construction going on. It's loud during the day, but should be done soon enough. We are in a 1 bedroom with den apartment on the 1st floor with a west facing view. Well, not much of a view as there is an apartment building going in behind us. ;) The upside is that is blocks most of the afternoon sun helping to keep the apartment cool even on the hottest day of the year. We feel there is a lot of space in the apartment, even has a proper laundry room! My few complaints would be the option to have an apartment with no carpet (this is available on the studios only) and a full size washer and dryer. Other than that, its a great apartment! The den is a good size, can fit a twin bed in it for the occasional visitor. There are no windows in it so it may not be appropriate for long term. Close walking distance to Lake Union, a brand new Bartell's Drugs and medical care. If you are an Amazon employee, all of the buildings are well within walking distance, the farthest would be Blackfoot which is about a 15 minute walk at a regular pace. There is a Whole Foods in that same area so also with in walking distance. With all the construction in the area, they are going to be putting in more retail so there is a possibility of another grocery store in a closer proximity. Some may balk at the pricing, but we think its quite fair given the location and the amenities. Our rent isn't going up too much for the 2nd year either. I do wish they would bring in internet access for the building so we aren't tied to Comcast or Century Link (can only get the 1.5MBS from Century Link so for higher speeds you are stuck with Comcast) They are very pet friendly! The roof top even has a "puppy potty" area for the times when you really don't want to take the woof on a walk but they need to go. Well behaved pets are very welcome! All in all, I highly recommend this location! read more

I'm in my 2nd year of being a resident here at AMLI 535 and everything here is satisfying. My friends who visit my apt would always praise it. Lived here almost 7 months. Noisy. Unsafe neighborhood with Several Half-way houses adjacent to property western and southern borders. Many drifters, drug users and screaming lunatics with mental illness at night. Physically accosted several times while walking home. Cars broken into while in 100/month, underground "secure" parking lot. But, friendly staff. Oh, and jackhammers breaking apart old buildings being torn down while neighborhood is "redeveloping" Good luck getting rest or feeling safe. read more

The building is nice enough, the location is good, the leasing agents are wonderful and well-meaning people... but their hands are tied by soulless corporate "policies". We signed a 90-day lease. We were informed that, having failed to give a 60-day notice before moving out, that we would have to pay essentially an extra month's rent. We're here on an internship, so asking us to pay that amount of extra money really hurts. Now any human being allowed to use their brain knew that we were only here for the summer, we clearly were not going to renew the lease, we stated our intent to move out before we even moved in, and would find some way to help us out. Not so AMLI. (Neither one of us remembers receiving the notice that's in our file, which is why I am so angry. You bet I would have given notice if I had realized they needed it.) There's a chance we'll move back to Seattle in a few months. But if we do, we will NOT be renting from AMLI. read more

Oh Amli 535....How glad I am to be out of there! Where to start....Let's start with the lies. When we toured the apartment we were told that the building was "very solid", with "thick walls". We rented what the manager referred to as the unofficial "penthouse", because it has the best view, and is on the top floor. We were led to believe we would not hear the people living around us. There was no one living right below us when we moved in, when someone did move in, we could hear everything! It actually sounded like they were above us! (I know that sounds crazy, but really, it did!) We are really easy going people, we didn't say anything at first. I finally said something about the people below us having late night parties on weekdays (1am and later), that's just not cool. I have to admit, David (the manager) was helpful with that, the late parties stopped. But we could always hear high heels on the floor of the unit below us. I hate to think how loud we must have sounded to them, we have a 70lb. dog. I could hear people in the hallway talking at normal volumes while in my bathroom. (I told myself they couldn't hear me.) The noise thing would not have been such a big deal, but we were lied to about how quite the building really is. My second and biggest dislike with Amli is the corporate robots that run it. They talk about the "Amli family", and how involved they are with the residents. Yes, they have monthly get-togethers. But that's about it. If you have any issues, problems, questions, whatever, the robots have their corporate manual that they MUST follow. There is nothing personal about living there. They see everyone as income. We broke our lease because we bought a house. We have to pay a months rent ($1800-ish) to break the lease. After we start the whole "break the lease process" we were told we could have found renters and not paid the fees. (We were told that after trying to talk with them about saving some money.) They sure failed to mention this when we first told them we were A) looking to buy a house, and B) when we told them we were going to buy. They saw the $$$ they could take from us. So we have a parking spot...an extra $100 a month. We have to pay for an extra months parking too since we are breaking the lease. That $1900+ sure would be nice to buy the washer and dryer we don't have....hello late night laundromat! We have been living in our new house since mid April, we had to give a 2 month notice, so we are officially out on May 10th. So we had to pay a prorated amount for May, and basically pay for the month of June too. Funny story...they have someone lined up to move in 1st of June. I was told (by one of the leasing agents) they had a new renter for our apartment within 24hrs of us telling them we were going to move out! See what I mean about corporate robots? I understand being charged something to break a lease, but we were not given all the information. But you can't talk or reason with them, because they only compute what their manual tells them. Speaking of fees, every month there is some "admin" fee tacked onto your bill, and you pay for utilities based on the sq. footage of your apartment, not how much you use. So I bet this time during April and May when we are not living there, we are still going to pay the same as if we did. And like other people have stated, there is dog poop everywhere, as a dog owner, I was disgusted. My dog wouldn't use the upstairs area; he didn't want to step on it. That's how gross it is. The front doors are unlocked all day....great security. They say they only allow friendly dogs, if I had the time, I could give you a story of my roommate and my dog being attacked in the elevator by two very unfriendly dogs. Ever live someplace where they tell you can't park in the parking garage for two days because they are cleaning it? This is the same garage you have to pay $100 a month for. The memo in the elevator and the ones they put on the doors clearly state they will tow your car if not moved by 9am. On a positive note I will say Alex, and Mary-Ann, are AMAZING!!! They both work as building engineers, and always very friendly! I already miss them! I didn't have any problem getting things fixed. I could talk to Alex in the hallway about something and he would have it done the next day! That's impressive. Jeremiah, although a cog in the corporate monster, was always friendly. I think he could be a good person outside of work. If you are a robot, or want to live inside of a corporate machine, I know they have openings! Enjoy! read more

I've lived here almost 3 years now. The building, the staff, and the apartments themselves are top notch. Everything is attractive and well maintained, and even though it's a 200 unit building, the management seems to know everyone by name. If you need a light bulb changed, they usually handle it the same day. There's a large community room that can be reserved if you want to have a big party. The fitness center is huge and well equipped. I don't spend a lot of time on the rooftop deck, but the view up there is spectacular. It's located in the Cascade neighborhood, which is relatively quiet mix of nicer new apartment buildings, a few offices, mixed in with a few shops and cafes nearby. That being said, also some low-income housing as well as a rehab center next door. This does introduce a certain sketchy element, but it's nothing like Belltown with its seedy clubs, rampant panhandlers, and lack of parking space. Cars do get broken into periodically, but such is life in the big city. One thing I wish the building had was a nighttime security guard. In a building this large, there's always a few douchbag types who will try to get away with stuff like, smoking, having loud parties, and trashing the common areas, but thankfully they're in the minority and the management can and will evict people who break the rules. read more

Pros: - Great management staff. David and Stephanie are always very helpful and tries to know everyone in the building. - Management delivers my packages to my apartment if I can't pick it up in time. - Building has a hotel-y kind of feel. The place is pretty modern. - Gym has (not all) but enough of what you need to workout. There are 4 tvs which is nice too. - Apartment rooms are spacious. My studio has a large living room area and a walk-in closet. - Building has been getting some renovations. The lounge area has gotten a renovation in the last 2 months and the office has a large TV outside letting residents know what packages have arrived. Cons: - Neighborhood isn't the greatest. Behind the building is a rundown building and there are always homeless or beggars around the corner. - Also there is construction on 3 sides of the building which leads to a lot of noise. - Price for rent is a bit more than what I would like. $200-300 more on average than the apartments in belltown. - No A/C in apartments. The summers can be really bad (even until fall). Without my fan blowing on me, I will be literally sweating even when I'm sitting down. The hall ways are A/C-ed so it's not uncommon to see people with their doors ajar and a fan blowing. read more

We are on our 3rd year of being a resident here at AMLI 535 and we love it. It was our first home in Seattle after graduating from college in the east coast. Our apartment is spacious, it's a great location, the leasing office staff is FANTASTIC, fun monthly events [they're really good at engaging residents], maintenance is superb - whenever we have any issues with appliances/anything, their response time is practically same-day and the maintenance crew is lightning fast at fixing anything! Only downside of living here I would say is that the appliances aren't the most updated. But other than that, it's a great place to live! read more
