I'm alarmed by the tendancy of the Lyric to create questionable charges, including an attempt to pass their increased insurance costs on to residents beyond what was agreed to in our leases (234 units x $15/mo = $42k/yr). When I moved out, they claimed several hours of sanding work required for repainting and were evasive about providing evidence that it actually took so long. Every lease renewal saw a giant jump in rates (9.9% one year), which we negotiated back down to sane levels. They use algorithmic pricing designed to worsen the housing crisis while maximizing their profits. They also recently decided to stop offering affordable housing units under the MFTE program. Building was frequently under repair, including elevators being out of service for months, which was incredibly difficult when my partner was recovering from knee surgery. The units, which are now finally undergoing renovation, were poorly lit with low quality fixtures like plastic track lights, vinyl flooring, and a prison shower head. The original office staff were quite unhelpful and antagonistic, prioritizing nagging residents about hallway door decorations (while simultaneously awarding prizes for holiday decorations??). This has improved with almost complete turnover in staffing. Maintenance staff have always been very responsive and helpful. Regarding Capitol Hill itself, the value of the neighborhood has really declined. If you want to pay $4,000/mo to live in walking distance of 15 boba tea shops and national fried chicken chains while ignoring the human misery all around you, go for it I guess. read more

First Impressions - This is a review of a tour and not as a resident. I currently live in another Pillar Property next to Lumen Field. It's been great experience with an amazing view but I need to be a bit closer to work and within walking distance of the rest of it. The amenities are all nice, but it's the other stuff that is more compelling. The retail space on the ground floor has the vet my elderly dog sees, B of A, and a post office. Great hair place across the street and groceries either to the north or south. The property seems to be in the middle of some upgrades to package handling and building access which sounded great. He always has a smile on his face and greats me personally. I love the property and grounds. It's always clean and tidy. I feel really safe here with the night security. I had a great experience with The Lyric. Coming in for a tour was great. The agent that showed us around was enthusiastic and convincing. However, he did tell us the gym had a Peloton bike, when in fact it had a normal exercise bike. This is a small detail, of course, and did not influence our decision to sign with the place. Their online management system for rent payment, booking community spaces, and posting on bulletin board is pretty decent. In fact, during the pandemic, they had a great system in place to book the gym for 2 residents at a time- before many apartments in the area were doing something like that. This helped make sure residents got to take advantage of the amenities despite the uncertainty of being with too many people in an enclosed space. Other apartment complexes had simply just closed the gym space. Lots of great resident events with tons of food and activities. You have to respond fairly fast to attend as capacity is limited. But that is OK. I have seen some marketing content that states The Lyric is a luxury apartment. Given how some of the apartments in Seattle are these days, that branding is starting to make more sense. Rental rate hikes can happen but by law they have to give you 6 months advanced notice I believe. So if this place is within your budget, then you're in for a good time. Very close to Cal Anderson Park, Cap Hill Link Station (takes you right to airport), the Farmer's Market, QFC and many other local stores/restaurants and bars. A short walk to Volunteer Park and many other key spots in Cap Hill. Parking exists for an extra cost, of course. There was one incident where someone's car got stolen in my course of living there but other than that, the place seems very secure. The staff is really nice, responsive and reasonable. read more

I have been living at The Lyric for 3 months now and it truly feels like I have been here for years. All of the staff here from the property manager, leasing staff, and the maintenance folks go above and beyond to make you feel at home and truly build connections with you. Laly is the kindest individual and truly cares about residents. She really takes the time to get to know you (and your dogs) and make you feel welcome. She has helped me build connections here at the Lyric not only with the staff but also with other residents through the community events she puts together and also connecting me with other residents through conversation of mutual interests. The Lyric staff have helped me find friends and community in the short time I have been here. I have lived in many other buildings and while the Lyric is a great location, clean facility with amazing amenities, it truly is the staff and the other residents who make me feel at home and happy to be here everyday. Other things to note, they are a very dog friendly community, residents are all very respectful of each other, the facility is always clean and there is always someone available to help you and the events are frequent, unique and so fun to attend. It is also a superb location (easy access to public transport, weekly farmers market down the street, nearby coffee shops and grocery stores) and despite all of the shenanigans that happen in Cap Hill I feel very safe here at The Lyric. The tours felt COVID safe. Upon making the decision to move -in they were responsive and made signing the lease and move in easy. You won't regret your stay at the Lyric, I promise. If you're looking for being right in the center of crazy, then look elsewhere close to Pike/Pine or downtown. The location is the perfect blend of neighborhoods to the North and urban bars & restaurants to the South, and 1 block away from the Cap Hill Link station can't be beat. The building is a beast. It's completely soundproof so you will rarely hear neighbors, dogs, or anything. One caveat is you're under the Airport flight path but that's all of Cap Hill, so we didn't keep our windows open much since we're quiet sleepers. But windows closed, completely soundproof. The rooftop is, of course, its best amenity with the best view of the city and Mt Rainer. It's a great way to sun tan, BBQ, and chill with friends by the fire pit. Lastly, the staff is top notch. The events they throw are top notch and help thaw the Seattle freeze tendencies of socializing. From managing all our Amazon packages to always having a happy greeting, the entire staff is one of the best parts. Maintenance should also be included in that, very professional, fast and keep the building like new. read more

I have only lived here a few weeks but I love it! Move In Process - The move in process was super simple. I was able to apply, sign my lease, pay my deposits, and do my first payment all online before I even showed up on my first day which made moving in super easy. When I got here, we did a quick walk through of my place, they gave me my keys, and I was ready to go. It was the fast move-in process I've ever had! There is also a loading dock and service elevator that helped speed up the process for my movers. That was a great feature! Also, I had a bunch of packages arriving before I moved in and the office so kind to deliver them to my apartment so they were waiting for me in my unit on day one! The Apartment and Community - The units and community are very nice. My apartment has a great layout and they thought of little things like having cable outlets on both walls in the living room so that I'm not forced to arrange my furniture a certain way because of where outlets are. It has air conditioning which will be so great in summer. So far, it was been really quiet even though my unit faces Broadway and I'm on the top floor under the foot traffic of the AMAZING rooftop deck. All of the residents I have encountered have been very nice and it's just been a nice community so far. The Staff - The office and maintenance staff is amazing! Louie happily showed me multiple units and continued answering all of my questions over the months that I kept coming back to look at this place. Everyone in the office always has a smile on their face and they seem to really enjoy, not just working at this community, but being a part of it. I had a couple of things that needed to get fixed in my apartment and they were fixed quickly by maintenance staff that were super friendly and genuinely seemed happy that they could help make living here a great experience. I would recommend the Lyric to anyone. The prices are a bit more than some other places on the Hill but for the location, amenities, customer service of the staff, and the quietness I think it's worth it! read more

We were apartment hunting from out of state and we decided on this place because it checked all of our boxes. We were looking for: - A place that would take our Great Dane (though sadly I hear that they may have recently revised their pet policy) - Close to green space, again for said dog - Close to grocery stores, restaurants, and entertainment - Easy freeway access - Roomy floor plan with storage - On site parking - In unit laundry We were able to submit all our paperwork electronically, and signed a 1.5 year lease without ever having actually visited the apartment. We got the one bedroom one bathroom with den floor plan, which was 800+ sq ft. We absolutely loved our time at the lyric. Some additional benefits include: - A spectacular rooftop deck. Fire pits, grills, view of the Space Needle. You can't beat an evening on the deck with friends in the summer. - Package service - Quiet unit (at least ours was because we faced the courtyard) - A super cute guest suite, where your out of town guests can stay for a reasonable nightly fee - On site gym (nothing particularly fancy, but very serviceable) - Sidneigh and Valerie from the leasing office are wonderful - One block to Cal Anderson Park and 15 minute walk to Volunteer Park There are also some definite drawbacks you should consider if you want to live here. - I literally saw people shooting up on the bench outside the 10th street entrance...on more than one occasion - Hubby's truck was broken into a couple times. Just know that this happens regularly. Don't leave *anything* in your car and you should be fine - There are pets, so there is poop. Maintenance does a great job of cleaning up promptly after indoor accidents, but it happens. - It's expensive I would say the residents here are mostly young professionals. This building is definitely not child friendly. We really enjoyed our time here, and we might have stayed longer, but we were ready to buy a house in the suburbs, so that's what we did when our lease term was up. read more

Just wanted to thank The Lyric for their impressive response to the Coronavirus issue. I'm a Pathologist who was in charge of a microbiology lab and infection control for a hospital for 20 years. They had an action plan and implemented changes impressively fast. They are doing deep cleaning and put up hand sanitizers by the elevators, amongst other changes. Anyway, there are other wonderful things about The Lyric. The rooftop is epic. The staff is fantastic. In non-virus times, they have regular events for us and some even for our dogs. The maintenance guys are awesome; they fix things immediately. The location can't be beat; walk to everything you need. The apartments are so quiet; I never hear my neighbors. read more

Previous resident. My bf lived here for 1.5 years with a roommate, and I moved in for the last 3 months of the lease. He had a 2-bed 2-bath unit facing the courtyard on the 3rd floor (Unit 316). Overall, we really enjoyed living here and wished we could continue our lease but the rent for 1-bed units is over our budget. Pros: - Location: Broadway Street has tons of restaurants, shops, coffee/tea shops, etc. QFC is a 3 min walk away and open 24/7. Its also super close to the light rail and 10-15 min walk to Pine/Pike. - Soundproof: We never heard any noises from any other residents. No noises from outside either, as we were facing the courtyard. - Amenities: probably one of the largest apartment gyms in Seattle, amazing rooftop, large game room with ping pong table & TV. - Management: Sidneigh was super friendly and helpful the entire time we lived there! Delivered packages and quickly resolved any maintenance issues. - Unit was good at retaining heat, so we never used the heater in the winter. - Space: The apartment had tons of storage space (pantry in kitchen, cabinets in bathroom), both bedrooms had walk-in closets. Cons: - The smoke detector was very sensitive and would often go off when we used the oven. We could also hear our neighbor's smoke detector going off too. - Windows are not as large as some other apartment buildings so there is not as much sunlight. Honestly, we wish we could come back and we definitely recommend The Lyric! read more

I lived here for a year in an open 1 bedroom floor plan and loved it. The apartments and appliances are nice and modern and the staff is super friendly and helpful. The location is excellent - literally across the street from the Capitol Hill light rail station, plenty of restaurants within walking distance, pretty well situated between the main Pike / Pine strip and the quieter side of Capitol Hill to the north, and a comfortable walk to downtown Seattle. Amenities are also nice - great rooftop views and a small but decent gym that suffices for a basic workout. Given all this, the only drawback (understandably) is the price - it's definitely one of the most expensive spots on the hill. But if you're able to make the numbers work for you, I'd recommend The Lyric without reservations. read more

Lived in The Lyric for just over a year and absolutely loved it. In short, it's a fantastic place to live but with a price tag to match. The layout of my unit was great. Some places I visited had similar square footage but lots of wasted or hard-to-use space. Also a good amount of storage/closet space, which I feel is underrated in many places. The location is great but can be a mixed blessing. You're right on Broadway, so if you're on the West side of the building (like I was) you can get a lot of street noise, sirens, yelling, etc. if you have your windows open. Luckily they're double paned, so when closed they block out almost all sound. If you're fairly high up on the West side you get amazing views, too. :) Building staff are wonderful. Friendly, easy to work with, and always a pleasure to interact with. They deliver packages to your unit! They stock the lobby with candy! They organize community events with free food and drinks! They can let IKEA delivery guys into your unit (with permission) so you don't have to leave work! Really great and a big time saver to have them. Maintenance staff was also good - responsive, capable, and friendly. The units have A/C which, for a person that gets hot really easily, is fantastic. No lying awake in the middle of summer because it's 85º in your apartment. Unfortunately, as another reviewer mentioned, the A/C seems almost necessary because (1) the units seem to retain heat really well (at least mine did, but I was near the top floor) and (2) keeping the windows open and night may not be realistic due to street noise). The amenities are really nice but I didn't make all that much use of them. The roof has absurdly good views. There are two party/event rooms, both of which are quite nice. Theater room is neat, too, and the staff hosted occasional events there (Game of Thrones season premiere, Seahawks games, etc.). I never used the gym, but it's definitely nice to have on site. The only real downside is the price. I don't think it's necessarily overpriced (because there are so many great aspects to the building as listed above), but you do pay for what you get. But you also get what you pay for. read more

I'm soon to move out of the Lyric and had things been different, I might have reconsidered. Here's my breakdown of the good and bad: Good: 1) Management has tried and has been successful to get certain tenants to abide by the rules, especially with smokers and loud music playing. Noisy neighbors or those who would otherwise willingly break the rules live here. There is a clear lack of respect for your neighbors. 2) The gym is great - I cannot contest that. 3) The location is great - again, I cannot contest that. It's in the center of it all. 4) The rooftop deck area is huge, with gas grills and beautiful views. Bad: 1) It's a dorm. There are clearly many of the "younger set" who are having mommy and daddy pay for this place - it's not cheap - in fact, it's rather expensive for what you get. The "kids" who live here don't have anyone to answer to, so they act accordingly. 2) If you stay here, DO NOT FACE INTO THE COURTYARD - YOU WILL REGRET IT! There is a family on my side of the building with little ones who make all sorts of racket and the sounds are AMPLIFIED... You can hear lots of talking if people are on their cell phones as well, coming up from the courtyard. 3) The gate into the parking garage was fixed some time ago, but it's far slower and I think I could bake a cake while that gate goes up. It's just too slow. Note to Pillar: Go see the gate at the Brix condo complex 3 blocks north; the gate nearest Mercer. read more

The Lyric was in general a great place to stay, but moving out was unpleasant. The maid service they provided (chose and paid for) during renewal managed to damage the blinds while cleaning, and they insisted on charging me for that during move out. Beware a rental property that tries to screw you with $260 extra charges when you leave if you want your deposit back ;) read more

I moved here after previously living in a small building with only 3 apartments with one landlord, privately owned. I was nervous to move into a larger building because I thought it would mean less attention given to residents. Fortunately, my fear was unfounded. The staff at the Lyric are attentive, friendly, and helpful and helped us feel right at home. Sidneigh and Morgan helped us find the perfect place for us and our cats, and followed up with us periodically to see how move in went. Along with Valerie, they all seem genuinely dedicated to making sure you feel at home and supported. Sidneigh even checked on our cats for us when we were out of town once! Now, 3 months into our lease, we couldn't be happier. The amenities are great, the apartment is fantastic and the staff is quick to respond to anything that crops up. I am writing an update to my previous post because The Lyric was nearly obsessive in addressing my complaints. While I appreciate that they want to make my living here better, it was also extremely annoying to be pressed about comments that I saw and still see as design flaws and NOTHING to do with management (except the trash placement, which has been improved). I would like to say that I'm appreciating the neighborhood a bit more (the clothes shopping on this part of Broadway is really fantastic), and it is helping with my regret of leaving Pine/Pike, although I still miss my beautiful apartment. I will address each point with an update: 1. The noise of the heating unit cannot be avoided. This is a poor choice on the designers' parts to put the heating unit in the bedroom, behind a flimsy wall cover, and choosing a loud unit. 2. The problem of our upstairs being extremely hot as compared to the downstairs is possibly resolved. The maintenence man showed us how to divert the forced air by closing off the upstairs vents. However, it hasn't been cold since he stopped by so we it is untested. We have used the AC twice now that it is really hot outside. It works nicely, and really we don't need it if we want to just sit downstairs, but the bedroom is pretty toasty without it. 3. Nothing can be done about the very small kitchen. I'd like to figure something out, as digging through my one cupboard of pots+mixing bowls+dishes is getting on my nerves. 4. The issue of the stinky washer is resolved. You have to put cleaning stuff in the soap dispenser once in a while and run the washer without clothes in it. I had never had a front loader before, and apparently this is the norm. 5. They stopped putting the garbage cans in front of our windows, but the Tuesday and Friday 6:30AM pickups continue. I realize The Lyric has no power over the early hours of garbage pickup, but this is a complaint I still have and think others might like to know. 6. We still don't have anything outside on our porch for the fear that it will disappear like the ash tray. 7. The nightlights were replaced, but one is burnt out again. We do like to leave them on all the time, I think it just wears them out quickly. All in all, this is a nice place to live. Just compared to my last place, I have a lot of issues with it. I was initially attracted by the newness of the building and the space at such a low price, but that wore off after a while. We do love the roof and the location (growing to love it anyway), and I'm sure most would absolutely love my townhouse. It is a nice place to live, and my cats LOVE the garden outside our front door. They like to meet people on the sidewalk, bully the dogs that stop to say hi, stalk pigeons through the tall grass, and nibble the grasses (I talked to the gardener and he said it isn't poisonous to cats). read more

My wife and I recently moved from NC and have felt at home at The Lyric. We viewed over 15 properties and none compared to The Lyric. The amenities are spectacular and the staff is friendly. Stacy, Valerie, and Morgan have accommodated our every request and really made our move seamless. We love using the sky lounge and roof deck with friends. Also, the location is perfect for us. I loved living at the Lyric! Sadly I'll be moving out after my lease to move in with a boyfriend. But had to put out a great review for the folks at the Lyric! :-) Property-- Units are clean, well maintained and new. The building finished construction in November so the appliances are all new and energy efficient. Also the hard wood floors and cabinets are all top notch. The view on the rooftop deck is to kill for! You get an complete 180 of Seattle and the space needle! Absolutely amazing! Plus great BBQ, chairs to relax on and outside heaters and fireplaces. Plus the Lyric sets up fun get togethers for their residents including work out classes, HH, parties/refreshments in the movie theater (yes, there is one in the building!) for events like March Madness, Super Bowl, etc. Management- I cannot ask for anything better! The ladies that work there--Stacy (Property Mgr), Kim and Lauren are fabulous! They are so friendly and responsive. And whats even better is that they are great with names and they remember you and the stories you share. It feels like I am visiting old friends when I go downstairs to check my mail or hit the gym. Maintenance - Both Bill (mgr) and Roderick have been very responsive to my maintenance requests. Plus they are super friendly and they love my dog Yogi. They also dont hesitate to smile when they see you around the property. Location-- um what can I say " location, location, location!" and Capital Hill is the place to be! There are so many great restaurants and lounges blocks away from the Lyric. You cannot ask for a better location! I am very sad to leave the Lyric! I loved everything about it! Still love this apartment today as much as I did a year ago when I moved in. The staff have never ceased to be tremendously friendly and helpful and I STILL feel terribly at home when I walk in. I signed for another year without much hesitating - the rent went up, but the increase wasn't crazy compared to what I'm hearing from other friends in cap hill. Jill, you're the bestest! I've visited this apartment complex many times as a guest and the apartments are nice but for the price my friends pay it seems weird that the fire places and grills on the roof never work and the door buzzer is constantly broken. My friend left his apartment unlocked so I could get Stuff ffor him while he was in the hospital and maintenance went in and locked it behind them without any regard for why it was unlocked. Yes, I also toured the property and it was lovely, the rooftop was breath taking. It had all the amenities and great floor plans then most apartments visited. I do think the prices are very high compared to other apartments, condos in the area. I am 7 months into my lease and my experience with the Lyric has been fantastic. The building is in a great location as many of the other reviews note. The apartments are nice though it is true that those on the top floor (particularly those with a western exposure) can be warm in the summer. I'm a bit puzzled by some of the reviews that complain about the noise of the heating units - I face the street and I actually think the HVAC unit provides some nice white noise that makes it easy to sleep. If you aren't used to a city and the noise that comes with it, this probably isn't the place for you because it is centrally located in a bustling part of Capitol Hill. Having moved to Seattle from NYC I am accustomed to a certain amount of background noise and I don't really notice it. It is certainly not as dramatic as some of the people on here make it out to be. My first year in Seattle was spent at another building with an extremely unprofessional management team. By contrast, I have been thrilled with the team at the Lyric. To a person, the staff of the Lyric has been kind, helpful, fair and honest. I had a multi-month work assignment in Europe come up out of the blue, and the management team was extremely flexible in helping me get things in order quickly. They have been helpful with packages and keys for friends checking in on my place. They have also been very flexible in helping me adjust my parking while I was gone. Nobody gave me an attitude when my boyfriend visited for a week at a time and brought his dog with him. From leasing through to the day to day, everybody has been very straightforward with me and it has been smooth sailing. In particular, the management team has been very responsive in dealing with problems that have cropped up with some of the building residents. Some people were throwing large parties on the roof with many friends, crowding out other residents and leaving trash and food scraps everywhere. Initially, management responded with a request to please be respectful of the space - which these idiots ignored. The building eventually hired a security company, and voila, peace has returned to the roof. With every building you always have people who live like animals and treat the place like a frat house. If that's your MO, you're likely to have a rough time with any management team, including this one. For everyone else, it's a delight to live in this building - you definitely want to check it out if you are apartment hunting in Seattle. read more

Unprofessional and incompetent staff. They do not care about their customers although it may look like it at a first glance. I asked them a few times to provide me a confirmation that all rent was paid after I broke the lease and they kept telling me that I don't need one. Until a debt collector called me which they have sent to collect the debt, apparently! Although I have paid all the amount 2 days after they informed me about the due payment. I have ignored The Lyric's repeated pandering for Yelp reviews and waited until I moved out. (Those five star reviews in December? The Lyric was holding a contest: Yelping earned more entries. Talk about unethical.) The Lyric, a new building right off Broadway and close to Pike/Pine, held promise for me. Kim was friendly and very eager to show me around. I could almost see the dollar signs in her eyes once I saw my new home. So I stretched my budget and became the first owner of an east-facing unit on the fourth floor, signed a lease to end in August (accounting for grad school in my future) and even got a $450 break on parking. My unit was a good size. I loved the wood floors, and my heating bills were low. It did get warm in spring: even with my fan I had trouble keeping the unit below 80. The unit was usually quiet, but noise from the street (especially the garbage collection in the early morning) is VERY audible. I could go on about the building and its prime location. I chose The Lyric for those perks! However, I'm more interested in reviewing the actual business behind the building. As long as everything was going well, everyone was friendly and interested in the residents (or faked it well). In my seven months living here, I ran into a few road bumps, and all but one were handled in a mediocre manner at best. I reserved the loading dock for the movers on move in day, but the elevator was down for repairs. (That story is elsewhere.) That elevator was often out of service or unresponsive (in a new building?). It's the only elevator with access to the roof deck. When I had guests with knee troubles, this was very difficult for them. On Valentine's Day, my father surprised me with roses. I didn't know this until four days later, when he called to ask if I'd received them. I got no notice that I had a perishable package waiting, and I was not home during office hours that weekend. After that call, I went downstairs to pick up a box of dead roses. To echo another review, "I'm sorry" is not in the staff's vocabulary. I eventually got a half-hearted "We'll make it up to you." I don't think I need to explain the emptiness of that statement. The roof deck was often packed on nice days. After one such weekend, while I was checking the mail, Stacy asked me if I'd had a party of 80 who trashed the roof one night. I had not, and she said she was reviewing security footage to find out who did it (so why ask?). How accusatory and rude. The next week, the staff hired security, and I ended my habit of visiting the fire pits at night. When I chose a grad school, I found out that I had to be in LA by July 15, six weeks before my lease ended. I told the office my news and asked if I could sublet to avoid the fees. They said that I couldn't sublet but they'd find someone on their long wait list and I'd only be rent-responsible until the new person arrived. That was two months before I left. A month later, Stacy sent me an email telling me that, in lieu of the lease break fee, I'd lose the refundable portion of my deposit and I'd also have to pay the $450 break I'd received for leasing. That didn't seem right, based on what I was told before, but Stacy hid behind my lease agreement and a misapplication of fair housing law (my demographics had nothing to do with this issue). "Petty" is the word that comes to mind. The other managers told me that my unit had been rented and that the new tenant would be moving in "soon" after my departure, but I was still on the hook for three weeks' extra rent. I couldn't sublet, so I could not avoid this fate. They weren't taking a loss by my untimely departure (if anything, my departure was their gain). I managed to avoid the lease break fee (they at least agreed that paying two months' rent when leaving six weeks early is ridiculous), but this doesn't feel like the victory it should be. I did receive a partial rent refund in the mail because the new tenant moved in early, but the omission of a refund for parking (~$40) did not go unnoticed. Interesting that, given they were so careful to charge me a prorated rate for rent AND parking, they couldn't demonstrate the same care when refunding me. Also, after paying a $75 cleaning fee (being assured twice that $75 would cover it all), I was charged nearly 3 times that. Here's the one exception: in April, I left my phone and keys in Texas and didn't notice until it was too late. I wasn't going to be home until 8 PM on a Saturday, but Lauren offered to stay in the office until I arrived. When I finally stumbled in, she had a key ready. She went above and beyond and that deserves mentioning. Make no mistake: the building is gorgeous. When the light rail opens, the already great location will be even better. With the above exception, in terms of the service I've received here, I think "Meh. I've experienced better." applies perfectly. I want to return to Seattle after school, but I wouldn't seek out The Lyric or any Pillar property. read more

I wish I could say better things about these apartments. I have mot actually lived here, but this is my experience when touring. My friend and I were greatly impressed with the decor of the Lyric, it's definitely a beautiful building. The staff however... Not so much. My friend and I were a bit late, which we acknowledge and apologized for, we weren't expecting it to be so far from where we were. The woman who helped us out was less than helpful. Even though I was told over the phone we would be seeing a room, she informed us that would not be the case. She sped through the rest of the tour, and was extremely curt, rude, and seemed to think that because we are students, we weren't worth her time. When we informed her that we were planning to move in a few months from now, she treated us like idiots for looking so early (if she had asked, she would have found that we're going to be gone in the summer so we're planning ahead). It seemed her main objective to get us out of there. When I asked about security, she seemed surprised that we were asking the right kinds of questions. Over all, we will NOT be renting from this building, since we were treated so rudely. read more

I've been living at the Lyric since the end of February and life has been good thus far! First off, location is GREAT. I got grocery stores within steps, four different banks to choose from, a post office down the street, Dicks even closer, and Cal Anderson Park is pretty much my backyard. Lastly, someone cue the harp strings because lordamercy...I've fallen in love with so many new restaurants and while my taste buds and stomach have been thoroughly spoiled within the last couple months, my budget might say otherwise. The amenities that others have wrote about are amazing. The large rooftop has an amazing panoramic view of downtown and on clear day, the view of Mt. Rainier is stunning. The BBQ grills, heat lamps, and gas fire pit all help to make the rooftop even more enjoyable. As Fergie would say, this is definitely the flossy flossy. True that the roof does get packed by residents and their friends on nice days, especially on the weekends, but management has been working on a system that makes it more accessible for everyone to use. The sky lounge is a great addition as well; it was originally a penthouse unit that has been turned into an entertainment area for residents and guests to enjoy. I also love the mixers/community events that management puts on. I recently reserved the lounge for my birthday and honestly, the experience took "classy and inebriated" to a whole new level -- so worth it! There's another multi-purpose room with a kitchen and large TV for residents to use as well as a home theater room which is the dope show because it has comfy reclining chairs and surround sound. Also, there is a relatively small, but nice home gym with free weights, chest press, ellipticals, treadmills, etc. I live facing the courtyard and on the top floor, so I can't speak for the noise of someone living above me or the noise facing Broadway, but it's been relatively quiet for the most part. I usually work nights and so far I have no qualms about sleeping during the day. I consider myself a pretty light sleeper, too. I'm not going to say that it's a quiet oasis nestled in Capitol Hill, but c'mon...you're living in the city, what do you expect? There has been an occasional loud neighbor here and there, but the aforementioned events have been isolated enough that it hasn't bothered me. Lastly, kitchen has been perfect space for me. I don't cook all the time, but I have enough room for all my kitchen appliances/utensils, and the dishwasher has been wonderful to use. Love the soft-close cabinets and drawers. Washer and dryer are pretty close to full-size loading capacity with high-efficiency settings. Finally, I have to give a shout-out to the management/staff, especially Lauren and Stacy. Lauren was flawless through the application process. Additionally, she's always willing to entertain my random questions and help me with guest parking, mail packages, etc. Stacy has been awesome as well, she even helped me carry and load my TV into the elevator when maintenance workers weren't available. All in all, I would definitely recommend this place to people prospectively looking for places to live on the Hill. read more

We moved into the Lyric in August 2013 (so 19 months), and the *only* reason we're moving out is because we bought our first home. Our experience in the Lyric has been everything we expected and more. The location is fantastic (and about to get even better with the light rail station about to open), and the amenities are mind-blowing. We spent many nights grilling on the rooftop BBQs, warming up by the fire pits and heat lamps, and enjoying the unparalleled skyline view that stretches from Mount Rainier through Queen Anne (and everything in between!) We've hosted a couple of get-togethers with friends in the multi-purpose room and the movie room, and we even held our wedding rehearsal dinner in the Sky Lounge! The staff is wonderful too. Stacy has been very responsive and easy to work with, and although there are a number of new faces in the leasing office since we first moved in, every leasing agent has been helpful and friendly. The minor maintenance issues we had (mostly associated with it being a new construction) have been addressed very promptly, and I'm frankly amazed at how often I see cleaning staff taking care of the common areas, hallways, etc. -- it's one of the cleanest places I've ever lived. I simply cannot say enough good things about our time at the Lyric. It's worth every penny -- and then some. read more

They have everything you need at The Lyric including a gym, multi media room, sky lounge, movie theater, and a wonderful rooftop! The view is ridiculous. The 2 years I lived at The Lyric was mostly fantastic. Stacy, Valerie, Sidnee, Morgan and the rest of the staff were phenomenal. Any issues I had were always promptly resolved. The apartments themselves are great, nice layouts with amenities like air conditioning and washer and dryers. If I had any complaints at all it'd be more about the tenants then the building itself or staff. It seems that more tenants are moving in that have no respect for communal spaces. read more

The apartments are very nice and in very beautiful condition. The Staff in the leasing office is very nice and remember you when they see you. Engineering is very quick to respond to any issues in the unit as well. The building is super close to the light rail, you can get downtown in no time at all. Overall a great place to live. read more
