TL:DR - Wow! What a real estate agent! Todd really is the full package when it comes to real estate agents. We would happily hire him again and again! Todd helped us with the sale of our house in Highlands Ranch, Colorado. Using the word "help" is an understatement. We have worked with several real estate agents in the past, but we can honestly say that nobody even comes close to Todd. He is the complete package when it comes to real estate services, and even better, all that comes at a discounted fee! We know that many who are reading this review may think, "What are we giving up?" and, "Is it worth giving up something for the savings in fee?" as these were our initial concerns in hiring a discount Realtor. However, as we will detail below, Todd surpassed even traditional full fee real estate agents in every domain, so we see absolutely no reason why anyone would hire a full fee real estate agent when Todd provides better service at a discounted fee. (1) Our relationship with Todd started about 8 months before we closed on the sale of our house. Todd came well prepared for our initial virtual meeting. This included information regarding his services, but more importantly, information specific to our property (market condition, competitive analysis, etc.). We were impressed with Todd right from the very first meeting. Todd had the right balance of business and warmth. There are several in the real estate business who are smooth talkers, but do not necessarily have the knowledge and skills that may be needed. This was not the case with Todd. Not only was he an effective communicator, but he also demonstrated his skills in terms of his understanding the conditions of the housing market. (2) Following our first meeting with Todd, several months went by because we got busy with packing, home repairs, etc., while we also spoke with other real estate agents, and particularly, a few online cash offer companies. Throughout this time, Todd did not harass us and gave us space to arrive at our decision on our own schedule. However, Todd continued to keep the lines of communication open by sending monthly updates "comparative market analyses" of our house, which included nearby listings and sales. We found this information really useful. (3) Once we decided to go with Todd as our real estate agent, it was full steam ahead. To provide some context, we both have very high standards for service providers. Todd not only met our very high standards, but he surpassed them in all domains of this very complicated real estate transaction. (4) Even though Todd charges a lower fee, the discount does not come from the buyer's agent commission - the entire difference in fee was borne by Todd. This made our house just as attractive to other real estate agents as other listings and did not put our house at a disadvantage. However, Todd still provided the full gamut of services - professional photography, 3D Tour of the property, floor plans, dedicated website, drone camera footage, MLS listing, etc., etc., etc. We did our research, and there was not one service that Todd skipped or skimped on. (5) Todd started the process with a comparative market analysis to help us decide our list price. While Todd provided us the information we needed and provided guidance as requested, he never pressured us to make a specific decision, and always stood by and supported our decisions. Todd Binns is truly the professional real estate agent you want to consider selling your property. There were several reasons I selected him as a listing agent. Originally, I had interviewed several agents to sell our home. We had also considered two agents we had personally worked with in the purchasing of our home in Colorado prior. I felt that most of them were lack luster at best. They were more interested in just getting a listing then to actually do a solid sell for us. We had considered selling our home and originally narrowed it down to Todd after he did a walk through and presented a solid plan to market our home in April 2020. His BPO comparisons were accurate and as part of the weekly updates, he would let us know what new properties came on market near us as well as what listings near us went under contract. While I cannot speak for Todd as a buyer's agent, had I been staying in the area, I would not have hesitated to use him based on his professional attributes that he exhibited during the sale of our home.
