Another thing worth mentioning is that she's very fair. You always hear about those rumors where property management companies and landlords will take as much of the deposit as possible, but that was not the case. I'm so grateful that our friend referred us to Angela. It would be our first time renting out our condo and the thought of finding a tenant just added extra stress. We met her early on prior to our finalized move to our new home. At our first meeting, Angela gave us an overview of other properties on the market around our area. She seemed easy to work with and had a good idea of the market. After we moved out, she gave the suggestion of painting our whole entire place. Whenever she had recommendations, she was never pushy, but gave us the space to decide if we wanted to proceed. Since we moved out in the month of December, we figured that it could take a while since the peak season of renters wouldn't be until March. There was a few other rentals in our community as well. I'm very pleased to write this review for Angela Tu of Silicon Valley Heights. We recently closed on a property in the Lamorinda area that Angela helped us purchase. We were first introduced to Angela through a common friend and decided to speak with her to discuss our needs. Angela was very patient with us and shared some information and stats about the neighborhoods we were wanted to look at and we shared some ideas on houses we liked from Redfin. Angela immediately did some research on the places and reverted to us with detailed info on each place and her recommendation on whether to look at them or pass. Angela also recommended we get our pre-approval done with the bank and so we completed that before connecting back with her to begin visiting houses. We visited several houses on the weekend and Angela gave us her frank and honest perspective on costs and maintenance associated with some places we were interested in which were awesome houses, but wouldn't really work for our family. There was one house we did like which met our needs but needed a little work, and we decided to make an offer. We wanted to move quickly before the winter season ended as we suspected that there would be more buyers on the market when spring came around, so we worked with her over the weekend to put in an offer. Angela did some research and worked with us on what she thought would be a fair price that the sellers would accept given the circumstances and background that she learned about the house. She also worked with us through the contingencies and other factors we tweaked in the offer to give us the best chance of acceptance. Moving quickly really made the difference and the sellers accepted our offer. Once we were in contract we learned that the house had a septic tank which was something not clearly stated on the house documents. We were a little concerned as its not something we've dealt with, but that's when we were really glad we had Angela. She made a lot of calls, got several specialists to take a look, and got multiple quotes and estimates in a very short period. She also worked closely with the seller's agent to express our discomfort with the septic situation. Using the information and costs gathered, she then helped us make a counter offer to the sellers. The sellers accepted and we then worked through escrow to on the house! Our home search and close was brief but extremely intense. Through it all, Angela has been very available over phone and text and was very responsive to our requests and questions. Given our tight timeline (25 day close) and the fact that we really liked the house, she made sure we had all the information we needed to have at every point and didn't try to steer us one way or the other. She understands that many of us are working long hours and sometimes can't get to something right away, but will make sure you know the deadlines so you can get it done. Absolutely professional! To explain how good she is at handling situations, I thought I knew the market well enough to jump right into looking for houses.
