I so enjoyed having Summerhill as my property manager. Teri responded to every request or question within the same day, and the tenant portal was easy to understand--and worked! Repairs were taken care of with unusual speed and professionalism. I even got a kind mini-lesson in stove cleaning once from a Summerhill repair guy, a life skill I somehow had failed to acquire, and it's served me well since then. While I was packing and moving to be close to my new job and husband--a process that took months--Teri and Ed, her husband, were extremely gracious and understanding of how hard it is to uproot after many years in one place. Our family rented a property managed by Teri at Summerhill for a two year period and I can honestly say hands down I have never had a better experience. Teri and team were incredibly responsive to any questions and issues we had. In addition their approach to every discussion was always on how to find a reasonable solution that met our needs along with the homeowner. When we ultimately moved out to the home we bought Teri was quick to help us with everything we needed, 15 min turn around on our rent verification, working with the home owner to extend our stay a few extra weeks when our plans shifted, etc. These were all things that really came at the end of our relationship with them as a tenant and the fact that they still worked so hard to accommodate when in reality we were on out way out spoke volumes about the kind of company they are running. I had a schedule to meet Ed, Teri's husband to see rent property on Sunday 9:00, but nobody show up and no call and no mail since then. I asked about the schedule twice in advance but it happened. Very dissapointed. The renting situation in bay-area have high demand less property, and this situation making property management lazy and unprofessional, and Summerhill Property Management is the one of those lowest quality company I feel. Cannot recommend Teri enough! The things that really demonstrates how excellent her service is is how she helped us and our tenants through a nightmare time with our home builder. A few months after we moved out and our tenants moved out, the torrential rains for the year came. Eventually, this caused our second floor balcony to leak through to a first floor bedroom, staining the walls and the carpet. Since the home is part of a relatively new townhouse community, the builder is responsible for the quality of the house, and the balcony wasn't draining properly. At this point, our tenant wasn't happy about the unused room and we weren't happy with the builder about the leaking balcony. Teri was always on top of things. She lined up contractors to evaluate and repair since the builders were taking too long and throwing lots of excuses as to why things couldn't get fixed. When the builder did a subpar job evaluating, and then painting the interior (no joke - the walls ended up two-toned with obvious square brush marks over where they did paint), she followed up continuously with them to make sure they would fix things AND got the builder to pay for it. At the same time, she really empathized with our tenant and negotiated compensation for their space loss at a reasonable rate. She was always on top of things, read every document, was persistent with the builder, and coordinated many times with the tenant and kept us up to date. She would provide the information to us in a few and solicit feedback that took so much of the burden off of us. It's been a few months and the dust has settled and we are so extremely pleased to have Teri. She has this wonderful way of making you feel as if you are the only customers she is working with. We weren't sure initially if we really needed a property manager, but we are glad we hired her and will definitely stay. read more

Teri has been an amazing manager for us as tenants. She was personable, professional and takes pride in her properties. Any issues with the property were resolved quickly and we were able to keep in contact with her even out of hours. Our entrance and departure from our lease were smooth and free from issues. We felt that Teri always facilitated a smooth and friendly relationship between the owner and ourselves the tenants and that it wasn't a typical business transaction like some agencies. I normally do not write reviews, but I feel that my experience with Teri and her management company warrants one. The process of finding an apartment and moving in is always stressful, but Teri really made the whole transition easier. She is well organized and responsive in her communications. I moved from Brooklyn, NY to Los Altos and had a short amount of time to sign the lease. Teri made sure everything went smoothly and went out of her way to help us acquire a place several days before the start of the lease. Also, after moving in, some issues that arose with the unit was dealt with quickly and efficiently with excellent communication. I would trust Teri with my life. Teri is one of the most responsible, professional, responsive, hard working and reasonable people that I know. As a renter I don't have any worries because I know that whatever happens, I won't be screwed over but more that I'd be taken care of. I've experienced many issues with the house but on every occurrence Teri and her team have come through for me and on some occasions Teri has personally come to the house to assess the situation and offer support and once even talked down a neighbour who tried to avoid his liability by trying to put the cost on the house owners. I have been renting out a house I inherited from my mother in Old Palo Alto for more than 25 years. Teri Berwick has managed the house for the last decade. She is AMAZING!!! Very helpful, resourceful, cost-conscious, and I trust her entirely. I live more than 3,000 miles away in the East Coast and found her through friends after having had not great experiences with other property managers.
