The way that they handle property management in the interest of the landlord and the renter is nothing short of an impressive juggling act. Quick to communicate, remediate any issue, as well as a pleasure to interact with -- I would without hesitation consider them and their team of consummate professionals for any of my future rental, or investment property management endeavors.

I trusted Josh and honestly was betrayed…read more He was the first property manager I've hired and he didn't manage. All he did was collect rent and via email communicate one lease extension and then they went month to month on two plus years. I don't believe he ever checked on the condition of my property or if the lease terms were being followed. I know of two flagrant violations 1) no animals and a cat lived there the entire term of the lease openly and 2) no smoking which is also a Belmont City Ordinance. I was told they are "good tenants" which they were from a bill collectors perspective, however, horrible from a property owners perspective as they lived hard and the wear and tear on the unit was unacceptable including pot smoke lingering and making the unit filthy. Then there was the cat leaving animal mess behind when they vacated. I learned there was a leak on October 12, 2024 not by a phone call or direct message but being included on an email chain with the tenants! How unprofessional and this violated the entire principle of a property manager only having contact with tenants and what he was paid to do. From the discovery of the first problem I am aware of Josh was absolutely no help. He didn't manage the situation. Instead it was on. On me to deal with and coordinate access with the tenants to first get a leak detector in. He didn't offer any help. Left me high and dry! When I went to meet the leak detector I was appalled at the condition of my condo that had been fully renovated prior to the tenants. It was grimy and there was cat stuff everywhere and the cat walked up to me even to be petted. I called Josh very upset especially about the cat as my main point was no animals and this was not a service animal. He said they have forfeited their deposit by having the cat. When the tenants vacated , after asking for one more day, which we declined as I had set up - not buy the property manager, but myself Service Master and my insurance adjuster to meet me to start to deal with the leak from upstairs (from different condo owner) and repairs. When he showed up he said it wasn't bad ... They turned off the water days before vacating and left feces and urine in toilets, food on kitchen sink, tons of stuff in the garage , the floors where sticky from a party , the hall bath covered in hair - not sure if human or cat, tacks and tape everywhere on the walls , the new kitchen counters stained .... A drawer with pot debris. While the Farmers adjusters and Service Master there never once did he say I will coordinate as it's my job as property manager. We did agree for his guy- also there to haul away abandoned items - which wasn't even thorough. I had to ask him to return to complete. Then no phone call he emails me he is firing me. A blessing. But very unprofessional. Then he sent me my accounting the first of the year via email without salutation or closing with one word "okay"? In pulling together paperwork for insurance I realized I didn't have a copy of the one lease renewal. I emailed Josh for it ... waited 5 days later forwarded email to him with bookkeeper and maintenance guy with "second request" to finally receive. In interviewing and hiring a new property manager I realized I was not provided any service. I SHOULD RECEIVED A REFUND ACTUALLY!!! There should have been physical check ins on the property and its condition. The notification of a leak - major problem that took 5 months to remediate and repair - should have been handled by him as that is what his fee was for. After the tenants moved out he changed his tune on the deposit. He was advocating for them after telling me it was forfeited due to the cat - not to mention property condition from their hard aggressive living- that most of it needed to be returned. He kept saying the condition wasn't that bad. He was not advocating for my property but only the tenants. Swept under the rug the excessive wear and tear , damage , pot smoking and cat living there. Ironically one of those tenants now manages an apartment building. I'm sure her employer would find interesting photos of how my property was vacated.

Another factor in selecting Rainmaker was Yao Li's diligent preparation and planning of the pre-sale process. She is awesome! Leading up to the on-market listing, Alex was super clear and explicit on what will happen and how to prepare. He also provided thoughtful advice on what listing price to select in order to attract the most buyers. We were able to go on-market, do showings, send out disclosures, and request offers in no time. Alex's support extended to a great conversation on the pros/cons of each offer, which led us to being under contract very quickly. In the end, Rainmaker Real Estate was awesome to work with. Alex and Yao provided a great product with *ZERO* drama, which is what we wanted. We will use them again, if we are in the market to purchase something in the MTV/Los Altos area.

We thought we would be facing either an undesirable capital gain if we sold or a huge renovation, free rent, and commission expenses if we leased. Instead, Jon educated us on 1031 exchanges and net lease corporate properties. His advice was a game changer for our family. Jon's knowledge of and instincts concerning the commercial real estate market were top-notch. He determined that we would not need to make cosmetic upgrades or repairs, but mentioned aspects of the property that would detract from its value. We collaborated on promotional materials and had open, honest communications about pricing and the market. Jon provided regular status updates and followed up on every lead. Thanks to Jon's business acumen and negotiating expertise, the building sold for a high price in a tough market. While marketing and selling the San Mateo property, Jon simultaneously began to orchestrate the 1031 exchange process. He and his colleagues at Hanhan Commercial helped us identify replacement properties with first-rate single tenants in economically strong locations to purchase using the sales proceeds, with no out-of-pocket expenditures. Once we settled on an out-of-state property, Jon adeptly negotiated the letter of intent, conducted deep due diligence, and managed a complex transaction including legal counsel, property inspections, and a voluminous set of documents. Jon has kept in touch, and we have continued to count on him as a trusted resource long after the transaction closed. We check in periodically about the 1031 exchange property. In addition, he has provided referrals for insurance brokers and residential property appraisers, as well as out-of-state real estate attorneys and commercial property appraisers. Most recently, Jon proved that he not only is an outstanding real estate agent, but a wonderful friend. We came to him for help and advice when a residential listing of our family home became a negative experience. The property sat on the market for 45 days without receiving the offers and attention enjoyed by other houses in the area. In an act of remarkable kindness and support, Jon spent more than an hour on the phone with us on a Sunday morning, providing guidance and reassurance. He then referred us to a real estate firm that successfully relaunched and quickly sold our home, garnering 7 offers and almost 12% over the asking price. Jon Hanhan is a stellar commercial real estate agent and an awesome person. We highly recommend Jon Hanhan and Hanhan Commercial Group.

When evaluating a property, he prioritized investigating every detail--sometimes literally digging around--to make sure it was safe and sound. The property needed some updates and changes, and Kevin helped with the heavy lifting by making a list, identifying the key issues, and helping prioritize the work that needed to be done. Kevin clearly loves the process of matching homes with buyers. I'm grateful for his help and support.

Included in the estate were two homes, his personal home of many years in Kensington, and a rental home in Berkeley. Both needed some updating. I started my search for a real estate agent by noticing the companies that were already selling in both neighborhoods. Then I went to the firm's website and reviewed the credentials listed for their various agents to develop a short list. I interviewed several real estate agents before settling on Tracy Palma at Sotheby's. I could not be happier at that choice. We tackled the Kensington home first because of the red tape involved in selling what had been a rental home in Berkeley. Tracy's knowledge of the aesthetic appeal of the market was very helpful in thinking about what would be needed to most efficiently market the property. In addition, she is very well connected and was able to bring in experienced contractors and design experts to come up with a renovation plan, and then the proper people to execute it. All along she oversaw the project and provided progress reports. When the time came, she brought in an excellent stager to ready the home for showing. It had been many years since I had either sold, or bought, a single-family home. Tracy came up with a marketing plan that was not what I expected but turned out to be perfect. The actual marketing went smoothly and exactly as she had planned resulting in multiple over list offers with only two weeks on the market. Throughout Tracy was superb on communicating each and every development. Once the Kensington home was sold and the tenant was out of the Berkeley home Tracy brought her design team to work on a plan for that one. When a neighbor reached out to see if the home was going to be for sale Tracy came up with recommendations for an "as is" sale and quite literally within a week that home was sold to an all-cash buyer without the need to do any upgrade and renovation work. I'm confident that the "as is" price exceeded the net that I would have gotten after putting a couple of months work and several hundred thousand dollars into improvements. The long and short is that through these two quite different experiences I have come to regard Tracy as an excellent representative whether one is selling or buying a home in the Bay Area. I add the buying part because a big part of being an excellent representative for sellers is understanding the buyer's perspective. Larry Luckham

I cannot even put into words how highly I recommend her!
