SLUMLORD. Would give zero stars if possible. From the moment I moved into that apartment I realized I was in a slumlord situation. When I arrived on January 19th there was no working heat and it was in the 40s at night. I was provided with a very small space heater by the "property manager" (that term feels like a big stretch) and I was absolutely freezing all night. The only reason I didn't go to a hotel was because I had just driven for 5 days straight and was literally too exhausted. Additionally, the apartment was ABSOLUTELY FILTHY (I have photos to back this up). The apartment was vacant for months so it is unclear how they did not have time to check the heat or do a basic cleaning. When I complained, Pedram gave me a credit of like $70 for both those issues which is wild as a cleaning service and a hotel stay would easily total $500. Pathetic. I knew I was in for some bullsh*t based on this. From this point on, every time something broke or needed to be fixed, and there were a lot of things that were broken UPON MOVE IN (again, this place was empty and could have been repaired beforehand), Pedram ignored my service requests in the app and my emails. I fixed things with my own time and energy and had to hound him to be reimbursed for the supplies. The whole point of renting is so that I don't have to fix things. I literally had to have a friend fix my leaking kitchen sink because the person who "fixed" it initially didn't actually fix it and Pedram would not respond to my emails at all. I begged him for help. In addition to my actual unit being terrible, the general condition of the property was abhorrent. Overgrown weeds and bushes, filthy walkways that haven't been power washed in years, garbage all over the alley where the bins are, etc. It looked totally ghetto and therefore, people treated it as such. Also, we were told with literally ZERO advanced warning that we would lose access to the washer/dryer for at least a month due to the construction project taking place in the back parking lot (earthquake retrofitting). So then I had to start taking my clothes to a laundromat which is hard to do as a professional working 50+ hr weeks. Additionally, Pedram told us we had to park our cars on the street for this project despite the workers only being there during business hours. There was no reason we had to park on the street at night, other than his negligence with regard to understanding the actual scope of the construction project. My car and several others suffered vandalism/damage due to being on the street. It was completely unnecessary, but he would have known that if he ever stepped foot onto that property or put even the smallest amount of effort into managing it. I finally had to threaten him with legal action to be allowed to break the lease, as I could not continue living in that hell hole. He will not return my security deposit and states he kept it as the lease break fee, which is of course illegal under California state law. So not only did I lose my 2k deposit, I have to pay 1k to fix my car and I paid another 1k for moving expenses. Still very seriously considering taking him to small claims court. I had a completely horrific experience at this place and I have no idea who would write a positive review. I spoke to numerous other residents who all had similar experiences and were completely frustrated and fed up. Pedram, you take advantage of people and you know it. Absolutely disgusting behavior. You ought to be ashamed of yourself. You can say I'm disgruntled about the deposit or whatever you need to, to make yourself feel better, but we both know the truth. read more

Terrible property managers. They rarely respond to service requests and if they do, it is after repeated calls and service requests. Their voicemail box is always full. If you are a landlord, do not use them because your tenants' maintenance needs will not be addressed, and then they will do their best to fix things on their own, which usually isn't a good idea. read more

Pedram has been managing my property for some years now. Insurance in California has become a nightmare and we had to jump through so many hoops including replacing all the electrical and a large number of punchlist items all within a 30 day period or we were going to be cancelled. They managed the unit we stayed in for 8 months in Oakland. There were a couple of scary incidents at the building- someone broke in & stole the car next to ours, my father's car was broken into & his ignition destroyed & and I was assaulted. We brought our concerns to the Management Group & the person said, "dont message me at this time" (it was 10pm & the building got to know about the break in just then). Knowing that this company didn't care about us, we requested to break our renewal lease on July 14, 2023 as it was just unsafe for us to live there. The company said that we could move out and that if they find someone someone by 8/1- they won't charge our security deposit. Well, to accommodate this we moved everything by July 17th. By July 20th the company found tenants to start the lease. The tenants said they wanted time to move, so this company didn't inform us and charged us for the two weeks the new tenants didn't move in. When we brought this to the manager, he said "go to the court and do whatever". Also said how he didn't charge us for breaking the renewal lease (which didn't start until 8/1) The person managing this business is rude, unfair and prefers to threaten than solve the issue. I would stay clear from this company. We had a very bad experience. read more

They send rude workers who show up an hour late and have terrible attitudes, send cleaners who smoke on the property and leave the door to the apartment unlocked overnight, send tenants threating letters and are very poor when it comes to communication. Pedram is a seasoned professional. My property in Oakland had a non paying tenant for several months. Pedram helped initiate eviction procedure, worked with legal to prepare the court case, negotiated with external community for rent help, and just today he spent his entire day in the court room fighting for the case. The court ruled the tenant must pay starting the next month and back rent be filled within 3 months otherwise face immediate eviction. I am very glad of the outcome and Pedram handled it with diligence. Pedram is to the point in all of his communications, manages my property far better than my previous property manager. There were a few early sticking points about who to contact and how, but now that we have an established relationship and reliable channels of communication I can always depend on Pedram for a response. He is terrific with tenants without letting them walk all over him. There have been many maintenance issues that I didn't even need to hear about, and he reaches out to me when there are larger issues. We recently turned a unit and he got it done in about half a month when the property was pretty thoroughly trashed. Over the course of the past year Pedram has helped me find and manage an apartment in Oakland. I have nothing but great things to say about him. First is his responsiveness and quality of responses. When I first started looking for an apartment building to purchase, I contacted a good number of property managers and brokers. Most gave me one line answers or responses along the lines of I will help you only if you hire me, so I was blown away by how Pedram would walk me through every property's strengths and weaknesses every time I sent him an address. I remember the first time I contacted him I emailed him at 10pm. I didn't expect a response from him but he replied me in 5 minutes, blew me away right there. Second is the advice he gives when looking at properties. He really does look at each property as if he was investing himself. He would let me know all the potential problems he can see and also whether buying the property is a good idea or not. Some other agents I worked with would sugar coat numbers or not tell the full story when trying to push properties. After I purchased a property. I let Bay's Elite manage the property. I've self managed a few apartments before but have found myself to be not suitable for property management. Pedram is really detailed orientated, keeps the property well maintained and also keeps me informed of all issues with both tenants and property. I can really keep a hands off approach and focus on implementing my business plan. Which brings me to my last point. Pedram makes an effort to understand my plan for the property and puts in great effort to help me implement that plan. I had a tenant give me a 2 day notice that he was moving out during the holiday season. Pedram was able to shift his schedule around to accommodate the move out while I was on vacation. read more

i stayed in their berkeley studio on bonar street from august until november of 2020. the place was quite run down. the floors were squeaky, door handles were falling apart, and the walls were very thin. i had a terrible experience with a neighbor in this residence. at times, she would bang on my wall because of the noise my nephew was making during our visits, or from the noises i would be making while doing yoga. she eventually blew up one day, and told me that she hated me and that i was an annoying neighbor who made too much noise. also, pedram was very delayed in his responses to me, so communicating with the management team was far from ideal. i ended my lease early because i could not stand the environment. before leaving, i even cleaned the entire apartment. even after cleaning the place, pedram charged me a $200 cleaning fee. i am a student a cost like that to me is a big deal. they may have better locations, but i would not recommend their studios in berkeley on bonar street. read more

Our initial communication was a little uncertain, mostly due to my own lack of clarity, but Pedram was flexible and patient with me as we worked out the details. After even just a few days, I can feel the compassion and great customer service he has for his tenants. I've only met one of the on-site managers of their many properties, but if the rest are like Janis, it's no surprise that BEMG is such a sought after rental company. She is extremely kind and thoughtful, and I can't wait to have her as a landlady and neighbor. Great locations, great value, and great employees. Long story short, I had an issue with a tenant that our current property manager was wholly ill equip to handle. During a holiday no less, I called Bay Elite and left a message. Bay's Elite Management took over my lease when my previous landlord could no longer manage the property. As a tenant renting in the Bay Area, I have had my share of landlords and more often than not, I've had my share of disconnected, unconcerned and sometimes downright unethical managers. That is not the case with Bay's Elite. Bay's Elite is the epitome of what a company should be. They work with integrity and are ethical and fair when dealing with tenants. I had to pay my rent late and was so worried about receiving a three-day notice. I wrote Pedram (the executive of Bay's Elite) an email asking for an extension and he went above and beyond to reassure me that I had nothing to worry about. I've had the pleasure of renting two apartment complexes that was managed by Bay's Elite Management Group. Pedram and Chris were great and easy to work with. The first place I rented out of was in Walnut Creek. They were responsive to any maintenance requests we had. I was there for about two years and into the beginning of the pandemic. Unfortunately, we had to make a hard decision to move out of our lovely Walnut Creek apartment. My husband and I decided to move to Berkeley and were on a very tight time crunch as our lease was coming to an end. I found an apartment complex from Bay's website in Berkeley and reached out to Pedram personally to explain our situation. He was most understanding and flexible with our move-out, move-in process and was very accommodating when moving into our cute 1bd 1 ba apartment in Berkeley. He made sure we were taken care of and always asked if there was anything he can do to help with this process. We had a ton of requests! All of which Pedram and his team graciously met. He's a great communicator and very responsive when it came to any questions we had. We are now living in a different apartment in Berkeley that's no longer with Bay's Elite Management Group but will definitely keep them in mind when looking at future places to live. My wife and I own a piece of rental property in Oakland (where I'm originally from), but currently live in Virginia. When our old tenants moved we needed help finding new ones, being so far away. I found Bay's Elite Management Group on Yelp and with such stellar ratings, how could I not choose their services? They did find tenants fairly quickly, and because the market had improved, got us an additional few hundred bucks a month in rent. I also thought their rates were reasonable. For these reasons I gave them the 3 star rating. I deducted 2 stars because I thought their communication skills were a little lacking in a few regards. I didn't feel I was kept apprised of all the information (not all of the time, but some of the time). Or I would be told one thing, only to find out later that things had changed, but I had not been informed. I also felt that some of my dealings with Pedram left a bad taste in my mouth. Meaning, I didn't like the way I was being spoken to (for example: I might ask a question via email, and his response would be "I did XYZ, I'm not sure what else you want from me). It could very well be that tone was lost, because our primary method of contact was email. Either way, I didn't too much care for it. I was also under the impression they were an Oakland based company, when in fact, they are based in Walnut Creek. All in all, I'd say they got the job done in a timely fashion, but going forward I think I'll try another company out. read more

We recently moved to the Bay Area and needed to find a place quickly. After slogging through apartment after apartment, and talking to some pretty exacting landlords at showings, we found our home in a complex managed by Bay's Elite property management company. Our unit is in a small complex in Oakland. It is reasonably priced, recently redone and was thoroughly cleaned before we moved in. Pedram, our property manager, has always been prompt and professional in answering our questions and responding to our requests. We have had a few issues with our unit; Pedram has quickly dispatched a handyman to deal with each one. We recently had an emergency maintenance issue on a Saturday morning. Pedram responded to our call extremely quickly, sent out a professional to solve the problem, and a hired a cleaner the very next morning to sort out the mess. I have dealt with property management companies in the past that have ranged from apathetic to worse. Bay's Elite is the best property management company I have dealt with yet. I would recommend them to anyone moving to the Bay Area. read more

I moved in to one of the units managed by Bay's Elite management on a sublet after moving to the Bay Area from Texas. I loved it so much that I ended up staying there for 2 years!! Unfortunately, I took a job in LA and had to leave the area, otherwise who knows how long I would have lived here! Any time I had a question, concern, or request, it was addressed quickly and I knew that I was being looked out for. Everyone is so nice and accommodating, and very pet friendly which is so hard to find! Plus, I could walk to Grand Ave and Lakeshore which made everything soooooo convenient. I have to say that I've been pleased with Bay's Elite Management. I've been living in Concord at one of their apartments for 3 years. Each time a tenant moves out the unit gets remodeled with new floor tiles and a fresh coat of paint. I kinda wish I was in one of those upgraded units. Repairs have always been handled promptly and professionally. Communication with this management group has been nothing but excellent. About a year ago the entire building was re-piped. There was very minimal down time. Anytime I need something fixed, all I have to do is send an email. I highly recommend these guys! read more

Just after moving in we filed a work order for the weak water pressure in our apartment and he undertook a repair of the entire building's plumbing, which fixed the issue.
