They barely lift a finger…read moreto market your property. * They take 5 business days to process each application. * They will not show the house to any prospective renter until the renter has paid an application fee, submitted their application, had their credit, income and rental history checked, and been approved. Very few tenants are willing to go through all of this for a house they have never seen. * I had to show the house myself or have friends show it. * RNB did not list it on Zillow or Redfin. They said they submitted it to these sites, but RNB never followed up to see why it had not shown up until I pressured them 5 weeks into the process because we had so few inquiries. In the 5 weeks I worked with them their "efforts" produced a total of one applicant. They charged me $600 to break my agreement so that I could find another management company. It's true their contract says they charge $600 if you cancel before 60 days. It's also true that their contract says they will post on CraigsList but they did not do this and Nichelle even told me when I terminated that they did not do this. Their contract also says they will post on Zillow, Redfin, etc. but I checked those sites and it was not there. When I asked for proof that it had been posted there, they simply sent me a page that said "posted to internet." It also says they will post on Social Media which they did not do. It also says they will provide "unlimited showings" yet omits the very important part that they will only show it to prospective renters who have paid $50 application fee, gone through the process and been approved. When I told them I should not have to pay the $600 due to their lack of good faith effort to rent my house and their breach of contract by not doing what their contract says in terms of leasing and being deceitful about the showings, they refused to terminate my agreement, take down my listing to allow me to find another company and refused to return my keys or garage door opener until I paid the $600. I lost that money plus rental income from the time they wasted. I signed their agreements and entered the relationship in good faith, trusting they would make a significant effort to find a renter for my home. I hired them to help me and they only caused me stress.

    This has been the worst property management company I have ever worked with. If I could give…read morenegative stars, I would. Throughout our experience, there were repeated errors and a consistent failure to perform even basic property management responsibilities. For those who do not want to read the entire review, the biggest issue is this: I repeatedly had to contact them to remind them to collect utility payments from tenants--something that should be a standard part of property management. Unfortunately, that was only one of many problems. 1. Failure to enforce lease terms One of the provisions in our lease stated that the tenant was not permitted to remove the smoke/fire detection alarm. When we later visited the property to replace a microwave, we discovered the alarm had been removed. We informed Utopia and reminded them that this issue was specifically addressed in the lease agreement and should be discussed with the tenant. Instead of addressing the lease violation with the tenant, they sent out a technician and charged us for the service. To make matters worse, the original alarm was functioning properly before it was removed. The situation made little sense: they failed to enforce the lease agreement and then attempted to pass the cost of resolving the issue onto us. 2. Repeated failure to collect utility payments On multiple occasions, utility bills went unpaid because Utopia failed to collect payment from the tenant. Each time, there seemed to be a different excuse. One explanation was that the company had moved offices and had a new mailing address for utility bills. Another excuse was there was new staff and management so our property concerns had gotten lost with keeping up with no one managing it. The problem is that we were never informed of this change. We only discovered it after receiving notice from the utility provider that a bill was overdue and had incurred late fees. Not only were we not notified, but the tenant was also not informed about the late fees. Even after the address issue was supposedly corrected, the same problem continued to occur. I repeatedly followed up and reminded them that the new address had already been updated, yet utility payments still were not being collected properly. 3. Final utility bill mishandled At the end of the lease, we decided to terminate our relationship with Utopia because of the ongoing issues. There was one final utility bill outstanding. Utopia informed the tenants that they did not owe anything, yet the bill was ultimately charged to us. When I asked why they had not collected payment from the tenant, I was told that because we were no longer under contract with them, they would not pursue collection. However, the bill became due while they were still managing the property and while the lease was active. Why was it not collected during that time? As the property management company, collecting tenant obligations was their responsibility. Instead, the burden repeatedly fell on us. To this day, I have called and emailed regarding the remaining $215.51 balance, and I have received no response. Based on my experience, this company created more problems than it solved. Property owners hire management companies to handle responsibilities professionally and proactively. Unfortunately, that was not our experience. I would strongly recommend looking elsewhere for property management services.

We achieved the pricing we wanted, felt supported the entire way, and genuinely appreciated her professionalism. They had all the resources ready to make a home SALE! I first called LuAnn because had I seen really great yelp reviews about her and her team. When I called, we went straight into getting an appointment set up for a walk-through of the house in a timely manner. This process of getting the house on the market was made really easy because LuAnn and her team are extremely organized with their work and their time. They were very respectful of our time as well. The house was inherited, and we thought that it was going to be really hard because of how the shares were set up. LuAnn and her team were very reassuring that they have seen multiple cases like ours and they have helped their clients be successful in the end. Everyone apart of her team made selling the house such a relief for us. We honestly feel like we didn't have to do too much because of how helpful they were during the whole process. Once we went over the initial steps to sell our house everything went by accordingly and pretty quick, and LuAnn and her team had all the resources that we needed. I appreciated the way that every detail was looked over in order to have a successful sale. LuAnn and her team were very understanding and dedicated. I would recommend LuAnn and her team over and over. We are absolutely grateful for their help.

    This company is the same as Eminent Realty Services but just works under three different names…read more Elite, Eminent, and Executive Lending. Please do not use this company to manage your properties. Unfortunately, you will be very disappointed, your properties will be either mismanaged or unmanaged, and you will likely be responsible for even higher or more costs with them "helping" you than you would have been without their fraudulent claims of being able to support you. They not only practice unlawful acts; that continuously increases the risk of the owner to be sued and negligible for any additional costs, but seemingly have no clue what they are doing. These companies are already very loosely regulated and get into business way too easily, please do your due diligence and ask for references and research prior to hiring or using shady services such as this one. After moving out, we were waiting for a security deposit that we had to continuously ask for. After 21 days, the legal amount of time that a landlord has to return the security deposit or send an itemized list of deductions per California law, we still did not hear anything regarding our security deposit. Then when we finally got a response, they asked for our forwarding address and stated that a check had been sent out that we never received. After 42 days, I called the office multiple times and when I finally got a call back he stated he can send it to us via Zelle. He was very rude and sent a partial payment of the security deposit amount. He refused to send full amount despite not following the California law. DO NOT DO BUSINESS WITH THIS COMPANY!
