My vehicle was stolen from the building's parking garage shortly after I signed a new lease. The garage door had been having issues for months. The leasing office knew about this and kept giving us the "parts are on back order" answer. Within a week of my car being stolen the parts magically came in and the door started working again. Along with my vehicle, I lost a lot of personal belongings that insurance will not cover. What happened was terrible. The way management handled it afterward was arguably worse. I told management I no longer felt safe and asked them to work with me toward a fair resolution. Instead, I spent weeks chasing people for responses and escalating through multiple levels of Bozzuto management. Even after speaking with senior leadership, I was left feeling like their primary concern was protecting the company rather than taking care of a resident who suffered a major loss on their property. I even offered to remain a Bozzuto customer by transferring to another property if we could reach a reasonable agreement. That still wasn't enough for them to make this right. For a company that markets its communities as luxury living, the level of accountability, urgency, and compassion I experienced was anything but luxury. The most disappointing part is that this didn't have to end this way. Bozzuto had multiple opportunities to turn an awful situation into an example of great customer service. They chose not to. I would seriously consider my experience before deciding to live here. If someone at Bozzuto with actual decision-making authority wants to make this right, they know how to reach me. The package situation has been a constant frustration during the year we've lived here. Packages regularly go missing, and when they do, management provides little to no follow-up after you report the issue. The package room is consistently overcrowded, disorganized, and difficult to navigate. Access codes are often not sent, making it impossible to retrieve deliveries without contacting management. To make matters worse, residents share the package room with several businesses, and carriers like FedEx often cannot access the building after business hours. If your package is oversized or heavy, you're expected to carry it yourself from another building because deliveries to the residential entrance aren't accommodated. The call box still hasn't been properly set up after nearly a year, creating unnecessary inconvenience for both residents and delivery drivers. The building itself has potential, but the package management system is poorly organized and has remained unresolved despite ongoing complaints. If you receive deliveries regularly, this issue alone may be enough to reconsider living here. Save yourself the time and frustration and look elsewhere.

Months went by as I explored different places, and I just hit her up whenever a new place crossed my radar. Sometimes she would also send me places of interest. After narrowing neighborhoods down, I finally decided where I wanted to live, and we made moves to make it happen. I was initially outbid on the house I was eyeing, but she was able to make some magic work and I got it without having to pay way more than planned. The exchange of documents comes with the process, but whew can it get stressful lol. But once we got past that, we were good to go and closing took like 5 minutes! My dignity and humanity was brutally violated. And the reason he became so irate was because he overheard me telling the Maryland tax office that he was being uncooperative and not helpful, which was absolutely true. Instead of trying to assist me, he became abusive. Not once did I yell back. He was rude, unprofessional, screamed at me while I was on the phone with my real estate agent. On top of that, his accounting was incorrect and I had to go over the documents with a fine tooth comb or I would have lost money due to his inaccuracy. It was all I could do to not walk out and yell back at him but as a mature adult I needed to complete the process. I had to deal with him like a child having a tantrum to get through it despite the inexcusable assault on my dignity. The abuse was unacceptable and the clear evidence of racial discrimination and prejudice is unconscionable. I would never use them again and highly urge potential customers to avoid them at all costs and find a different settlement company. I have purchased and sold over 6 homes in the past 20 years, not once have I encountered behavior so outrageous.

If you need a preliminary HUD-1, or simply have a friend who wants to add a family member to the title, or perhaps you have questions about the process, or perhaps there is a questions about the contract, Jim, Robin and Cindy and simply a team to make it happen. Also, you NEVER feel like you are aggravating them. I must say that some title company staff sound stressed on the phone, are not accommodating, or you simply feel like they really do not want to assist. I MUST say that I have NEVER felt that way with Sheridan Title. Additionally, they promptly return calls or emails. They are efficient and they are simply results-oriented. If any surprises come up on title, they will alert you right away and try to work out alternatives to make it happen or provide you with the results of what could happen if you proceed or what could happen if you do not proceed. Sheridan Title is just simply AMAZING in this respect. Also, for you investors, buyers or sellers, I have NEVER had to be concerned about the deed, deed of trust, or certificate of satisfaction not being recorded. They also retain their files in archives for a decent amount of time so that if you ever have a litigation regarding title on a home that you have purchased, you can always call them back, and trust that they have documents that you made need to assist you with your law suit. Moreover, you never have to worry about the title insurance. They use a reputable title insurance company. It is wonderful!!! When I had a lawsuit, once, Jim wrote a letter for me, the title insurance company provided them with what we needed, my title insurance paid the attorney's cost for litigation, and we WON with NO MONEY out of my pocket. VERY CRUCIAL: The thing that endeared me to Jim (James S. Higdon, Esquire) from the very beginning was how VERY PATIENT he was with the buyer. He took his time to explain each and every document to her. In comparison to many of the other attorneys whom I had closed with, I have to say that I was simply impressed with this sort of care that he took, and trust this much, it has been almost a decade, and he still takes the time with each and other client that I bring to him ... whether it is a seller or a buyer.
