The package situation has been a constant frustration during the year we've lived here. Packages regularly go missing, and when they do, management provides little to no follow-up after you report the issue. The package room is consistently overcrowded, disorganized, and difficult to navigate. Access codes are often not sent, making it impossible to retrieve deliveries without contacting management. To make matters worse, residents share the package room with several businesses, and carriers like FedEx often cannot access the building after business hours. If your package is oversized or heavy, you're expected to carry it yourself from another building because deliveries to the residential entrance aren't accommodated. The call box still hasn't been properly set up after nearly a year, creating unnecessary inconvenience for both residents and delivery drivers. The building itself has potential, but the package management system is poorly organized and has remained unresolved despite ongoing complaints. If you receive deliveries regularly, this issue alone may be enough to reconsider living here. Save yourself the time and frustration and look elsewhere.

A few months ago I asked management how they would address packages missing and lack of new system linking properly with Luxer. I was told to go look through the 3 foot pile of packages not in a locker. In addition, I firmly requested a call to Luxer. The manager stated it's 5 o'clock and we are closed. Today, I was told they were understaffed. In addition to people taking packages or packages being missing, the security code on the door to the facility had been broken for over 2 weeks. Thus, anyone can enter if they are a resident or not, 24 hours a day. I have been left trying to get replacements, going through renter's insurance and digging through piles of packages, when I pay to have them put in a security locker. The customer service with this management company is subpar at best. The rent is equivalent to a mortgage and the professionalism is greatly lacking. You can find a place that costs the same with a more professional property management company. There is a complete disregard for the customer or any process improvements.

My roof is not in terrible shape, and after submitting to my insurance co. for damage, there was little on the table from that route. I asked what's next, and they have some tricks up their sleeve, so I said Go for it. I also asked for a complete estimate on a roof replacement, knowing that I will have to take that route. I don't believe in getting something like an insurance claim if it is not honest and necessary.......Well, after the insurance company's denial for a large payout............CRICKETS!!.............. Need I say more? I gave 2 stars because the young man I was dealing with was nice and answered all my questions. Unfortunately, for him, after the insurance denial, the Company must force him to move on.....If he had given me an estimate, it could have been a commission for him. The Co. focus on trying to get an insurance claim is unfortunate for salespeople working on commission..

My roof had storm damage. They did not try to push anything on me, and everything went smoothly and promptly. Bad wood roof panels were replaced. All shingles with replaced with premium roof tiles. It cost me 20 grand, but in this case you get what you pay for, and the value of my home went up because of it. Definitely a satisfied customer.

    As a prospective renter, my experience was very poor. The man who showed me the apartment I was…read moreinterested in was very nice, but didn't know much about the property or me (he was waiting in a different unit than the one I wanted to see because he got mixed up). That would have been fine. But what really annoyed me was the application process. The management is not familiar with more modern ways to verify employment and income (such as third party service) and insisted on unredacted pay stubs - which is much less secure. The interaction as we went back and forth was rude and reminded me of scammers trying to get one to divulge information urgently (because so many people are interested in the apartment!) at the cost of better judgement. In trying to get more information from me they cited their "policies" but being unable to articulate why their policy insists on having the information I didn't want to share (like my pre-tax deductions) This conversation was not with some mid-level employee but what seemed to be the owner. I should hope he could articulate the reasoning behind his own policy! To me, this company clearly orients themselves to customer service of property owners, not renters. Which fair enough, but it doesn't mean I have to like it. To the reader/renter: Don't let these people bully you!

Prompt responses to emails, quick answers to phone calls, transparent updates throughout the process, and even reassurances to call you back if they are tied up at the moment (and they actually call back as soon as they can!) Since my roommates and I are all out of town at the moment, and unable to tour the property in person prior to signing the lease agreement, Hanna assured me that her assistant Johnny would send me a video tour the following day. And sure enough, the next day - Johnny had a detailed video tour of the home in my inbox. Any question I had about the property, Johnny was able to answer. We so look forward to working with Hanna and her team during the duration of our lease agreement. If the last week is any indication of how our experiences will be as Rent the District tenants, I very much look forward to staying at this property. Hanna and Johnny were both very friendly, and professional. I will recommend Rent the District to any of my friends who look to rent or have property management services in DC. Thank you again!
