The package situation has been a constant frustration during the year we've lived here. Packages regularly go missing, and when they do, management provides little to no follow-up after you report the issue. The package room is consistently overcrowded, disorganized, and difficult to navigate. Access codes are often not sent, making it impossible to retrieve deliveries without contacting management. To make matters worse, residents share the package room with several businesses, and carriers like FedEx often cannot access the building after business hours. If your package is oversized or heavy, you're expected to carry it yourself from another building because deliveries to the residential entrance aren't accommodated. The call box still hasn't been properly set up after nearly a year, creating unnecessary inconvenience for both residents and delivery drivers. The building itself has potential, but the package management system is poorly organized and has remained unresolved despite ongoing complaints. If you receive deliveries regularly, this issue alone may be enough to reconsider living here. Save yourself the time and frustration and look elsewhere.

So I was supposed to move in on 1/16/26 and it should have been $1350+$720=$2,070.00 But because Jeremy math was wrong I couldn't which resulted in me getting fired. So I moved in on1/23/26 $1350+405=$1,755.00 I over paid was not prorated. Jeremy promised he would refund me and he did not. He did not fix the date on my lease Help please. My dignity and humanity was brutally violated. And the reason he became so irate was because he overheard me telling the Maryland tax office that he was being uncooperative and not helpful, which was absolutely true. Instead of trying to assist me, he became abusive. Not once did I yell back. He was rude, unprofessional, screamed at me while I was on the phone with my real estate agent. On top of that, his accounting was incorrect and I had to go over the documents with a fine tooth comb or I would have lost money due to his inaccuracy. It was all I could do to not walk out and yell back at him but as a mature adult I needed to complete the process. I had to deal with him like a child having a tantrum to get through it despite the inexcusable assault on my dignity. The abuse was unacceptable and the clear evidence of racial discrimination and prejudice is unconscionable. I would never use them again and highly urge potential customers to avoid them at all costs and find a different settlement company. I have purchased and sold over 6 homes in the past 20 years, not once have I encountered behavior so outrageous.

If you need a preliminary HUD-1, or simply have a friend who wants to add a family member to the title, or perhaps you have questions about the process, or perhaps there is a questions about the contract, Jim, Robin and Cindy and simply a team to make it happen. I must say that some title company staff sound stressed on the phone, are not accommodating, or you simply feel like they really do not want to assist. Also, for you investors, buyers or sellers, I have NEVER had to be concerned about the deed, deed of trust, or certificate of satisfaction not being recorded. They also retain their files in archives for a decent amount of time so that if you ever have a litigation regarding title on a home that you have purchased, you can always call them back, and trust that they have documents that you made need to assist you with your law suit. Moreover, you never have to worry about the title insurance. They use a reputable title insurance company. It is wonderful!!! When I had a lawsuit, once, Jim wrote a letter for me, the title insurance company provided them with what we needed, my title insurance paid the attorney's cost for litigation, and we WON with NO MONEY out of my pocket. VERY CRUCIAL: The thing that endeared me to Jim (James S. Higdon, Esquire) from the very beginning was how VERY PATIENT he was with the buyer. He took his time to explain each and every document to her.
